WHY not make your homelight and bright by creating asunny Mediterranean-stylescheme?You can take inspiration from
books, magazines and pic-tures or, if you’ve been luckyenough to visit the Med thissummer, you can includesome of the colours, texturesand styles that will remindyou of your holiday. Here are some ideas for
areas and themes to focus on.PAINT You can make a dramat-ic transformation to yourhome simply by changing thecolour of paint on your walls. For a Mediterranean feel, be
bold and choose lavishcolours like bright blue, limegreen, orange, red and ochreand set them off against“'whitewash”. When youchoose your colours, think ofthe aspects of the Med thatthey might evoke, so orangesand yellows for sunlight, blues and greens for the sea.LIGHTING: As well as terracottaand wicker, wrought iron iswidely used in the Med. Youcan reflect this in your choice
of furniture, fixtures and fit-tings, such as door handlesand table legs.Indoor lighting is also a great
way to to reminisce aboutevenings spent under thestars; you might like to installdownlighters in the ceiling ofyour living or dining room.FLOOR TILES: Marble or terracot-ta tiles are popular in the Medbecause they help keep roomscool. In our climate, it mightnot be practical to have themthroughout the house butthere’s no reason why youcan’t incorporate this look intorelevant rooms.Kitchens are ideal while mar-
ble or marble effect is greatfor bathrooms. If carpet isn’tcompatible with your plansfor, say, your living room, then laminate flooring is anideal alternative.BLINDS: The blinds many peo-ple most associate with theregion are Venetian orRoman. Blinds are easy toinstall and come in a widevariety of designs and sizes. Avariety of wooden, metallicand fabric are available.

THE last 15 years have seen a dra-matic shift in how the British viewapartment living. Design partner toDavid Wilson Homes, LaurenceLlewelyn-Bowen has his ownthoughts on the reasons for thisrenaissance of the apartment.“Some of the earliest examples of
apartments can be found as far back asin Roman towns, where multi-storeyblocks were laid out over a grid-shapedroad scheme,” he says. “Since theground floor was the busiest and noisi-est, the best accommodation was onthe ‘piano nobile’, the first floor, whichhad access to better views and air.“In the last 10 to 15 years, British soci-
ety has changed, as has governmentattitude to housing, which requiresgreater efficiency of land.“For singletons and young couples
starting out on the property ladder, apartment living in city centres can be areal draw, with the no-hassle factor oflow maintenance accommodation ,
close to both work and play, with shops, theatres, barsand restaurants often on thedoorstep or a short walkaway.”For those looking to down-
size, such as those nearingretirement age and wantingto liquidise their assets, orpeople experiencing achange in financial circum-stances, the apartment canbe a sophisticated boltholewhich heralds an easier life.“Companies have been quick to pick
up on these trends and have focused ondesigns which offer much-needed flexi-bility of interior space, so that everysquare inch is accountable.
“To make a space feel larger, mirrorsand glass doors are a clever addition tothe decorating scheme.“Likewise, pale or neutral shades can
create an airy feeling but don’t be afraidto use accent colours and patterns
(sparingly) to create interest and giverooms their own personality.“Where feasible, keep floor finishes as
consistent as possible.“This will improve the flow from one
room to the other, but again the lookcan be varied with a darker carpet in thecentre, or an interesting rug to createinterest.“One of the latest trends is to bring the
outdoors in and many apartments feature balconies which can be bright-ened with pots brimming with blooms.”

