Heathfield Built in 1903 as a Dower House, Heathfield is not Listed

and is situated in an enviable private position with views

across the Golden Valley and surrounding countryside.

The house is approached from a quiet country lane

through wooden gates behind which there is plenty of

parking and two car ports. There is a paved walkway

flanked by Box and Heuchera leading to the impressive

solid oak front door.

Internally, the main reception rooms are well-proportioned

with generous ceiling heights and lighting designed by

John Cullen of The Kings Road. A welcoming entrance

hall feeds off to an impressive drawing room with a high

vaulted ceiling, dominant stone fireplace with Jetmaster,

under floor heating and a prominent mullioned window

that allows plenty of natural light to flood the room. On the

west side of the hall is a more intimate sitting room and a

dining room with an Arts and Crafts fireplace and French

doors to a sun terrace and the garden. There is also

a good sized study whilst beyond is a great open plan

kitchen/breakfast room with multiple wall and base units

of painted maple with granite worktops. This has been

remodelled and extended by the current vendors.

There are two sets of French doors opening out onto the

garden and a window to the front of this dual aspect

room. It is fully equipped with a good island unit with a

sink, a hob, a steamer and a state of the art, concealed,

extractor fan. There is underfloor heating, an adjoining

cloakroom and a trap door down to the cellar where

there are two pressurized cold water tanks, a boiler

and a hot water tank.

Upstairs is accessed by a wide shallow staircase to a small

landing off which there is the master bedroom, overlooking

the garden with an open fireplace and en suite bathroom.

There are a further three bedrooms on the first floor as well

as two bathrooms one of which has a luxury Jacuzzi steam

jet shower. From this landing, a staircase leads up to two

further bedrooms and superb eaves storage.

Situation

• Heathfield is situated on the edge of Minchinhampton

Common, a swathe of over 500 acres of open grassland

that belongs to the National Trust.

• Minchinhampton (about 1 mile) is a thriving small town

characterised by its 17th and 18th century architecture,

dating from the time that the local woollen cloth industry

Bath, Bristol and Swindon.

• Educational facilities within the area are excellent and

Cheltenham Colleges. A number of excellent grammar

schools including Stroud High School for girls and Marling

School for boys.

available from Stroud and Kemble Stations, the latter

scheduled to take from about 75 minutes.

• Excellent walks and rides on Minchinhampton Common

and in the surrounding countryside.

separate courses at Minchinhampton Golf Club, about

Outside

There is a one bedroom detached cottage which has a

kitchen/breakfast room, a good sized living room with two

sets of French doors opening onto the garden. Upstairs there

is a bedroom and a bathroom. Behind the cottage, and

attached to it, is a secure store and workshop. There are two

further sheds, hidden beyond some mature trees.

The garden has been professionally landscaped with a stone

path that follows the sun’s trajectory around the house

beginning with a breakfast terrace and ending with a levelled

west facing terrace. The remaining garden is gently sloping

lawn framed by deep herbaceous borders beautifully planted

with a mixture of shrubs and a variety of rare specimen trees.
