Basements can allow for gallons of water to penetrate each day and in some cases each hour. To reduce the amount of water and moisture penetration through your basement walls and floor you need to do the following:

1. Make sure your basement walls are free of paints, stains, sealers and anything that could prevent a waterproofing sealer from properly penetrating. In most cases, a basement floor will also allow for the penetration of water so be sure to also prep the floor.

2. Repair any an all cracks on the walls, floor, around doors and windows. around pipe penetrations and tie rods, and cracks where the wall meets the floor. Do not use any type of caulking and do not inject concrete into the crack. Those types of materials are not designed to hold back water and will only act as temporary solutions. 3. Seal the walls and the floor. You want to avoid using a paint or anything that “bonds” to the concrete because these types of products are designed to withstand hydrostatic pressure. Once moisture or water becomes present, it will cause the paint or coating to lose its bond. There are some industrial coatings on the market, but those can cost $250-$725/gallon. These types of coatings are only necessary in sever situations. A more common solution for sealing walls is by using a concrete densifier, like the Armor S2000 Concrete Sealer. The S2000 is an enhanced densifier designed to form Calcium Silicate Hydrate in the pores. Through densification, water, moisture and Radon will be significantly reduced. Additional coats will form a larger structure within the pores and provide more protection.

1. After the walls are clean and fully repaired (can be used prior to repairing cracks as well), dilute one gallon of the Armor S2000 sealer with 3 gallons of warm to hot water.

2. Using a garden sprayer, apply 2-4 back-to-back coats of the diluted sealer to the basement walls and floors.

3. Let dry.

The S2000 is GUARANTEED FOR LIFE. It will not change the look of the concrete and you can paint, stain or install flooring over the concrete once sealed.
