Q. We have had electric power outages from storms lately. It is inconvenient, so I want to fi nd some type of backup elec-tric power. What are some options that are not extremely expensive to purchase or install?

A. A small gas-o l i n e - p o w e r e d generator, which you can buy at any home-center store, is a reason-ably priced op-tion, and various appliances can be plugged directly into the generator outlets. Don’t try to connect one of these generators to the electrical wir-ing in your house, however. It likely cannot produce enough electricity output, and it can be a hazard for electric-utility repairmen.

Another simple and inexpensive option is an emergency portable battery pack, which is available at most automotive-supply retail outlets.

Most of these battery packs operate on old-fashioned 12-volt lead-acid batteries. The batteries are somewhat similar to the battery in your car (they are heavy like a car battery), but these batteries are de-signed to be completely discharged with-out harming the battery. The batteries used in these packs are very reliable and hold a charge for a long time.

Some newer-model portable battery packs use smaller lightweight lithium-ion batteries. These batteries work as well as the lead-acid ones, but expect to pay sev-eral times more for lithium-ion batteries.

Most battery packs have a 12-volt DC (direct current) outlet, similar to a car’s cigarette lighter or the jumper cables used to start a car. Many small electric appli-ances that are designed to run on 12-volt DC power are available at camping-supply outlets.

Battery packs also have a 120-volt outlet into which you can plug standard household appliances. The packs use an inverter that converts the 12-volt DC bat-tery to 120-volt AC (alternating current). The amp-hour rating of a battery pack de-termines how much electric power it can store and how long it can operate appli-ances or lighting.

Although the batteries can usually produce a large electric current fl ow, the 120-volt power is limited by the maximum output of the AC inverter. Even though the electric power is coming from a safe 12-volt battery, the 120-volt power from the inverter outlet is as dangerous as the electrical current from a wall outlet.

Most battery packs have a maximum output of only 400 watts, so check the wattage of the appliance before plugging it into the battery pack. If the appliance’s electricity usage is too great, it will trip a circuit breaker in the pack, but it won’t damage it.

To keep food fresh in a refrigerator — which usually needs more than 400 watts

— purchase a UPS (uninterruptible power supply) that’s designed to power a comput-er. Select a UPS with a maximum output that’s greater than the wattage requirement of your refrigerator. This will probably be

much greater than your entire computer sys-tem’s require-ment, but this is not a problem.

When my power goes off, I carry the UPS to the kitchen and plug the re-frigerator into it. When the UPS battery power runs down, I unplug the re-frigerator and plug the UPS

into a battery pack to slowly recharge it. The battery packs can also be recharged using your car battery.

Q. I built a small air-type solar collec-tor. Does it make sense to attach it to the exposed foundation and brick wall near the ground, or must it be on the roof?

A. As long as the solar collector is not shaded by trees or adjacent buildings, a ground location is great. This allows you to clean it often and provides easy access to the ductwork or electric blowers. A large vertical collector, mounted against a wall, works well with no blowers.

Make sure the collector is attached snugly to the masonry foundation and wall. These act as heat sinks to capture and store heat that is normally lost out the back of a collector. Steel sleeve anchors are the best method to attach it. Use a per-cussion bit to drill the holes the same size as the anchor.

Lamps and other small appliances can be powered by a portable battery pack, helping to keep a home’s occupants comfortable during a power outage.

People have many options when seeking a place to call home.

Among those options are condominiums and townhouses. While quite similar, condos and townhouses are different. Learning what sets these residences apart can help prospective buyers find the right fit for them.

CONDOMINIUMSCondos are residences, owned by

an individual or family, that are housed within a private building.

According to Realtor.com, condos are similar to apartments. However, instead of paying rent, condo dwellers own their space.

Condo owners usually share common areas, such as pools, recreation rooms, gyms and outdoor spaces.

People may be attracted to condos because there is very little maintenance involved.

Condos can be in large buildings similar to apartment buildings, and living spaces may be confined to one floor. High-rise condominiums may resemble skyscrapers, and a condo owner generally shares ownership of the land, the roof, the staircases and the exterior of the condominium complexes. The only thing the condo owner may own outright is his or her individual living space.

Condo owners typically rely on maintenance companies and other contractors to handle the repairs and upkeep of the spaces outside of the interior of one’s specific condo.

Residents typically pay condominium fees to a homeowners board to manage and cover these expenses. Because of the multiperson ownership, condos place

strict restrictions on what can and can’t be done to the property.

TOWNHOUSESTownhouses are usually multileveled

attached properties. A townhouse may either fall within a row of other homes or be an end unit where only one side is attached.

