IntroductionIn this project we were tasked to locate a site

of 30m x 30m of vacant land to initiate a certain construction to serve a purpose.

The aim of this project is to enable students to develop an understanding of the building team, its organization, duties and inter-relations within which they will seek employment, career progression or further study. To develop an awareness of their professional responsibilities and to appreciate their profession in the construction industry.

During every section of the proposal, we can learn about the coherent working relations among various industry players. We will be able be to document our analysis and research resources as well communicate ideas in systematic and convincing presentations and reports.

Introduction to The Site

In this assignment our site of 30m x 30m will be allocated at Jalan PJS 7/7. My group mate and I have discussed about the site and decided to present a construction proposal to recreate the empty area, which is an underdeveloped park in PJS 7/7 close to a residential area. We decided to choose this area because it would be such a waste to let this undeveloped land to not be used, so I decided to propose a residential construction here because there is a university located nearby Taylor’s Lakeside Campus, this will help students looking for a place to rent.

Site Analysis and ObservationThe site we had chosen is a place in Pjs 7/7 located near the Lebuhraya Damansara

Puchong highway around the residential areas. The size of the site is approximately 30m x 38m. It has a small cottage in the middle of the park with the size of 2m x 2m. There is also some small bushes aligned together with some other tress with different sized. The west side of the site overlooks a road with a long stretch of houses leading further into the residential area. The east side look looks out to the highway while the south side look are terrace houses.

Suggestion and ProposalThere are a few things that should be taken noted of when trying to construct a

residential area. The area first must be clean, safe and the neighbours should be friendly and understanding. To create a good living space firstly we should design the area to be comfortable to be able to live in. Fully furnished with daily home essentials.

To create a harmony place to stay few elements are required such as lighting, decoration, facilities and materials used to make the house.

Suggestion and proposal

We decided to make the apartment a studio apartment Comes fully furnished with sofa, chairs, television, fan, and other

electrical appliances Electric and water bills are paid by the customers Solar panels built to generate power for a more environmentally friendly

construction Designed in a very trendy and modern look to attract customers to rent

the place or buy it and also provides a very harmonizing feeling. Included multiple bedrooms to have more people staying in maybe a

family or a group of student A nice lawn for outdoor activities and drying of clothes

Plan of our Proposal

Sketch of Concept and IdeaThe concept of our idea is residential area for students

or families to stay. The idea is to create a modern looking apartment fully furnished designed to be a studio apartment. The inspiration of this apartment was taken from One Soho apartments located at SS19 Subang, Selangor.

Rationale and BenefitsOur site is at pjs 7/7. The topic we choose

to recreate in the site is a residential area.

empty piece of land now it has a purpose Making the environment look more

Benefits

It would be more convenient for students to find a place of stay near campus

Creating more business opportunity. Creating more jobs. Helps client to bring money to the

community.

Building Plan Approval Process and ProceduresIn order to get the building plan approved, we need to deal with the local authorities.

Document required

Application letter using original letter head indicating application reference and proposed construction.

A copy of landownership or land title which has been certified as true copy by Commissioner of Oaths or Justice of Peace.

Copies of valid documents such as power of attorney/sales and purchase agreement/tenancy agreement if the owner is different from the list of names in the landownership or land title.

Six (6) sets of building plans properly arranged and folded in A4 size which has been prepared by a professional consultant (i.e. architect/engineer or registered draughtsman in accordance to their respective limitations for submission of building plans).

General information to be indicated in the plan

Title of the plan should contain the following: Type of building Total number of units Total number of floors Lot number/land title number Road/Street name Section name Names of owner and company Address of building owner

Building plan should be complete with the following information:

Well defined location plan and clear site plan with a scale of not less than 1:1000 or more, whichever is suitable. Name of road/street leading to the proposed site should be shown in the location plan.

Floor plan, vertical elevation plan (front, rear and side), section and roof plans with a scale of 1:100 or 1:200 (according to building size).Drainage and sewerage layout plan should be indicated clearly in the site plan.

Road layout plan, entrance road access and vehicle parking lots together with traffic flow shown either in the site plan or separately.

Indicate calculation on: plot ratio, calculation of vehicle parking lots (car, motorcycle and lorry where relevant), volume capacity of solid waste disposal area

Indicate clearly building set backs from land boundary in compliance with DBKK requirements.

Indicate clearly calculation of building floor area in accordance with usage such as residential, office, commercial, and others for the purpose of calculation of plan processing fee.

All plans must be signed by the consultant, building owner and land owner and all signatures must be original signatures.

All drawings must be coloured.

Form B1 should be completed and stamped on the first page of every set of building plans submitted.

Process of Building Plan Approval

ConclusionConstruction for a Livable City is an

opportunity to increase the building industry's efforts to make worksites more attractive and to improve community and public relations.

This report has outlined some of the challenges ahead and makes broad recommendations for ways to begin a site improvement program. But the real work will be done by the industry leaders who take these proposals and apply them to projects and through that process, create best practices that can be replicated easily and cost effectively.
