EYP offers the full complement of comprehensive historic preservation design services,

as well as in-house engineering and comprehensive energy services. The nature of our

practice varies from the careful conservation of historic fabric to full building restorations

experience in negotiating the often complex regulatory process that attends working

with historic structures, and we have developed strong relationships with regulatory

bodies from the municipal to the federal level.

Preservation is as close as we come to an invisible art, through which the maximum amount

of historic fabric is retained, minimally repaired, and stabilized in order to sustain it in as

close as possible to an unchanged state. Our preservation skills are typically brought to bear

on buildings and sites of the highest cultural significance, where age value – the sense of

connection to the past through direct contact with original materials – is of paramount

importance. EYP’s approach to preservation is highly scientific; we field and laboratory test

materials, perform detailed forensic analyses, and utilize extensive archival research to

ensure that we have the deepest possible understanding of the fabric to be sustained. This

approach is often applied to monuments and even to the stabilization of ruins.

Federal Hall National Monument

Multiple repair, stabilization, and

restoration interventions are extending

the useful life of this historically significant

Greek Revival building. We have partnered

with the National Park Service since 1990

to preserve this iconic National Historic

Landmark on Wall Street in the heart

of lower Manhattan. This remarkable

80,000 SF brick and marble memorial

was built in 1842 to serve as the New

York City Customs House and later the

U.S. Subtreasury. The structure and its

3-story domed rotunda were progressively

compromised and undermined by 160

years of urban growth, sustaining further

damage from the collapse of the nearby

World Trade Center Towers on September

11, 2001.

Our comprehensive restoration

efforts include sensitive insertion of

contemporary mechanical and electrical

systems without damaging the building’s

original fabric; renovation of exterior and

interior marble masonry and windows; and

repairs to the marble roof. We addressed

the 9/11-related settlement problems

with an ongoing monitoring system that

allows our engineers to remotely oversee

the building via computer. These proactive

preservation efforts help ensure that

this monument to liberty can continue to

welcome and educate visitors from around

the world.

EYP provided recommendations for

appropriate forensic investigations and

interventions to preserve two of the

nation’s most significant monuments.

A detailed survey of every stone of the

Lincoln Memorial was undertaken to

create a database of existing conditions

to guide future maintenance and

preservation efforts. The Jules Guerin

murals were analyzed to determine the

cause and extent of their damage and

to provide recommendations for their

conservation.

EYP’s study of the Jefferson Memorial

revealed emerging patterns of

deterioration, discoloration, and wear of

ornamental stone features; differential

movement of building elements;

weathering; and other conditions.

Research revealed longstanding concerns

regarding mortar composition, joint

deterioration, and expansion control,

indicating that the ongoing damage

was rooted in the original design and

construction, external influences, and later

modifications.

Work on the Lincoln Memorial included

strategies to clean and permanently

maintain the marble; installing metal

drip edges at the column capital blocks;

devising and implementing a non-staining

lightning protection system; and repairing

and replacing all copper roof elements.

At the Jefferson Memorial, work included

repairs to the Stylobate; surgical structural

reinforcements at the interior foundations

and the basement; and repairs to the lead-

coated copper lining on the built-in gutters

at the Portico Roof.

/ rehabilitation

Rehabilitation carries the broadest definition under the Secretary of the Interior’s

Standards for the Treatment of Historic Properties and also encompasses the largest

number of projects in our portfolio that fall under the umbrella of Preservation. Our

approach to rehabilitation accepts and celebrates the inevitability of change. Once our

background research on the building or site is complete, we typically begin by imagining

the essence of the building, and then identifying and ranking those character-defining

features necessary to best define this essence. Interventions are crafted to enhance the

original design without confusing new work with original or restored building fabric. In

this way we optimize the understanding of historic content, wherever possible, without

compromising integrity and functionality. EYP views rehabilitation as the opportunity

to reinforce the essence of a given place or building while updating its program and

amenities for full 21st-century functionality.

Widener Library Renovation

The modernization of this campus icon

embodies many of the typical challenges

facing the renewal of public and

institutional architecture at a high level.

New elements accentuate and celebrate

Horace Trumbauer’s landmark original

design, while seamlessly integrating the

new program and systems necessary

to ensure patron comfort, collections

security, and a state-of-the-art workplace

environment for staff.

