Here you’ll find information on some of the main things you need to consider when letting out a holiday home.

The items that we have set out below are intended to act as prompts and help you focus on the key areas for the safe letting of your home. Health and Safety needn’t be scary and most of it is about simple common sense.

If you get the right advice and use competent tradesmen you shouldn’t go far wrong.

Remember it is the responsibility of every holiday home owner to ensure that their property complies with current health and safety legislation and that owners working with Sykes commit to do this as part of their contractual agreement.

It is your responsibility to make sure that your property is safe and compliant – you have a duty of care towards any guests at the property.

Gas & Electric Overview

Thepointofhealthandsafetylegislationistotakereasonablesteps

toensuredangerstoguestsareminimised.Itisimpossibletototally

eliminateallrisksanddangersbutitisimportanttomakereasonable

efforts to not only minimise dangers, but to show that you have

doneso.

Gas

Gasisgenerallyasafeandeffectivefuelforcookingandheatingbut

itdoesneed treatingwith respect.Poormaintenancecannotonly

getyouintoalotoftrouble,itcanalsobeapotentialdangerforyour

guests.AGasSafe-registeredpersonmustcheckgasinstallations,

appliancesandfluesevery12months,andarecordof thecheck

mustbemadeavailabletoguests.

Keythingstoremember:

•Youmusthaveafullsafetycheckcoveringeverygasapplianceand

flueevery12months.

•YouwillgetaLandlord’sGasSafetyCertificatefollowingthischeck

whichyou’llneedtodisplayprominentlyonthepremises.

•Youshouldensureallgasappliancesandfluesareservicedregularly

andaccordingtothemanufacturers’instructions.

•Allrepairs,servicingandmaintenance(includingyourannualsafety

check)mustbeconductedbyaGasSafe-registeredengineer.

•Youshouldbeonthe lookoutforanyfaultsordamagethatmay

occur in between professional checks and act on any concerns

immediately.

•Don’t take risks! If you have any doubts about an appliance,

connectionorflue,turnoffthegasandhaveitcheckedimmediately

byaGasSafe-registeredengineer.

•Carbon monoxide has no smell and leaks can be deadly. Make

sure there is a working carbon monoxide detector fitted to the

manufacturer’s instructions. As aminimum there should beone

alarmineveryroomthatcontainsasolidfuelburningappliance.

•Keeptheinstructionsforallyourappliancesandmakesurethere’sa

copyavailableforguests.

•Gascookersshouldoperatenormallyandsafely.Theyshouldbefitted

withburnercapsandon/offcontrolknobs.

•Keeparecordofanyservicing,installationsorrepairsyouhavedone

foratleast6years.Shouldthereeverbeanincidentthiswillhelpto

provethatyouactedcorrectly.

Electricity

All mains electrical equipment, new or used, supplied with the

accommodation, must be safe. If it complies with an acceptable

standard,e.g.aBritish/EuropeanStandard,itwillnormallymeetsafety

requirements.Thesesafetyrequirementscover:

•labelling,construction,design,andmanufacture;

•insulationandearthing;

•protectionfromelectricshock;

•adequateguardsforradiantheatersormovingparts;

•theneedtoprovideinstructionsforsafeuse.

You must take all reasonable precautions to ensure that electrical

equipment is safe and correctly labelled. It is strongly advisable to

have the equipment checked by a qualified electrician before you

startholidayletting.Itwouldbegoodpracticetohavetheequipment

checkedatregularintervalsthereafter.Youshouldobtainandretaintest

reportsdetailingtheequipment,thetestscarriedout,andtheresults.

Youshouldmakeacopyoftheinstructionsforallelectricalappliances

availabletotheguests.

Fire Safety Landlordshavecertainlegalobligationswhenitcomestofiresafetyand

protectionoftheirpropertiesandthesafetyofpeoplewhoresideintheir

premises.However,itisnotassimpleasensuringthereisacoupleof

fireextinguisherstohand–firesafetylargelydependsonthepotential

risksandthedifferenttypesofbuildingscancauseconfusion.

Legislationrequiresthatyoucarryoutfireriskassessmentsinallareas

ofyourproperty.Thisprocesswill identifyanyfirehazardsandwhois

at riskanddecide ifanythingneedstobedonetoremoveor reduce

thatrisk.

Fire is a real danger in all types of property so it’s important you’ve

properlyconsideredtherisksandtakenstepstoprotectyourguests.

