Hello Neighbors!

On behalf of myself and the board, I would like to wish all of you a very

Happy Holiday Season.

This has been a busy year of improvements to our community. The board

continues to strive to make our community one of the finest in Tucson.

With that said, I would like to ask for your help/ assistance in resolving

several community problems.

First,.... Some residents are not obeying the STOP signs, especially at the 3

Way Stop at Castle Rock and Lake Vista. We have had some near collisions

at that intersection, and thankfully.. no one has been hurt.

Dear Neighbors

Please, PLEASE, PLEASE do NOT feed the wildlife in the Lakes at Castle Rock! This includes the birds and waterfowl

at the lakes. Leaving food outside brings in other unwanted creatures. (Remember, if raccoons are eating the food then

bobcats can’t be too far behind! ) When you do feed the wildlife, they lose any fear of humans, and become aggressive. A

resident had a big issue with 9 raccoons this summer that became such nuisances they had to be trapped and re-located.

They appear ‘cute’ but can become super mean if not fed! Well-fed wildlife will breed more abundantly, wreaking havoc on

the natural population.

We have also asked time and time again not to feed the waterfowl. Not only is it unhealthy for them, but their ‘unnatural

food’ droppings can upset the balance of the lakes. We’ve had a BIG problem with the ducks and coots hanging around and

IN the pool at the Rec Center, ‘waiting’ to be fed. Their droppings IN the pool are unsanitary to say the least. Would YOU

want to swim in THAT?? Cleaning up this mess adds more work to the pool maintenance AND the landscaping crew at OUR

cost. The ducks and coots are becoming less fearful of humans, so they are easily chased and killed by loose dogs.

If you observe ANYONE feeding the wildlife and waterfowl, please contact Daniel at Cadden Management.

Are you interested in getting involved in your neighborhood? Join the Design Review Committee (DRC). We review neighbor

requests for paint and home modifications. We meet about once per month - depending on the volume of requests. In order

to join you must be a homeowner in good standing (up to date with your HOA dues and not in violation).

Again, please DO NOT feed the ducks/coots/birds and any other wildlife. This is not only a health issue for swimmers using the pool at the

Rec Center, but also against our neighborhood rules.

Fed wildlife can become pests as well as ‘tame’ wildlife. Let’s not endanger their lives by feeding.

HOMEOWNERS MEETING

There is NO Homeowners meeting at the Rec Center this month (December).

The Annual meeting will be held in January 26th, 2016. Sign in is at 6:30 PM and meeting starts at 7:00 PM

but the locations in which they will be placed. Planting a

tree requires careful planning to ensure your addition is

placed in a location that benefits the plant and your

Homeowner informed the Board about a person throwing trash over her back wall daily

Tennis court rental was discussed

Homeowner requested rock added to the ends of all the medians

4) APPROVAL OF MINUTES

A motion was made and seconded to approve the September, 2015 meeting minutes, all were in favor.

5) FINANCIAL REPORT

Chris reported on the September Financials. The Reserve fund was increased 20%.

6) MANAGER’S REPORT - Provided for Board review

7) OLD BUSINESS

A. Parking- emails received from homeowners about parking was discussed. Parking flyers will be created and placed on vehicles that

are in violation. A draft procedure will be written and voted on.

B. Bridge along Castle Rock Dr.- The bridge was repaired and repainted

5) NEW BUSINESS

A. 2016 Budget- a motion was made and seconded to approve the 2016 budget, all were in favor

B. Cable Provider- A motion was made and seconded to contract with Cox for cable in the Fitness Center, all were in favor

The Directors of your HOA extend an invitation to you to serve on the Board. We are reaching out to homeowners who

would like to participate in the decision making for the community.

The Board voted to increase the number of its members from seven to nine in order to recruit additional residents to bring

fresh ideas to the table. As of January 1, 2016 there will be a number of board vacancies to be filled. We are asking you

to seriously consider placing your name on the ballot.

To qualify, you need to be a homeowner, in good standing, living in the Lakes at Castle Rock. .

We hope receiving this letter will encourage you to join us in helping to keep the Lakes at Castle Rock the best place to

live and raise a family.

If you are interested in serving on the HOA Board, there is a Nomination Application attached for you to complete and

send to our management company, along with your bio of 50 words or less. Please submit your paperwork to the
