Sunset and construction partner Clarum Homes recently opened four, 1,500-square-foot condominiums in Palo Alto. They combine sustain-able building materials and design with personalized, energy-efficient technologies.

Most notably, the condos are wired for either Savant or Control4, two similar home-automation systems. These programs allow homeown-ers to control all their electron-ics through an application on their touch-screen phone or tablet com-puter, even from a remote location.

ble,” said Kathi McCalligan, Sunset Home Programs direc-tor. “We wanted to educate readers and the public that this is available.”

For example, a homeowner coming home on a cold night could use his personal device to turn on the heating, turn up the lights and switch on his favorite music so that all are ready and functioning when he arrives. On the other hand, if the homeowner leaves and forgets to turn off the lights, he can switch them off from afar.

Homeowners also can ac-cess the home security system with their personal devices. Street-level cameras and se-curity protection software alert homeowners if some-thing goes awry.

“If you’re gone, and some-body is inside your house, you will know that,” McCalligan said. “If a door was open, and it wasn’t supposed to be, you’ll know.”

Similarly, “If your teenage son is due to get home at 4, he may or may not call you, but ... you can check if (the) door was used at 4,” she said.

Each front door is equipped with a keyless entry system, and each resident is given his or her own numeric code to type into a keypad. This entry system eliminates the need for a locksmith yet still is secure to prevent break-ins, she said.

Two of the condos — those with home-automation tablet computers included — are be-ing sponsored and promoted by Sunset and will be featured in the magazine’s November edition.

“We’re just trying to paint the big picture of a smart home and what that means: the green components and technology components,” McCalligan said. “Bringing (these components) together brings the average family some tremendous benefits: convenience, energy savings and money savings.”

Money savings, indeed: Using the phone or tablet app, homeowners can see their pat-

tern and cost of energy usage in real time and learn what time of day is most cost-effec-tive. Subsequently, they might choose to run their washing machine at midnight instead of 6 p.m. to save on costs.

Homeowners who monitor their energy usage typically reduce home energy con-sumption by 10 to 15 percent, according to Clarum president John Suppes.

“The technology takes (these homes) to the next level” of green living, McCal-ligan said.

Suppes’ favorite feature, the Heat Recovery Ventila-tor (HRV) system, filters in fresh air from outside and re-leases stale air without losing any heat. The HRV, paired with double insulation and airtight home sealing, makes these homes Passive Homes, or buildings that require very little energy use for heating and cooling.

This designation makes the smart homes “up to 90 per-cent more energy-efficient than the average home,” he said. “The average home has leaks equivalent to a 3-by-3 window.”

Additionally, the home is equipped with a solar elec-tricity system and a solar hot-water-heating system, which should heat up about 90 per-cent of the domestic hot-water use, he said.

“What’s unique about these homes is there’s no gas,” he continued. “They run on elec-tric only.”

Located at 420 Cambridge

Ave., Palo Alto, the homes sit just off El Camino Real, parallel to South California Avenue and less than 700 feet from the nearest Caltrain station and bus stop. It’s an unusually urban location for the largely suburban com-munity of Palo Alto — and therein lies the key, McCal-ligan said.

California Avenue is known as a Pedestrian and Transit Oriented District (PTOD), a location that allows close walking and biking to mass transit, a grocery store, res-taurants and other service shops. The homes’ proximity to this area, along with their energy-efficiency and green building materials, made their construction the first LEED Platinum project in Palo Alto, Suppes said.

LEED (Leadership in En-ergy and Environmental De-sign) is a green-building cer-tification system developed by the United States Green Building Council that ranks buildings as Certified, Silver, Gold or Platinum.

The three-story, detached homes are located on a sec-ond-story “Plaza Level,” with commercial space and a park-ing garage located below. The garage includes a car-stacking system to optimize space along with electric-vehicle charging stations.

Realtors expect to sell the smart homes for about $1.4 million, with the Sunset (pre-set) homes priced at $35,000 to $50,000 more than the oth-ers, Suppes said.

I must have been a pioneer woman in a previous life. I enjoy growing food for our table, being thrifty and holding

quilting bees. Well, not real quilting bees, but my own modern version.

Informal social gatherings focused around creating something for the home are fun, synergistic and have saved me loads of time and money. If you enjoy sharing your home with friends and like to make things, try hav-ing your own “stitch and chatter” session.

A few ideas:Art and craft parties. Every few months

I have an art party during which I share a craft technique. I’ve held greeting card, mo-saic and collage sessions. I’ve also attended parties at my friends’ homes. One friend showed me how to make stationery and oth-er paper items using rubber stamps; another shared bookmaking techniques and another showed me how to mat and frame artwork. The idea is to share a process you enjoy and have some facility in, provide some basic materials for your friends to use and then spend time working together.

During the work period there’s time to talk and share techniques and discoveries along the way (sort of like free-play time in elementary school). If you don’t have a special skill or technique to share you can still hold a “bring your current art or craft project” session.

I do this regularly with an artist friend so that we can encourage each other in our creative endeavors. We both find that if we don’t schedule in creative get-togethers we’ll never do anything creative because there’s always laundry to do, checkbooks to bal-ance, etc.

Lectures. Is there an area of interior de-sign, decorating, architecture or gardening you’d like to know more about? Consider asking a design-related professional to give a presentation or demonstration to a group of friends in your home. Some presenters will be willing to do this for free, whereas oth-ers may charge a fee for their time, the cost of which you can divide amongst attendees.

Last year I hosted a feng shui class in my home. I invited 10 people to join in the full-day class. Everyone had an opportunity to ask about her home, we shared lunch and all walked away with more knowledge and having enjoyed each other’s company.

Swap parties. To help keep my house

clutter-free, and to get something new for free, I hold regular exchange parties. Ev-ery swap has a theme — books and CDs, clothing or knick-knacks (also known as “white elephants”). I go through all my closets and drawers

purging them of unwanted items that may become a treasure for someone else.

Each guest brings as many items as she wants and food to share. We sit in a circle and take turns holding up a cast off in front of the group, and anyone who wants it snags it. We go around the circle until all wanted items have been given away. Any unwanted items are boxed and donated to the group’s chosen charity.

Work exchange. There are many tasks around my home I don’t enjoy doing or have the expertise to implement. To make these chores more pleasant I arrange to do them with someone who gets pleasure out of per-forming them or who does them profession-ally, in exchange for helping him/her with something in their home.

I recently exchanged a four-hour living room transformation for four hours of orga-nizing help in my garage. My professional organizer friend needed help fitting in a new armoire and giving her living room cohesion and flare — a task she felt was too over-whelming to deal with on her own. Together we rearranged all the furniture, repositioned art and scrounged accessories from cabinets and drawers.

On her visit to my home a week later she enthusiastically helped me reorganize my garage. A job I would normally have dread-ed became fun because she loves organiz-ing. I have also traded for garden design services, furniture, window cleaning and sewing. What special skill or talent could you give to a friend in exchange for helping with a dreaded chore?
