Editor’s Note

Welcoming you all with this edition of Horizons for the first time from the newly formed state of Telangana! There is renewed hope that Hyderabad, home to the Indian headquarters of Microsoft, Google, facebook, Amazon and Yahoo is all set to ride the revival wave with central government’s announcement of series of incentives in the union budget that would encourage the home buyers to buy their home. Especially the fence sitters, who have been all this while on a wait and watch mode are closing the deals. To top it all a host of projects announced by the Telangana government has added to the creation of an investment friendly environment.

Even after the Centre’s in-principle approval to the division of Andhra Pradesh in 2009, property prices in Hyderabad did not recover as expected. Reason: Hyderabad had a land surplus and low demand at that time, creating a buyers’ market. But by 2013, builders had exhausted most of the built stock and started going slow on new projects. Now after striking near equilibrium in terms of supply and demand, high input costs and low supply will see the markets going northwards.

Hyderabad is predominantly an end-user market. Over the last 5-6 years, people from other states have constituted a considerable section of the consumer base. Even if some people may prefer to buy properties near proposed new capital of the successor state of AP, demand from people of other states working in the city will more than compensate for the loss as the job market is improving with new office space leasing which touched 2.3 million in the H1 of 2014. Political stability, speeding up of the ongoing infra projects besides new projects announced by the state governments will see the price of open plots gradually firming up in selective pockets. Our cover story ‘Emerging hot spots of Pearl City’ dwells into these areas that could fetch substantial gains if investment is made in them now.

Our ‘Special Report’ gives you an overview of the provisions of this year’s union budget and its impact on the realty sector. In the run up to the ‘5th TREDA Property Show’ to be held from 17th to 19th October, 2014, a feature on property show under our section ‘In focus’ dwells into the upcoming event giving details of how it could give a boost to the industry. Concurrent with the show TREDA is organising a conference on “Resurgent Hyderabad” with the cream of leaders from various business sectors participating in the discussions to speed up the resurgence process.

The section on Arch Talk initiated in our last issue continues along with other regular features including ‘News Watch’ giving you an in-depth dose of realty news. Govt to launch realty investment trusts by August

In a big push to core projects that have been facing a paucity of funds, the government is set to launch

infrastructure investment trusts by August this year. “Market regulator Sebi will notify these trusts in about three weeks along with the real estate investment trusts (REITs),” said finance secretary Arvind Mayaram. To be run on the line of REITs that work on pooled investments, the infrastructure investment trusts (INVITs) will help project developers free up their balance sheets from ongoing projects and raise cheaper and longer duration funds for new projects. Under the plan, project developers can create and register a trust under the Indian Trusts Act to which

they can sell 100 per cent of the special purpose vehicle that holds their ongoing projects such as tolled roads or airports. The trust would have a controlling stake in the infrastructure projects, allowing the developer to exit. Based on the underlying shares, the trust would then

issue shares to investors, which would be listed on the bourses.

Earnings from the projects would be distributed by the trust to investors as dividend while the project developer would only get a management fee. The trust would be a tax pass through and retire the debt of the project developer, freeing him to take up new projects. At present, what happens is that even if the developer has the technical capability to execute more projects, he does not have the financial capacity as he has already taken up bank loans to implement his ongoing projects. The INVITs would help developers unlock their capital and take up more projects. A lot of companies have already shown interest in the plan.

National Buildings Construction Corporation Ltd (NBCC) has set up

a centre for innovation and research and development in New Delhi, the company said in a statement recently. Anoop Kumar Mittal, CMD, NBCC, said, “The company had been seriously considering setting up of such a centre in order to effectively address some demanding issues related to construction such as adoption of new technology, eco-friendly green building materials for sustainable, safe, faster, cost effective and quality construction.” He added that the new centre would exclusively work in mitigation of building collapse problems emphasizing upon innovation, sustainable development, safety and productivity. The company has made an initial allocation of Rs 2 crore for the purpose.

NBCC sets up R&D centre

In the wake of the budget proposal last week, several real

estate companies and private equity funds are planning to list their commercial property portfolio through the real estate investment trusts (REITs) in the near future. These include Embassy group, DLf, RMZ Corp, Xander, Red fort Capital among others, all of which have accumulated income generating commercial assets. “There are over 10 companies that are in different stages of preparing a portfolio that can be ‘reited’,” said Anckur Srivasttava, chairman of GenReal Property Advisers.

developers to raise funds by selling completed buildings to investors and listing them as a trust. REITS seeks to reduce the pressure on the banking system and make available a new avenue of equity to cash-strapped developers. The budget seeks to provide a pass-though status to REITS for the purpose of taxation, which means a REITS holder will pay tax on the income, not the fund.

Modi govt seeks to make it easier to acquire land

from scrapping the “consent clause” for Public Private Partnership (PPP) projects

to narrowing the definition of “affected families” eligible for rehabilitation and resettlement, the Rural Development Ministry has proposed a number of amendments which, if cleared, could lead to large scale dilution of the new Land Acquisition Act, making the process of acquiring land easier. Union Rural Development Minister Nitin Gadkari had said a report would be submitted to the PM in 10 days, based on inputs received from the states. The report lists 19 proposed amendments, represented as a “summary of suggestions” on the Act made during the meeting.

The ministry has also proposed that the mandatory Social Impact Assessment (SIA) study should be confined to only large projects or PPP projects “as it may delay the acquisition process”. Under the current Act, SIA is mandatory and has to be completed within six months. If cleared, this proposal would reduce the timelines for all land acquisitions. The report proposes a “re-examination” of the “elaborate” definition of “affected families” eligible for rehabilitation and resettlement benefits under the Act. The proposal seeks to exclude “livelihood losers”, who have been working in the affected area for three years and whose primary source of livelihood is affected, from the purview of the Act.

