A Message from Our Pastor, Fr. Tim Fairman

Dear Friends,

Just when you thought construction was over…

One project that was put on hold during the completion of our Master Plan was the replacement of the roof on the Pauline Center, which is our parish office building and meeting area. The roof of this building is in desperate need of repair and replacement. Originally the roof was designed to drain water like a sink, with two drainpipes in the middle and the roof pitched toward those two pipes. Somewhere in the history of that building, which was constructed as a convent to serve the needs of the sisters who ministered here, the pitch was taken out of the roof and it essentially became a flat roof with two drains in the middle - which means water has been perpetually settled on the roof for many years with nowhere to drain. As a result and I am not kidding when I say this, ducks and geese have been frequent visitors up there during the summer months. The heating and air conditioning units on the roof are also well beyond their years of service expectancy and need to be replaced.

The time has come to repair and replace the roof of the Pauline Center. Beginning April 23rd, the old HVAC units will be removed, the old roof will be removed and a new roof installed that will restore the pitch toward the center drainpipes so that rainwater will be able to have a place to go in inclement weather. In addition, new HVAC units will be installed to serve the Pauline Center for the next 15-20 years and the roof lights, which illuminate some of our parking lots and walkways, will be replaced with energy efficient LED lighting.

On April 23rd, heating and air-conditioning will be unavailable in the Pauline Center for approximately 2 – 2 ½ weeks. Given the vagrancies of spring weather in this part of Illinois, this may mean temperatures in the Pauline Center may be frigid or very warm. Our office staff will be prepared. I am grateful they are such a tough group! There will be construction vehicles and equipment around the building for several weeks, so please be prepared for that. Mazur and Son will be returning as our general contractor and Dave Visk, who was our supervisor for the major construction project, will be making his triumphal return to St. Theresa to lead this work.

In addition, beginning the last week of June through the first week of August, work will commence on the second floor of the Pauline Center, where the majority of the Pastoral Staff offices are located, to update that area. The old and worn carpeting will be taken out, asbestos removed from the old tile flooring and stairwells in the building, new carpeting installed, a fresh coat of paint applied to all walls and old light fixtures will be retrofitted with energy efficient LED lighting. During the approximate six weeks’ worth of renovation work, the Pauline Center will need to be CLOSED as the first floor will be occupied with all the furniture from the second floor. The staff will need to be relocated to other areas of the campus (or work from home) during that time as well.

Finally, in July, the rest of the parking lot and drive that is in need of re-paving will be worked on. That includes the drive off of Benton Street that goes to the back side of the campus as well as the lots behind the day chapel, church, Pauline Center and school will all be re-surfaced. This work should take approximately one week, if weather conditions cooperate. The large Dolan Center lot will not need to be re-surfaced, as that work was done five or six years ago.

How is all this work to be paid for? As we tally up the final numbers from our Master Plan project (which I will provide in next week’s bulletin) we realized that some of the contingency dollars set aside for that project (10% of the estimated cost of construction) will be returned to the parish. That is a testament to the hard work and effort of our construction team that money was spent so wisely! What the left-over contingency money doesn’t provide, the parish endowment fund will – which allows for money to be taken from it for capital projects. We continue to pray for the repose of the soul of Jeanne Trout, whose generosity at her passing provided for a wonderful gift to both our school and parish endowment funds to help us out in times of need like these. I will let you know the cost estimates for these projects after the subcontracts are awarded.

As was true of the Master Plan, please be patient with whatever disruptions this work will cause and be mindful that when this work is concluded our needs will be met in those areas for years to come. I would also like to thank all the people who work and minister at St. Theresa Parish, who will be most impacted by this project and who have been very kind in their willingness to deal with all the challenges this work will cause them. We are very fortunate to have such dedicated ministers serving the needs of the people of God at St. Theresa!

Enjoy the week and may God bless you all.
