The presence of mold in a home is a sight few homeowners want to see.In addition to being unsightly, mold found in a home can be unhealthy. While certain cleaners may prove effective at removing mold, homeownerswho want to remove existing mold growths and prevent future growths maybenefit from gaining a greater understanding of mold and why it grows in-side homes.

What is mold?Mold is a blanket term used to describe fungi that can be found both in-doors and outdoors. Many species of mold exist, and the Centers for Dis-ease Control and Prevention notes that some estimates suggest there maybe more than three hundred thousand different species of mold. Commonindoor molds include cladosporium, penicillium, alternaria, and aspergillus.

Which conditions promote mold growth?Homeowners may notice that mold tends to grow in specific areas of theirhomes but not in others, and that's because molds grow best in certainconditions. Warm, damp and humid conditions, such as those found inpoorly ventilated bathrooms and basements, make ideal breeding groundsfor mold.

What are the effects of mold exposure?Molds are a natural and resilient part of the environment, but mold growthindoors should be addressed and avoided. Mold spores are tiny and invis-ible to the naked eye, and when these spores attach to wet surfaces, theybegin to grow. Once these spores begin to grow, they can then affect peoplein various ways. Roughly a decade ago, the Institute of Medicine found suf-ficient evidence to support a link between exposure to indoor mold andrespiratory tract issues, such as coughing and wheezing in people whowere otherwise healthy. The same report found that mold may trigger

asthma symptoms among people with asthma and hypersensitivity pneu-monitis, a disease in which the lungs are inflamed when a person breathesin certain dusts he or she is allergic to, in people susceptible to that con-dition.

Some people who do not have a preexisting condition can still be sensitiveto molds. When exposed to mold, such people may experience symptomslike nasal stuffiness, eye irritation, wheezing, or skin irritation.

How can exposure to mold be decreased at home?Adequate ventilation is arguably homeowners' best friend with regard toreducing mold exposure at home. Control humidity levels in areas of thehome that tend to be warm and humid, such as the kitchen and bathroom.Install an exhaust fan in the kitchen and bathroom and a window in thebathroom if yours does not already have one.

The CDC recommends that humidity levels be no higher than 50 percentthroughout the day, and an air conditioner and dehumidifier can help youkeep indoor humidity levels in check, especially during the summer whenhumidity levels tend to be their highest of any time during the year.

When renovating your home, remove any existing carpeting from bath-rooms and basements and toss out soaked carpets or upholstery as well.If painting will be part of your home renovation projects, add mold inhibitorsto paints prior to application.Mold that grows inside a home is unsightly and potentially unhealthy. Butconcerned homeowners can take several reactive and proactive steps toreduce existing mold growths and prevent them from returning in the future.SH152903

Regional Service Commission 11Approves FRSW Landfill Scrubber

In its quest to continue leading-edge technology while reducinglandfill odours, another step toward environmentally sustainableoperations will begin at Fredericton Region Solid Waste.Following budget approval from Regional Service Commission11, FRSW will install a Hydrogen Sulfide (H2S) scrubber at itsAlison Boulevard location, home to the region’s landfill and highlysuccessful Landfill Gas Utilization Plant.FRSW is a division of commission 11 which approved the scrub-ber purchase and installation. The price of the state-of-the-art H2S scrubber system will bejust over $625,000. It is expected to be operational by late sum-mer or fall this year.In order to maintain control of landfill odours from the approxi-

mate 80,000 metric tonnes of garbage received each year, theH2S scrubber is an environmentally safe operation that operatescontinually with no sulphur emissions or hazardous waste yield.Hydrogen sulfide is a chemical compound that is a colourlessgas, but offers a distinctive odour. Not only will the H2S scrubber be operational in 2015, FRSW isalso taking considerable steps to continue its pursuit of keepinglandfill odours to a minimum. The closure and capping of numerous garbage cells in the land-fill area and a new process that will develop open cells on a one-year capacity are all in the works to continue FRSW’s aggressivecommunity approach to being environmental stewards. The landfill has been using cells on a two-year basis. The present open debris pit will be capped by the end of 2015.FRSW operates five lines of business including landfill opera-

tions, recycling, construction and demolition, Household Haz-ardous Waste and Landfill Gas Utilization Plant. The utilizationplant harnesses methane gas and produces energy which issold to NB Power and put on the provincial entity’s grid.