IS your bathroom a sanctuary whichyou can enter at the end of a stressfulday and come out feeling trans-formed and relaxed? As people become more aware of the
detrimental effects of long-term stresson bodies, more and more are lookingfor ways to relax and unwind at the endof a hectic day.The long-term effects of stress can
include insomnia, and may cause sup-pression of the immune system. It is, therefore, important that people
find respite from the daily pressureswhich cause stress.Help is at hand. The Jacuzzi whirlpool
bath collection offers a choice of bathsthat will turn a bathroom into a havenof tranquillity.Simply lie back in your own bath to
enjoy the benefits of hydrotherapy. The perception that hydrotherapy is an
indulgent luxury has changed over theyears as the benefits have becomemore w idely understood.A Jacuzzi whirlpool bath will invigo-
rate in a morning and its revitalisingwarmth is the perfect passport to arestful night’s sleep. It has also been shown that hydrother-
apy benefits people with specific illnessand injury, especially those that inducejoint and muscle stiffness or tender-ness.Apart from the physical benefits of the
whirlpool bath, psychological changesin the body seem to be triggered, ini-tially by the lack of gravity in the waterand subsequent transference of heatinto the body.
This helps people to achieve totalrelaxation.A Jacuzzi whirlpool bath has jets
which massage with high volumes ofwater mixed with air to reproduce, saysthe company, the soothing, deeply pen-etrating movements of a masseur’s fin-gers with the warm, pulsating jets caus-ing blood vessels in the skin and under-lying tissue to dilate. The increased blood flow, Jacuzzi
maintains, allows cells to take in more
oxygen and nutrition while removingwaste substances. With more than 30different styles to choose from, Jacuzziwhirlpool baths come with a widerange of features and in different sizes. The Jacuzzi bathroom collection
encompasses whirlpool baths, showerbrassware, furniture and accessories, and is sold exclusively through special-ist bathroom retailers. For further details call 01782 717175 or

ESCAPING the demands andstress of daily life isn’t easybut the solution could be eas-ier to find than you think. The popularity of health spas
means the room that was tradi-tionally used merely for a briskwash and brush-up is nowmuch more and the trend is torecreate that sanctuary in yourown home.Today’s bathrooms have
become the ultimate escaperoom, where you can literallylet your cares float away.Cheryl Gurner, a director of
Bathrooms International, whose clients include a host ofcelebrities, says: “A bathroomwhich doubles as a practicalplace for getting ready for theday but in the evening as acosy retreat is an essential.”Everything is possible intoday’s bathroom, which bene-fits from the latest technology. There are baths incorporatingmuscle-easing hydro jets, light-changing effects to aid relax-ation as well as showers thatcan mimic rainfall and water-falls. If your bathroom is dated
or a chilly sterile roomthat doesn’t invite lin-gering, now could bethe time for a revamp.PURE WHITE: Whitesanitary ware is still thetop favourite. Look outfor ranges with classicrounded but contem-porary lines. Include adouble-ended bath anda granite floor. Addeasy-to-install under-floor heating for atouch of luxury. Use
vibrantly coloured towels andaccessories for warmth andimpact.TIP Install lighting to suit your
mood with either a dimmerswitch or low lights.RETRO: Enjoy the Art Decorevival and create a mono-chrome scheme with a blackgranite floor and lacqueredwhite units. Feature a bath withmirrored panels and a match-ing vanity unit. This look harksback to the 1930s Hollywoodglamour and is particularlygood for a smaller bathroombecause glossy surfaces andmirrors make there seem morespace and add light.TIP Consider extra storage by
creating a false wall with doorshousing slim shelves or fitshelves to one side of a free-standing bath.VINTAGE: Echo Victoriana witha free-standing roll-top bathwith claw feet. This traditionallook can give even a smallbathroom instant atmosphereand charm. A free-standingbath is an advantage as youcan use the surrounding areaand perhaps include a comfychair to relax in. Use simplewhite sanitaryware, andchrome accessories.TIP Go for bronze finishes on
brassware and add a bidet.SPA SHOWER: A fashionablewet room – a tiled room whichneeds to waterproofed – isideal for those who prefershowers, but can be expensiveand tricky to install.
Try installing a luxuriousshower cubicle instead, whichcould cost around £3,000.