Indian Green Building Council (IGBC) today said over 2 billion sq ft area of green building

projects has been registered so far and is targeting to have 10 billion sq ft by 2022. IGBC is a part of CII-Godrej Green Business Centre, which is actively involved in promoting the green building movement in India. "IGBC, part of CII, has recently crossed the milestone of 2 billion sq ft built-up area of green building projects registered with the Council. The larger plan and strategy of IGBC is to have 10 billion sq ft by the year 2022 when India will be 75 years post-independence," IGBC said in a statement. The relationship between IGBC and US Green Building Council (USGBC) is further being strengthened to work on increasing the uptake of green buildings in India. "The license agreement that IGBC had signed with USGBC

in 2004 comes to an end in June 2014 and a new agreement is being signed for the next 10 years to work in the areas of advocacy, knowledge exchange and market transformation," IGBC said. The LEED India projects which are already registered with IGBC will be certified by IGBC till end of 2018. Starting July 1, 2014, LEED projects in India will be registered and certified directly by GBCI, the certification institute appointed by USGBC. IGBC will continue to certify projects under IGBC Homes, IGBC Townships, IGBC factory buildings, IGBC SEZ and IGBC Landscaping. "LEED India rating, which is for commercial buildings, forms about 25 per cent of total built-up area registered with IGBC for green building projects in India. Very soon rating systems for green schools and affordable housing segments will be launched.

Allot land to turn debris into building material: Venkaiah

Urban development minister Venkaiah Naidu has asked DDA to allot land to each of the municipal bodies where

facilities can be installed to convert debris into building material. "This is a part of our national declaration adopted by all states to make cities better. I have asked DDA to do this on priority basis since the issue was raised by the three Mayors," Naidu said. Sources said the three municipal bodies have been demanding allocation of sites to carry out such task and so far only the South corporation has got a patch of land. > >

NationalDLF to install solar panel on commercial buildings

DLf is set to become the first real estate developer in the country to generate power by installing solar panels on top of its office buildings, a move similar

to the experiment in Gujarat, where the state government has installed such panels on top of government buildings in capital city Gandhinagar. The developer has signed a build-and operate agreement with UK-based Aniron Solatricity and Azure Power India to install solar panels on top of commercial buildings owned by DLf as an initial pilot project to produce 3 mw of power. The solar power generated will be routed to the buildings and combined with the main power source. "It will help us use the unused terrace spaces of our buildings for generating power from environment friendly sources," said Amit Grover, national director-offices business at DLf. The developer's office buildings in Gurgaon, Delhi, Kolkata and Chennai are being used for this project. DLf had earlier installed a 100 mw captive power plant in its DLf Cybercity in Gurgaon that runs on gas. This plant provides an

uninterrupted power supply to offices in Cybercity. While no other private company has so far installed solar projects on its rooftops, Gujarat government has installed solar panels to generate 5 mw of power on the roofs of government buildings and has plans to replicate this in five more cities in the state. In Delhi too, Tata Power Delhi Distribution has installed solar panels to generate 1.8 mw of power on the roofs of its establishments.

Over a month after kicking off its online environment clearance system for industrial and infrastructure projects, the government

recently launched a similar e-window platform for forest-related approvals and promised to go online for mining and other clearances as well by March next year. The online clearance system is the second such move of the environment ministry in its effort to ensure faster approvals. The ministry had taken the first step in this direction on June 5 when it had launched online environment clearance mechanism.

“These measures are intended to bring in more transparency, efficiency and accountability in grant of regulatory clearances and their monitoring,“ environment minister Prakash Javadekar said. He also said his ministry was planning to bring in a process to give both environmental and forest clearances simultaneously and even “in a single day“to industries which adhere to all the existing green norms“. The practice of first giving clearance before moving on to the forest clearance proposals used to delay projects under UPA. The move to make the clearance system online is expected to help industries get faster clearances. The offline mode for forest clearance will continue during the transition period till August 14. It will go online from August 15.

Residential property prices in Bangalore have seen a decline over the past year,

a trend also seen in second-tier cities like Kochi, Bhopal, Patna and Bhubaneswar. This was revealed in the National Housing Bank's Residex, an index that tracks prices of properties in major Indian cities. Some 13 of the 26 major cities tracked by the index show a dip in prices. Second-tier cities are the worst hit, according to the study. Residex ultimately aims to track the movement of property prices in all 63 cities under the Jawaharlal Nehru National Urban Renewal Mission (JNNURM), but currently tracks only the residential housing sector. The data is collected from real estate agents, housing finance companies and banks. The index shows that there is no overall slump in the country's residential property market as the 13 other cities tracked by it

saw prices rising. Surat, Chennai and Nagpur show the highest increase with house prices up by 10% or more over a year. Prices increased between 5% and 10% in Pune, Lucknow, Raipur, Hyderabad and Ahmadabad. Overall, property seems to be a safe investment as in the seven years for which the Residex data is available, prices have appreciated in 24 of 26 cities. Compared with 2007, only Kochi and Hyderabad have witnessed a dip in prices Jaipur and Bangalore have more or less remained stagnant.

Govt’s flexi model to boost infra: Mayaram

Ultra-rich households set to treble in 5 yrs

3P India, the proposed public-private institution of the Union government, will look

into issues relating to regulation, finance structure and management of contracts, finance Secretary Arvind Mayaram said recently. He added the framework for the public-private partnership (PPP) has to be formulated in such a manner to allow flexibility because contracts are spread over 20-25 years.

3P India would help build capacity, both within the government and the private sector, he said. As of March 31, 2013, 693 projects with an investment of Rs 1,61,400 crore had

been completed, while 794 projects with investment of Rs 4,68,900 crore were at the implementation stage and another 1,076 projects worth Rs 5,92,100 crore were in the pipeline. The finance secretary also called for the definition of a “stressed” project, reasons behind projects getting stuck, and a methodology for stress assessment and risk apportionment. 3P India will look at issues related to regulation, financing structures, stress in projects, management of contracts over a period of time, and issues related to capacity building in public as well as private sector, Mayaram said.

A study by Kotak Wealth Management titled ‘Top of the Pyramid 2014’, released recently estimates 117,000 ultra-high net worth households (UHNHs) at the end of March 2014, an increase of 16% from a year ago.

It expects this number to treble over the next five years. UHNHs are households with wealth exceeding Rs 25 crore. The net worth of UHNHs, estimated at around Rs 104 lakh crore at the end of the last financial year, is projected to grow at an annual compounded rate of 34 per cent to Rs 408 lakh crore by 2018-19 (April-March). Close to 45% of these households were seen residing in non-metro cities and smaller towns, the Kotak Wealth Management report notes. The report followed a detailed market survey of 150 ultra-high net worth individuals by feedback Consulting and Ernst & Young, conducted between february and April 2014.

Seeking to bring transparency in the system, the stamp duty and registration department has launched a new facility, where flats sold by developers/builders will not require buyers to stand in serpentine queues at the sub-registrar's office

to register their flat in Maharashtra. This new facility was launched in Nanded City, Pune as a pilot project last week and is being implemented across the state. This facility will allow developers to register their sale agreements online.