Many people are drawn to townhouses because of the structures’ various levels and architectural styles. Some buyers also feel that townhouses provide more of a traditional home feel than condominiums. A townhouse may come with a small parcel of land, a driveway or a private garage.

Although there may be some community amenities accessible to owners of townhouses, such amenities are rare.

Because the management organizations of townhouse communities do not handle as much maintenance, homeowners association fees tend to be less expensive than those incurred by condo owners. However, this may mean that exterior repair and roof maintenance may be the responsibility of the townhouse owner.

Townhouse owners typically take ownership of the home, the roof and the land that lies below it. However, both townhouse and condo owners are urged to read the bylaws of their communities, which should specifically list responsibilities of the owner versus the homeowner’s association or condo board.

Condos and townhouses have similarities and differences, but both can be ideal places to live for those who desire help with maintenance and worry-free living.

This week’s column was written by Juli Gates, director of communications for the Ar-kansas Realtors Association.

When the holidays are over and all of the lights and decorations come down, it means it is time to clean up the house and get orga-nized. Keeping a home clean and organized throughout the week can be a challenge. How-ever, homes don’t clean themselves, and some-one has to do it.

With the help of a few easy rules, you can keep your home looking great.

• Follow the “one-minute” rule.It is so easy to push those little tasks to the

side to do later, but they can add up quickly. Follow the “one-minute” rule — immediately do any tasks that can be completed in 60 sec-onds or less — and get those small tasks done and out of the way.

• Set aside 20 minutes to declutter/clean one area of your home.

I have a habit of pushing all of the things I need to do to one day, and then I end up spending my entire morning/afternoon during my time off playing catch-up. If you take just 20 minutes a day to declutter/clean one area of your home, you will save yourself so much time.

• Spot-clean your bathroom each night.If you are anything like me, time flies in

the morning, and the bathroom can get a little messy. Each night before bed, take some time to clean up your bathroom. Take the dirty tow-els and clothes to the laundry room, or clean off the countertops. It will be worth your while to not let that mess accumulate throughout the week.

• When you walk out of a room, always leave with something in your hand.

Each time you leave a room, take a quick scan to see if there is anything that doesn’t be-long there. If so, pick it up and put it in its proper place.

• Put your mail up and sort through it each day.

Take some time to sort through your mail as it arrives. Avoid leaving mail sitting on your countertop and creating unnecessary clutter.

• Start a load of laundry.When you have a free minute, take that time

to start a load of laundry. Laundry can build up before you know it. Save yourself some time.

• Clear the dishes from the kitchen sink each morning.

There is nothing worse than trying to cook dinner and having a pile of dishes with nowhere to put them.

• Clean out your fridge weekly.The night before your garbage pickup, clean

out that refrigerator; it has been collecting left-overs all week. This will help you to keep your fridge shelves clear and ready to hold new gro-ceries for the week to come. To reduce the risk of rebuying anything, you will be able to see what ingredients you have.

• Do a quick cleanup of your pantry once a week.

It is so easy to build up clutter in your pan-try. Get rid of those Cheerios you have been hoarding for the past month that you never re-ally intend on eating.

• Make your bed each morning when you wake up.

I am not a morning person, and I enjoy my

warm, comfy bed. The only way I am getting out of that warm bed is knowing that I have to make it and move on with my morning rou-tine. You will feel accomplished and ready to start your day.

• Stop clutter at the door.When you get home each night, it is so easy

to sling those shoes off, throw those keys down and get ready to relax. Unfortunately, you will pay for that later. Stop before you throw those items down, and take a few more steps to put them away.

• Keep everyone involved.Make sure that everyone is doing their part.

As the old saying goes, “It takes a village.”

Q. A long time ago, someone in my neighborhood made painted floor cloths, I think out of linoleum. I cannot find anything in the library about this craft. What can you tell me? And do you know of any books that could teach me how to make them?

Painted floor cloths are a clever and practical decorating aid. Because you can paint any design or motif on the flat surface, floor cloths fit into whichever style you choose.

Indoors, these cloths suit kitchens, hallways and children’s rooms. A painted floor cloth can also add character to a porch or balcony, as long as you don’t allow moisture to build up underneath the mat. Be sure to lift and dry the cloth frequently, or the built-up moisture will become mildewed and can erode a wood deck or porch, or even a cement porch base.

The basic instructions for making a floor mat are very straightforward.

Instead of using canvas, which is the traditional material for making a floor cloth, I have often used a piece of paper-backed linoleum that’s been cut to size. The trick is to decorate on the flip side, or paper-backed side. Linoleum is an excellent alternative to canvas, as the mat will lie flat, and the ends won’t need to be finished. Look for ends of linoleum rolls or sample pieces at your local home-improvement store.