THANKS to the cookery programmesthat have found favour on the TV,cooking has become one of thenation’s most popular pastimes. But you’ll need the perfect kitchen to
create those culinary masterpieces. Yetyou don’t have to spend lots of moneyto keep up with the ‘Olivers’ – if yourbudget does not stretch to a completeoverhaul, simply add a few fixtures fora unique look or invest in some modernunits to quickly update your kitchen.Improvements to the kitchen can be
simple or more extensive depending onthe amount you have to spend. Many people don’t realise that kitchen
renovations provide the best return oninvestment of all home-improvementprojects so any modifications will notonly add to your enjoyment of yourhome but increase its value as well!Choosing the right colour can really
add to the atmosphere. Green is greatfor the kitchen as it creates a peacefulplace to digest your food and enjoy thecompany of your friends.Mixing colours and materials and
experimenting with painting techniqueslike sponging (dabbing colour ontowalls with a sponge to give a lived-inlook) can add new depth. Complementyour colour with accessories like deco-rative towels, copper pots and pansand fun place mats for the table.Key focal points in any kitchen are the
cabinets. Older homes often have darkwood cabinets that don’t always sit wellwith today’s lighter, more contempo-rary design schemes. You may nothave the budget for a new set but don’tworry – just invest in a new set of doors– an ivory shaker door coupled with amodern wide bow handle in aluminiumwill look fantastic in any kitchen. If you want to be even more economi-
cal, simply sand down the existing cabi-nets and restain them in a new shade.
Another idea is to fit decorative legs inplace of a traditional plinth for a free-standing look. Try reeded aluminiumfinish legs for a contemporary finish.Small but significant touches such as
adding or changing handles to cup-board doors can also complement yourdesign scheme. If your budget doesn’t stretch to reno-
vating the entire kitchen, try replacingwork surfaces and adding stylish acces-sories. Top it off in style with a wood, slate or marble finish that is extremelydurable and designed to stand up to thedemands of a busy family. To com-plete the look add a solid beech chop-ping block and a new ceramic sink.
Laminate flooring is great as it is easyto clean and resistant against fading, stains and scratches. Best of all LOClaminate flooring is now availablewhich simply “locs” together, so noadhesive is required. This makes it quick and easy to install
and can be relaid up to six times.Look out for FSC certified laminate
flooring, which means that the woodhas been approved by the ForestStewardship Council and has comefrom well managed forests so yourfloor is environmentally sound too!Another good choice is tile effect floor-
ing in which the floor sections resemblereal tiles but don’t make your feet cold!

SLAVING over a hot stovehas never been more fun!Nowadays our kitchens are
practical, high-tech havenswhere we can cook up a storm. The key ingredients are cool
gadgets, with homeownersprepared to splash the cash onworktop wizardry that savestime or just looks great. That means anything from a
coffee maker or blender, to astate-of-the-art toaster orfridge with internet access. The only limit is the budget.Anjum Ahmed, design direc-
tor for Magnet Kitchens, con-firms the trend: “Kitchens arealready becoming more‘bling’,” she says. “Customersare spending more than everbefore on the most importantroom of the house.”That's confirmed by the
launch of a £100,000 saucepan– the pot has solid gold han-dles studded with 200 dia-monds. But hey, why break thebank?Naomi Cleaver, style consul-
tant for Magnet Kitchens, says:“People want to personalisetheir kitchens, cater for theirparticular cooking styles, and
also add colour by investing incounter top gadgets.”State-of-the-art coffee mach-
ines are a must-have to dis-pense that early morning caf-feine shot or for late nightentertaining.Impress with a Diva coffee
machine, (3) £395 from HomeTemptations, in chrome and asplash of either red, cream orblack.Heat cups on the warm plate
on top of the machine, just likein the Italian bars.On a budget? Try John
Lewis’s Krups FMD395 ProArxoma filter coffee maker,£49.95. It makes up to 10 cupsand has a strength selector.Juicers are an essential for
gym bunnies and a BrevilleJuice Extractor, £89.99 fromLakeland, makes short work offruit or veg. Another goodchoice is John Lewis's Magi-mix Le Duo Juice Extractor,£119 (1).Always wanted a Porsche?
Settle for the Siemens Porsche2 toaster, £129.99, a brushedaluminium futuristic gadget (4)with all the bells and whistlesfor fast-lane bread.Paul Gibbs, kitchen buying
manager for B&Q says:“People are environmentallyconscious and looking forways to make kitchens moreeco-friendly.“There's a big demand for
water-efficient appliances andaccessories, such as our tapsfeaturing an Eco Click devicewhich restrains water flow, avoiding water waste.”Kettles use up huge amounts
of energy, yet most people boilfar more water than they need.Tefal's Quick Cup kettle heatswater in three seconds andclaims to provide a 65% ener-gy saving. It costs £59.99 fromCurrys or major kitchen retail-ers. Marks & Spencer’s EcoKettle, £29.50, claims to saveup to 30% of the energy usedby a conventional kettle. If you’ve got the funds, install
instant boiling water at theturn of a tap with the Quookertap (2).The tap, which has a child-
proof push and turn mecha-nism, can be fitted to existingkitchen units and has a three-litre water tank. The energy cost for boiling
water 24hours a day is 3p aday.