If a developer has an investment of minimum 200 flats, he/she shall be eligible to avail the facility. Moreover, the e-registration will apply only to the first sale (between the developer and the purchaser) and not subsequent sale and purchase. Under this system, the draft of the document (the covering note giving brief details) will be prepared by the department and used by developer for all the transactions. The developers will then have to get the software customised from the National Informatics Centre along with a login ID and password and use it for other agreements.

Giving a head start to the implementation of his agenda to revive the IT sector in Telangana,

information technology minister, K Taraka Rama Rao announced recently his government would set up an incubation centre for IT entrepreneurs in Hyderabad. Billed as the largest in the country, the incubation centre is expected to cater to hundreds of start-ups and just started companies. “We are planning to set up the incubation centre to encourage young entrepreneurs. The focus would be

mainly on research & development and innovation, while product development would also be encouraged,” the minister said. While the incubation centre would be a flagship project of the government, the IT ministry is ready with a comprehensive plan for skill development in two-tier and three-tier cities like Nizamabad, Karimnagar, Warangal, and Adilabad. Plans are being charted for the revival of the IT industry, which included encouraging big conglomerates to expand operation and attract new investments.

Naidu is learned to have instructed the new Andhra Pradesh State

administration to identify 2000 acres in Bapulapadu which is just 5KM away from Gannavaram Airport, near Vijayawada. “The air connectivity factor will attract all the IT majors and other MNCs once we acquire the land and develop it. We’ll soon publicise the IT hub and hope to get many firms to set up shop there,” said an official. The development plan for the IT cluster includes laying broad roads and flyovers, and putting in place infrastructure such as underground

power lines and sewerage systems. With the new state capital likely to come up in the vicinity of the hub, the grand plan is to link the two eventually, sources said. for the speedy development of both the state capital and the IT hub, Naidu wants to upgrade the Gannavaram airport into an international one once the required expansion is done. The commercially developed Hanuman Junction on NH5 is in Bapulapadu. The land is likely to be close to Hanuman Junction and accessible from Nuzividu Railway station. Eluru , Nuzvid , Gudivada towns flank Bapulapadu.

Andhra Pradesh, which has to scout for a new capital, apparently has made a decision - chief

minister Naidu wants it located between Vijayawada and Guntur in the coastal belt of the state. Naidu, envisages a swank centrally-located capital city with four-lane roads running to important centres around the state. A formal decision and announcement is expected soon. Naidu will have to factor in likely protests from the southern Rayalaseema districts, a

backward region that has hoped for development that a new capital will bring. But urban development minister P Narayana stressed that this location makes logistical sense - there is land available, there is easy access to water and it is central.

"Between Tada and Srikakulam, we have a coast length of 920 km. Krishna and Guntur are in the middle. Our chief minister wants to build a four-lane road from Kurnool to the capital, another from

Anantpur to the capital, one from Kadapa to the capital and one from Chittoor to the capital. We already have a four-lane road running from Tada to Srikakulam, so the capital will be in the middle,'' the minister said. Naidu estimates that building such a capital will cost about five lakh crore rupees. The state has sought 5,000 crore initially from the Centre, but raising money will be a big challenge; a hundi has been put up at the State Secretariat in Hyderabad for donations.

Naidu to continue public sector reforms

Despite making a U-turn on the populist programmes, AP CM is still determined to complete the ‘reforms’ in public sector

enterprises that remained unfinished after he lost power to the Congress party in the undivided AP in 2004. Early in 2000, the Naidu government privatised or closed down 55 government-owned enterprises, including several cooperative sugar and textile mills, in the undivided AP even as the Opposition Congress accused the government of toeing the World Bank line against the interests of people. After coming back to power, the Congress government shelved the programme. However, in a bid to revive the public sector reform programme in AP, state finance minister Ramakrishnudu has asked officials to prepare an action plan

pertaining to the remaining 44 public enterprises, sources said.

While reviewing the performance of individual government departments the minister also told the officials that any continuation of these entities in the present form would only add to the financial woes of the government in terms

of salary bills and other establishment costs. As the government is already exploring ways to

mobilise resources required for the farm loan waiver programme, an outright sale of some of these entities

is expected to come in handy for it. The AP government is even open to considering privatising the state road corporation (APSRTC), the biggest of all the existing government-owned corporations, at a later date, according to sources.

If a business promotes memberships of non-existent clubs, or offers plots for sale at a higher price to include

club membership benefits which turn out to be fake, the purchaser can approach the consumer forum. The National Commission held this view in a judgment against Country Club against whom there are cases of luring consumers using a golfing village as attraction. Nirmal Kumar Pandey was enrolled under a scheme formulated by Country Club (India) Ltd and Amrutha Real Estate entitling him to membership of golf club when he bought three plots of 150 sq yards each in 'Country Kuteeram Ventures' at Yadagirigutta in Nalagonda district. He also deposited Rs 10,000 towards charges for development/betterment, registration and three years' maintenance. Pandey sent a legal notice and filed a complaint before the Hyderabad District forum when the plot was not registered in his name. Country Club offered to settle by paying Rs 1.2 lakh and offering four plots at Yashwantpur Village in lieu of the bookings. An MOU executed provided Pandey to pay Rs 10,000 towards development and registration of each plot. But when Country Club defaulted

again, the District forum directed the Club to complete the venture, 'Golf Village', and register the four plots in Pandey's name. Alternatively, it directed the Club to pay Rs 12 lakh, awarding Rs 25,000 as compensation and Rs 5,000 as costs.

The Club challenged this before the National Commission after AP State Commission dismissed the appeal, arguing that Pandey had withdrawn his first complaint so a second one was not maintainable. It added that since four plots had been bought, this should be seen as a commercial transaction, which would oust consumer forum jurisdiction. In its order dated April 22 2014, the Commission said a consumer complaint could be maintained as Country Club is in the business of marketing, purchasing and selling golf club membership with plots. While Pandey's first complaint was in respect of plots booked, the second was for failure to abide by the MOU. So withdrawal of the first complaint would not prohibit filing of the second. The Commission upheld the order passed in Pandey's favour by AP State Commission. Therefore a consumer can seek compensation when club and resort memberships turn out to be illusory.

