OVERVIEW of HIDDEN MEADOWS

HIDDEN MEADOWS BUILDING SITES consist of flat grassy plains and/or rolling hills. Some sites have walnut trees, cottonwood trees and/or sand hill plum bushes. Other lots are more open and covered with native grasses. The Hidden Meadow Lane entrance provides 4th Avenue access to the Buhler road just ½ mile east. Turning West on 4th Avenue provides an easy drive to the Hutchinson Airport, the Hutchinson Mall, several restaurants on 11th and 17th Avenues, Super Wal-mart, Target, Home Depot, Lowe’s and other businesses on the East side of town. www.hutchgov.com

PROTECTIVE COVENANTS are in place to assure; quality homes are built and a desirable living environment is maintained.

HOMES are to be constructed only for single-family residential purposes. All structures are to be new site built construction. Homes shall contain a minimum ground (main) floor square footage of 1600 square feet of living space. To assure timely completion, once construction begins for a home or any other building, the property owner has 1 year to complete the structure. All construction will be new construction.

LIVESTOCK and ANIMALS are welcome. The covenants allow you to maintain the horse you have always wanted, ducks/geese to watch swim on your pond or the more typical dog or cats. You just need to confine your animals to your property for their and other’s safety. WATER will be private well. The aquifer is fairly shallow so most wells will not need to be very deep to provide an adequate quantity for most home owner’s usage. Initial water tests have shown water quality to be well above drinking water standards. Ground water will be protected by using the modern septic systems. SEPTIC systems will be ground water friendly by utilizing a wastewater system which has been designed to improve the quality of the wastewater effluent by reducing total nitrogen and one or more of the following: biological oxygen, demand, dissolved solids, suspended solids, phosphorus or bacteria prior to disposal to the soil. There is reasonably priced dealers/installation for these systems available in the area. THE SUBDIVISION COMMITTEE will have the authority to maintain the type of subdivision the majority of the property owners want. Nuisance covenants set out some general guidelines. A majority of the subdivision owners will be able to modify the covenants to assure that a high quality rural development is consistently achieved. PAVED ROADS: Initially all roads are gravel. These gravel roads are constructed to county specifications and will be maintained by Reno county. Maintance includes snow removal. When homes are built on 12 of the 15 lots, the roads will be paved according to the covenants.

All grade schools attend Prairie Hills Middle School on Lucille Drive just off of 30th Street for 7th through 8th grade. Buhler High School is in Buhler.