LED (light-emitting diode) is rapidly becoming the standard in today’s lightingindustry. LED’s have quickly evolved from a simple light bulb concept to inte-grated light fixtures and accessories that display excellent color rendering andlumen output. Today lighting showrooms offer exclusive under cabinet lighting, recessed lighting and fixtures with built-in dimmable LED’s not available in yourmass merchandising store. All lighting displayed in these photos are LED.

10 Benefits of today’s new LED’s

1. Long LifeLong life time stands out as the number one benefit of LED lights. LED bulbsand diodes have an outstanding operational life time expectation of up to100.000 hours. This is 11 years of continuous operation, or 22 years of 50% op-eration. If you leave on the LED fixture for 8h per day it would take around 20years before you’d have to replace the LED.

2. Energy EfficiencyToday’s most efficient way of illumination and lighting, with an estimated energyefficiency of 80%-90% when compared to traditional lighting and conventionallight bulbs.

3. Ecologically FriendlyLED lights are free of toxic chemicals. Most conventional fluorescent lightingbulbs contain a multitude of materials like mercury that are dangerous for theenvironment.

4. Durable QualityLEDs are extremely durable and built with sturdy components that are highlyrugged and can withstand even the roughest conditions.

5. Zero UV EmissionsLED illumination produces little infrared light and close to no UV emissions.

6. Design FlexibilityLEDs can be combined in any shape to produce highly efficient illumination. In-dividual LEDs can be dimmed, resulting in a dynamic control of light, color anddistribution. Well-designed LED illumination systems can achieve fantastic light-ing effects, not only for the eye but also for the mood and the mind.

7. Operational in Extremely Cold or Hot TemperaturesLED are ideal for operation under cold and low outdoor temperature settings. For fluorescent lamps, low temperatures may affect operation and present achallenge, but LED illumination operates well also in cold settings, such as foroutdoor winter settings, freezer rooms etc.

8. Light DispersementLED is designed to focus its light and can be directed to a specific location with-out the use of an external reflector, achieving a higher application efficiency thanconventional lighting. Well-designed LED illumination systems are able to deliverlight more efficiently to the desired location.

9. Instant Lighting & Frequent SwitchingLED lights brighten up immediately and when powered on, which has great ad-vantages for infrastructure projects such as e.g traffic and signal lights.

10. Low-VoltageA low-voltage power supply is sufficient for LED illumination. This makes it easyto use LED lighting also in outdoor settings, by connecting an external solar-energy source and is a big advantage when it comes to using LED technologyin remote or rural areas.

Home improvement projects can turn a house into a home. Homeowners plan scores of renovations totransform living spaces into rooms that reflect their personal tastes and comforts.Homeowners going it alone may find things do not always go as planned. In fact, a Harris Interactivestudy found that 85 percent of homeowners say remodeling is a more stressful undertaking than buyinga home. But homeowners about to embark on home improvement projects can make the process gomore smoothly by avoiding these common pitfalls.

Failing to understand the scope of the projectSome homeowners don't realize just how big a commitment they have made until they get their handsdirty. But understanding the scope of the project, including how much demolition and reconstruction isinvolved and how much time a project will take can help homeowners avoid some of the stress thatcomes with renovation projects. For example, a bathroom renovation may require the removal of drywall, reinforcement of flooring to accommodate a new bathtub or shower enclosure and the installation ofnew plumbing and wiring behind walls. So such a renovation is far more detailed than simply replacingfaucets.