Hyderabad wins back investors

Investor confidence in Hyderabad’s future prospects is back, with several corporate houses planning to

revive their projects, which they had discontinued due to global slowdown and political uncertainty, says Telangana IT and panchayat raj minister K.T. Rama Rao. He feels this perception among corporates has ended as it was evident from several investment proposals received by the government. “Apart the corporate bigwigs who met the chief minister in the last few days, Mahindra Group chairman Anand Mahindra and Wipro chairman Azim Premji met CM.” Mr Mahindra proposed capacity expansion of its existing tractor plant in Medak to 1 lakh units a year. Similarly, the ITC Group has revived its `750-crore project to build a new hotel ITC Kohinoor near Inorbit Mall. The 81,000 square metre hotel would have 100 guest rooms and 100 serviced apartments

Telangana Government is mulling to set up a 'Pharma City' near near Hyderabad in about 8,000 acres.

"The required land, infrastructure facilities, communication facility, power supply, water supply etc. will be provided by the

government...," it said. The pharma city is expected to accommodate about five lakh employees besides their families

in the residential colony touching about twenty lakh over a period," the release said.

State information technology minister K Taraka Rama Rao is set to clear several IT companies’ expansion plans, which had been put on the back burner all these years. Among the companies geared

up for expanding their operations in and around Hyderabad are tech majors such as Amazon, Google, facebook, Microsoft, Cognizant, and Tata Consultancy Services (TCS). Cognizant, which has service-based operations with 30,000 employees in Hyderabad, has plans to expand operations to develop its own encryption software and anti-spam software products for which it has sought 54 acres of land at Adibatla village on the city outskirts. Google, which has a staff strength of 7,500 at its Madhapur office, is looking to build its own township on a 20-acre plot in Kokapet to house its entire operations in Hyderabad under one roof. The sources said Google’s new venture would provide 5,000 additional jobs. Amazon, which is limited to support and back-end operations in the city, is looking for a proper expansion of its operations, including software development, for which it has sought 2.6 million sq ft land in Nanakramguda. The expansion is expected to generate 5,000 jobs. facebook and Microsoft too have big plans for Hyderabad. Besides this, Rama Rao is said to have prepared a 16-point agenda for the revival of the IT sector, which had begun to look sluggish during the Telangana agitation. The government plans to set up an IT governing body that will monitor various sector-related issues.

T Govt to Push IT Infra development Draft township policy to be brought on track

With the new dispensation in Telangana harping on satellite townships, officials are now busy clearing

dust from the files created earlier on similar proposals. IT and panchayat raj minister K Taraka Rama Rao announced that the government would develop integrated satellite townships around Hyderabad apart from improving the image of 'Brand Hyderabad'. In fact, several studies had been conducted earlier and even a draft policy prepared on townships, but no concrete steps were taken by successive governments to realize the same. This was mainly due to a slump in real estate for the past few years as townships have to be taken up by private infrastructure companies. As per the draft proposal, a township should have a minimum 100 acres in the HMDA limits. Integrated townships should have land specifically allocated for work spaces, recreation and residences. Private infrastructure firms, which were to take up the townships, would be encouraged with tax incentives like waiver of development charges, conversion charges and reduction in property tax.

The prospects of buying an open plot in certain emerging areas is bright, with the population of Hyderabad touching one crore and rise in mid-income group. The housing requirements are growing each year. Some areas of the city are emerging as the hot spots for investment well-supported by infrastructure development. Of the total HMDA area of 7257 sq kms, the Metropolitan Development Plan-2031 for Hyderabad Metropolitan Region (HMR) covers 5,985 sq kms in 35 mandals of four districts. The projected population of HMDA is 1.84 crore for 2031. So you can anticipate the tremendous potential of investing now in plotted developments of the upcoming hot spots. least 30,000 crore more revenue and investments after completion, following the economic activity to be kicked off by the project all along its corridors. “It will prompt some of the bigger developers to put up malls and housing within a 2 km radius of the HMR stations," explains Raj Padmanabhan, former president of AP Realtor’s Association. The connectivity from the city’s periphery to central locations will improve and this is likely to result in significant new project launches along the three metro rail corridors.

The areas along the proposed Information Technology Investment Region (ITIR) at an estimated cost of 2.19 lakh crore, spread over an area of 202 sq km in three clusters — Cyberabad Development Area and its surroundings in the west, Hyderabad Airport Development area and Maheshwaram in the south, Uppal and Pocharam areas in east of Hyderabad are certainly going to be drivers of growth and a sure shot bet for investment in the long term. The ITIR is expected to generate 15 lakh direct and 35 lakh indirect jobs in the IT sector over the next five years. Several IT majors such as Google, Amazon, facebook, TCS,

Microsoft, Cognizant etc. are expected to set-up their operations in the ITIR corridor. So, commercial development is expected to drive the job market, which in turn would push up the price of plots in the vicinity.

The gaming and animation zone being set up by the state government at Raidurg, near Hitech City at a cost of 200 crores, spread over 30 acres of land to provide an entertainment technology based eco-system, Science City being taken up on

83 acres of land at Budvel at a cost of Rs 160 crore, the Eco Park at Kotwalguda and Hyderabad Habitat Centre that would be taken up in 11 acres land at Khanamet have revived the sentiment in a radius of 15kms from the hi-tech city. The HMDA plans to develop another hub both for commercial and residential spaces in about 100 acres in Khanamet between Hi-Tec City MMTS station and the proposed metro rail station near Shilparamam. It has a great potential being located on the spinal road connecting the National Highway 9 (Mumbai Highway) on the JNTU-Kukatpally-Hi-Tec City stretch.

West HyderabadTowards the west of Hyderabad the

areas inside the golden triangle formed between Kukatpally, Gachibowli and Hitec City are at their high. The presence of headquarters of Bombay Stock Exchange (BSE) and the permanent office building of the Insurance Regulatory and Development Authority (IRDA) in and around Gachibowli is expected to give the necessary push to the sector. Moreover, every year almost 100,000 jobs are created around Gachibowli and financial district. Therefore, areas around the triangle are the hotspot of investment.

along the ORR on the north west of Gachibowli. Kondakal, Mokila and the stretch further west of Gachibowli upto Shankarpally are the other emerging hot spots. Areas in the north of Gachibowli, including Beeramguda, Aminpur and further north along the ORR from Patancheru to Sultanpur, Mallampet, Bachupally upto Bhanoor promise bright prospects. The stretch in the south of Gachibowli, going beyond Manchirevula, APPA junction, its adjoining Bandlaguda, further up to Kismatpur are the other spots with prospects of sizeable appreciation in the near future.

