Buy LoCaL - Be LoCaL heLp LoCaL Businesses

    1. Buy LoCaL -- Support yourself and South Carolina. Many studieshave revealed when you buy from an independent, locally ownedbusiness in the your own area, rather than a nationally ownedbusinesses, considerably more of your money is used to makepurchases from other local businesses. Local businesses continue tostrengthen the economic base of the local community. These includecase studies showing that local owned businesses generate a premiumin enhanced economic impact to the community and our tax base.

2.support LoCaL area Community Groups:Non-prot organizations receive an average 250% more support fromsmaller area business owners than they do from large companies.

    3. keep your area unique: Where we shop, where we eat andhave fun -- all of it makes our community home. Our one-of-a-kind localbusinesses are an integral part of the distinctive character. Local tourismbusinesses also benet. When people go on vacation they generallyseek out destinations that offer them the sense of being someplace, not

just anyplace. ~ Richard Moe, President, National Historic PreservationTrust.

    4. reduCe environmentaL impaCt: Locally owned businessesin your area can make more local purchases requiring lesstransportation. This generally means contributing less to sprawl, congestion, habitat loss and pollution.

    5. Create additionaL JoBs: Small local businesses are thelargest employer nationally and in the community, provide the most jobsto local residents.

    6. reCeive Better serviCe: Local businesses often hire peoplewith a better understanding of the products and services they offer, andtake more time to get to know customers.

7.investin your Community: Localbusinesses are owned by people who livein this community, and they are less likely toleave, and are more invested in the commu-nitys future.

    8. putyour taxesto Good use:

Local businesses require a relatively littleinfrastructure investment and make moreefcient use of public services as compared tonationally owned stores entering your area.

    9. Buy whatyou want, not what

    BiG advertisinG BudGets wantyou

to Buy: A South Carolina marketplacecomprised of tens of thousands of small busi-nesses is the best way to ensure innovationand low prices over the long-term. A multitudeof small businesses, each selecting productsand services based not on a national sales planbut on their own interests and the needs oftheir local customers, promises a much broaderrange of product choices.

    10. promote LoCaL prosperity: An es-calating body of economic research shows thatin an increasingly homogenized world, entre-preneurs and skilled workers are more likely toinvest and settle in communities that preservetheir one-of-a-kind businesses and distinctivecharacter.

marketFirst make sure that the areayou have chosen is right for yourintended business. If you planon expanding, take that intoconsideration. Do you need to beclose to an expressway, or thelocal airport? Before you decide, think ahead, because you maybe getting into a long termcommitment.

Make sure that any space youreconsidering is big enough forboth your current needs, andyour foreseeable growth. Berealistic and never over-commit.

Do your homework beforehand.Investigate trafc patterns; tourthe area and building. Find outwho the previous tenant was,

and why the business left. Learn

what kinds of marketing thelocation does in support of itstenants (if any) and whether co-operative marketing funds areavailable to you.

    Weigh the benets of guaranteed

foot trafc at a mall locationagainst premium rent. Somemalls require that all tenantsstay open during mall hours, andpay for common area usage aswell as the stores own spaceand upkeep. Stores may alsobe asked to pay a percentage ofsales to the mall.

Identify your closest competitors. Also check out neighboring

businesses with an eye forcomplementary products orservices. If you are locating in amall, check the lease agreementfor any guaranteed protectionagainst competition.

Evaluate whether the physicallocation and space is a good twith your product line. Do youneed a large, bright space or isan ofce warehouse sufcient?

Investigate any restrictionson signage. Signs are vitallyimportant to retail businesses, yet many landlords decide onwhat a store can and cannot do.The rules may be even stricter ina mall, which closely monitors its

    physical appearance.

Negotiate the terms of yourlease aggressively. Thinkabout consulting a realtor thatis familiar with the area. Neveraccept wording thats confusingor that leaves you wonderingwho is liable for what. Askfor the right of rst refusal onadjacent space in case you needto expand. Negotiate for free

improvements, free rent, andother incentives before signingyour lease.

