Block Certified Mold Inspector #CMI-06-2024 INSPECTION AGREEMENT Mold screening is intended to detect the presence of a microbial problem in the inspected areas of the subject property. The scope consists of a visual inspection in readily accessible areas for mold and/or conditions that may indicate the presence of mold ie. musty odor or water penetration. The objective of the mold screen is to determine whether mold problems exist in the readily accessible areas sampled at the time the mold screen is performed. The results of the mold screen are not a guarantee that mold does or does not/will or will not exist in the house; the results are indicative only of the presence or absence of mold in the areas sampled at the time the mold screen was performed. The purpose of the Visual Inspection is to identify visual mold contamination or conditions that may be conducive to microbial growth, for example, musty odor and/or evidence of water penetration. The sole purpose of the visual inspection is to detect the presence, or likely presence of mold in the inspected areas; therefore the inspector will not be held liable for failure to discover any conditions other than readily apparent and accessible mold, including, but not limited to water penetration. Following the visual inspection, at the recommendation of the inspector and request of the client, samples will be collected submitted to a lab and lab results will be provided to the client with a written report stating whether mold or conditions indicating mold were found in the inspected areas. The scope of the visual inspection/exclusions are limited to readily accessible areas only. We do not remove floor and wall coverings, move furniture, open wall cavities or perform any type of destructive inspection. Certain structural areas are considered inaccessible and impractical to inspect including but not limited to: interiors of walls, areas beneath wood floors over concrete, areas concealed by floor coverings, and areas to which there is no access without defacing or tearing out lumber, masonry, roofing or finished workmanship, structures, portions of the attic concealed or made inaccessible by insulation, belongings, equipment or ducting, portions of the attic or roof cavity concealed due to inadequate crawl space, areas of the attic or crawl space made inaccessible due to construction, areas where access in not permitted due to locks and areas concealed by appliances or stored items. There is no economical or practical method to make these areas accessible, however they may be subject to microbial growth. NO OPINION IS RENDERED CONCERNING THE CONDITION OF THESE AFOREMENTIONED OR OTHER INACCESSIBLE AREAS. Any dispute concerning the interpretation of this agreement or arising from the inspection and report shall be resolved by binding, non-appealable arbitration conducted in accordance with the "Rules and Procedures" of the Expedited Arbitration of Home Inspection Disputes of Construction Arbitration Services, Inc. (CAS). You understand and agree that any claim or complaint arising out of or related to any alleged act or omission in connection with the inspection shall be reported to us, in writing, within ten (10) business days of discovery.

INSPECTION AGREEMENT

Mold screening is intended to detect the presence of a microbial problem in the inspected areas of the subjectproperty. The scope consists of a visual inspection in readily accessible areas for mold and/or conditions thatmay indicate the presence of mold ie. musty odor or water penetration. The objective of the mold screen is todetermine whether mold problems exist in the readily accessible areas sampled at the time the mold screen isperformed. The results of the mold screen are not a guarantee that mold does or does not/will or will not exist inthe house; the results are indicative only of the presence or absence of mold in the areas sampled at the time themold screen was performed.

Unless there is an emergency condition, you agree to allow us a reasonable period of time to investigate theclaim or complaint by, among other things, re-inspection before you, or anyone acting on your behalf, repairs,replaces, alters or modifies the system or component that is the subject matter of the claim. You understand andagree that any failure to timely notify us and allow adequate time to investigate as stated above shall constitute acomplete bar and waiver of any and all claims you may have against us related to the alleged act or omissionunless otherwise prohibited by law.

Any legal action arising from this agreement or from the inspection and report, including but not limited to thearbitration proceeding more specifically described above, must be commenced within one year from the date ofthe inspection. Failure to bring such action within this time period shall be a complete bar to any such action anda full and complete waiver of any rights or claims based thereon.

It us agreed and understood that acceptance of the inspection report and payment there of constitutesagreement to the terms and conditions of this agreement in thier entirety.

MOLD EXTERIOR OBSERVATIONSThe purpose of the exterior observations are to identify areas of potential water infiltration into the buildingenvelope. The exterior observations are also intended to identify conditions which may contribute to waterinfiltration problems either currently or in the future and to suggest possible remedies and routine maintenancepractices. Water infiltration into the building envelope may contribute to a conducive environment for microbialgrowth and should be corrected as soon as possible.

