Homeowners look at many things when purchasing a new home, whether it’s the location, the size of the dwelling, the yard space or the builder’s reputation.
Based on the size of their family, new
homebuyers may look for things like an extra bedroom, a flex area for a work space, or whether there’s a games room or entertain-ment room option before they buy.
And if the family includes a member of the four-legged kind, many homeowners look to the kinds of amenities there are for their pet, inside and out.
Pets come in all shapes and sizes. While dogs are a common addition to many families, unlike other pets, canines must go outside several times a day, for exercise and
for other, unmentionable reasons that are all a part of the reality of owning a dog.
In new homes in Metro Vancouver, new trends are emerging where pets are con-cerned, whether it’s a mudroom featuring a dog door or plans for dedicated dog walks in new developments.

‘Home sales have doubled since January’BCREA anticipates the end of the housing recession with forecast
The B.C. Real Estate Association is hope-ful the housing recession is nearing an end after releasing its third-quarter forecast, which predicts a better sales season this fall compared to 2008.
In its forecast, released last week, the BCREA anticipates that Multiple Listing
Service residential sales will go up 15 per cent this year over last year.
Throughout the prov-ince, 68,923 residential units were sold in 2008, a sales drop of 33 per cent according to the report.
But by the end of this year, the BCREA is expect-ing a total of 79,400 units
to sell in B.C., a 15 per cent increase from 2008.
The association, which represents 12 member real estate boards and more than 18,000 realtors, predicts that residential sales will continue to rise throughout 2010 to 84,200 units – an increase of six per cent compared to its 2009 forecast.
While the 10-year average is 82,800 units, the BCREA notes a record 106,310 units were sold in B.C. in 2005.
“After 12 months of significant volatility in B.C.’s housing markets, greater stability is expected through 2010,” says BCREA chief economist Cameron Muir.
“Robust housing demand is a strong sig-nal that the economy is coming out of the recession, with a recovery in the broader economy expected to develop over the next three quarters.”
In fact, the latest home sales are the ‘brightest light’ in a gloomy B.C. economy, the BCREA notes.

“Home sales have doubled since January, with prices edging higher in Metro Vancouver and Victoria in recent months,” says Muir.
While real estate boards throughout B.C. all showed sales declines in 2008, with all but three regions posting better sales in 2008 than 2009. In 2010, all boards are expected to improve.
“Market conditions vary depending on the region of the province,” Muir says.
“While the Metro Vancouver and Vic-toria markets have rebounded sharply, interior markets are demonstrating a more gradual trend toward balance between supply and demand.”
Housing starts are also likely to increase 25 per cent to 18,500 units next year, after a ‘dismal’ 2009, says the BCREA.
This year, housing starts are predicted to decline 57 per cent to 14,800 units, the lowest level of activity since 2000.

One homeowner at High Point has already chosen to enhance his mudroom with a dog sprayer/shower area. Hom-eowners who own horses at High Point will also eventually have access to the 31,000-square-foot clubhouse, which is designed to include paddocks and stables for horses, large indoor and outdoor rings and three viewing lounges.
In Coquitlam, where fall weather usually means rain and muddy feet for Fido, Polygon Homes has created a separate room in its 7,500-sq. ft. ameni-
ties building – the Timbers Club – just for homeowners who have pets.
The grooming area is a large room with a drain in its floor that features a large tub with a remov-able shower sprayer. Along one wall, a long, wide shelf pres-
ents an area where cats and dogs alike can get a quick haircut from their own-ers. A dog bed, water and food bowls and a basket of treats await the next person to use the groom room.
“Homeowners have told us that after a long day hiking local trails or playing with their pups at one of the local lakes, to come home and be able to clean up their dog at the club without having to worry about messing up their brand-new home would be great,” says Polygon se-nior vice-president of sales and market-ing Ralph Archibald.
“We sell a lot of homes to people with pets... people of all ages have them, and dogs are always a popular choice.”
In past Polygon communities, Archi-bald notes, Polygon has put outdoor dog washing stations in place, as well as out-door dog runs, or dog walk areas. In each community, the feedback for having such amenities has been extremely positive.
“We took it a step further at the Timbers Club and decided to include a full dog grooming room, just to provide a larger place for homeowners and their pets. And we’re glad we did, as it has been a resounding hit with homeowners,” says Archibald.

“It has been extremely popular with residents who have pets,” Lok says. “With Buntzen Lake just up the road and all the trails around, they’re happy to have a place like this to take their dog, where they can clean him before they go home.”
She has noticed several dogs and their own-ers making use of the room, as well as a few cats, in for a fur trim or a bath.
The grooming room can even save homeowners the money they might spend at the spa to give their pets a trim or a bath, Lok notes.
“They all say there’s nothing like it, and that they enjoy using (the groom-ing room) better than their bathroom.”
At Wallmark Homes, marketing manager Brad Cowden notes they pay special attention to flooring, which can suffer when dogs are a part of the family.
“We put bamboo floors in our showhomes because it’s much more durable and doesn’t scratch as easily,” Cowden says.
Wallmark communities, which are scattered throughout Metro Vancouver from the north Shore to Maple Ridge, are also usually located next to trails, green spaces and park land that dogs and their owners love to explore.
Ditto at ParkLane Homes, where market-ing co-ordinator Anna Warshawski notes that “every single one” of ParkLane’s communities is either directly part of a designated green space, or within close walking distance of parks and trails.
Whether it’s SouthPort in South Surrey, The
Block in Vancouver, Bedford Landing in Fort Langley or ParkLane’s latest, Time at Walnut Grove, existing or newly built trail systems, parks and green spaces abound.
The single-family SouthPort is set on the scenic nickomekl River, surrounded by trails, and Crescent Beach’s Blackie Spit offers an off-leash area just down the road.
An off-leash park is also close to Time, while at Bedford Landing, there are 30 acres of green belt, kilometres of trails, and an off-
leash area just down the road at Derby Reach Park.
In fact, having an off-leash area for dogs nearby is one of the reasons Ben Sept and his family – which includes two Weimaraners – recently moved to their new Clayton Heights home, at Lakewood’s Two Blue II.
“We love it,” Ben says, while walking his canine pets to the off-leash park on a sunny afternoon last week.
“The dog park just opened up a month ago,
but that was one of the reasons we wanted to live nearby. There’s so much within reach, here.”
While some builders are making moves to be more pet-friendly, others are certainly open to suggestions. Whether it’s pet-durable flooring, a dog door, a grooming room or a nearby off-leash park, chances are, pet owners will be just as loyal to their pets as they are to them.

a good experience on their first buy, he adds.
Other Heritance residents are attracted by the price; Heritance homes start from the mid-$400s.
“One (homebuyer) said they paid more at the townhouse they used to live in, because of strata fees,” Klann says.
All Heritance homes have nine-foot ceilings and feature open floorplans with a “traditional yet great room” concept, notes Klann.
Houses boast a Craftsman-style ar-chitecture and have finished basements, fully fenced backyards and detached double garages.
Home purchasers also have the option of a legal suite in the basement, which helps many homeowners pay off their mortgage. All homes are more than 2,400 square feet.
Homes sales are going strong, with a lot of interest from potential buyers, Klann says.
“The homes will be available to move into by spring 2010, so people can still move in before the HST.”