Not establishing a budgetHomeowners must develop a project budget to ensure their projects do not drain their finances. If yourbudget is so inflexible that you can't afford the materials you prefer, you may want to postpone the projectand save more money so you can eventually afford to do it right.Without a budget in place, it is easy to overspend, and that can put you in financial peril down the line.Worrying about coming up with money to pay for materials and labor also can induce stress. Avoid theanxiety by setting a firm budget.

Making trendy or overpersonal improvementsHomeowners who plan to stay in their homes for the long run have more free reign when it comes to

renovating their homes. Suchhomeowners can create a billiardsroom or paint a room hot pink ifthey so prefer. However, if the goalis to make improvements in orderto sell a property, overly personaltouches may make a property lessappealing to prospective buyers.Trends come and go, and im-provements can be expensive. Ifyour ultimate goal is to sell yourhome, opt for renovations that willlook beautiful through the agesand avoid bold choices that mayonly appeal to a select few buyers.

Common mistakes made on home renovation projects

Page 9: Home Lighting • Home Improvements Kitchen Ideas ... Fredericton Spring 15...Reid & Associates Specialty Advertising 5 The presence of mold in a home is a sight few homeowners want

Forgetting to properly vet allworkersIt is important to vet your contractor, but don't forget to vet potential subcon-tractors as well. Failing to do so canprove a costly mistake. Contractorsoften look to subcontractors to performcertain parts of a job, and it is the re-sponsibility of homeowners to vetthese workers.

Expecting everything to go asplannedOptimism is great, but you also shouldbe a realist. Knowing what potentiallycould go wrong puts you in a betterposition to handle any problemsshould they arise. The project might gooff without a hitch, but plan for a fewhiccups along the way.

Overestimating DIY abilitiesOverzealous homeowners may see arenovation project in a magazine or ontelevision and immediately think they can do the work themselves. Unless you have the tools and theskills necessary to do the work, tackling too much can be problematic. In the long run, leaving the workto a professional may save you money.

Home improvements can be stressful, but homeowners can lessen that stress by avoiding common ren-ovation mistakes. SH152893

A driveway is more than just a place to park your car. The right drivewaymaterial can add considerable curb appeal to your home, increasing itsresale value along the way.

Homeowners have many options at their disposal when choosing adriveway material, and the right material for one home may not be thebest fit for another. The following is a rundown of popular driveway sur-faces and what homeowners can expect of each of them.

BrickMany homeowners believe brick driveways provide the most aestheticappeal, and it's hard to argue with the beauty of brick driveways andwalkways. Brick driveways come in various colors and hues, and manyhomeowners opt to have the color of their brick driveways match theirlandscaping, which further adds to curb appeal. But that curb appeal isonly appealing if the driveway is designed and installed correctly, andhomeowners can expect to pay a premium for that, as brick driveway in-stallation is very labor intensive.

GravelGravel driveways may not be as commonplace as they once were, butthis cost effective driveway material is still an option. Homeowners wholive in regions with mild winters without snow might benefit most fromgravel driveways, which can be difficult to negotiate when shovelingsnow. Gravel tends to be the least expensive driveway material to install, but professionals may recommend that a new top layer of gravel be laidonce or twice a year to replace material lost to wind and everydayusage.

AsphaltAsphalt remains a popular driveway material, thanks in large part to itspracticality and ease of installation. Unlike other driveway surface mate-rials, asphalt is available in just one color, black, and that lack of versatil-ity has led many homeowners to consider other options. But asphaltremains an affordable driveway surface material that's relatively easy torepair. Cracks and holes in asphalt are somewhat common, but reseal-ing such blemishes once every three to five years is typically enough tomaintain the appearance of an asphalt driveway.

ConcreteConcrete driveways are popular thanks in large part to their affordabilityand aesthetic appeal. Concrete can be susceptible to extremely coldweather, but many homeowners prefer concrete because of its versatil-ity. Concrete can be stamped or dyed to provide a unique look, whichcan increase curb appeal. Concrete can be expensive to maintain, par-ticularly when the material cracks. In addition, gas and oil spills are morenoticeable on a concrete surface than other driveway surface materials.