One could zoom into Kollur within 10 minutes from Wipro-Polaris-CA circle, located 13 Kms from Gachibowli while driving through the ORR service road. There is ORR entry / exit point 1 Km ahead of Kollur. On driving from airport, you could get on to the service road at Puppalaguda intersection and drive to Kollur past Kokapet. The intersection at Kollur (called Edulunagaluapalli intersection) is a vital reason for attractiveness of land around Kollur since it gives access to the ORR itself for people around, instead of using service road. Land in Kollur is generally flat and green and this feature continues along ORR in adjacent villages. Kollur has excellent schools like Samasthi International School. Several survey numbers in Kollur, Velimala, Edulunagulapalli and Pati villages face the ORR.

Being close to Gachibowli and outside GO111, has helped Kollur to be one of the first ORR villages to find new age development happening. Edulunagulapalli which is 2Kms from Kollur has a Railway Station (Hyderabad –Mumbai line). MMTS is being extended to Shankarpalli and hence Edulunagulapalli will have access to MMTS. Several developers have applied to HMDA for approval of apartment and villa projects in Kollur, Edulunagulapalli, Velimala and Pati. These areas are soon going to see large scale construction activity happening here. The prevailing plot rate of HMDA approved plots in Kollur and adjoining villages ranges from Rs8, 000/- to Rs 10,000/- per sq yd.

Patighanpur and further up along the

ORR, Muthangi in Patancheru Mandal of Medak district on the west of Gachibowli is another favourite. The current average price of a plot close to ORR in a gated community at Muthangi ranges from Rs. 5000 to Rs. 6000 per sq. yd. The upcoming flyover at Muthangi, radial roads connecting Patancheru with ORR, will change the face of this region.

Kondakal set in R1 zone of HMDA master plan, 8 Kms away from Shankarpalli railway station and 15 kms from Lingampally railway station is on the northeast of Mokila and west of Gachibowli with prevailing prices at around Rs 6,500 per sq yd. offers a promising investment preposition. Moving on to south of Gachibowli recently, Anil Ambani of Reliance announced to revive the 100-storey project that his company had planned years ago at Manchirevula. Located at a distance of hardly 10 km from the IT hub, Manchirevula offers properties at Rs 14,000/- to Rs 16,000/- sq yd with almost 20-30 per cent lower prices and holds a high potential of becoming the next IT hub. “Buoyed by its proximity to Gachibowli, ORR and Airport, Manchirevula is a preferred residential destination for its ample supply of water, which is a problem in Gachibowli. DLf and Raheja group have already acquired spaces for setting up IT projects in Manchirevula. With an investment plan of over Rs 1,000 crore, the location is set to develop on the lines of Gachibowli. The telecom and banking industry is already well-established in Manchirevula”, says an HMDA official.

Those with an eye on quick appreciation can also look at the stretch from Narsingi to Andhra Pradesh Police Academy (APPA) Junction on the ORR; the prevailing price here is between Rs 12,000/- to Rs 15,000/- per sq yd. Its connectivity with airport and Mehdipatnam market by trains, buses and public transports, besides presence of schools, banks ATMs and hospitals in the neighbourhood

make it a popular destination. “Beautiful apartment and villa projects in the midst of green stretches are coming up in these areas. Narsingi in particular is ideally placed due to excellent proximity to the IT Hub of Gachibowli and Hitech city. It is about twenty minutes drive from the upmarket areas of Banjara Hills and from the International Airport,” says Mitesh Kulkarni of Accurate Developers. Bandlaguda in close proximity on the periphery of the growth corridor well connected with wide arterial and radial roads connecting the inner and outer ring road and the suburbs, priced between Rs 11, 000/- to Rs 13,000/- per sq yd. could fetch sizable appreciation.

Kismatpur in Rajendranagar taluka of Ranga Raddy district is amongst places beyond APPA junction offering good plots, affordable independent houses and villa projects along the southern corridor due to its proximity to the IT hub, ORR, APPA junction and being only 12 kms from airport. Budvel railway station at a distance of 5 kms and Npa Shvrampalli railway station 6 kms away are the nearest railway stations. and Maheshwaram, along the national highway seven that goes to Bangalore up to Shadnagar and Katedan Industrial Area and beyond along the Srisailam highway on the south and Adibatla on the southwest of the city close to Sagar highway offer attractive rates and rapid economic growth.

Shamshabad is the next destination in the premium market, much like Gachibowli. The prime corridor of Shamshabad-Gachibowli will have substantial growth. Real estate activity accentuated the development of Shamshabad once the airport in 2008 became functional here. Being on the National Highway-7 route that leads to Bangalore it has good infrastructure already in place. Now it's surrounding areas and access routes including Rajendra Nagar and APPA Junction, which is equidistant from Shamshabad and Gachibowli are among the list of the upcoming and future residential destinations of Hyderabad.

The second phase of the MMTS will cover Shamshabad besides connecting various places in Hyderabad to the international airport. `Shamshabad and surrounding areas are good for land investment as there is still availability. There is going to be a huge residential demand in the coming years with massive rise in employment in the neighbourhood of Sri Sailam highway as compared to any other part of the city. Incidentally, the highway was approved by the Central government’s Department of Electronics and Information Technology for the establishment of two Greenfield Electronic Manufacturing Clusters (EMCs) at two different locations. They have been proposed to be developed at an estimated outlay of about Rs 940 crore. Moreover, the Electronics Industry Association of AP is planning to invest a major portion of the Rs 1,800 crore investment in eCity. The first cluster of the EMCs is proposed to come up at the eCity, which was formerly called fab City, located along the Srisailam highway in an area measuring about 602.37 acres, beside Tukkuguda, close to the ORR. This EMC is proposed to have an SEZ area of about 263 acres and a non-SEZ area of about 339 acres

Maheshwaram in the south of airport and flanked by Bangalore highway on its west and close to Srisailam highway on its east has prestigious landmarks as Infosys, Rajiv Nano-Technology park, Hardware park, fab city, Jewellery park, Apparel park, world-class hotels and hospitals, Grapes Export Zone, APHB township, Agha Khan international school, IT clusters and Asia's biggest amusement park in vicinity. SEZs for world-class IT and Infrastructure Estates by Raheja Group, Indu Estates and Brahmani Infotech of Navabharat ferro Alloys group are some of the other projects in the area. The second cluster of the EMCs is proposed to come up at Maheshwaram, located in Ranga Reddy district. It would be developed over 310 acres at an estimated cost of about Rs 360 crore. Maheshwaram EMC would attract an investment to the tune of about Rs 800 crore. Besides, it would also provide direct

employment to about 14,000 people as well as indirect employment to about 84,000 people. Plots in Maheshwaram are priced between Rs 1,800/- to Rs 3,600/- per sq yd. Red Clay Court by Westmount Projects is an HMDA layout in Maheswaram Mandal.

