Look around any neighborhood inHawaii and you will see a real revo-lution taking place — the “Cool

Roof” revolution. Homeowners are choos-ing to leave their roofs in place and protectthem with a waterproof coating instead ofreplacing them every 10 to 20 years. This isvery cost-effective. Until recently, most ofthese coatings were water-based acryliccoatings — which have performed verywell in Hawaii’s climate, but not perfectly.On flat roofs with heavy ponding water,there are cases where the coating willeventually wrinkle up.

It is easy enough to fix these areas everyfew years with more roof fabric and coat-ing, but now you don’t need to. The sili-cone-based coatings, which have grabbed alarge share of the local market over the lastfour years, have proven themselves. Theyhave proven themselves in even the heavi-est ponding water conditions — eventhose roofs that never dry at all. This isbecause silicone is not water-based, so itdoes not absorb moisture at all.

Protection against ponding water is onlyone of the many benefits of silicone coat-ings. Here are some others:

• Silicone won’t chalk off over time.Silicone is what is called a “non-sacrificial”coating — meaning that it won’t slowlyshed as the years go by. How long?GacoRoof, one of the leading brands, offersa 50-year material warranty against defects

in the coating. How long will it really standup under Hawaii’s tough conditions? So farmost of the roofs that have been donehere locally are only about four to fiveyears old, but they look new. • It’s easy to apply because it doesn’tneed to be reinforced with a roof fabric.This saves a lot of time and money. Insome cases homeowners may want toreinforce a few “weak-knee” areas likethe perimeter drip edge, or a skylightcurb with the roof fabric. However, inmany cases it’s not needed.

• It dries quickly and won’t wash off if asudden rain squall comes in while you areapplying it. It also bonds tightly to mostsurfaces.

No coating is perfect. Here are thethings to watch out for:

• It’s slippery when wet. Be careful ifyou go on your roof to pick mangoes.

Better yet, don’t even try.

• It’s more expensive per gallon thanacrylics.  However you don’t need to buyroof fabric — or put down a coating asthick — so the cost per square foot isroughly the same as the acrylics.

• Once you go silicone you can’t go back.In the future if you do need to recoat it,you will most likely have to stick with sili-cone again. No one knows for sure what

new materials will come out, but right nowmost other coatings don’t stick to sili-cones.

The economic downturn has hurtmany American families over thepast few years, and sadly that

means there is a larger number of fore-closed homes on the market than when

Many foreclosures are sold “as is” withno disclosure requirements. It’s impossible to watch yourchildren every second of everyday. Unfortunately, accidentstend to happen very quickly.According to the Centers forDisease Control andPrevention, drowning is thesecond leading cause of acci-dental death in children ages 1

to 14. The CDC reports that inmost cases, the childreninvolved were out of their par-ents’ sight for less than fiveminutes.

• Ensure children in the homelearn how to swim, and thatadults know CPR. CPR can makethe difference between fullrecovery and brain damage ordeath. If anyone else will besupervising kids in the pool, makesure they learn it, too. Impressupon babysitters that they mustfollow your safety rules.

• When children are in thepool, designate a “water watch-er” to maintain uninterruptedsupervision of children in thepool at all times.

• When not in use, keep toysand other objects out of the poolarea, and don’t use chlorine dis-pensers that look like animals ortoys that will attract children.

Pacific Islands Construction has agoal to help photovoltaic (PV)owners and those considering

solar energy for their home becomemore knowledgeable about their pur-chase. As a general rule, most systemsare sold without any maintenance plans,and owners believe that the warrantieswill protect them from any future prob-lems. Pacific Islands Construction pro-vides free maintenance with every sys-tem purchase because we know that thisis not in the best interest of the equip-ment and installation. To protect thelong-term investment, it is critical thatthese systems are serviced and protect-ed, otherwise repairs not covered by thewarranties will be quite expensive.

What is not covered in the warranties?Most warranties cover the module con-struction for only five to 10 years. Energyperformance warranties are usually for25 years. Inverters have warranties foranywhere from 10 to 25 years. In the fineprint are many exclusions, and this iswhere the term “limited” comes intoplay. Consumers become far too comfort-able thinking the warranties will covereverything, and this is where future cost-ly repairs can eliminate all of the savingsone is expecting from owning a system.

The following system maintenanceshould be performed yearly:

• Modules should be cleaned peri-odically. Cleaning them will increaseenergy production. It also willremove contaminants that may cor-

rode the metal components.

• Roof penetrations need to be inspect-ed to insure they are watertight. If theroof penetration’s waterproofing is fail-ing, allowing water to enter the building,it causes damage to interior items thatcome into contact with it. Inspections

helps to prevent this from happening.

• All cables and wires on the roof needto be inspected to insure that they arenot setting on the roof and show no signsof deterioration. Electric cable attachedto modules can get loose from secure-ment and will blow back and forth on theroof as a result of the wind. This dam-ages the cable and leads to a costlyrepair.

• Electrical connections need to beinspected to insure no arcing occursbetween connections, which can lead

to bigger problems.

• Inverters need to be cleaned andinspected. Inverters become hotter whenthey have dust or dirt on or in them.Cleaning will keep them operating atcooler temperatures, making them moreefficient.

• Modules need to be inspected tomake sure they are securely attached tothe racking system and there are noloose connections from any hardware tothe roof. Modules that blow off roofs arecostly in many ways other than just themodule replacement.