We initially focused on weaving state-

of-the art building systems – particularly

environmental controls – within the

historic fabric. Restricted by the original

donor bequest to working within the

building envelope, the team developed

an innovative strategy for the infill of two

light courts. This found space now contains

new circulation cores, space for mechanical

equipment, and staff workspaces, topped

by two signature sky-lit reading rooms.

New systems, lighting, fire protection,

and security upgrades were seamlessly

integrated into all of the historic spaces,

and historic materials renewed and

conserved, infusing these carefully

restored rooms with the environment,

technology, and finishes appropriate for a

modern library and a world-class building.

All work followed an implementation

plan developed jointly by EYP and the

Construction Manager that allowed the

continuous use of the facility during the

renovation.

/Princeton University Princeton, NJ

Hamilton, Holder & Madison Halls

Three historic Collegiate Gothic structures

were modernized to accommodate a

21st-century residential college program

while preserving their historic character.

Extensive exterior repair and interior

renovation improved accessibility and

circulation patterns.

After the programming for Holder Hall

was completed, the University initiated a

change in its Residential College program.

Three of its six two-year colleges –

including Mathey – were redesignated

as four-year colleges, requiring the

introduction of new graduate student

apartments into the design. Throughout

the building, student rooms, bathrooms,

and common spaces were renovated,

and in many instances, rearranged.

We depressed the floor elevation and

excavated along the south façade to

incorporate study rooms, student activity

rooms, music practice rooms, a student

lounge, and a new student art gallery.

Work subsequently addressed the adjacent

Hamilton and Madison Halls which

include rooms for both underclassmen and

upperclassmen; administrative offices,

dining halls, and common rooms for both

Mathey and Rockefeller Colleges; and

student lounges, campus bakery, computer

cluster, library, theater, and seminar rooms.

/Towson University Towson, MD

Newell & Richmond Halls

This LEED Silver high-performance

modernization project breathes new

life into Newell and Richmond Halls,

creating a premiere student housing

experience while celebrating Towson’s

rich architectural tradition. The connected

four-story buildings form an iconic campus

cornerstone whose 93,500 GSF houses 315

students.

One addition, sympathetic to the Jacobean

architecture of the University’s original

structures, resolve complex accessibility

issues and provide study and social

spaces for students that foster a sense of

community. The renovation maximizes

student common areas and daylight on

each floor, building student community.

Further social space was added outside

to improve access and security while

integrating Newell and Richmond into the

campus’s pedestrian network.

EYP solved longstanding envelope failures

through careful analysis, tracing them

to the original design, poor construction

materials and practices, ill-conceived

additions, and errors in earlier repairs and

maintenance. At Richmond Hall, cast stone

window heads were selectively replaced

and mullions re-detailed to increase their

load-bearing capacity. At Newell Hall,

the terra cotta window surrounds were

similarly improved, and all parapets were

removed from the eaves to improve roof

drainage, without negative effect on the

historic roof-lines that form the eastern

face of the campus. Exterior stair towers

were removed to expose original facade

whose restoration has garnered several

prizes.

All work was developed consistent with the

State of Maryland, University of Maryland,

and Towson University specific design

standards.

/U.S. Army Corps of Engineers, New York District West Point, NY

U.S. Military Academy

The oldest continuously operating Army

post in the United States, West Point’s

primarily Gothic Revival campus is a

designated Historic Landmark District.

Over the course of more than 15 years, EYP

has been responsible for the preservation,

restoration, and rehabilitation of many of

the Academy’s most historically significant

structures.

Under our IDIQ contracts, we have worked

on all of the cadet barracks (350,000 GSF),

as well as Grant Mess Hall; the Cadet

Chapel; West Point Cemetery; upgrades

to the athletic facilities; renovation of

historic Building 624 to provide a Warrior

Transition Unit; and investigation and

stabilization of the Warner House on

Constitution Island, the oldest building at

West Point.

At Pershing Hall, Grant Hall, Washington

Hall and Bradley Hall (the cadet barracks

facing the central campus area and main

parade grounds), our team provided repair

and restoration of the exterior stone

facades and parapets, and upgrades to

the interiors for current use and code

compliance. Two of these buildings are

listed on the National Register of Historic

Places. Rehabilitation work focused on

improving the quality of housing for cadets

by upgrading interior features; correcting

structural deficiencies; and improving

energy efficiency.

