Starting Play Choose a dealer and scorekeeper
Determine rounds to be played (5 – 10)
5 cards dealt to every player
Play starts to left of dealer
Play goes clockwise

Dough and Possible Dough
If not, move cards from Future Dough (in order)
If no Future Dough properties, draw cards

How to Play Cards 3 Choices:
Place “property” in escrow
Do a 1031 Exchange with another player or players
Offer the property for a referral
Once a property is in escrow, it may not be traded or referred

Placing Property in Escrow You can open escrow by placing a
property on an open escrow card.

You can also add a card to an already open escrow of the same property.

Doing a 1031 Exchange An exchange involves 2 or more
players
The active player must be involved
To begin, a player wanting to make an exchange makes an offer to another player

After a 1031 Exchange All players who have received cards
must place them in escrow They may not be placed in the player’s
hand
An escrow must be open or available
If an escrow is not open or available, the player must close escrow or have a deal fall through in order to clear an escrow card

Offering a Referral Referrals can be offered at any time
by the active player.
They are usually offered: When an escrow is not available
and
When no player wants to do a 1031 Exchange
A player must have a referral card to do a referral

Player 2 has drawn a property card
Can’t open escrow (without a deal falling through)
Can’t do a 1031 exchange.

Referral Step 3: Collect Dough
When Escrow is closed, the Dough is divided and the Referral Dough card is returned.

Completing a Turn When all three cards have been
played, the turn is complete
At the end of the turn, the player Moves all cards in their hand to the left
Draws additional cards to fill in the hand
Play passes to the left