When replacing an existing driveway, homeowners have an array of newsurface materials to choose from, and each material has its pros andcons. SH152918

Fredericton- How do we keep New Brunswick’s environmentclean and green for our children and grandchildren? Recycle NB’s CEO Pat McCarthy says, “We must all reduce, reuse and recycle. Recycling reduces the pressure on land-fills, safeguards our valuable resources, saves the taxpayermoney, and creates jobs in our communities.

Recycle NB is the provincial not-for-profit agency that over-sees the tire, paint, oil and glycol recycling programs in NewBrunswick. The paint and oil recycling programs are Extended Producer Responsibility programs, which meansproduct producers are responsible for the end-of life wastemanagement of their products.

McCarthy has high praise for Product Care, the organizationthat manages the paint program, and SOGHUOMA, the operator of the oil and glycol program. “They are fantasticpartners and they are making a great contribution to protect-ing our environment.”

However, he said, it is New Brunswickers who really makethe programs successful. “I am always so encouraged by thepublic’s support of our programs. Everyone who recycles oldtires, leftover paint and containers, and used oil and glycolproducts deserves a pat on the back. Their efforts really domake a difference.”

Tire RecyclingNew Brunswickers recycle a million tires a year.Instead of filling up the provinces landfills, thewaste tires are turned into value added prod-

ucts by TRACC, a Minto manufacturing plant. The tire pro-gram, began in 1996 so about 19 million tires that were notlandfilled. “Not only are they not in the landfill but also theyare recycled into new rubber products. In fact, New Brunswickis the only jurisdiction in which 98% of the waste tires col-lected are turned into value added products. We don’t burythem and we don’t burn them!”

Paint RecyclingThere are 59 paint collection depots in theprovince. During the 2013, the program col-

lected over two hundred and thirty thousand litres of paint.Seventy-five percent of that was recycled. Also, the programcollected about fifty-four thousand tonnes of metal containers, almost three tonnes of plastic pails (HDPE 2) andnearly five tons of polypropylene paint cans. “That’s a lot ofcontainers!” said McCarthy.

Oil and Glycol RecyclingDid you know that just one litre of oil could pollute one million litres of drinking water? In January 2014, Recycle NB collaborated withSOGHUOMA to introduce an oil and glycol

recycling program. “Already we have 156 locations acrossthe province where people can take their used oil and glycolproducts for recycling,” noted McCarthy.

Looking to the future McCarthy says he is looking forward to building on the success of the paint and oil recycling programs with Extended Producer Responsibility programs for electronicwaste and packaging and printed-paper.

Many people take it for granted that they canflush anything down the toilet. This is simplynot the case – a toilet is not a garbage can!

Our sanitary sewer system is designed to collect and treat human waste, toilet paper andused water from residential and commercialproperties.

Other items may be labelled as flushable butin reality they do not decompose in the sanitarysewer system, may plug home piping and costmore money to process at the wastewatertreatment plant.

Items you should not flush down the toilet include:- Wipes (all types)- Diapers- Chemicals- Dental floss- Cotton swabs- Hair- Tampons/Sanitary Napkins/Condoms- Old medicines- Food grease/fat

Toilet paper is designed to decompose andquickly breaks down in water. Just because anitem can be flushed down a toilet does notmean it should be flushed. If you didn’t digestit, don’t flush it!

How to refresh your kitchen one cabinet at a time

(NC) Painting your cabinets is an affordable way tobreathe life back into your space, and ideal for re-freshing the look and feel of your kitchen, or addthe finishing touches after a major renovation. Thatsaid, painting cabinets might also seem like adaunting, time-consuming task.

