SituationHimbleton, north east of Worcester, is exceptionally well located in the heart of the county. The village has a thriving primary school and cricket team, a church and popular pub The Galton Arms, named after the family who formerly owned the house. Excellent schools abound in the area, including Bromsgrove School, King's School and the Royal Grammar School in Worcester. Road communications are quick and easy to the Midlands and Gloucester from the M5 Junctions (5 and 6), as well as east towards Stratford, north east to Redditch and south east to Evesham.

Historical NoteHimbleton Manor Estate was acquired by Sir Douglas Galton, second son of Howard Galton of Hadzor. Born in 1822 andan engineer, a date of 1868 on one of the buildings suggests when much of the property was built. On his death in 1899,the Estate passed to his daughter Mrs Gascoigne, whosedescendants continue to own the property to this day.

Himbleton Manor The Manor is surrounded by its own land. The main tree lined drive is an elegant entrance leading to the front of the house. There is also planning permission to reinstate the part cobbled back drive which leads to the village. More recently, the house has been divided to form a number of dwellings. Whilst it remains in need of refurbishment, the overall size of the Manor of about 9943 sq ft provides immense and ample scope as well as flexibility in its accommodation. From a significant and impressive private residence to far broader uses, Himbleton Manor provides many opportunities for a variety of uses, apart from being a private and exclusive estate.

On the ground floor, some divisions have been removed to illustrate the depth and size of key reception rooms, such as the Drawing Room. Other divisions and openings can equally be made to form impressive bedrooms with ensuite facilities on the first floor. There are four staircases serving the first floor from various parts of the house. The self-contained flat, above the garages, is linked to the house, as

well as having its own external staircase. The rooms on the second floor could also be easily adapted.

The Traditional Buildings and the Jubilee RoomsOn the north side of the house are two courtyards of traditional buildings. Of immense character and variation, these buildings provide about 7122 sq ft of accommodation. Planning permission has been granted (W/08/02335/CU)

to convert these buildings into two residential units and one live/work unit. In addition this consent also incorporates the Jubilee Rooms, which is an attractive building close to the cottage. This has a consent for business purposes and provides an additional1669 sq ft. The development has been commenced, should these proposals be appropriate.

Foreman's CottageThis small cottage stands beside the vegetable garden. The main entrance leads into the kitchen and reception room with a fireplace, The Hall, utility room and bathroom are at the back of the house and there is another reception room off the hall. There are two bedrooms and a wc on the first floor.

The LandBehind the courtyard buildings is the old tennis court. Historically most of the land was down to ochards trading as Himbleton Fruit Farm and producing apples and damsons. Today the last of those orchards are behind the courtyard, the remaining land now permanent pasture, although part recently was in an arable rotation.

ServicesMains water and electricity. Private drainage.

Fixtures and FittingsAre included in the sale.

Overage AgreementThe fields that lie to the west of the house and to the west of the front drive will be the subject of an overage clause. Should planning be achieved for any residential development on this land in the next 25 years, 20% of the net enhancement value will be retained by the vendors.

Directions (WR9 7LE)From the village of Himbleton, head East towards Grafton Flyford. Pass the Galton Arms and then the school on your right and continue uphill for about 1/4 of a mile. The drive is on the left.