Hire a real estate attorney whonot only specializes in leasenegotiations, but knows yourarea and, preferably, has dealtwith your kind of businessbefore. A lease negotiation cancover tens, if not hundreds, ofterms, and you want someone in

your corner who has seen it allbefore.

Know who is responsiblefor maintaining the heating,air-conditioning and othersystems, as well as keepingup the parking lot and buildingexterior. This can be critical inolder buildings. Who pays for theutilities and trash pick-up?

The time has probably neverbeen better to start a newventure if you have a businessthat is not being adverselyaffected by this economy. Justmake sure you get the rightlocation

neiGhBorhoods1. Neighborhoods are where we all grew up a longtime ago. Today, because of golf courses, shoppingareas, subdivisions, jobs, schools, and atransient society, a neighborhood means

    different things to different folks.

    2. Neighborhoods can be as small as a dozen or sohouses, and be as many as thousands of homes.

    3. Neighborhoods are common, and perhaps closeto universal, since most people in urbanized areaswould probably consider themselves to be living inone.

    4. Neighborhoods are convenient, and alwaysaccessible, since you are already in your

neighborhood when you walk out your door.

    5. Successful neighborhood action frequentlyrequires little specialized technical skill, and oftenlittle or no money. Action may call for an investmentof time, but material costs are often low.

    6. With neighborhood action, compared toactivity on larger scales, results are more likely tobe visible and quickly forthcoming. The streets aregenerally cleaner; the crosswalks are painted; thetrees are planted; a festival draws a crowd.

    7. Visible and swift results are indicators of success;and since success is reinforcing, the probability ofsubsequent neighborhood action is increased.

    8. Because neighborhood action usually involvesothers, such actions create or strengthen connectionsand relationships with other neighbors, leading in turn

to a variety of potentially positive effects, often hardto predict.

    9. Over and above these community advantages, neighborhood activity may simply be enjoyable andfun for those taking part.

But in addition to these benets, considerableresearch indicates that strong and cohesiveneighborhoods and communities are linked quitepossibly causally linked to decreases in crime, better outcomes for children, and improved physical

and mental health. The social support that a strongneighborhood may provide can serve as a bufferagainst various forms of adversity. Sometimes aneighborhood isnt a neighborhood until an event oc-curs, which draws people together, to becomeneighbors.

    HOWTO CHANGE

    YOUR AIR

    CONDITIONER

    FILTERS

Changing the air filters in your home oroffice air conditioning units is one of theleast expensive things you can do tomaintain your cooling system. Dirt and airpollutants can damage your health anddamage the equipment requiring expensiverepair or replacement of the system. Followthese simple steps to change your airconditioner filter:

    STEP 1

Locate your furnace and your air-conditioning unit, and the filtercompartment. This compartment is normallycovered by a strip of metal that slides inand out of place. You also may have filtersin the ceiling or along walls throughout yourhouse.

    STEP 2

Determine the size of the air filters that

need to be replaced. The sizes are notedon the side and usually appear as 16x24x1inches and other similar sizes. Thisrepresents the length, width, and thicknessof the filters.

    STEP 3

Purchase replacement filter(s) in the sizesrequired for your system. There are avariety of filters to choose ranging from theinexpensive standard spun glass filters to

    pricier synthetic polyester fibers.

    STEP 4

Consider high efficiency filters if you live inwarmer, dustier climates as they do morethan just capture dust particles. The highefficiency filters can trap tiny particles ofdust, pollen, mold and other irritants.

    STEP 5

Use a black permanent marker when you change the filter. When you slide up the metal guard, note the direction of theair flow marked on the side of the old filter and draw arrows inthe same direction on the metal guard. This way you will haveno question which direction to insert the new filter.

    STEP 6

Replace high efficiency filters at least 4 times per year. Readthe manufacturers label as most recommend changing your

air filter on a monthly basis. (High efficiency filters do havea longer life expectancy than the less expensive spun-fiberfilters).

    STEP 7

    Discard the old filter.

    Right now, mortgage rates are

at their lowest level since 1971.Think about that. Twenty-veyears ago, homeowners werepaying as much as 18% on a30-year xed. Today its justa little over 5%.Combine that

rate with the tax advantages ofa mortgage, and you have anincredibly cheap way to buildwealth, but you better act now.