The quadrant on the south east of the city being on the GHMC border is a spot to watch. The corridor along the Nagarjuna Sagar Road is dotted with defense establishments, research laboratories and academic institutions, especially engineering colleges. Moreover, the government is planning a huge defense complex outside Ibrahimpatnam. Adibatla strategically located off the Sagar road, tops the list of emerging hot spots. TATA Aerospace and Precision Engineering at APIIC Aerospace SEZ got Adibatla into the limelight. TCS is building the largest single block office space in India, designed to accommodate more than 25,000 IT professionals on 70-acre land. Cognizant has acquired more than 50 acres land and engaged the construction powerhouse L&T, to build a campus to house 15000 Software Engineers, right across the TCS campus. “Adibatla is witnessing the launch of several plotted projects, quoting Rs 5,800-6,800 per sq. yard. Over the next five years, the total IT work force in Adibatla would reach a whopping 50,000. In effect, we are looking now at the emergence of the third

IT Cluster in Hyderabad at Adibatla after Hitec City and Gachibowli,” says MV Narendranath Reddy of Grand Ville Realtors.

East Hyderabad “The state government’s decision to

develop the Hyderabad-Warangal stretch into an industrial corridor has given a boost to the already developing second IT Hub of Hyderabad. Uppal and Pocharam on the east of the city are to be connected by metro rail, besides being one of the three clusters of ITIR; areas beyond Uppal upto Bibinagar are going to fetch good returns on investment in the long term. Developments like Singapore Township, Raheja Mindspace IT Park, Infosys Campus, and connectivity with ORR at Ghatkesar have catalysed the growth of Pocharam located off the 6-lane Warangal Highway. So, from Pocharam towards Ghatkesar further down still there is a lot of potential. The land prices are low and developers are yet to take a

upcoming area with development of infrastructure and other public and private projects happening in the vicinity. Investments in plots in such areas have good scope of appreciation. The cost of the land should be low, ranging anywhere between Rs1000/- to Rs10, 000/- sq yd. The travel time from the plot to the nearest hub (IT park /industrial/office area, etc.) should be less than 1 hour, and the lesser, the better. Well connected with roads to railway station with commercial area, schools, colleges and hospitals in the vicinity. The roads must be a minimum of 30' wide inside the layout to enable free flow of traffic in both directions with enough space for parks and common areas. Plenty of fresh air, greenery and underground water in that area will make the venture / gated community an ideal location of your choice.

Realty developers, consultants, industry and the people have welcomed the government's initiatives to give tax sops on home loans, setting up of investment trusts, easing of fDI rules and an allocation of Rs 7,060 crore for development of 100 smart

cities. Industry experts feel that these measures would boost housing demand and encourage investment in the slowdown-hit real estate sector.

“Increase in the income tax deduction limit under Section 80C from Rs 1 lakh to Rs 1.5 lakh and in the deduction limit on interest payment for housing loans from Rs 1.5 lakh to Rs 2 lakh would lead to improved sentiment in the housing markets.

The Budget has also given indirect benefits for the residential sector by increasing the individual income tax exemption limit to Rs 2.5 lakh which would place more disposable income in the hands of the people,” says Ashok Swaminathan of Modi Builders.

This will enable a home buyer to save an additional amount of Rs 15,450 from his tax liability. It will also, in effect, lower interest rates for home loans. So say that one has taken a loan of Rs 25,00,000 to buy a house at an interest rate of 10% for 20 years, the EMI will be around Rs 24,125, which adds up to Rs 2,89,500 annually. Out of this, Rs 2,50,000 will go towards interest payment and the rest Rs 39,500 will be used for principal repayment. Post-Budget, the buyer can avail a deduction of Rs 2,00,000 from his or her taxable income as the interest payment will be Rs 2,50,000 in the first year. This will enable the buyer to save Rs 61,800 from tax liability if his or her income is in the highest tax bracket of 30.36%. The net tax outgo after adjusting for the savings in tax will be only Rs 1, 88,200. As the principal is Rs 25, 00,000, the net interest rate will work out to only 7.53%. But if the borrowed amount increases, the net interest rate will increase. So if the loan amount is Rs 1, 00, 00,000 at 10% rate, the net interest rate will be 9.38%. This is because the tax benefit remains at Rs 61,800 only.

Experts say that in big metros like Delhi, Mumbai and Bangalore where most flats cost upward of Rs 1 crore, it would make little difference to a buyer. M L Rao a property consultant says the relief was marginal for those who live in tier-one cities. “The rebate should have been much higher,'' he said. “In Mumbai, the average cost of a flat is Rs 1.2 crore. On this, the monthly EMI itself would be around Rs 1 lakh, of which 80% goes towards interest. This exemption is not enough to promote housing in tier-one cities,'' he said. “flat buyers in tier-two cities where prices are comparatively much lower will feel the difference.

“The increase won't change anything for flat buyers in big cities like Mumbai. “But it is an incremental difference for homes in the range of Rs 25 lakh to Rs 50

lakh, which are available in the Mumbai metropolitan region,'' M L Rao further adds.

The statement by the union finance minister Arun Jaitley that “the government is committed to have housing for all by 2022” has sent an encouraging message to the housing sector. He followed up on his commitment by bringing in a slew of measures. He relaxed the fDI rules by reducing the built up area and capital conditions for fDI from 50,000 sq meters to 20,000 sq meters and from USD 10 million to USD 5 million, respectively. He encouraged the REITS by giving them a pass-through status for taxation, paving a way for raising capital and easing pressure on the banks

It requires anywhere between 5.5 acres to 8 acres to develop a project with a built-up area of 50,000 sq metres, depending on the amenities and facilities. “With such large land parcels hardly to be found within or even closer to the city limits and given the high cost of such land, these projects were launched away from the city. With the lowering of the built-up area requirement, one can now develop an fDI-funded project closer to city limits, since just about 2 acres would be sufficient to develop a project with a built-up area of 20,000 sq metres,” says R Chalapathi Rao, Executive Vice President, TREDA and Vice President, NAREDCO. from the investors’ perspective, the lowering of the capital requirement can reduce their risk, result in faster execution due to smaller project size and can facilitate quicker exits.