To prepare the back of the linoleum, apply a coat of primer, and let it dry. Next, apply two coats of base coat, and let dry. Now you are ready to decorate as you please.

Shown here is a mat that I designed for a child’s playroom in 2000. The mat is just as fresh and fun today as it was back then, and it sits ready for lots more imaginary walks.

The neighborhood around a child’s home is the first “big world” that he or she knows. I created a freehand map of the area and painted on details and landmarks that were familiar to the child (it’s not necessary to draw everything to scale). There’s a park, a library, a grocery store or post office,

some street signs and a few other details that made the neighborhood unique.

My base color for the mat is yellow, the roads are painted gray, the grass is green, and I used a small sponge dipped in green paint to mark off trees and bushes. Then I drew in the child’s house, of course, using colors that matched. This scene became the focus of many hours of play.

Whether you choose a jaunty geometric design, a bouquet of flowers, stripes or simple motifs, enjoy making your floor cloth — and please send me a photo when it’s finished.

Q. We have a challenge that I suspect a lot of folks have, and we are hoping you can help. We have a covered back porch on which all kinds of stuff piles up — running shoes, gardening paraphernalia, barbecue gear and dog leashes (all the stuff that doesn’t quite make it into the garage because we use it daily). I have been thinking of buying some kind of outdoor

armoire. The porch is covered, but it is still exposed to some weather. The house is craftsman style.

A. Finding storage space is a perennial challenge, and it’s a challenge that we can all relate to. The solution is to add some kind of storage system to organize

your outdoor tools, shoes and boots.Since your home is craftsman, or arts

and crafts style, you will want to choose either an armoire or build a wall of shelves that are made of wood and stained to match the exterior color of your house.

You can find weatherproof armoires online. If the more ornate ones are too costly, buy a simple box-shaped one, and add trim and details in keeping with your home’s handcrafted style. If you go with shelving, choose bronze, brass or copper hardware to mount the wood shelves to the wall. These are warm metals, especially when rubbed or antiqued.

Finish your armoire or shelves with a few coats of exterior varnish to protect the surfaces from the weather. Your next challenge will be to keep the armoire or shelves tidy.

Of the 29 projects studied for Remodeling magazine’s 2017 Cost vs. Value Report, the aver-age payback in resale value was 64.3 percent. The lone project to return a higher value than its cost was the installation of loose-fill insulation in an at-tic (107.7 percent). Homeowners who replaced an existing entry door with a 20-gauge steel unit re-couped 90.7 percent of their investment at resale, placing that project second on the list. What helps homeowners who finance such projects recoup their associated costs is the relatively low sticker price of the projects, which both rank among the five least-expensive projects in the 2017 report.

A recovering real estate market has also helped homeowners recoup more of their in-vestments on some expensive projects. For ex-ample, the 2017 report saw the biggest year-over-year percentage increases in value on proj-ects such as bathroom remodels, upscale mas-ter suites, two-story additions, grand entrance installations and family-room additions. The increase in value on those projects ranged from 5.6 percent to 7.4 percent from a year earlier.

Some sales agents suggest that sellers pay for an inspection of their home before putting it on the market, but others say it’s a bad idea.

Q. My wife and I have been thinking about listing our home for sale, but we have received conflicting advice from two real estate agents.

One agent said we should pay for a pre-inspection of our home before we list it because a good report would help our marketing efforts and boost the eventual sale price.

The other agent said we’d be foolish to pay for a pre-inspection because we would then have to disclose any defects that the report uncovers, which could lower the final sale price. What do you think we should do?

A. Agents are indeed split over the idea of pre-inspections. I’m in the camp that’s against such reports because I believe the potential pitfalls often outweigh the possible benefits.

Sure, a pre-inspection report that shows that the home is in pristine physical shape can be a valuable marketing tool. The ability to provide such documentation to prospective buyers can sometimes help the home sell faster and for more money.

And even if the pre-inspection report finds hidden defects the current homeowners didn’t know about, it allows them to make repairs before listing the home for sale as to improve its marketability.

There are, however, some big downsides of a seller getting a pre-inspection.

The first is that too many homeowners think their property is in terrific shape, only to find out from the report that their property has one or more previously unseen problems — anything from a shifting foundation or slow-leaking pipes to termite infestation, dry rot or mold.

If the sellers’ pre-inspection report uncovers problems like these, they could spend tens of thousands of dollars to repair them in the hope of getting a better price after putting their property up for sale. But if the sellers do nothing, they will be legally required to tell prospective buyers about such issues under their state’s real estate disclosure laws. The potential buyer could then — understandably — lower the offering price to offset the cost of making the needed repairs.

