(4) FRONT YARD SETBACK. THERE SHALL BE A FRONT YARD AT LEAST THIRTY-FIVE (35) FEET IN DEPTH. THE FRONT YARD SETBACK OF A
RESIDENTIAL STRUCTURE LOCATED IN THE SPECIAL FLOOD HAZARD AREA MAY BE REDUCED TO NOT LESS THAN 25' IF THE ELEVATION
OF THE STRUCTURE HAS BEEN RAISED ABOVE THE SPECIAL FLOOD HAZARD AREA ELEVATION AND SUBJECT TO THE LIMITATIONS

PEQUANNOCK TOWNSHIP CODE SECTION 189.03.040 L.
(1) ALL DECKS SHALL BE PERMITTED IN THE SIDE AND REAR YARDS. NO DECK SHALL BE PERMITTED IN THE FRONT YARD.
(2) ATTACHED AND DETACHED DECKS SHALL MEET ALL REQUIRED SIDE AND REAR YARD SETBACK OF THE DISTRICT WITHIN WHICH THEY
ARE LOCATED. HOWEVER, DECKS ASSOCIATED WITH POOLS MAY HAVE A MINIMUM SIDE AND REAR YARD SETBACK OF 10 FEET.
(3) A DECK SHALL BE DEFINED AS A LEVEL SURFACED AREA, GENERALLY CONSTRUCTED OF WOOD, DIRECTLY ADJACENT OR SEPARATED

2. ALL NEW CONSTRUCTION AND SUBSTANTIAL IMPROVEMENTS, INCLUDING SHEDS AND GARAGES, SHALL BEANCHORED TO PREVENT FLOTATION, COLLAPSE, OR LATERAL MOVEMENT OF THE STRUCTURE.
3. ALL MANUFACTURED HOMES SHALL BE ANCHORED TO RESIST FLOTATION, COLLAPSE, OR LATERALMOVEMENT. METHODS OF ANCHORING MAY INCLUDE, BUT ARE NOT TO BE LIMITED TO, USE OF OVER-THETOP OR FRAME TIES TO GROUND ANCHORS. THIS REQUIREMENT IS IN ADDITION TO APPLICABLE STATEAND LOCAL ANCHORING REQUIREMENTS FOR RESISTING WIND FORCES.
4. ALL NEW CONSTRUCTION AND SUBSTANTIAL IMPROVEMENTS SHALL BE CONSTRUCTED WITH MATERIALSAND UTILITY EQUIPMENT RESISTANT TO FLOOD DAMAGE.
5. ALL NEW CONSTRUCTION AND SUBSTANTIAL IMPROVEMENTS SHALL BE CONSTRUCTED USING METHODSAND PRACTICES THAT MINIMIZE FLOOD DAMAGE.
6. ALL NEW CONSTRUCTION AND SUBSTANTIAL IMPROVEMENTS SHALL PROVIDE COMPENSATORY STORAGEAT HYDRAULICALLY EQUIVALENT SITE AT A RATIO 1.5:1 FOR EACH CUBIC FOOT OF FILL PLACED IN THEREGULATORY FLOODPLAIN.
7. ALL NEW CONSTRUCTION AND SUBSTANTIAL IMPROVEMENTS SHALL BE CONSTRUCTED ON FOUNDATIONSTHAT ARE DESIGNED AND SEALED BY A REGISTERED DESIGN PROFESSIONAL IN COMPLIANCE WITH THECURRENTLY ADOPTED CONSTRUCTION CODES AND NOT BE CONSTRUCTED ON FILL. SEE ARCHITECT'SCERTIFICATION.
8. 10. NEW AND REPLACEMENT SANITARY SEWAGE SYSTEMS SHALL BE DESIGNED TO MINIMIZE OR ELIMINATEINFILTRATION OF FLOOD WATERS INTO THE SYSTEMS AND DISCHARGE FROM THE SYSTEMS INTO FLOODWATERS.
11. ON-SITE WASTE DISPOSAL SYSTEMS SHALL BE LOCATED TO AVOID IMPAIRMENT TO THEM ORCONTAMINATION FROM THEM DURING FLOODING.
12. ELECTRICAL, HEATING, VENTILATION, PLUMBING AND AIR-CONDITIONING EQUIPMENT DUCTWORK ANDOTHER SERVICE FACILITIES SHALL BE DESIGNED AND/OR LOCATED THREE (3) FEET ABOVE BASE FLOODELEVATION SO AS TO PREVENT WATER FROM ENTERING OR ACCUMULATING WITHIN THE COMPONENTSDURING CONDITIONS OF FLOODING.
13.