Themostimportantthingsyoushoulddoare:

•Conductafireriskassessmentandidentifyhazards.There’ssomegood

adviceonthegovernment’sCommunitieswebsite(www.communities

.gov.uk/firesafety) along with an example risk assessment form you

canuse.

•Take appropriate steps to reduce the risks. Whether it’s providing

suitable fire extinguishers or deciding to forbid smoking, there are

alwaysthingsyoucandotoreducetheriskfromfire.Aboveallit’skey

youconsiderwhat’sappropriatetoyourpropertyandnot justusea

‘onesizefitsall’approach.

•Keep the risks,andyourfiresafetymeasures,under review.This is

especially important if you make any changes to the property, its

layout,orthetypeofguestsyouallow.

Reducingtherisks:

Whilst you shouldalwaysact ona risk assessment that’s tailored to

yourproperty,thereareafewthingsthateverycottageownerneedsto

provide.Someofthesearelistedbelow:

Smoke alarms

A minimum of one on each floor. These should be radio interlinked

whichmeans thatwhenonealarmgoesoff, it sendsasignal to the

otherswhicharealsoactivated.Detectorsshouldbetestedweeklyand

keptfreeofdust.

In larger properties, it’s possible you might need a more advanced

mains-poweredsystem.Ifindoubt,seekprofessionaladvice.

Fire blanket

Fittedincookingareasaccordingtothemanufacturer’sinstructions.

Fire extinguisher

The typeyoucanbuy fromaDIYstoreshouldbeadequate formost

smallproperties.Checkwhetheryouneedmorethanone.Asaruleof

thumbguestsshouldn’thavetotravelmorethan25metres(80feet)

toreachanextinguisher.

Checktheinstructionstoensureextinguishersaretherightsizeandtype

for yourpremises. You shouldalso remember tohave themserviced

(whereapplicable)orreplacedwhentheexpirydateisreached.

Emergency lighting/torch

Oneachfloor,tohelpgueststofindtheirwayoutinanemergency.

Other things you should do:

•Ensure all your furniture meets fire safety regulations. These are

set out in the Furniture and Furnishings (Fire) (Safety) Regulations

1988.Newfurnitureboughtsince1stMarch1990shouldmeetthese

requirementsbutitmakessensetodoublecheck(thereshouldbea

permanentlabeloneachitemofupholsteredfurniture).

•Keepacopyofyourfireriskassessment(remembertokeepituptodate).

•Considerprovidingsimplefireescape instructions forguests inyour

welcomepack,alongwithemergencycontactnumbers.

•Ifyourpropertyhasanopenfire,youshouldprovideanappropriate

fireguardwithameshthatpreventssparksgettingthroughaswellas

acompanionsetandabucketforhotashes.Youalsoneedtomake

surethechimneyissweptannually.

Safety Around Your Property Child Safety

If your property accepts children as guests, it is very important

that you consider their safety. Make sure that any equipment

you provide (such as highchairs, cots or bunk beds) is clean,

wellmaintainedandingoodorder.Allequipmentmustmeetthe

relevantBritishandEuropeansafetystandards.

Ingeneralthebestwaytoensureyouhavesafeequipmentisto

buynewfromareputableretailer.Herearesomeimportantthings

youneedtoconsider:

Cots

•Cot bars should be between 50mm and 95mm apart. Larger

gapsthanthiscantrapababy’shead,armsorlegs.

•The mattress should fit snugly with no gaps between the cot

frameandthemattress.

•Theheight from the top of themattress to the top of the cot

shouldbeatleast600mm.

•Cotsshouldhavenosharpedgesandbewellmaintained.

Bunk Beds

•Shouldhavetheoriginalladders,properlysecured.

•Should have guard rails around the top bunk which extend at

least10cmhigherthanthetopofthemattress.

•Mattressesshouldfitsnuglywithnogaps.

•Thereshouldbenogapsanywherewhicharelessthan60mmor

largerthan75mm.

Highchairs

•Shouldbewithoutwheels,orhaveasuitablelockingdevice.

•Shouldhaveatleasta3-pointharness.

•Shouldhaveapermanentlabelwhichadvisestheharnessmust

alwaysbeusedandthatchildrenarenevertobeleftunattended

inthechair.

General

•Ifyoungchildrenareallowedandyourpropertyhasstairsthen

thereshouldbeasecurestairgateprovided.

•Cleaningfluidsandsharpimplementsshouldbekeptoutofreach

ofchildren.

•Avoidfurniturewithsharpcornerswherepossible(suchasglass

coffeetables)orconsiderofferingcornerprotectors.

