SARATOGA LAKE Real Estate Trends

The dog days of summer are behind us and La-

bor Day is rapidly approaching. In most people’s

minds this marks the end of summer. No doubt you’ve seen real estate “For Sale” signs go up,

“Sale Pending” riders attached, and eventually

“Sold” signs appear. You’re probably curious as

to what is happening in your real estate market. What did your

friends and neighbors homes sell for?

Below are examples of property listings in the Saratoga Lake

area that include ACTIVE, PENDING, and SOLD listings over

the last three months. For the purpose of defining and looking

at our particular market, I have considered “Existing” homes

surrounding Saratoga Lake that have a water view and lakefront

or water/dock rights as reported in the Capital District Multiple

*The information in this report was gathered from third party sources including the seller and public records. CRMLS and its subscribers disclaim any and all representations or warranties as to the accuracy of this information. These properties meet the following criteria: properties AC-

TIVE and PENDING or SOLD within the last (3) three

months. They also must have: lake views; and water/dock rights

and/or Lake Frontage

During the last three months there have been six property

Sales with an average price of $483,333 and median price of

$460,000. Currently there are five listings that are Pending.

The average listing price is $725,960 and the median listing

price is $459,900. When the final Sales prices are reported, the

results of these two metrics will likely be somewhat reduced.

However, the overall Sales price trend will likely show an im-

provement. Please note however, that two of the five properties

that are Pending are priced in the million dollar range which

helps account for the relatively high average listing price.

There are currently 17 Active listings that are available for re-

sale. The average price for these properties is $608,457 and the

medium price is $496,750. Listings are available in a wide range

of prices.

It’s encouraging that the demand for Saratoga Lake proper-

ties increased particularly in the higher end segment. However,

of some concern should be the fact that the stock market has

been so erratic. This could adversely impact the willingness of

potential high end home buyers to pay up for property. Many

of these buyers have traditionally paid cash. In addition the

potential for interest rates rising in the short term seems to

have minimized which could impact a sense of urgency to pur-

chase before mortgage rates increase. Thus, listings could re-

main on the market longer as we move into the fall and be-

yond. Motivated Sellers might want to reconsider their current

pricing/positioning strategy and make any adjustment sooner

than later.

Labor Day in United States

Labor Day is annually held on the first Monday of September. It was originally organized to celebrate various labor associations' strengths of and contributions to the United States economy. It is largely a day of rest in modern times. Many people mark Labor Day as the end of the summer season and a last chance to make trips or hold outdoor events.

About Labor Day

The first Labor Day was held in 1882. Its origins stem from the desire of the Central Labor Union to create a holiday for workers. It became a federal holiday in 1894. It was originally intended that the day would be filled with a street parade to allow the public to appreciate the work of the trade and labor organiza-tions. After the parade, a fes-tival was to be held to amuse local workers and their fami-lies. In later years, prominent men and women held speech-es. This is less common now, but is sometimes seen in elec-tion years. One of the reasons for choosing to celebrate this on the first Monday in September was to add a holiday in the long gap between Independence Day and Thanksgiving.

School bells are ringing, loud and clear; Vacation’s over, school is here.

We hunt our pencils and our books, And say goodbye to fields and brooks,

To carefree days of sunny hours, To birds and butterflies and flowers.

But we are glad school has begun. For work is always mixed with fun.

When autumn comes and the weather is cool, Nothing can take the place of school.

A LOOK BACK AT HURRICANE IRENE AND TROPICAL STORM LEE Within days of each other, Hurricane Irene and Tropical Storm Lee made landfall in the continental United States, wreaking havoc with torrential rain-storms and wind damage. Hurricane Irene first made landfall on August 22, 2011 as a category 1 hurricane in Puerto Rico and five days later made landfall over the outer banks of North Carolina. On August 28, 2011 our area was deal-ing with high winds and flooding. Continued next page.

A few days later on September 1, 2011 Tropical Storm Lee made landfall in Loui-siana. Although it was only a tropical storm, the huge size of the disturbance affected other states. The slow-moving storm caused major flood damage and spawned 30 tor-nadoes as it moved to the northeast. Remnants of Lee reached Pennsylvania and New York. Here are some photos that were submitted to Shore Lines by some of our mem-bers. To those of us who were here to cope with the bad weather, this is a look back. For others the photos are eye openers.

The New Waterfront Park Making Saratoga Lake Accessible to All

Since the City of Saratoga Springs opened the new scenic 4.6 acre Waterfront Park on Saratoga Lake to the public in early July, hundreds of residents and visitors daily have enjoyed the park’s vistas, picnic areas, and launch site for kayaks and canoes.

The City's opening of the Waterfront Park came just two months after the Town of Stillwater reopened Brown’s Beach, an achievement that created another public access point for kayakers and canoeists. Thanks to the City’s purchase last fall from the Blodgett family of five acres on Kayaderosseras Creek, which flows into Saratoga Lake, there is a third public ac-cess point on the Lake. Already, a footbridge that will serve as a launch point is in the works. Saratogians have a great new park, a new recreational waterway, and another addition to Saratoga Springs’ natural beauty and green space, available to all. The City of Saratoga Springs has thanked the Saratoga Lake Association for partnering with the City to bring this project to fruition. At the dedication, the Saratoga Lake Association presented the City with a certificate of appreci-ation for restoring public access to our lake. Submitted by the City of Saratoga Springs

Mayor Joanne Yepsen accepts a gift of thanks from the Saratoga

Lake Association for her part in making Waterfront Park a reality.