Here, Sharon Grech, Benjamin Moore Colour &Design Expert shares her best practices for select-ing the right paint, preparation, and application tohelp streamline the process:

Preparation is key: For a perfect finish, take thetime to ensure you are working on a clean, evensurface. If possible, it's always best to remove andlay cabinet doors flat for the best results. Makingsure your cabinets are clean, dry, and free of waxand oil is the first step when preparing to paint. Then, take note of any peeling, scaling or glossysurfaces and sand them down. Before priming, en-sure all traces of sanding dust have been removed. It's also important to determine if your surface hasbeen previously painted or not – if it's a new sur-face, it will need to be fully primed, otherwise, onlyprime spots where paint has chipped away.

Choosing the right paint: “For cabinets, it's impor-tant to use paint with strong adhesion and adurable finish,” Grech explains. “Kitchens are hightraffic areas, so cabinets need to withstand dailywear and tear.” Alkyd-based paints are a very com-mon choice because of their resilience, but theyoften produce a strong odour and have a tendencyto yellow when working with whites. For an optimalfinish, Grech recommends Benjamin Moore Ad-vance Waterborne Interior Alkyd paint (available ina pearl, semi-gloss or high-gloss finish). It usesproprietary technology with low VOCs that helpkeep odours to a minimum, while achieving a high-end finish that won't fade.

Time to paint: “I prefer using a nylon polyesterangle-sash brush to achieve the best results whenpainting cabinets,” Grech points out. “However, ifyou prefer using a roller, use a very low pile toachieve the smoothest texture.” She also suggestsensuring there is extra ventilation in the work areafor faster drying times. Give yourself four to sixhours for the first coat to dry and, if necessary, reapply a second coat after 16 hours. It's ideal tosave this project for the weekend or a time whenyou have a few days to complete it.

Granite has long been a popular countertop mate-rial for homeowners looking to combine functional-ity with aesthetic appeal in their kitchens. Butgranite is no small investment, and homeownerslooking to refurbish their kitchens should knowthere are a multitude of countertop materials avail-able to those working on a budget or those whosimply want to give their kitchens a different look.

· Solid wood: Wood countertops create a warm, homey interior. Butcher block counters are less ex-pensive than granite and do not necessarily needto be ordered from a speciality retailer. But woodcan stain and dent and can even burn when hotkitchenware is placed atop it. Regular applicationof oil can help homeowners maintain the appear-ance of their wood counters for years to come.

· Marble: Marble tends to be less expensive thangranite without sacrificing aesthetic appeal. How-ever, marble is softer and more porous than gran-ite, so it can stain and be etched. Diligence in

wiping away spills, routine sealing and a gentletouch is necessary for those who choose marblecountertops.

· Soapstone: This is a natural stone composedmainly of mineral talc that gives the stone itssmooth feel. Soapstone ranges from black to graybut can sometimes have a green shade to it. Othermaterials in the stone can produce veining. Al-though softer than granite, soapstone is still high-density and will hold up well. It's impervious tostains and bacteria, and exposure to chemicals willnot damage it.

· Quartz: Quartz is a manufactured product madeof stone aggregate and polymers compressedunder high pressure. It has the look of natural stonebut requires less work to maintain. Quartz has con-sistent colors and patterns and is a nonporous ma-terial, so it will not need routine sealing andresealing.· Glass: Glass countertops are back-painted, so

homeowners can order just about any color they want. Glass will be tempered, so it is safe and heat-re-sistant. Glass can scratch, though, so it is not as impervious as other materials.· Concrete: Concrete is another material that can be colored to match homeowners' whims. Concrete isrelatively inexpensive compared to other countertop materials, but it can crack or chip. While granite is a popular countertop material, homeowners who want something new have many ad-ditional options at their disposal. (NC) Is 'homey' the ambiance you would like to create for family and friends?Merriam-Webster's dictionary definition: Hom-ey (adjective) comfortable, or familiar like home. It is shortand sweet but how exactly do we make our homes more comfortable and familiar for us so that theyare truly a retreat? Décor expert Sally Morse, the director of creative services at the window treatment company HunterDouglas, offers tips on how to make a space truly your own, as follows:

Light the Way“A great place to start on any design project is with lighting,” Morse advises. “The correct lighting setsthe perfect ambiance.” From rustic re-purposed mason jars to luxurious crystal chandeliers, there areso many options from which to choose. Shop around for a look that works for you, or seek out custom-crafted items if you can't find the “wow” factor you are seeking in a store.

