Earlier this year, we introduced IncomeBA, a select portfolio of income-producing condo-hotel properties for foreign investors in Buenos Aires, Argentina and Uruguay.

As anticipated, the concept resonated with small investors looking for the security of hard assets during this period of rising global uncertainty and triple-digit fluctuations on the Dow.

The first hotel, Palermo Place, commenced construction in 2010 and 97% of the units were purchased by foreign investors, most of them from the U.S., Canada, Europe, Mexico and Australia. All of our investors were making their first real estate purchase in Argentina, which spoke volumes about their comfort level in dealing with a US-based real estate developer with significant South American experience.

Unlike the vast majority of real estate projects in Argentina, Palermo Place finished on time and on budget. Our investors came to Buenos Aires in April to take delivery of their units and celebrate the Grand Opening of Palermo Place, the first hotel in the new P Hotel chain.

The second P Hotel is currently under construction in the Buenos Aires neighborhood of Palermo Hollywood and the third hotel will break ground in January 2012 in the Uco Valley of Mendoza at Tupungato Winelands.

Today, four months since the Grand Opening, bookings are solid and Palermo Place already ranks among the Top 15 Buenos Aires hotels on TripAdvisor. From an investment standpoint, even better news came last month in one of Argentina’s leading newspapers.

Carlos Manzoni of La Nacion says that hotels, and specifically condo-hotels, are “the new boom” property for real estate investors in Argentina. The article cites many of the same motivating factors outlined in our original prospectus: Argentina’s pro-tourism policies, relative affordability, quality of life and a tidal wave of Brazilian demand.

Manzoni says Argentina’s affordability has created “a flood” of Brazilian tourists including a new wave of middle-class travelers choosing Argentina for hotels,

restaurants and retail stores that are all more affordable than those at home in Brazil.

In addition to strong demand coming from Brazil, North America and Europe, Manzoni says condo-hotel investments in Argentina offer other advantages like flexibility, absentee ownership, the prestige of established brands and a monthly income stream derived from the hotel’s pool of rental properties.

In May of this year, we broke ground on Palermo Tower, the second P Hotel. 100% of the units were sold to foreign investors, and several of them were original investors in Palermo Place.

The third P Hotel, will soon break ground in Mendoza, recently declared “the new Mecca of South American wine” by the Napa Valley Register’s Dominick Merle.

After the Grand Opening of Palermo Place, we traveled with our original investor group to tour the Uco Valley and Tupungato Winelands, the site of the first P Hotel in Mendoza. A tour of the project was followed by a late afternoon polo match and a classic Argentine asado overlooking the Uco Valley and the championship golf course below. The hotel will be built on a prime parcel at the center of the Winelands with easy access to all of the project’s amenities.