The government has allocated Rs 7,600 crore for developing 100 smart cities. This plan entails greater role for infrastructure and housing companies in the days to come. "To boost the development of smart cities, the finance minister has proposed changes in fDI for real estate sector. The reduction in built-up area and size of projects will allow mid-sized and smaller developers with good track record better access to fDI and boost affordable housing," adds Chalapathi Rao.

The introduction of REITs would spell scores of opportunities for developers, private funds, financial institutions and

other investors, as they can be used as an exit vehicle to rotate funds as per requirement. "REITs have the potential to solve several issues that act as an impediment to the growth of the economy viz., transparency, credit crunch, liquidity of real estate assets and execution of property developments across the country, and help build infrastructure," Chalapathi Rao further adds.

CBRE South Asia Chairman and Managing Director Anshuman Magazine said: "The biggest announcement for the realty sector was SEBI being directed to introduce REITs in India. We expect the entry of this much-awaited investment instrument to provide alternative funding channels to the realty sector."

There is a shortage of about 1.9 crore homes across the country, about 96% of it is in the economically weaker and low-income segments. On the other hand, seven lakh homes in the middle segment to high-end segment remain unsold in the top seven cities. “A beginning has been made in the area of low-cost housing with the budget setting aside Rs 4,000 crore under National Housing Bank, which would be used to boost the supply of low-cost housing. Given that India needs more than 19 million residential units, the scope for low-cost housing is immense. RBI's move to bring housing loans of up to Rs 50 lakh under priority sector lending, against loans of up to Rs 25 lakh currently, is expected to provide a boost to home loan borrowers and real estate companies. So far, those availing of home loans of up to Rs 50 lakh were paying 10-11 per cent interest. Now, with the new norms in place, they might see a fall of 25-50 basis points in rates in the medium term,” says an official of HDfC ltd.

Now lending for affordable housing implies loans eligible under priority sector, and loans up to Rs 50 lakh to individuals for houses costing up to Rs 65 lakh located in the six metropolitan centres of Mumbai, New Delhi, Chennai, Kolkata, Bengaluru and

Hyderabad. for other areas, it covers loans of Rs 40 lakh for houses with values up to Rs 50 lakh. The central bank intends to ease the way banks raise long term resources to finance their long term loans for infrastructure as well as affordable housing.

According to Navin Raheja, the chairman of NAREDCO, “the Budget promotes growth and development of the economy. The development of 100 smart cities and industrial smart cities will give a leg up to new projects and investments in the country, giving a completely new trajectory to the sector. These new cities would also reduce the burden on infrastructure in our heavily congested cities. expressways along with industrial corridors, setting up of new airports, etc, will have a tremendous impact on the real estate development in the country.

Similarly, the thrust on housing by increasing allocations for both rural and urban housing reflects the commitment to alleviate the shortage of housing in the country. Jaitley informed that the Rural Housing Scheme has benefited a large percentage of rural population who have availed credit through Rural Housing fund (RHf). In the light of the above, enhanced allocations to the tune of Rs. 8,000 crore has been made for National Housing Bank (NHB) for the year 2014-15 to expand and support Rural Housing in the country.

The government also committed itself to extending central funds to augment urban infrastructure in 500 cities and towns, providing safe drinking water, sewerage, solid waste management and digital connectivity. Not just smart cities, Jaitley provided a major boost to urban development across the country, raising the budgetary allocation for this fiscal by 133%. The thrust will be on more amenities in cities as well as smart transport. The allocation for urban infrastructure and governance has been raised to Rs 17,628 crore compared with Rs 7,548 in 2012-13.

“Emphasis on building smart cities, urban renewal, provision of basic amenities and promoting affordable housing in urban areas is the need of the hour as it is required to meet the aspirations of the countrymen for a better urban living,” urban development minister Venkaiah Naidu said.

The present corpus of Rs 5,000 crore in the Pooled Municipal Debt Obligation facility, which was set up in 2006 with the participation of several banks, will be enlarged to Rs 50,000 crore to make more money available to local bodies to spend on infrastructure. The facility has been extended by five years up to March 2019.

The budget also set aside Rs 100 crore for Metro projects in Lucknow and Ahmedabad. Jaitley said planning of Metro projects in two million plus cities must begin now. The minister also announced launching of Shyama Prasad Mookerji urban Mission to get efficient civic infrastructure and associate services to people living in rural areas.

Adds Anant Rao, chartered accountant, “If you want to encourage housing, no matter what interest you are paying, it should be exempted from taxation. It's a basic need.'' The industry had demanded that the limit be hiked to at least Rs 5,00,000, which could have covered repayment of loan of Rs 100,00,000 for quite some time.

“Though the budget is encouraging; the long prevailing woes of the industry like granting industry status, implementing the single window clearance, tethering the high cost of finance, evolving a workable land acquisition policy, and speeding up the reforms and infrastructure growth

need to be addressed,” says Mitesh Kulkarni of Accurate Developers.

“One suggestion the government needs to consider is to give a depreciation benefit to persons who invest in houses. If the same is given, it would benefit the investor as the depreciation can be set off against his annual income while paying taxes. This will be a great boost to the industry. The government will also benefit as it would give a great impetus to the consumption of over 300 goods and materials related to the industry. Such a measure would indeed revitalize the economy and create employment to millions. It may well make ‘Housing for all by 2022’ a reality,” Mitesh Kulkarni further adds.

The real estate fraternity and industry at large has hailed the various provisions made in this year’s union budget with endeavor to create an outline for reviving all sectors. A growing economy will in turn boost the real estate sector also. The Union Budget’s positive initiatives are commendable. Incentives for affordable housing, raising tax exemption limit and interest reduction in home loan will bring further momentum to the sector. Promotion of industrial development and growth of manufacturing sector will give a boost to Tier II and III cities, leading to improvement in urban infrastructure and create more avenues for employment, income and lifestyle improvement. In short, the government has set up the broad framework on which to build the structure of its vision “Housing for All by 2022.

Curtains Rise on 5th TREDA Property Show the fifth treda property show is about to take off, amidst the heat and dust in the run-up to the event, a flurry of activity has intensified, reports Jydip mukherji.