GONE are the days when carpetwas the first choice for floors – nowthere's a dazzling variety of cover-ings, from classic wood and lami-nates to ceramics, stone or practicalvinyl. The style you choose should be the
start of your decorating scheme as agood flooring will outlast severalchanges of decor.Ideally, flooring should make a state-
ment but not dominate your room.Soft and hardwood flooring are popu-lar options, and can range from sim-ple stripped floorboards to solidwood.Carpet is soft and luxurious and
there’s a massive array of styles onoffer, while rugs provide spectacularfocal points. The key to success in selecting your
floor covering is to choose the mostsuitable material for your room.Consider cost, maintenance, durabili-ty, comfort and style.STONE & TILESAlways particularly good for busy
areas such as hallways, kitchens andbathrooms but feature in other areasas the popularity of beautiful stoneslike limestone grows. Look out forslate.
Bisazza’s tile ranges are the choice ofinterior designers but, if they’re out ofyour budget, use them as inspiration. Its dazzling monochrome Vienna Nerostarts at £231 per sq mt, and Embroid-ery Red from £349.Fired Earth’s selection is just as desir-
able. Conjure memories of holidayswith its Island Pebble flooring inMoluku Sand, which is in four finish-es . It costs £98.70 a sq mt whileEncaustic tiles come in aubergine, olive , verdigr is , and are £93 .71 asquare mt.WOODA good quality hardwood floor, well
made and well laid, will become anintegral part of a home.
Increasingly people are spendingmore on a solid floor which theyregard as an investment, but lookalikelaminates are gett ing ever moresophisticated.Fired Earth’s solid wood flooring ticks
all the boxes on quality. Its selection isextensive but a popular choice is theCharacter Oak presea led floor ing(width 11cm). It costs £49.95 a sq mt.VINYL, LINO & LAMINATEVinyl and lino, once the poor man’s
flooring choice, is now anything butsince designers have seized on them

THERE’S something really rustic and simple about wood-en floors that many homeowners love and the fact theyare durable and low maintenance are real selling pointstoo. For people not lucky enough to have wonderful old
floorboards or precious parquet blockshiding away beneath their tatty, old car-pets, laminate flooring is a popular wayto mimic the effect and create a similarillusion. But if you’re fortunate enough to have
the real thing – and want to restore it toits former glory – then it is time to set towork making these original features areal focal point of your home. There’ll be less work to do if your floor
is in a fairly good state and you only wanta simple finish but otherwise the job canbe rather long and physically tough, somake sure that you are prepared forbeing all achy once it’s finished. The first step is to get rid of any flaky,
tatty, cracked, discoloured old paint orvarnish that’s seen better days and hasgone beyond the point of no return. If you simply slap a new layer on over
the top, you’ll end up with a really patchy result becausethe paint or varnish will sink in and dry unevenly. You can hire sanding machines from hire shops and
may be able to strike a deal with the manager if you have
a big job to do and need theequ ipment for longer. Whenworking out the costs, rememberto allow for the fact varnish andpaint clog sandpaper very quickly.By sanding the surface, you will
restore it to a clean, natural grain, flattening it down as you go. Although this smooth, sleek,
even look is probably exact lywhat you want, those with olderproperties might like to thinktwice about removing the charac-ter of worn, undulating floors. If you decide sanding isn't right
for you or the property, you canstrip off the old varnish by using asuitable chemical stripper. Whichever method you go for,
be sure to take all the necessarysafety precautions. You may find some areas of old
varnish won’t budge, for examplewhere floorboards or parquetblocks meet and aren’t lying flat. In this case, you’ll have to get down on your hands and
knees and remove it using white spirit, steel wool or ascouring pad and a good old-fashioned dose of elbowgrease. Work in small areas at a time, letting the white spirit
soften and dissolve the polish, then use a scraper toremove the gooey mixture, wiping away any residuewith an old rag. Make sure you remove every last morsel of old varnish
as new varnish won't stick otherwise. It’s a tedious andslow job but one that’s definitely worth doing properlyand not cutting corners on.
Let’s get intothe groove