Dress Up Your HobbiesFamily photographs and sentimental items are sure to make you feel at home. You can take it a stepfurther, however, by artfully turning your hobbies into stylish décor accents. “It's important that this does-n't look like a childhood art project, but rather that it pays homage to a favourite sport or vacation spot,”

(NC) No home comes maintenance free. Even a brand new house requiresregular upkeep to ensure its internal environment stays healthy. If you livein a house that is less than seven years old, home maintenance is alsoessential for preserving your warranty rights.

Almost all new homes in Ontario come with a warranty that lasts sevenyears from the date of the first possession, and it is guaranteed by TarionWarranty Corporation. The warranty protects homeowners from certain de-fects, violations of the Ontario Building Code, and major structural damage, among other problems. But to make sure your home stays covered, youare advised to perform regular seasonal maintenance. Here are some tipsto ensure it remains in good shape:

• Clear eavestroughs of debris regularly and extend downspouts so that water is directed away from your home. Water that flows around the foundation could eventually find its way into the basement.

• Have your roof inspected regularly to ensure shingles, flashing and chimney caps are in place and sealed properly.

• Fix the caulking around windows and doors and on the roof if it becomes cracked or separated.

• Clean or replace your furnace filter.

• Check air ducts, remove covers and vacuum dust from vents.

• Investigate and identify any musty smells and odours. They are often an indicator that there is a hidden moisture problem.

• In the winter, shut off the exterior water supply and drain water lines.

• Install a winter cover for the air conditioning unit.

• Check roofing and flashing for signs of wear or damage.

• Check/clean the heat recovery ventilator (HRV); wash or replace the filter.

• Clean the mechanisms of the humidifiers.

• Check for condensation and proper humidity levels.

By following an annual maintenance routine, you can keep your new homein top shape. Information about warranty coverage, including videos onyear-round maintenance and moisture control, is available online attarion.com. Ongoing maintenance helps to ensure that your home stayshealthy and that your statutory warranty is protected.

Morse advises. If tennis is your game, for example, give a nod to the vintage side and decorate a wallwith antique wooden racquets. If you've got an impressive jewelry collection, mirrored trays and glassstands are a pretty way to display your charms and trinkets.

Natural, Timeless MaterialsAnother way to add comfort and your own special style to a space is by using organic materials likegrass and bamboo. They add a timeless appeal and help restore balance with the techno-centric, hecticoutside world. Hunter Douglas Provenance woven wood shades provide a wealth of grass, bamboo andwood designs and the newest collection includes pearlized and metallic finishes, gold tones, light neu-trals, pops of colour and lightweight weaves. Easy, affordable battery-powered motorization is availablefor most of the company's products. New Life to Old MemoriesEven if history wasn't your favourite subject, it's easy to appreciate the beauty of a one-of-a-kind antique. An 18th-century armoire has seen more history and special moments than many people do in a lifetime, and it's exciting to imagine all of the scenes that took place before the piece found its way into yourhome. “People can feel a distinct connection to their antiques,” Morse notes. “Walking in your front doorand seeing a special antique can really lift your mood.”

“With a few small changes,” Morse adds, “your home can help you put a little pep in your step and giveyou something to be proud about.”More information is available at www.hunterdouglas.ca. www.newscanada.com

(NC) No matter whether you're an empty nester, aperson looking to simplify your life, or someone whowants to help their aging parents move into a morefunctional space, downsizing can be a stressful ex-perience. A little guidance goes a long way however.