ROOFING OBSERVATIONS:POTENTIAL FORLEAKAGE: There does appear to be locations

on the roof in which water leakageinto the structure is possible.Further evaluations on the interiorare necessary to confirm leakage.For long-term preventivemaintenance, repairs by a qualifiedroofing contractor arerecommended.

COMMENTS: At the dormer beneath the windows, there was no flashing preventing waterleakage.

SKYLIGHT:POTENTIAL FORLEAKAGE: No obvious areas of potential leakage were observed at the skylight(s). Note:

determining roof leaks is not always possible without observing visible waterstaining in the structure or observations made during a rainstorm.

ROOF VENTILATION SYSTEMS:POTENTIAL FORLEAKAGE: No obvious areas of potential leakage were observed at the roof vents. Note:

determining leaks is not always possible without observing visible water stainingin the structure or observations made during a rainstorm.

GUTTERING/DOWNSPOUT(S):GUTTERINGCONDITION: The guttering system appeared to be performing its intended function and in

general appeared to be in satisfactory condition. DOWNSPOUTCONDITION: There were sections of the gutter downspouts that were improperly attached.

Repairs are recommended to prevent water leakage. Subsurface drains werenoted, but not tested. THEY ARE NOT PART OF THIS INSPECTION. Weroutinely recommend abandoning the subsurface drains. Without propermaintenance and cleaning, these drains can clog and cause water leakage intobasements or crawl spaces. We recommend installing downspout extensionsand splash blocks.

SIDING OBSERVATIONS:SIDINGCONDITION: On the E. side of the dormer, a

missing section of siding wasnoted.

POTENTIAL FORLEAKAGE: There does appear to be locations on the exterior siding in which water leakage

into the structure is possible. Further evaluations on the interior are necessaryto confirm leakage. For long-term preventive maintenance, repairs/replacementby a qualified contractor are recommended.

EXTERIOR FOUNDATION WALLS:POTENTIAL FORLEAKAGE: There does appear to be the

potential for water leakage into thestructure at the exterior foundationwalls. Further evaluations on theinterior are necessary to confirmleakage. Block foundations aremore susceptible to leakage thanconcrete foundations. For long-term preventive maintenance,repairs by a qualified contractor arerecommended.

CONDITION: Minor cracks were noted in the foundation wall.

EXTERIOR WINDOWS:POTENTIAL FORLEAKAGE:

There does appear to be locations at the windows in which water leakage intothe structure is possible. Further evaluations on the interior are necessary toconfirm leakage. For long-term preventive maintenance, repairs by a qualifiedcontractor are recommended.

SITE DRAINAGE CONDITIONS:POTENTIAL FORLEAKAGE: There does appear to be locations on the property which are favorable for

promoting water leakage into the structure. Further evaluations on the interiorare necessary to confirm leakage. For long-term preventive maintenance,corrections by a qualified contractor are recommended.

CONDITION: Negative foundation gradingwas observed on the south sidebeneath the deck. Portions ofthe yard on the E. side wereobserved to be flat which maycause water to pool on theproperty. Corrections may beneeded to prevent waterproblems with the structure.The interior portion of theinspection may provide clues tothe presence of water issues.Installing a swale to help directthe surface water around thehouse will help reduce waterpenetration into the basement.

OTHER OBSERVATIONS:CAULKING: Caulking around doors, windows, trim and other penetrations in the siding in

general appeared to be in satisfactory condition however there were severallocations in which the caulking was missing and needed to be installed.

MOLD INTERIOR OBSERVATIONSThe purpose of the interior observations are to identify areas of mold growth in readily accessible areas. It is alsointended to identify potential causes of mold growth and point out conditions which may contribute to current orfuture mold problems and make recommendations on how to remedy these underlying causes of mold growths.A major portion of the interior observations rely the inspectors sense of smell and a visual inspection of readilyaccessible areas. The other portion of the interior observations rely on taking samples to be analyzed in alaboratory.

"MUSTY" ODORS:BASEMENT: Musty odors were present at the time of the inspection. This indicates that

mold is present and has produced mold spores. This does not necessarilymean that the mold is actively growing. Further observations arenecessary to try and determine the location and extent of the moldgrowth.

MAIN LIVINGSPACE(S): Musty odors were present at the time of the inspection. This indicates that mold

Mold was visible on the E. and S. walls. Only a testing lab can identify the typeof mold present and any hazards associated with it.

VISIBLE FLOOR/CEILING JOISTS: Appeared to be in satisfactory condition with no obvious visible mold.