/General Services Administration Indianapolis, IN

Birch Bayh Federal Building and U.S. Courthouse Renovation

Modernization strategies invisibly transform

this monumental landmark into a “machine

for sustainability” that measurably

mitigates the site’s urban heat island effect,

decreases the building’s carbon footprint,

and adds hundreds of thousands of gallons

of water to the city’s supply every year.

GSA committed to making this distinguished

example of Beaux-Arts architecture a

highly desirable, sustainable workplace –

one that was also safe, comfortable, and

secure – that helps the city keep and attract

jobs. Our design includes new mechanical,

fire suppression, and alarm systems, new

windows, and a green roof. A detailed

preservation analysis of the building enabled

the team to create a strategic roadmap that

guided decisions about equipment locations

and the sensitive threading of new systems

through delicate historic fabric.

The most visible improvement is a 30,000 SF

vegetative roof, located on the light-court

roof, visible only from the building’s inward-

facing windows. The vegetative roof, cool

white upper roofs, and rainwater harvesting

system are key components of the

sustainable design strategy. The vegetative

roof system – one of the largest of its kind

on a building listed on the National Register

of Historic Places – absorbs less heat than

a typical dark membrane roof and provides

increased insulation, reducing the building’s

cooling load.

/National Archives and Records Administration Boston, MA

John F. Kennedy Presidential Library Study

The John F. Kennedy Presidential Library

is among the busiest of presidential

libraries, annually welcoming 200,000

researchers and visitors. Transformational

technological advances made over the

building’s 30-year existence required

extensive infrastructure upgrades to

protect the collections and support the

needs of a 21st century research facility.

The original I.M. Pei structure also required

additional conference, classroom, and

administrative spaces to support the

library’s educational and research mission.

Our project addressed site and envelope,

accessibility, interior finishes, MEP/FP

systems, archival storage, information

technology, and building security. To

enhance the museum experience and

address critical issues of collection storage,

access, and management, we designed a

respectful addition that deftly cants at a

45-degree angle to the original, leaving the

massing and geometries of Pei’s building

to stand on their own, largely undisturbed.

The addition’s exterior is the same white

concrete pre-cast panels, and a horizontal

band of windows matches the shaded

glass of the original pavilion overlooking

the harbor. In addition to improving

interior functions, repairing the façade,

and modernizing engineering systems, the

design provides archival storage compliant

with NARA’s stringent requirements

for humidity, temperature, and gas

infiltration. The Library remained open

throughout design and construction.

/ restoration

Restoration is perhaps the most commonly used term when speaking about projects

involving the renewal of existing buildings, though true restoration projects are

relatively rare and are generally undertaken where the historic and interpretive value

of the resource is of paramount importance. Such properties are generally museums

or shrines to a particularly significant time or event. EYP’s approach to restoration is

exacting – we follow the same scientific method employed in all of our preservation

projects, but here with a particular eye to acquiring the knowledge necessary to

recreate to the greatest degree possible the form, material, and color of the original. It

is important to understand that restoration is also a creative discipline, as, for example,

where destroyed fabric is reconstructed through a finely honed process – calibrating

forensic knowledge, documentary and archival evidence and an expert eye – that

enables a faithful restoration.

/U.S. Naval Academy Annapolis, MD

Naval Academy Chapel

Using a disciplined approach that involved

extensive investigation of archival and

historical information and the microscopic

survey and analysis of existing conditions,

we partnered with the U.S. Navy to

restore the Naval Academy’s Chapel to its

original Beaux-Arts splendor. Originally

constructed in 1910 from architect Ernest

Flagg’s design, 30 years of heavy use and

deferred maintenance had taken their toll

on this National Historic Landmark.

Exhaustive investigations into the

historic building fabric facilitated detailed

drawings, while our extensive sampling

analysis allowed us to determine the

Chapel’s original paint scheme and return

the interior to its distinctively ornate

original design. The restored wood floors,

doors, and pews are softly illuminated

by the reconstructed stained glass

laylight of the magnificent 110-foot high

dome. Further renovations improved

roof drainage; upgraded fire protection,

HVAC, and electrical systems; and abated

hazardous materials.