OVER the past couple of years themarket for home-cinema systemshas almost doubled with one ineight households now owning one.The choices to enjoy a cinematic
experience are plentiful with a bur-geoning number of boxes being man-ufactured to satisfy our craving to eatpopcorn at home. Now, combined with the wealth of
wizzy technology we can install, they’re even helping to sell housesForget those old tricks like conjuring
the alluring smells of coffee or freshbaked bread to lure buyers. Now the size of a plasma screen TV
has more impact, and the bigger thebetter.Amanda Lamb, presenter of TV’s A

sound system will no longer be therewhen they move in, it’s simply being
able to see how good the house lookswith the latest gadgets and equip-ment.”It's all about selling a lifestyleand it particularly influences first-timebuyers. Also, people like to be able tosee that there's enough room for alarge flat screen TV.A Comet survey revealed that one in
three buyers were influenced by plas-ma screens, home cinema systems,American-style fridge freezers, winecoolers and remote control garagedoors.

WE used to play cards andgames, or gather round thepiano for a sing-song.Many of us still enjoy these
pastimes but with today’stechnology, home entertain-ment encompasses so muchmore; from a simple CD sys-tem in a child’s bedroom to afull-blown dedicated homecinema room, or sound andvision all around the house atthe touch of a button.Equipment has become
smaller, easier to hide, easierto link to TV and computersystems and far more conve-nient, far more reliable, farmore capable.Let’s start with a straightfor-
ward hi-fi system in thelounge. Then link your TV tothis for better sound qualityfor the programmes.Next link the hi-fi system to
speakers in another room, say the kitchen or diningroom.Maybe then add onecentre and two small rearspeakers to the hi-fi in thelounge and you've got yourhome cinema system, mak-
ing it possible to build agood quality system overtime. For greater sophistica-tion wire the house for soundand vision in all rooms, con-trolled by discreet wall pan-els. Speakers in the ceilingare all but hidden and givegreat results. If you want towatch TV in the bathroom, noproblem, there are water-proof screens about.Another suggestion is to
extend the hi-fi system out-side to the patio with weath-er-proof speakers.Companies which provide
these include screens fromLoewe, speakers, notablyB&W, Monitor Audio and Kef,and electronics by Denon,Yamaha, QED, Arcam. This is a specialised field
however, so do take advicefrom experts.

LightyearsaheadLIGHTING is probably the most flexibledecorating medium you have within ahome. You can change the mood of a room with
the flick of switch and, as the nights draw in,perhaps now is the time to start thinkingabout a few subtle changes.Although we tend to have lights in our
rooms as a practical consideration, we some-times forget that they can be used toenhance furnishings or decor, or evenchange the colour of a room.Every room has different requirements. In
the kitchen, for example, the amount of lightis important, so fittings or lamps which pro-vide a lot of light are essential. But where light is used for decorative or
social purposes, the most important consid-eration is the quality of the lighting. You could consider anything from a false
ceiling with subtle lighting to pelmet lightingto achieve an intimate and relaxed environ-ment.Over the dining table you will certainly want
a lot of light. A rise and fall fitting is easy tofit and provides sophisticated lighting.A dimmer control means that you don’t
have to contend with bright lights while youare eating.Fluorescent lighting with a shield is ideal for
working areas in the kitchen or angled spotlamps in a cluster directed at various pointsin the room look up-to-the-minute and arepractical too. A wide variety of lighting fit-tings is available. But in addition to conventional types, there
are downlighters, spotlights, fluorescent
tubes and much more besides. The loungeopens up all sorts of possibilities. Aim forpools of light around the living area withspotlights, standard lamps or table lamps.Remember bad lighting can be dangerous. It is essential that two-way switches are fit-
ted at the bottom of stairs and try to ensurethat each bedroom has a bedside lamp. You can, in fact, buy bedheads which incor-
porate lighting. There should be a good amount of light in
hallways and, with halls, overhead lighting isprobably the safest, illuminating the whole of
the floor area. Bathroom lights should be asbright as possible, bearing in mind that menwill want to see in the mirror to shave andwomen will want to do their make-up.Mirrors are available incorporating lighting
and a shave point and some types of wallheaters incorporate lighting too. There are special safety regulations for
bathrooms. You should not use bare bulbsand always remember to have cord insteadof a switch inside or a switch outsidethe bathroom. For ideas, see our feature onpage 93

