1. Hold a public hearing in regard to a request for a Certificate of Design Compliance for

a new home located at 110 S. Cedar Street.

Commissioner Harper made a motion to approve the item. The motion was

seconded by Commissioner Brinkley. The motion was approved 7-0.

Jurisdiction (ETJ)

No deliberation or discussion may take place by the Commission during this agenda item.

The Commission requested an update on Buda Mill & Grain activity and an update on

the design of 967/Main Street intersection.

Commissioner Wensowitch made a motion to adjourn the meeting.

Commissioner Harper made a second to the motion.

After a unanimous vote in favor of the motion, and having no further business to

consider, Commissioner Ellis adjourned the meeting at 7:32 p.m.

This is the public hearing for a Certificate of Design Compliance (CDC) application for a Certificate of Design Compliance (CDC) application for solar panels to be added to the home located at 308 Austin Street.

The City of Buda Unified Development Code requires that work in the Historic District which requires a new sign permit shall have CDC approval prior to issuance of the permits.

2. CURRENT STATUS

The applicant is proposing to add solar panels to the east-facing side of the house, which may be visible from Austin Street and Elm Street.

3. ACTION OPTIONS/RECOMMENDATION Staff recommends the Commission conduct the hearing. The Chairperson is required to open the public hearing and state the time, allow public comments, then close the public hearing and state the time.

This is the public hearing for a Certificate of Design Compliance (CDC) application for a Certificate of Design Compliance (CDC) application for one wall sign, located at 218 Main Street, Thatcher.

The City of Buda Unified Development Code requires that work in the Historic District which requires a new sign permit shall have CDC approval prior to issuance of the permits.

2. CURRENT STATUS

The applicant is proposing one hand-painted wall sign on the front of the building, facing Main Street. Two gooseneck lights will be added above the sign.

4. ACTION OPTIONS/RECOMMENDATION Staff recommends approval of this request because the solar panels do not detract from the historic character of the home or the district.

SUBJECT: DELIBERATION AND POSSIBLE ACTION IN REGARD TO A REQUEST FOR A CERTIFICATE OF DESIGN

COMPLIANCE FOR AN EXTERIOR REMODEL LOCATED AT 107 ASH STREET (MOCKINGBIRD MADE)

1. BACKGROUND/HISTORY This is the regular agenda item (action item) for a Certificate of Design Compliance (CDC) application for the exterior remodel at 107 Ash Street, Mockingbird Made. The City of Buda Unified Development Code requires that work in the Historic District or Central Business District which requires a new sign permit shall have CDC approval prior to issuance of the permit.

2. CURRENT STATUS The space is to be used for a furniture company. The building will serve as their studio and office. This applicant came before the commission in March of this year. The applicant received approval for this exterior design and has since moved forward with applying for building permits. While going through the building permit process, the interior of the building went through a series of re-designs to meet building code, which eventually affected the exterior of the building. The applicant has submitted a re-design for the Ash Street-facing side of the building to received approval prior to beginning construction on the exterior portions of the building.

Exterior Changes The entry will be remodeled with two floor to ceiling windows and a new door. This change is to counter the removal of the windows originally proposed along the length of the building, which have since become obsolete due to internal requirements. The new entryway will enhance the retail entry of the building, while the rest of the building will be used for office and studio space. The sign along this elevation will move to the space that was formerly used for windows. The gooseneck lights remain. The nonfunctional garage door will change slightly as well. The door will no longer be painted a dark blue, and instead will be made from cedar panels, and the door will be made taller to match the main entry door height. The signage will be removed from the door for the time being. No changes to the Austin Street elevation.

Painted Brick Sign moves to center of building for better exposure Changes are more in line than original proposal with the Mockingbird Brand which presents a “Modern Farmhouse” style. The barn door, cedar panel and brick façade remain classic and in line with the historic industrial/agricultural buildings in the area, while presenting a relevance with taller scale, to modern style buildings.

This is the regular agenda item (action item) for a Certificate of Design Compliance (CDC) application for one wall sign at 107 Ash Street, Mockingbird Made. The City of Buda Unified Development Code requires that work in the Historic District or Central Business District which requires a new sign permit shall have CDC approval prior to issuance of the permit.

2. CURRENT STATUS

The applicant is proposing a revision from the previous issued sign CDC, from three wall signs to one, on the Ash Street side of the building.

Sign Designs The new sign will be approximately 10 long feet by three feet wide. The other signs along this elevation have been removed due to changes in the elevation. In response, the sign design has changed to incorporate the slogan “Joyful Living” and the iconic bird and key logo. The signage will be lit, as part of the exterior remodel, using gooseneck lighting.

The applicant is proposing one hand-painted wall sign on the Main Street-facing side of the building.

Sign Design The proposed wall sign will fit within the existing rectangle on the front of the building. The sign is to be hand painted onto the wall. Gooseneck lights are proposed above the sign.