Renovations were completed ahead of

schedule, and the Chapel remained fully

operational throughout the entire project,

thanks to comprehensive construction

schedules and protection and safety plans.

The restored Chapel continues to serve as

the inspirational centerpiece of the Naval

Academy’s National Historic Landmark

District.

/Washington State Department of General Administration Olympia, WA

Washington State Legislative Building

Sensitive modernization has preserved

the State Capitol, listed on the National

Register of Historic Places, enabling

the 1927 structure to meet current

needs and safety, accessibility, and

security standards. Earthquake damage

had adversely impacted the building’s

condition, most notably by shifting the

massive columns that support the dome

(the fourth largest in the world).

Our fluency with Secretary of the Interior’s

Standards for the Treatment of Historic

Properties ensured the appropriate

selection, detailing, and installation of

security controls at historic doorways and

of video cameras and weapons-screening

systems in marble-clad halls.

We seamlessly integrated new fire

protection, electrical, mechanical,

security, and information technology/

telecommunications systems, preserving

the historic fabric of both office

and representational spaces. Since

underground parking had to be eliminated

for security reasons, we converted that

‘found’ space into a new mechanical room

with no impact on the historic structure.

Cooling load evaluations took into account

the shading of the building’s monumental

columns, reducing the load by half from

previous calculations. A photovoltaic

array was added to the fifth-floor roof;

while invisible to passers-by, the array can

generate 20 kilowatts of energy, enough to

illuminate the dome and its lantern.

Our design solution saved the client

approximately $25 million over a

previously proposed plan.

/ University of Iowa Iowa City, IA

Old Capitol Museum Restoration

Originally constructed 1839-40, Iowa

State Capitol building served as the seat of

government until the capital was moved to

Des Moines in 1857, when it became the

first permanent building on the University

of Iowa campus. Today this National

Historic Landmark houses a state historical

museum and accommodates University

meetings and speeches.

A devastating fire in 2001 destroyed the

dome and cupola; the building suffered

significant water damage. We ensured that

the cupola and dome were reconstructed

economically and without sacrificing

authenticity. Buildings systems were

upgraded and a fire protection system and

new lighting were installed.

The design replaces the monochromatic

color scheme from the 1970s with

historically appropriate colors. Interior

plaster, millwork, and wood floors were

also restored or replaced. The 50-foot

cupola, reconstructed from locally grown

white oak, accommodates all current

codes. The 25-foot diameter dome was

reconstructed in one piece off site and

craned into place.

Now tempered and protected by

contemporary systems, the building’s

interiors now reveal the full original design

intent for the first time in over a century.

This project was completed in conjunction

with OPN Architects.

/ adaptive use

The concept of adaptive use has gained popularity and increased urgency as a core

strategy for sustainable growth as the demand for building rises in a world of ever-

diminishing resources. Adaptive use requires a broad imagination in conjunction with the

creative and technical expertise necessary to transform a structure originally intended

for one purpose into something that may in the end accommodate a very different use.

EYP believes that all structures have an architectural essence that can best be revealed

– regardless of the end use of the building – through a systematic, rigorous analytical

process that reveals optimal strategies for repurposing. Adaptive use often maximizes

the opportunity to blend old with new and to position historic resources as buildings

emblematic of both their original era and the best of 21st-century design culture.

To create a visitor gateway to the historic

Charlestown Navy Yard and the USS

Constitution, we partnered with NPS to

renovate an 1804 structure. Meeting the

educational, accessibility, and security

needs of a visitor center required exterior

envelope restoration/repair and extensive

renovations of the first floor.

The design takes advantage of the

historic building by exposing its brick

exterior walls, wood ceiling joists, and

a primary structural steel girder. Many

decades’ worth of non-original furred

walls and finishes in the expansive space

were stripped away to reveal the original

materials, which were repaired, restored,

and showcased in the new design. New

MEP systems were carefully threaded

through the building’s original fabric, and

a new circulation stair was designed to

promote clear and easy access for the

large number of visitors. The work added

a new screening building, guard booth,

and walkway canopies to accommodate

security screening of visitors. All work

was completed in accordance with the

Secretary of the Interior’s Standards for the

Treatment of Historic Properties and the

Massachusetts Historical Commission.