STYLISH interior design canextend outdoors to createcomfortable and relaxed livingspaces. From yard art to atmospheric
lighting, bringing the indoorsoutside has never been so easy.Melloney Hunt, of Laura
Ashley’s design service, says:“In creating a comfortable out-door living space, consider it anextension of your home.“Take inspiration from the
plants and flowers around youand choose co-ordinatingcolours.”When the sun is shining, ditch
the dining room and head out-doors.To provide the perfect base for
accommodating guests tryWyevale’s sophisticated Andreasix-seater garden set, £1,699.84,or for a casual beachside look, opt for B&Q’s funky Hawaii four-seater dining set, £99.98.For barbecues Look to Home
Temptat ions ’ (0870 4280958/www.hometemptations.com) cheap and cheerful GalzoneBBQ grill set, £15, or for seriouschefs, Lakeland’s Dancook fire-place (01539 488 100/www.lake-land.co.uk), £149.99, will act as agathering and focal point in yourgarden.Warm up your table for enter-
taining with colourful acces-sories and if you don’t fancyspoiling your best silverware,
there are plenty of stylishand colourful plastic cut-lery sets available.Melloney advises: “For a
relaxed look choose natur-al fabrics such as cottons, and linens in a mix of flo-ral patterns, with checksand stripes.“Add tie-on seat cushions
to chairs and dress a din-ing table with co-ordinat-ing table linen and china.”It's the little touches that
make all the difference intransforming a lacklustregarden into a summerretreat.Lighting is all-important
for those occasions whenafternoon dining spills intodusk celebrations. For pretty floral decora-
tions try Laura Ashley'spink floral and pink spotpaper lanterns , £10, orNext’s colour changingLED lotus tea lights, £12.Don’t let the weather
dampen spirits if it gets a littleblustery outside.Invest in a practical lamp like
Marks & Spencer’s glass panhurricane lamp, £15.If things aren’t blooming in
your garden, make your floralefforts elsewhere.Brighten up your outdoor space
with Woolworths’ sunflowerstring lights, £9.99, or B&Q’spretty sunflower yard art, £14.98.
Melloney says an al frescodelight is possible with a fewstylish steps.“Consider adding a vase of
freshly cut flowers to a table andhang tea lights in paper lanternsor jam jars from surroundingtrees,” she says.“Place storm lanterns among
the flower beds to give softambient lighting when the sungoes down.”

If you can’ttake the heatIF THERE’S one place wherethe battle of the sexes trulyrages it’s in the garden duringthe barbecue season.Women may be a l lowed to
slave over a hot stove indoorsbut with a barbecue, men elbowthem out of the way to seize thetongs.Celebrity chef Antony Worrall
Thompson, co-author of a newbook, Barbecues & Grilling, is thefirst to admit it.“Barbies are very much a man
thing, something to do with ourtime spent in caves, s itting
around the campfire, ripping chunksof flesh fromrecently roastedcarcasses – thehunter gatherer ,enjoying the spoilsof the day,” hesmiles.Luckily, Worrall
Thompson and fellowauthor Jane Suthering have puttogether the u ltimate barbie“bible”, with basic through toadventurous recipes and loads oftips. “There’s more to barbecu-
ing than just sticking meat oncoals – I want to help peoplebring a little flair and imagi-nation to burgers and steaks,as well as experiment withmore adventurous recipes,”
Worrall Thompson says.● Barbecues & Gr i l l ing , byAntony Worrall Thompson andJane Suthering, is published byKyle Cathie, priced £18.99.