Real estate guru BarbaraCorcoran has already seen a

tremendous surge in renanceapplications more than triplethe average and the numberof people getting approved isastronomically higher as well, she says. But that doesnt meanthe low rates are a panacea forthe ills of the housing market. Itis only once home prices startto go up that we will nally seea light at the end of tunnel,Corcoran says. Until that

happens, we are still going tohave to crawl out of this mess.[Low interest rates are] a not alifesaver, Corcoran says. Thisis just a helping hand.

David Kittle, chairman of theMortgage Bankers Association, has this advice to homeownerslooking to renance: Do it. Dontget greedy searching for anotherquarter-point. Lock in ratesnow. He is seeing applications

soar over 125% just sinceThanksgiving due to the lowrates.

Of course, you should onlyrenance if it saves you at least3/8 on the rate and if you plan onstaying in your home for at leastfour years, Kittle says. Alongwith good credit, proof of incomeand money by means of a downpayment or equity in the home,

there are certain things everyhomeowner needs regardless ofinterest rate levels.

Reduce the environmentalimpact of your remodel bychoosing construction materials, including ooring and countertopmaterials, made from local orregional sources. There aremany products on the markettoday that are either made ofrecycled materials or producedin an eco-friendly way. Green

surfaces, such as reclaimedhardwood, bamboo ooring andrecycled glass countertops leavea lighter footprint on theenvironment.

    quaLity over quantity

Many homeowners today areopting for slightly smaller homesin exchange for smarter planningand design. Several industryexperts agree that the quality ofyour home will not only conservethe environment, but also savethe homeowner over the life ofthe home.

    waste

Eco-conscious builders andremodelers recycle as muchproject waste as possible duringa home building or renovationproject. You may want to suggestto you builder that they do theirpart for the environment.

installing low-ush toilets andshowerheads can reduce theamount of water needed andhelp trim water bills. In addition, approximately 8,000 gallons ofwater per household each yearare lost while waiting for hotwater to come from the tap.Positioning a homes waterheater as close as possible tothe points of use for hot waterwill help conserve this valuableresource.

    heaLthy indoor air

Homeowners today areconcerned about maintaininga healthy indoor environment, particularly if they havesensitivities to airborne irritants.Modern building materials, suchas construction adhesives, paintsand treated woods, can havetoxic VOCs (Volatile Organic

Compounds) that adverselyaffect indoor air quality. Today, there are new non-toxicmaterials that will improve theoverall health of a home. Airlters, such as those installed ina homes central HVAC system, can also improve the quality ofindoor air.

relaxation, entertainment orrecreation. Before you decide tobuild, consider the following:

    styLe

Select the type of sunroom thatbest ts your lifestyle. Screenenclosures let you enjoy thebenets of nature, and theyare the most affordable. Inwarmer climates, you can usea screened enclosure year forprotection from insects, rain andharsh sun. In cooler climates, screen enclosures are ideal forspring through late summer.Realizing that in South Carolina

the temperature may stay verycold some days, a screenedenclosure may have somelimitations.

    Seasonal sunrooms areconstructed with single-pane

glass windows and screens, ideally with full-lengthoor-to-ceiling views of theoutdoors. While not designedto be heated or air conditioned, natural ventilation and windowblinds or shades add comfort

and extend seasonal use. Innorthern climates, seasonalrooms can generally be usedfrom early spring to late fall. Inthe South, a seasonal room canoften be used all year.

Year-round enclosures usethermally insulated glass, thermal barriers in the framesand can be heated and air

conditioned for year-round usein accordance with local buildingcodes. Strongly considerENERGY STAR rated glassdoors and windows, andENERGY STAR componentssuch as oors and roof panels to

    addinG asunroom

    When it comes to adding

additional living space, manyhomeowners consider sunroomsbecause of the existing structureof the home, and the affordabil-ity. Sunrooms are roomsconstructed primarily of glassthat can create a light-lled homein any climate. Thesesun-drenched rooms come inmany shapes and styles fromsimple screened enclosures foruse during nice weather to

insulated sunrooms foryear-round use. Sunrooms arean excellent way to expand ahome because they not only addto your homes square footage, but also because of the valuethey offer as a place for

    ensure the highestenergy-efciency andmaximum comfort.

