Luminus has transformed a disused office block into 132 high quality apartments in Harlow, Essex. Originally built in the 1970s and known as Westgate House, the property became the headquarters of the Rank Hovis McDougall bakers and was renamed Joseph Rank House. It was later used as offices by other companies including the Halifax Building Society and with 12 storeys the building is still the tallest in the town. Once Harlow’s tallest office block, Luminus converted the building into 132 homes, known as the Joseph Rank Apartments or JRA, to provide an exciting mix of homes for all needs and aspirations. Joseph Rank House boasts 39 social rented properties, 13 affordable homes and 80 apartments up for sale with prices starting at £112,500 for a one bedroom apartment and £132,500 for two bedrooms. The most prominent residential building in the town, the apartments are less than a mile from Harlow railway station making them an ideal option for commuters. Each of the apartments for sale has its own parking space, entry phone system and is fully carpeted. The building also operates its own concierge / porter service for all residents. Red Lodge, NewmarketIn Newmarket, Luminus has developed eighteen social rent properties – the first for Luminus in the Forest Heath district.

The first ten properties became available through Choice Based Lettings in April 2011 and the generous family homes, including four 4 bedroom properties, proved very popular.

The final eight properties will become available in Summer 2011.

ImpingtonLuminus celebrated the completion of its first homes in South Cambridgeshire in March 2011.

The 32 properties are Luminus’ first built to eco home level 4 and the development includes sculptures of seeds created by local artists. One of the properties is a large bespoke family house, designed to cater for residents with special needs.

19 of the properties will be for private sale, 6 for shared ownership and 7 for social rent.

Orchard Close, HarstonIn Harston, near Cambridge, Luminus has succeeded in developing seventeen properties for affordable rent, shared ownership and private sale.

The high quality homes, ranging from flats to family homes, will provide much needed housing for local people.

Parkway, HinchingbrookeIn Huntingdon, Luminus is developing eight flats for social rent which are due to be completed in Summer 2011.

New LuminusDevelopments

Luminus Ferry Project has been helping the homeless with love and support towards independence for over ten years and in 2011, Ferry Project opened the renovated Mill Close as move on accommodation for clients as they rebuild their lives.

The beautifully finished accommodation is a mixed of on-suite shared accommodation

and self contained bedsits in three properties named Hope, Agape and Faith.

Ferry Project currently provides hostel accommodation for single homeless people at Octavia View in the heart of Wisbech. Mill Close offers clients the next step. The move on accommodation provides the opportunity for clients to steadily build their independence with tailored support and life skills training.

Up to 30 clients can benefit from the state of the art facilities at Mill Close at any one time and the specialist team of support workers work with them to ensure that at the end of their twelve month stay, they are ready to live independently.

Development Special

Luminus is on schedule to complete a brand new development of homes in Ramsey in Summer 2011.

The 22 apartments and 2 houses are designed to be highly energy efficient, benefitting the environment and the tenants through lower energy bills. Each property will also be allocated its own off street car parking space to reduce pressure on local on street parking.

All the properties will be available for social rent and will provide some much needed high quality housing for local people.

Luminus is also working with Huntingdonshire District Council to ensure the new library facilities will be ready in summer 2011. The new library learning centre will include a range of services for children and young people, a community information centre and public conveniences for Ramsey.

Library services and local schools are working with Luminus to create a time capsule which will be buried in front of the new building and provide a focal point for the community.