It’s show time once again. The fifth TREDA Property Show is going to be held at HITEX from 17th to 19th October

2014. Section - iIt would not be wrong to say that

Hyderabad, today, has beautifully designed houses in the country. The prime factors that influenced this were the topography of the place, the cross section of the people and the desire to outshine thy neighbour.

The hilly terrain with the limitations of Vasthu norms has challenged the architects to design buildings modifying its facades as per the contours of land available, be it flat surface or the slope of a hill. Vasthu has been the major impeding factor in providing good design. In spite of its limitations the architects could develop beautiful architecture here.

Though we find many modern houses being built, some Hyderabadis still nurture a fondness for traditional and classic architecture. Thus, we find myriad designs adjoining each other. This creates its own style. The different plot sizes create buildings of different sizes and as such the areas for landscaping. These variances lend their own unique

SECTION – IIProject opposite Jubilee Hills Public School, Hyderabad

This house was built on a 700 sq yds. plot atop a hill opposite to Jubilee Hills Public School on Road No.71 Jubilee Hills. As per the brief it had to be modern and very functional. The house has sit outs on all levels including a huge lawn along the driveway. Not to mention, we had to adhere to every aspect of Vasthu as in all the other homes that we have designed so far.

The building exterior is devoid of any materials other than the mural in 'Siporex'. The balance is finished in brick and mortar and painted white. This helped in bringing out the sharp features of the building. The car porch was integrated with the verandah which added volume to the building. This was achieved by having a 30 feet by 30 feet slab supported by a single round pillar of 22ft height. There is a freshwater body along with a lotus pond below the verandah with a cascading water fall which jets out from under the elevated verandah.

Project at 'Surya enclave', kharkhana, Secunderabad

The building which is built in 'Surya Enclave', Karkhana, Secunderabad has all the common areas viz. the parking, servant quarters and independent office rooms for the three brothers in the stilt area, one apartment each of about 4,000sft on the first, second and third floor. The design was to be such that it neither look like one bungalow nor like an apartment block.

Cost, maintenance and security were all a matter of concern when we were approached to design the residences of the three brothers. The building was to house three independent homes in one compound which could address all the three demands of the clients. Each floor had different requirements but the kitchen and toilet areas were to be aligned to facilitate service lines to run smoothly and concealed effectively without disturbing the elevation.

We had to carve out niches to break the monotony and also provide private sit outs on every floor. The decor of each floor is very different from the other, starting from the foyer.

Arch Talk

This is a recently completed project at road no.87, jubilee hills. The house was completed within 12 months starting August 2012. A perfect square block, with an international look and appeal, minimalistic in design. It is designed in such a way that the stilt floor and the parking is hidden from the road and the lawn area is elevated . This makes the main living area look as though it is on the ground floor.

The humble elevation sports five different elements. The Butch work white marble cladding from the driveway to the entrance door, the

original stained glass panel on the main door, UPVC windows from 'frame Craft', clear glass windows and railings and textured paint.

The design elements are the MS powder coated screen on the ground floor and the seemingly simple vertical bars which slide the entire length of the first floor balcony. Landscaping is an integral part of the design of this house. In fact the house was designed after leaving the desired space for the outdoor areas and not the other way round.

Project at aziz nagar, Hyderabad

This has been one of my favourite works, a farm house in Aziz Nagar, on the outskirts of Hyderabad. The clients wanted a home away from home with all the features which would otherwise not be possible in the limited area in an urban neighbourhood.

The entire bungalow is spread out on one floor with an attic on the first floor. The ambience was to be simple, casual and relaxing. The highlights of the house are the central courtyard, the swimming pool and the picture windows which allow the unrestricted view of the greenery around. The house is equally comfortable for staying in as it is for entertaining.

The verandah which is approachable from the drawing room overhangs above the circular swimming pool and also acts as a deck. Most of the decorative elements, be it the pool side lights, the murals inside the house etc. were all brought from Pondicherry and are made of white granite.

Happenings

A delegation of TREDA/NAREDCO members visited Mumbai to study redevelopment township projects. The group visited the

projects of oneAvighna, Mantri and L & T, wherein the original land owners/settlers are allotted newly built apartments in high rises of 20 to 24 floors. Members took note of the small size apartments, use of prefabricated technologies for speedy construction and deliberated with the promoters on the issues related to redevelopment of land. Members also visited Nahar group’s project where apartments of various sizes with integrated facilities like school,

medical diagnostic centre, first aid centre, commercial block is being developed under integrated township. The delegates had substantive discussions with Sukhraj B Nahar chairman and ManjuYagnik vice chairman of Nahar Group. They also met Kailash Agarwal, chairman Avigna group, other senior personal of the company and Sunil Mantri of Mantri developers. The visit was facilitated by NAREDCO Maharastra.

NAREDCO undertook a trade mission to Turkey to coincide with the Turkish World Trade Bridge

(TWTB 2014) organised by Confederation of Businessmen & Industrialists of Turkiye (TUSKON) at World Trade Centre, Istanbul recently. fICCI, CII and TICCI from India also participated in the mission. The NAREDCO delegation was lead by R ChalapathiRao, Vice President, NAREDCO and the fICCI delegation was lead by Anoop Kumar Mittal, CMD, National Building Construction Corporation.

The two days Turkish World Trade Bridge 2014 was a grand show with 118 stalls displaying a wide product range of Building Materials, furniture

and Construction Machinery. The trade fair held concurrently B2B meetings with 211 Turkish manufacturers and Businessmen. About 1500 international delegates interested in establishing trade links with Turkish manufacturers attended the twin event.

R ChalapathiRao and A K Mittal held exclusive business meetings with Rizanur Meral, chairman, TUSKON. They offered to organise exhibitions in New Delhi by NAREDCO and at Hyderabad by TREDA. Rizanur Meral asked NAREDCO/TREDA to send proposals for the participation of TUSKON members in an exclusive lounge. The Indian delegation visited a commercial project using latest building technologies and also had presentation meetings at the premises of the developers.

To fight the rising price of cement APREDA, TREDA, Builders

Association of India (BAI), the Telangana Builders federation and CREDAI teamed up to form the Joint Action Committee (JAC). Angry builders from the two states had stopped purchasing cement from July 5. The JAC was represented by almost 2,000 developers and 1,000 small, medium and mega contractors from Telangana and AP.

Caving in to pressure from the realtors' body and the Telangana government, cement manufacturers agreed to reduce prices by Rs 20-25 per 50 kg bag depending on the brand, according to P. Dasarath Reddy, president, TREDA and co-convener of the JAC.