Pharmaceutical Contamination

in our Waterways

(in the latest issue of NYSFOLA’s newsletter, Waterworks, Presi-

dent George C. Kelley wrote an interesting and timely article on

medicines that end up in our waters. We thought our readers

would be interested and take note of this important information.

The following is an excerpt from Mr. Kelley’s article)

Why not Flush?

Do NOT flush or pour unwanted, unused or expired medications down the drain. This includes expired and unused prescriptions and over-the-counter drugs. Flushed medications can get into our lakes, rivers and streams. Research has shown that continuous exposure to low lev-els of medications has altered the behavior and physiology of fish and aquatic organisms. Pharmaceuticals enter our wastewater from a variety of sources including the flushing of unused medications. Long-term exposure to low levels of antibiotics might result in the evolution of, or selection for, drug-resistant microbes and bacteria. Keep in mind that all medicines are chemicals, and pharmaceuticals are one of the new emerging pollutants impacting our surface and groundwa-ter supplies.

Let’s spread the word to keep our lakes free from these contaminants!

This has been a busy year in Saratoga Springs with many events celebrating the City’s centennial. Events are ongoing and you can check on happenings at their web site:

Residential Fire Protection – 2015 Updates The smoke detector came on the market for home-owners in 1965, 49 years ago, yet today 3 out of 5 fire deaths are the result of fires in homes with no smoke alarms or no working smoke alarms. The National Fire Pro-tection Association’s fire prevention week theme for 2015 is; Hear the Beep Where You Sleep, Every Bedroom Needs a Working Smoke Detector. To protect you and your family, smoke detectors should be placed in each bedroom, out-side each sleeping area and on every level of the home. Please make sure your detectors work; take a moment to simply place your finger on the button, push and test. If it works, great if not replace the battery or the detector. Did you realize that smoke detectors have a limited life, the sensing mechanism is only good for an average of ten years from the date of manufacturer, look on the back of the detector, and it will have a date. New York State passed legislation during the 2015 legislative session that provides that batteries in a battery operated single station smoke detector shall be non-replaceable, non-removable and shall power the detector for at least ten years. The bill is awaiting signature by the Governor to become law. This new generation of detector also has a nuisance button, where you can silence the detector when you burn the bacon. One of the struggles that the fire service is current-ly having is that smoke detectors can alert you and give you time to escape, but what if you are a child or you are una-ble to move due to injury, illness or age? The smoke detec-tor does not put out the fire; it only alerts you that you may have one. The fire service has been tepid in its sup-port for residential sprinklers, partially due to the conflict-ing information that has been perpetrated by those op-posed to residential sprinklers. Fact, the 2010 and the 2012 International Residential Codes have residential sprinklers in them; many states have bowed to the pres-sures of political action committees and have struck resi-dential sprinklers from adoption. Two states that have not; California and Maryland. Where residential sprin-klers have remained in the code two things have occurred, the price per square foot to install sprinklers has dropped dramatically due to competition; the second thing that has occurred is a lower death toll from fire. Because of the unrealistic fire scenes in the movies or on TV most people don’t realize you only have 3 minutes or less to escape from a home that is on fire. Why? Because today’s furnishings and finishes are created from oil, which burn hotter and faster than legacy materi-als such as wool, cotton and other non-plastic base materi-als. When a smoke alarm sounds, do not hesitate, stop

what you are doing and get outside to your meeting place. From experience, we have witnessed test fires where the smoke alarm has activated just seconds from ignition, before you can even smell the smoke and an-other fact is that if you are sleeping soundly, you do not smell smoke. That is why at night victims are overcome by the products of combustion and gases such as carbon monoxide. Do yourself a favor, make sure you protect your family and loved ones with smoke alarms; we lose close to 3,000 of our family and friends annually and injure another 14,000. On average, seven people a day die from fire deaths in the home. We don’t want you to be one of them. As of August 17th, 963 people have died in one and two family dwellings, 53 of them in New York State. The sum total of fire fatalities in the US stands at 1495 friends, family and neighbors. Want to go the next step, install fire sprinklers as part of the plumbing system. Home fire sprinklers will control or may even extinguish a fire in less time than it would take for the fire department to arrive. The risk of dying from a fire in your home is cut 33% with the use of smoke detectors, its cut 80% if you have sprin-klers. In addition property loss is cut 70% and most fires are controlled by one sprinkler head. Again we have been watching too many movies, only the sprinkler head that is needed will activate and extinguish a fire, not all of the heads go off at the same time. Watch the following video and pay close attention to the time lapse on the video; https://www.youtube.com/watch?v=AH6J-Szo8dw. There are three things working against us, there are fewer volunteers and career departments are under-staffed, homes burn hotter and faster than ever before and light weight building systems disappear faster in a fire giving you less time to escape. So, do you want to protect you and your family or not? (submitted by Tom Rinaldi, Commissioner, Stillwater Fire District/Arvin Hart Fire Co.)