Charlestown Navy Yard Visitor Center

The modernized Lamont Library

accommodates the changing ways in

which students learn, communicate, and

study in a 24/7 environment. Designed

for future flexibility and adaptability,

the building meets the evolving needs

of library users, incorporates the latest

technologies, and ensure the security

and accessibility of specialized learning

resources, such as Government documents

and multimedia collections.

We created a Master Plan to guide the

upgrade of all systems within this 85,000

SF, six-floor building, implementing phased

renovations to minimize disruption. The

3,900 SF first-floor reading room was

updated with custom-designed study

carrells, overstuffed armchairs, task

lighting, and study niches to create a

variety of attractive and comfortable

spaces for either group or individual study.

Subsequent renovation work created the

specialized Morse Music & Media Room

and transformed the original 2,600 SF

reference room into the Lamont Café,

a casual 24-hour learning commons

overlooking Harvard Yard.

Newhouse Center for the Humanities Renovation

Goals: Wellesley College sought to create a

signature home for the Newhouse Center

for the Humanities within historic Green

Hall, a 1928 Collegiate Gothic structure at

the heart of the campus. This cutting-edge

research facility also supports programs

and performances for the greater Boston

community.

Strategies: The interventions necessary to

create this space were conceived as a kit of

parts that are clearly distinct from and yet

in dialogue with the original architecture.

Composed as an ensemble of glass and

wood with strategic metal accents, the

new elements created a light, invigorating

contemporary environment set against

the substantial Collegiate Gothic

architecture of Green Hall. The design

gracefully links interior spaces, carefully

interweaving of historic and contemporary

elements to enhance the experience of

the both the original architecture and

new interventions. A new glass-enclosed

conference space, which occupies the

cross-axial space at the heart of the

Center, allows daylight to penetrate the

full width of the building for the first time.

Research and office spaces surround this

core. Systems upgrades and accessibility

improvements were integral design

components. Ramps at the academic quad

entrance and from the building circulation

corridors into the Center improve

accessibility.

Achievements: The design of the

Newhouse Center reflects Wellesley’s

commitment to innovative thought

and works within the framework of an

illustrious tradition.

Faneuil Hall

One of Boston’s best-known landmarks,

the rehabilitated Faneuil Hall exemplifies

the sensitive adaptive use of a historic

icon to create an exciting, technology-rich

destination. After 250 years of use, the

structure now functions as the entryway

to the Boston National Historical Park and

Boston African American National Historic

Site, as well as the gateway to all of the

Massachusetts National Parks for more

than 1 million annual visitors.

Selective demolition, new construction,

and sensitive integration of contemporary

systems enabled the iconic building to

meet new program requirements with

minimal interventions while exposing

and highlighting the original historic

fabric to the greatest extent possible. Our

rehabilitation of the basement made way

for new public education space, public

restrooms, and NPS offices. The project

replaces a warren of retail vendor stalls

at the center of the market level with an

open, light-filled exhibition and orientation

area. To accommodate the rise in visitor

traffic, the project included improved

accessibility and egress pathways.

To meet contemporary codes and support

rapidly evolving technological needs,

new systems were carefully threaded

throughout the historic building fabric. All

work was completed in accordance with

the Secretary of the Interior’s Standards for

the Treatment of Historic Properties, the

Massachusetts Historical Commission, and

the Boston Landmarks Commission.

Historic Fackenthal Laboratory, a 1928

Charles Klauder building, now houses

innovative spaces for the Patricia E. Harris

Center for Business, Government and

Public Policy. Adaptive use modernized

the interiors to create compelling learning

environments for the twenty-first century

while maintaining the historic façades that

characterize the northern edge of Hartman

Green at the center of the campus.

We worked closely with the College

Design Committee and Construction

Manager to establish guidelines for our

detailed programming and conceptual

design of this imaginative reinvention. The

interiors were thoroughly transformed

to accommodate new programs for

the Departments of Government and

Business Organizations and Society, The

Floyd Institute of Public Policy, and the

campus Computing Services Resource

Center. In addition to offices, classrooms

and seminar rooms, the Center includes a

two-story “living room,” an informal space

that connects the building’s floors and

fosters collaboration by providing space for

serendipitous meetings and the exchange

of ideas. The opening of this space to

the east brings natural light deep into

the building. A new, second entry for the

building directly connects the computer

center with the larger campus that it

serves.
