AUSTRIA Austria is a culturally diverse country, bordering Slovakia and Hungary to the east and Germany and Switzerland to the West. With a population of 8.5 million, Austria acceded to the EU in 1995, together with Sweden and Finland. Although smaller in economic terms than neighbouring Germany, Austria is the 12th richest country in the world, with its capital Vienna, experiencing considerable property price growth in recent years. Tourism is a major contributor to GDP in Austria and with its rich mix of music, historic cities such as Salzburg and picturesque mountain scenery, it is not difficult to understand why. The Central Eastern Alps make up the backbone of the Austrian Alps and its 422 ski resorts. Skiing is indeed Austria’s national sport, although tourism is by no means restricted to the winter months.

MAYRHOFEN Mayrhofen is a very fashionable and vibrant dual season resort with a number of top hotels, boutique shops and restaurants. It has a reputation for extensive and superb skiing, with après ski to match! Mayrhofen itself has 134 km of runs, however it is one of the largest interlinked ski resorts and in the Zillertal region there are 489 km of slopes to explore. The choice of piste is vast from easy to difficult and there is something to suit every skier, although the majority of the slopes are marked red and it is a particularly good resort for intermediate skiers. Beginners will be able to enjoy a specifically designated area and for the more advanced the most challenging piste is the black “Harakiri” which is Austria`s steepest groomed slope! Surprisingly, as the village lies at a modest 630m, most of the slopes are between 1,650-2,500m which happily means a long winter of skiing, with the season running from early December to mid-April. This long winter season is also helped by its close proximity to the Hintertux Glacier. Other winter sports include Nordic walking, snow shoeing and tobogganing as well as ice skating. There are also numerous events throughout the winter months including the infamous Snow Bombing festival which marks the end of the season. The summer season, which runs from May to September has a lot to offer such as rafting, canyoning, climbing, paragliding, golf, tennis, mountain biking and fabulous hiking. Mayrhofen is ideally located 50 minutes’ drive from Innsbruck airport which has regular flights to and from the UK making it very accessible. The resort is also situated on a main line train station with good services from major nearby towns.

ZELL AM SEE Zell am See is a fabulous dual season resort which has so much on offer right on its doorstep. In winter 2016/2017 they made some major changes and updates to the lift system creating, what will be (once fully finished), one of the largest interlinked ski areas in Austria. Zell am See will soon be linked to the ski area of Saalbach Hinterglemm which has 270km of groomed pistes and miles of back country to explore. Last winter saw the opening of a new ski run that takes you halfway down into the Saalbach valley, the frist step in connecting the 2 areas via a seamless lift system. Combined with Zell’s neighbouring resort of Kaprun, which is home to the Kitzsteinhorn Glacier, there is guaranteed snow throughout the season which runs from October to April. BUYING A HOME IN AUSTRIA
Buying a home in Austria is a simple process. As an EU citizen you are legally entitled to own a property within Austria. All titles are freehold (even for apartments) and the rules are formal and simple to ensure the buyer a safe and easy purchase. In order to purchase a property in Austria, a number of straightforward steps need to be completed. The legal paperwork will be handled by your Austrian solicitor who, in most cases, works on behalf of the seller and the buyer. This is common practice in Austria and simplifies the process. The solicitor will be legally acting in your best interests but by sharing a solicitor and the Notary, the costs will be significantly reduced. There is no limit or restriction to how often or for how long you can or cannot use your property (unless you have opted for the leasbeack scheme). Although the local government does encourage that the property is rented out when not used. The first steps for a buyer are the signing of a „Kaufanbot“, this is a legally binding pre-sales contract and the document must be signed by both the seller and the buyer. This can be done separately and does not require a witness. Upon signing the Kaufanbot, the solicitor puts the main purchase contract together. On signature it is normal that a 10% deposit is put down. This, as with any payment, is paid from purchaser to his/her solicitor who holds the money on „Escrow“ and only releases the money once the buyer is registrered in the land registry and is the official owner.
The signing of the main purchase contract is done either at the Notary in Austria or alternatively witnessed at an Austrian Embassy or Consulate in any major city worldwide. A small administration fee may apply. The contract must also be countersigned by the seller. Once the above is completed then the title deeds are prepared by the solicitor and entered in the land registry upon completion and hand over of the project. Payment stages for new build projects: - 15% on commencement of works - 35% carcass and roof - 20% rough installations - 12% facade and windows - 12% on completion of build and prior to
service connections - 4% on handover - 2% within 3 years, or on the developer

BUYING A HOME IN SWITZERLAND In order to purchase property in Switzerland, a series of straightforward steps need to be completed. The legal paperwork will be handled by the notary, who works on behalf of both vendor and buyer. This is common practice in Switzerland and simplifies operations while protecting the interests of both parties. If you are not in possession of a “B” or “C” permit and are not planning to apply for one, you will require what is known as a foreign buyer’s permit (LFAIE). This will entitle you to own a property in Switzerland and reside in it for a maximum of 180 days per annum, subject to a maximum stay of 3 months at a time. As a non resident, your property will be subject to a size limitation of maximum 200m2 - 250m2, depending upon circumstances. There are exceptions where two signatories (for example brother and sister) can acquire a larger property, without the need to become Swiss resident. As a non Swiss resident, you will not be permitted to own more than one property in Switzerland and can only purchase in certain areas qualified as touristic. You will be required to make a declaration to the notary that you do not already own a property in Switzerland. Through the notary, we will assist you with each step of this process as follows: Signature of a convention agreement. This is the initial agreement that will specify the buyer and the seller, the property that is being purchased, any conditions of that purchase and in certain cases, a deposit. You will also be required to sign a declaration that will allow the sale and purchase agreement to proceed through the legal process. If you require mortgage finance, you will need to complete a mortgage prequalification questionnaire. The notary will then make a formal application on your behalf to the land registry (Registre Foncier) for a foreign buyers permit. As soon as the foreign buyer’s permit has been authorised, the notary will write to you with the full deed of sale and requesting the next stage payment (for new build property) or the balance of the purchase price (for resale property). Power of attorney may be given by you to a third-party representing you in order to facilitate the above process, without the need to sign in front of a notary in Switzerland.
Permit “B” A “B” permit is an annual residency permit. It allows you to spend 180 days or more in Switzerland per year. The “B” permit also entitles the holder’s spouse and children under 18 to live with the permit beneficiary (for EC citizens there is a more flexible version of the “B” permit which gives more rights to the beneficiary). Permit “C” A “C” permit is a permanent residency permit. Depending on your citizenship, the “C” permit is obtainable after 5 or 10 years of residence with a “B” permit. It has fewer restrictions and gives the beneficiary similar privileges to those of a Swiss national in terms of property purchase, etc. To qualify for a B permit or a C permit, you will ordinarily be required to be in possession of a contract of employment for a period of 12 months or more (or to demonstrate work activity in Switzerland), or to officially retire to Switzerland. Under either option, you will be required to pay taxes in Switzerland. If you are seeking permanent residence in Switzerland, we suggest that you seek advice from tax experts regarding the Swiss taxation system, as rates vary according to each canton/commune. Should you wish to apply for residency, whether you wish to work or not, or if you need advice regarding Swiss taxation, we can introduce you to a Financial and Tax Consultant. Costs The average cost for the legal procedure, including Notary Fees, Land Registry and permit applications in Canton Valais, amounts to approximately 2.5% to 3.5% of the purchase price and 4.8% in canton Vaud. Other cantons vary. Your solicitor will make an additional charge for facilitating the sale remotely.