Windows and Glass Doors

Keythingstoremember:

•Glassdoorsorpartitionsshouldbemadefromsafetyglass.

•Ifthere’sariskthatsomeonecouldwalkintothem,glassdoors/

partitionsshouldhavestickersonthem–oneatchildeyelevel

(about80cm)andoneatadulteyelevel(about1.5m).Stickers

arereadilyavailablefromDIYstoresoronlineforminimalcost.

•If they’reaccessibletoachild,windowsshouldnotopenmore

than10cm.Iftheydo,you’llneedtofitwindowrestrictors.

Stairs and Balconies

•Allstaircasesshouldhaveahandrailatasuitableheight(atleast

90cm)whichisfirmlysecured.

•Gapsbetweentherailingsonstairsandlandingsshouldbeless

than10cmsothatchildrencan’tfallthroughorbecometrapped.

•Ifyouhaveanunusualstaircase,suchasonewhich isnarrow

orspiral,youshould letusknowsowecanmention it inyour

property description. You should also make sure each set of

guestsisawarewhentheyarrive.

•Ifyourpropertyhasabalconyyoushouldmakesureit’sofsound

constructionandingoodcondition.

•As with staircases you should make sure the gaps between

railingsarenotmorethan10cm.Theoverallheightoftherailings

shouldbeatleast1m.

•Make sure there’s nothing left near the balcony that children

couldbetemptedtostandon.

Swimming Pools and Hot Tubs Thesecanbeabigassettoyourpropertyandtheycertainlyhelp

tobringinbookings.However,youdoneedtomakesureyoufully

understand the risksandactaccordingly to removeorminimise

them.Dothis,andyourownershipshouldbetroublefree.

Asalandlord,youshouldalreadyhavealiabilityinsurancepolicy

butbeawarethatnotall liabilitypolicies includeswimmingpool

liability coverage.Youmayhave topayanadditionalamount to

include any claims resulting from the ‘attractive nuisance’ that

poolsandhottubscansometimesbeconsidered.

Swimming Pools

•Makesurethepoolareaiswellmaintainedandkeptcleanand

hygienic.

•Keeprecordsofpooldisinfectionandchemicaldosingandkeep

allchemicalslockedaway.

•Display clear signage advising that the pool is not supervised,

thatdivingisnotallowed(wherethedepthisunder1.5m),that

childrenmustbesupervised,andadvisingofemergencycontact

information.Youwillalsoneedappropriatedepthmarkings.The

rulesonsignagearequitespecificandwillvaryaccordingtothe

sizeanddepthofyourpoolandwhoyou’reintendingwilluseit.

makesureit’scheckedandmaintainedregularly.

•Wherepossibleyoushouldprovideameansofblockingaccessto

thepoolwhennotinuse.

•Thereshouldbenodivingboardsorplatforms.

Hot Tubs and Saunas

•Provide clear, written instructions for guests and appropriate

signagetowarnthemoftherisks.

•Follow the cleaning, chemical dosing and maintenance

instructionssetoutbythemanufacturerandensureyoumaintain

goodrecords.

Private Water Supplies Ifyourpropertyisnotonmainswaterthenyouneedtoabidebya

pieceoflegislationcalledthePrivateWaterSuppliesRegulations2009.

This essentially means the local authority has a duty to check

samples of your water once a year and must complete a risk

assessmenteveryfiveyears.

Ifthisisn’thappening,youshouldcontactyourlocalauthoritywith-

outdelayastheyhavealegalobligationtocarryoutthesechecks.

It is,however,yourresponsibilitytokeeparecordoftestresults

plus any remedial work to rectify problems. Keep hold of these

recordsforatleast6years.

Some things to consider:

•Give attention to water features such as fountains, ponds

or streams. If you have any of these on your property, make

sure they’re mentioned in your description and if appropriate

theyarefencedoff–yourinsurermayhaverequirementsinthis

regardalso.

•Ifyourdescriptionsaysyourgardenisenclosedthenmakesure

itis.Thismeansnogapsinthefencinganddoorsandgatesthat

havelatchesandthatstayshut.

•Ifyouprovidegardenfurnitureorabarbequemakesureit’ssafe

andingoodcondition.

•Don’t leave toolsormachinery like lawnmowers lyingaround–

keepthemlockedaway.

•If you have water, oil or septic tanks they should be securely

sealed.

•Maintainpathsandpatiostoreducethe likelihoodoftripsand

ifthereareanylargedropsonyourproperty,makesurethey’re

markedand/orfencedoff.