    use

    Consider the sunrooms use. If

you simply want an outdoor areaduring nice weather, a screenporch or seasonal sunroommight be right for you. If you arelooking for an expanded familyroom, kitchen, exercise room orhome ofce to use year round, select an insulated sunroom.Todays sunrooms come within-wall wiring, so you can usethem for almost any purpose.

    view & exposure

Consider your sunrooms viewand sun exposure. Full-lengthoor-to-ceiling and wall-to-wallglass gives the best view of theoutdoors. Directly exposedsunrooms will probably needblinds or shades, and perhapslow-e glass with special tints toprevent overheating and to lter

harmful UV rays from the sun.Sunrooms facing wooded lotscan often be left completelynatural.

    aesthetiCs

Fit your sunroom into thecurrent home structure. Forresale purposes, there is nothingworse than a room addition thatlooks like an ad-on. Design the

sunroom that blends with yourhomes character and its naturalrooine. When deciding whetherto have aluminum, vinyl, stucco,or brick exterior, base yourdecision on what looks best foryour home.

Newer safer wood oorrenishing products are restoringcondence among homeownerswith projects that never seem tomake it to the top of the home

renovation list. The modernhardwood oor nishing productsare waterborne. They have noharmful fumes, are virtuallyodorless and nonammable, yetfeature superior durability overtheir solvent-based counterparts.Homeowners can now planrestoration and maintenancewood ooring projects withoutthose lingering concerns, andthe new safer nishes will not

When used in conjunction withenvironmentally responsible dustcontainment systems, the usualreluctance to the mess, and thegenerally unhealthy downtimethat in past years accompaniedsuch improvements, is virtuallyeliminated. Particularly for thosewith allergies and other breathing

problems who may, additionally,be worried about lingering airquality, the news has never beenbetter.

The environmental focus ofindustry leaders has been keyto the development of productsand services which featuresdust containment, waterbornenishes and oor care productsthat meet these stringent air-quality standards and testingprotocols for indoor products. An industry independent,non-prot organization, theGREENGUARD EnvironmentalInstitute (GEI) works to improve

public health and the qualityof life through programs thatimprove indoor air quality.

Current health assurancesrelating to the dust and fumesassociated with traditionalhardwood oor renishing aremet in two important ways. Firstthe latest dust containmentsystems connect the sanding

equipment to a high-poweredvacuum, which extracts the dustgenerated during the sandingprocess. But dust containment isonly half of the equation when itcomes to maintaining indoor air

quality. Using an environmentallyresponsible oor nish is theother.

Renishing hardwood oorswith waterborne products andsanding with dust containmentequipment creates a healthierenvironment for not only thehardwood ooring contractor, but the homeowner as well,

Every seller wants her hometo sell fast and bring top dollar. It is not luck that makes thathappen. It is careful planning andknowing how to professionallyspruce up your home that willimpress home buyers that havemany options to choose from. Here is how to prep a house andturn it into a marketable home.

Pack up those personalphotographs and familyheirlooms. Buyers cant see pastpersonal artifacts, and you dontwant them to be distracted. Youwant buyers to imagine their ownphotos on the walls, and theycant do that if yours are there. You want buyers to say, I cansee myself living here.

    2. De-Clutter!

Most people collect an amazingquantity of junk. If you haventused it in over a year, youprobably dont need it. Thesaying whats one mans junk,

is another mans treasure, onlyapplies to second hand thriftstores.

If you dont need it, donate itor throw it away.

Remove all books and picturesfrom bookcases.

    Pack up those knickknacks.

    Clean off everything on kitchen

    counters.

Put essential items used dailyin a box that can be stored in acloset.

Homes show better with lessfurniture. Remove pieces offurniture that block or hamperpaths and walkways and putthem in storage. Since your

bookcases are now empty, storethem. Remove extra leaves fromyour dining room table to makethe room appear larger. Leave

just enough furniture in eachroom to showcase the roomspurpose and plenty of room tomove around. You dont wantbuyers to see rooms that arelarge and spacious.
