New homes are hot in Metro Vancouver.According to Canada Mortgage and

show up on-screen, but parents Randy and Georgina laughingly admit their children need to be around for that kind of system operation.

“It’s a really nice media room. We do use it as a family, but it’s great for the kids,” says Randy.

“They use it a ton ... it became the centre of the house for them.”

Their children – aged 21, 19 and 16 – are in high school and university, and because the media room has its own entrance, it gives them a little more space, Randy notes.

His wife, Georgina, agrees.“It gives them their privacy,” she says, and

adds that hockey games are always a popular events in the media room.

(Indeed, this is where they and their friends watched that heart-stopping Canada-U.S. men’s hockey gold-medal final in the 2010 Olympics just a few short weeks ago.)

Their daughter Kara, 16, says she and her friends constantly hang out in the entertain-ment space, to watch TV and movies or play video games or DJ Hero.

In Abbotsford, Morningstar Homes’ latest project, Pepin Brook, features a showhome that has a media room set up with four large TVs, Xbox 360 and Rock Band, with drum kit and guitars at the ready.

The showhome media room is not offered as an option, but shows homebuyers what they may choose to do with their new home’s base-ment once they move in.

And it was a hit during Pepin Brook’s busy opening weekend – especially with the younger crowd.

“Everyone really liked it ... the kids were really excited,” says Morningstar Homes vice-president Bob Morse, noting that many young-

sters were happy to have an activity while their parents looked at the house.

“All of our homes are designed around me-dia,” he says, adding that pre-wiring for TVs, sound and other technology is common in all of Morningstar’s homes.

“One of the first questions people ask is, ‘Is it pre-wired?’”

But even with so much leading-edge technology in one place, more is on its way – perhaps faster than many of us realize.

At Pure Image Technology Solutions Ltd., a local company, owners Drew Galvin and Kevin Smith specialize in creating home theatres for their Metro Vancouver clients.

The most important thing right now, Galvin says, is for people to prepare for the new tech-nology that is on its way in.

“3-D TV is about to start coming out. It’s ready. That’s going to change everything,” Gal-vin says, noting that the first 3-D TVs are just coming onto the market now.

“The first 3-D projectors will probably be out in six months,” he adds.

Movies and video games are following suit,

so it won’t be long before 3-D television is a huge trend, he predicts.

In-wall and in-ceiling speakers are also popular requests for media rooms, he notes.

Galvin also says communication is impor-tant if a homeowner is having a media room built.

“It’s important for everyone – the interior deisgner, the millworkers – to work as

a team. If somebody’s out of the loop, something could be missed,” he says.

In some instances, measurements must be extremely precise, or the whole system won’t work together, when complete.

“Everyone has to be on the same page,” Galvin says.

For the Kruzeniskis, their media room couldn’t have turned out better.

They use it often, whether together as a family or with friends, but definitely on a daily basis.

Plus, for the older children who are going to university, it gives them a sense of freedom while still living at home, Randy says.

“It’s the perfect first step to them moving on ... (a media room) is something that anyone – especially people with kids – would enjoy.”

more than 800 apartment homes in the Vancouver CMA.

“The concentration of these new residential projects is largely in areas where the absorption rate – rate of sales – for new housing has been more robust,” Adamache says.

In the Abbotsford CMA, 37 homes were started last month, compared to 28 starts last February.

Provincial home starts in urban areas increased to 26,900 units (sea-sonally adjusted at annual rates) in February, from 24,900 in January.

At the national level, total housing starts rose to 196,700 (SAAR) last month, from 185,400 units a month prior.

“The gain in February housing starts (across Canada) was concen-trated in the multiple starts segment,

particularly in To-ronto,” says CMHC chief economist Bob Duggan.

February’s SAAR of urban starts increased by 28.6 per cent in Ontario; by 14.3 per cent in Atlantic Canada; by 10.8 per cent in the

Prairie region and by 8 per cent in B.C., CMHC reports. In Quebec, the SAAR of urban starts decreased by 14.1 per cent.

With housing starts up across the country, perhaps it comes as no sur-prise that more Canadians will likely buy homes in the next two years, according to an RBC report released Monday.

Homebuying momentum in Can-ada continues to gain steam, RBC says, with the portion of Canadians who are ‘very likely’ to purchase a home in the next two years rising to 10 per cent from seven per cent just two years ago.

The annual RBC Homeownership Study shows that younger Cana-dians, aged 18 to 24, will lead the charge this year, with those ‘very likely’ to buy almost doubling to 15 per cent from eight per cent in 2009.

The RBC study, which was con-ducted by Ipsos Reid, found that 91 per cent of Canadian homeowners believe a home is a good investment – the highest level in 12 years – and one-quarter (26 per cent) expect their home to be their primary source of income when they eventu-ally retire.

“With the Canadian housing market showing continued vigour, it’s not surprising that Canadians feel more confident in the long-term value of owning a home,” says RBC senior economist Robert Hogue.

“Exceptionally low mortgage rates and improved affordability have been key reasons for the resurgence in the housing market this past year.”

Deborah Calahan, vice-president of sales and marketing for Morningstar Homes, was born and bred in the lush California Napa Valley.

After university, Deborah developed a love of wine and did marketing for wineries and bed and breakfast establishments in the valley.

She also had a love for fashion and fol-lowed that passion by simultaneously work-ing in retail.

After a few years, Deborah realized as much as she loved fashion, working in retail was not where she wanted to make her long-term career, so she looked around to see what other opportunities were available.

Marketing was in her blood, so she left California and followed her sister and brother-in-law Dave Keenan, who is a well-known name in building and development right across Canada.

Keenan felt Deborah, with her background, would be perfect to market new homes. Taking this advice, Deborah started a search for the top single-family homebuilder in the Toronto area, and landed a job with Tribute Communities, a young company just three years old that was making its mark in the Toronto market.

The experience with Tribute was invalu-able. As luck would have it, Deborah joined the company in the late ’80s, just as the economy slid into recession.

It was a really tough market but the com-pany, using the community’s rabid interest in sports, would do what was very original marketing at that time: bringing high-profile sports celebrities to their projects to attract the media and potential buyers.

The company had a knack for finding op-portunities in very tough markets, experi-ence that would stand Deborah in good stead.

After taking a few years off to have a family Deborah followed her family once again to the West Coast and, after another excursion into retail where she co-owned a gift shop, it was back to where she really belonged, marketing single-family homes.

“In 2003 I joined Morningstar Homes, a young company just four years old at the time,” Deborah says.

“The Morningstar team recognized the fit where I could bring my experience with Trib-ute Communities to their company. I also realized I could be part of the growth of a company where there was room to make my mark and, at this time of my life, I wanted a long-term career with a young and aggressive

company with huge potential.”Last year was a challenge for

everyone but especially the build-ing industry.

Uncertainty meant many major purchase decisions, including home purchases, were put on hold but at Morningstar Homes they had their most successful year to date selling 225 homes.

Month by month they exceeded their sales from the year before, this meant no one lost their job

and their excellent teams of sub-trades were fully employed.