Designer Wendy Wilkinson of Oakville, Ontario spe-cializes in helping people transition into smaller livingspaces, so here are a few of her tips to make it eas-ier:

Before you begin to pack: Take multiple pictures(from various angles) of every room in your house. Each photo will give you a record and act as a refer-ence for what to get rid of and what to keep. Photosalso provide good insurance information for anymoving issues.

Decide ahead of time which items have sentimentalvalue and will be making the transition with you. Atthe same time, if there are adult children, have themreclaim their belongings before the move. If goingthrough sentimental items, such as photographs, isoverwhelming, hire a professional organizer to help.

Place different coloured sticky notes on furnishingslabelling them with an action plan like 'donate', 'newhome', or 'sell'. Give yourself a few days to reconsideryour decisions. Consult a designer to talk over whatwill work in your new space and what items shouldbe kept to stage your home for sale. Wilkinson saysthat on one occasion she salvaged her client's chil-dren's furniture to create a play space that becamea big selling feature.

Keep calm and carry on: Start de-cluttering in ad-vance of your move, even if it is only one drawer orcloset a day. Scale down by discarding what youdon't use or wear. If you are not sure about anything, just drop it in a 'decide later' box.

Give books to your local library sale and dispose ofelectronic equipment. Think green and donate still-useable items to places like the ReStores of home-building organization, Habitat for Humanity. ReStoresaccept a wide range of household products and pro-vide a tax receipt for the value of your donation. Youcan find one in your community at www.habitat.ca/re-store.

Colour code rooms and corresponding boxes of thecontents you'll be keeping, then colour code thedoorway in the new space for an easy transition.

Downsizing is easier with a guiding hand

Draw up a floor plan and measure furniture piecessuch as tables and sofas. They are often too largeto go into a new downsized home.

Looking to the Future: Homeowners need to con-sider their furniture from an ergonomic standpoint. Is it too low or too big? Can you get in and out of iteasily? It might be time to donate old furniture andinvest in updated pieces that work with your newspace.

Consider moving to a home that is within walkingdistance of stores, local library, and other favouriteplaces. Depending on your age, think about a homewith Accessibility Design Standards. This ensuresthat your new place will meet any possible needs inthe future, such as wider doorways and additions tothe bathrooms.

(NC) Accepting the keys to a newhome is a memorable and excitingtime for new homeowners. Plans, vi-sions and ways to make the homereflect our own tastes and needsare sure to be forefront. However, there are common mistakes thatcan be avoided through insight andawareness.

“The most common mistakes hap-pen when homeowners tackle re-pair or remodeling projects,” saysAlan Stewart, broker-manager withRoyal LePage Sussex in North Van-couver. “What we see in home mag-azines and TV makeover shows, provide ideas, but homeownersneed to find out how the job is reallydone.”

Stewart cautions to avoid thesecommon mistakes:

• Completing work without a building permit. If you are con-sidering structural work, always check with the municipalbuilding office to see if a building permit is required. Skippingthis step can affect the resale value of your home and thetime it takes to sell it. Worse, you could be asked to take downand remove the structure at your expense.

• Doing the work of skilled tradespeople. For all of us, thereare tasks best left to the professionals. Good tradespeoplecan be hard to find so rely on recommendations from friendsand associates. Always come to an agreement on a set pricebefore work is begun. Make sure tradespeople have the re-quired qualifications.

• Not researching the proper technique and materials. Thereis plenty of inspiration out there, but there is also a right wayand a wrong way to approach every project. How-to re-sources abound at your local library or book store. It is alsowise to get a few quotes from professional outfits to betterunderstand the scope of your project.

Much satisfaction can be achieved when homeowners chal-lenge themselves to new levels of skill and aptitude. Butlearning and understanding the best practices will make do-it-yourself projects all the more rewarding. And, in doing so,you preserve the value of your home.