NOWADAYS, a water fea-ture is more or less consid-ered to be an integral fea-ture of any garden design, whether it’s simply for afocal point, a pond forwildlife or being used forits ambient sounds of mov-ing water for relaxation.Surprisingly, water features
have been used in gardensfor longer than you maythink.Way back in ancient Egypt,
around 3,000 BC, we see theearliest records of gardensand, yes, these gardens didhave water features, although most were used forpractical purposes.Gardens were mainly enclosed
in a courtyard fashion and waterchannels were formed to irrigatethe crops and plants.Later in history, the Moorish
gardens of Spain incorporatedfountains into their courtyardswhere people could cool off andhave some relief from the hot,dry climate. In Japanese gardens, running
water served a practical purposeand water features were sitednear to teahouses, where thewater was used for purificationpurposes before the ceremonyitself, as guests would wash
their hands before entering theteahouse. Other practical waterfeatures in Japanese gardensinclude the “deer scarer'”,where the bamboo-pivoted armcollects water and then swingsdown against a stone with aloud clunk, thus scaring anydeer or other wildlife away fromthe garden and crops. These days, we truly are spoilt
for choice with the variety ofwater features available, although the main considerationfor any water feature is that ofthe safety of small children. If you do have children,it is rec-
ommended you get the type thathas a sealed reservoir, like the
cobble or millstonefountains. If you are consider-
ing a water feature, you could opt for aformal type, such asa raised brick one.The choice is end-
less and you’rebound to find a type to suit yourgarden, or even get someone todesign one for you.Alternatively, instead of a simplewater feature, you may considerhaving a pond.If you are planning one of
these, do remember it’s best tolocate it in an open site wheredaylight can get to surface-livingaquatic plants. And avoid waternear trees as not only will fallingleaves clog up the water but treeroots may damage the pond. There are several types of pond
available, from concrete types topre-formed fibre types, tough-ened plastic moulded ones, orbutyl rubber sheet types.

A lofty ambition indeedIF YOU’RE planning to put yourhome on the market and wanthordes of eager buyers knock-ing on your door, your propertyneeds to be “fit for sale”.That means it should sport the
most sought after features andalso be in tip-top condition.Ian Westerling, sales director at
Hamptons International says:“Refreshing a home pre-sale is ashrewd move for potential sell-ers. Those who do are significant-ly more likely to sell faster andhave a higher number of offers.”There’s no need to splash the
cash, even giving walls and ceil-ings a fresh coat of paint can revi-talise a jaded home. And don’t just think cream or
taupe as soft grey’s also popular, and a fashionable choice is a fea-ture wall in a single colour to givea room character. Westerlingsays: “Do clear away clutter asbuyers want to visualise a spaceas their own and personal keep-sakes and collections can be adistraction. But don’t forget to setthe scene. For instance, present adining room as though it’s readyfor a dinner party, and in the restof the house add colour withaccessories like cushions, throwsand fresh flowers.”Turning a loft into a room can
add up to 15% on a home's value, according to property experts.I’'s a popular choice with young
homeowners who are most likelyto carry out a loft conversionbefore putting their home on themarket.A survey by Birmingham Mid-
shires found that nearly 20% ofhomeowners aged under 25 optfor the improvement.Bernard Rhodes, B&Q’s building
category manager, advises:“Pitched roof constructions meanlofts often have limited space andit’s very easy for the area to feelcramped.“Squeezing in two or three small
rooms can make a space feel topheavy and out of proportion tothe rest of the house. Instead, optfor converting it into a singlelarge bedroom.” His tip: Utilitiseareas behind the eaves as cup-board space, and always insulate. He points out The Energy
Savings Trust estimates that 26%of heat is lost through the roof, making uninsulated loft spacesextremely cold in winter.
▲ A loft conversion is one improvementwhich can add real value to your home.
