“You can click off anything and say, ‘Yeah, I walk there,’ even the train station,” Letts said.

“Everyone seems to walk or ride bikes, which helps you get to know your neighbors,” said Megan Bar-ton, who moved to Professorville with her family in 2007.

In recent years, the walkability to downtown has created severe parking problems. Commuters, eager to take advantage of the lack of a time limit, pack Ramona and Bryant streets bumper-to-bumper

during work hours.Residents are left with limited

street-side parking options — a serious issue, since many of the older homes were built without garages.

Similarly, “Lincoln’s kind of a thoroughfare now,” Letts said. “When we moved in, it was very quiet.”

The neighborhood has experi-enced significant change during the last decade, according to Palo Alto historian Steve Staiger.

Letts remembers watching her Lincoln Avenue neighbors transi-tion from predominantly families to older, retired empty-nesters. But the area has recently attracted many families with young chil-

dren, reinvigorating the gentrified atmosphere.

“There’s this new surge of en-ergy,” Letts said. “It’s all good stuff, it really is.”

“I feel like the older neighbors socialize wonderfully with those of us that are younger or have younger families,” Barton said.

Even a short walk through the neighborhood reveals the jux-taposition of old and new. After passing several traditional hous-es, a new-construction home can suddenly appear, jarring the land-scape.

Residents who wish to renovate or rebuild their houses often ex-perience opposition from the Palo Alto Historical Review Board (HRB), which seeks to maintain

the historic status of the area. One couple recently spent three years and $500,000 fighting the HRB

for the right to demolish their Lin-coln Avenue home.

Despite the headaches of the permit process, most residents support the efforts to maintain the traditional look and feel of Profes-sorville, Letts said.

“We really appreciate the people that come in and keep the integ-rity of the houses,” she said. “No two houses are alike.”

It was this protectiveness that motivated Palo Alto residents to unify to save Professorville in the 1970s from a proposed 18-story health center. Letts and Barton agreed that the community is still strong today.

“We take care of each other’s children, pets, share meals,” Bar-ton said.

“It’s the old borrowing the sugar, borrowing the egg,” Letts explained.

A bout nine months ago I started a design group. The idea came to me when thinking about what

to do next in the field of horticulture. I invited four smart people to lunch and we sat down and started talking about the interface between indoors and out-doors.

On the team are a building architect, a landscape architect and two design/build contractors. Together we brain-storm design ideas, alternative energy, conservation, recycling technology, plantings and materials as well as what others are doing in the field of innova-tive landscape and building design.

This month’s tips will be about how to start your own group so you too can bring about change in the gardening world. Here are the tips:

1. Choose a topic to meet about. It needs to be challenging while not too obscure. I chose the indoors/outdoors interface because it has been addressed for a long time and is still not what it can be. Find your own challenging questions to be asked.

2. Gather people as smart or smarter than you to talk about your topic. This will stimulate you to do your home-work, plan your meetings and be on your toes about your subject matter.

3. Invite them to someplace special. I invited my group to the Ritz for lunch (on me the first time then we split the bill). Once a quarter we meet, eat and

talk. It has a nice atmosphere, good food and a certain prestige. They are all busy and have plenty of projects going but lunch out, in a nice place, with an interest-ing group and a challenging topic is hard to turn down.

4. Get permission first and then re-cord your meetings. This is important for future reference and to help with your notes and follow up. I use my smart phone. It has a good microphone and I can title the recording and date it immediately.

5. Write an outline of what your meet-ing will be about and what questions you will have for the group. Ask two or three open-ended questions to get the conversation going. An open-ended question is different than a yes-or-no question. Often it starts with “What do you think about ... ?”

6. Continually read and study your subject so that you are current with what is going on in the world. Watch the TED.com conference talks. These are amazing, brief talks on technolo-gy, entertainment and design that give plenty of material for thought. Search the Internet, go to the library or take a

class. All this and more give you lead-ership material for your next meeting.

7. Stay flexible with your thoughts and your role. People may come and go from your group. Don’t lose heart. You may change directions. Flow with it.

8. Practice anti-mastery. If Malcom Gladwell says it takes 10,000 hours to gain mastery, and you don’t have an ex-tra 10,000 hours then why not practice anti-mastery. That is, try something new each time you meet. Take a risk with the topic, the method of convers-ing, who leads and who follows and what the outcome goal of the meeting is.

9. Cultivate beginner’s luck. There is truth to the old saying “beginner’s luck.” I have asked over a hundred people if they believed in it and an overwhelm-ing majority said yes. Why is this? Be-cause when we do something for the first time we don’t have any experience of failing and thus we relax and can do better. How do you cultivate beginner’s luck? Think like a child, be fearless, try everything then go at it with excitement and panache. You will be more likely to succeed.

10. If you come up with ideas, de-signs, new techniques or technology, I recommend sharing them. There are probably others out in the world who are thinking along the same lines. Part-ner with them, share your strengths and try to help make the gardens, homes and people of this planet better for it.

Safety Tips for SellersWhen Showing Their Home

It is a REALTOR®’s job to protect consumers in a real estate transaction, but the physical safety of their clients is also important. Buyers and sellers, too, can be vulnerable as they allow strangers into their homes, or visit other people’s property.

Practicing safety measures is the smart thing to do, and as the Silicon Valley Association of REALTORS® observes REALTOR® Safety Month in September, REALTORS® share the following tips to protect their clients against crime, especially at an open house. An open house can be a great sales tool, but it also exposes you to numerous unfamiliar people for the first time. Thieves and assailants have been known to prey on open houses. Be watchful of suspicious behavior.