In my opinion, it’s better to just skip the cost of a pre-inspection.

Any savvy buyers are going to order an inspection of their own. If problems are found, both parties would then have the option to renegotiate the terms of the deal rather than watching it fall apart.

REAL ESTATE TRIVIAA survey of members of the American

Society of Home Inspectors (www.ashi.org) found that the most common problem discovered in a home that’s for sale is “improper surface grading and drainage.” This issue is responsible for many costly maladies, from cracked foundations to flooding in a home’s basement, attic or crawlspace.

Q. Are the monthly dues I pay to my homeowners association tax deductible?

A. If the HOA governs your personal residence, they are not. However, if the dues you pay are associated with a rental-property investment, the cost can be deducted to offset part of the annual rental income that you receive.

Q. We are reviewing different bids from contractors for an upcoming remodeling job that we are planning.

All three of the bids have something called a “force-majeure” clause that would seem to allow the remodelers to avoid penalties if they can’t complete the work on time because of a severe storm or other act of God.

Is this common? Is it legally enforceable?A. Yes, such clauses are common in most

remodeling contracts today, and they provide a layer of legal protection if certain types of unexpected events prevent a job from being finished by the time the contractor originally promised.

Force majeure is a French term that roughly translates to “greater force.” Examples include the hurricanes that devastated the South last summer, or the Northeastern snowstorms and

California wildfires and mudslides that struck more recently. Those catastrophes left tens of thousands of real estate projects stalled in midstream and countless others that were still in the planning stages in limbo.

By exercising such a clause, a contractor or home developer may avoid financial penalties if an unforeseen problem makes it impossible to finish a job on time. In some cases, a homeowner or buyer can also cite a force majeure to cancel a remodeling job or a planned purchase without penalty.

Though most uses of a force-majeure clause involve some type of natural disaster, they sometimes stem from a “man-made” act. Past examples include riots, arson and even labor strikes.

Whether it’s the sifting through mountains of swatches or trying to remember all the unique names for the color blue, selecting a new paint color for your home-improvement project can be a daunting task.

According to Chris Stigliano, merchandising director at Lowe’s, there are three stress-free steps you can take to ensure that you choose the right color for your interior spaces.

Step 1: Size up the space• Consider the room’s shape and size.A lighter color can make a small room

feel more spacious, while a darker color can help an immense room seem cozier.

• Take the room’s architectural details into account.

Think molding, trim, columns and brackets. What’s attractive, and what’s not? Varied intensities and hues can complement architecture, furnishings and art. The right paint can accentuate a room’s best features and hide the less appealing aspects of the space.

• Factor in function.Will the main purpose of the room be

eating, sleeping, working, entertaining or something else entirely? A warm color in the living room or family room creates a more comfortable and inviting atmosphere for guests than a cooler one.

Step 2: Choose the color palette.• Consider your own preferences.Paint color should reflect your mood and

personality. What are your favorite colors? If you’re having trouble selecting a shade, try

looking in your closet. The colors you enjoy wearing are most likely the ones that make you feel good. You’re the one who has to live in the space, so live with the shades you love.

• Consider emotional response.Studies show that room color can affect

your mood. Hues of blue, green and neutrals — such as beige, gray and white — can create an overall sense of calm. On

the other hand, shades of red, orange and bright yellow provoke high energy. Find out which colors work best in each area of your home.

• Work with what’s already there.If you’ve already chosen an interior

decor or if you’re working with a room that’s already furnished, focus on a favorite fabric color, piece of art or furniture, or other object. Bring a pillow, a piece of

fabric or even a favorite pair of shoes to Lowe’s, and an associate will custom blend a paint shade to match.

Step 3: Get samples.• Ask for a color wheel.The color wheel has thousands of hues

to choose from. Bear in mind that paint is generally divided into two groups — bolds (such as reds, greens, pinks, blues, greens and purples) and neutrals (such as pastels, beiges, grays and whites). Neutrals are generally considered to be a safer choice because they blend with many different decor styles, meaning if you plan to change your decor later, you can often keep the same color on the walls.

• Get samples of three or four different colors you like.

Colors often look different in the store than they do at home because of the changes in light. Rather than running the risk of buying gallons of paint you don’t like, try a few samples first. Samples are an inexpensive way to ensure that you’re making a good choice.

• Test it out.Paint a 1-foot square in each color on

your wall. Over several days, study the colors at different times of day, comparing the way each color looks in natural sunlight and artificial light.

By following these simple steps, you will increase your color confidence. So don’t be afraid to paint bold and bright. If you love a vibrant color such as peacock blue or fuchsia, go for it!
