on of your local hardware store, and yourere to come across dozens of styles. Before

ou start looking into the style choices avail-ble, you might want to know a little morebout how kitchen cabinets are actually con-ucted.

Kitchen cabinets are generally construct-d in two ways: framed and frameless.amed cabinets have an actual front builtnto the cabinet box, making them strongernd easier to install than frameless designs.ey also feature a more traditional look, hich may explain why they are a staple in

American kitchens. Because of the front, how-ever, they offer less storage space and costmore. Frameless cabinets have no front. Thedoors attach right onto the cabinet sides,

allowing for ample storage space. With mini-mal space between doors, frameless cabinetsmake for a clean design. They are typical ofEuropean kitchens.

Kitchen cabinet doors come in three maintypes: inset, full overlay and 1/2 inch over-lay. Inset doors fit entirely within the cabinetfront. While they look nice, they are harder toinstall and require an even temperature to bemaintained in the home to avoid contractionand expansion and ultimately sticking. Full

overlay doors completely cover the cabinetfront, while 1/2 inch overlay doors cover thecabinet front partially. Because you can seesome of the front, 1/2 inch overlay doors

work well for vintage or duotone designs. These are the construction basics. If you

are planning a kitchen cabinet purchase, knowing whether you want framed or frame-less cabinets, along with the style of door, willhelp you narrow your choices considerably. The sales associate can then show what stylesare available for those selections. You maystill wind up with several choices, but with theconstruction basics out of the way, you canconcentrate on the aesthetic appeal of the

cabinets and make sure the sreflects the kitchen design yoate, whether contemporary, or Italian.

When you are ready to cabinets, learn everything ywhat is available and take theto choose the right ones. Mchoose the right cabinets forfirst time around.

The following information was prepared by the Greaterilwaukee Association of Realtors.

The 4-county Metropolitan Milwaukee housing market con-ued plowing through the winter in February, posting a 16.4%

crease in sales over February 2012. There were 960 sales in

bruary, the most for that month since 2007 (1,033), just beforee Great Recession began; and marking the 20th month in a rowincreased home sales.

The graph below shows actual sales over the last 20 months.ote the higher level of sales in January and February 2013 com-

ared to the same months in 2012, indicating a much strongereginning to 2013.

While the continued housing recovery is certainly welcomeews, and hopes are that the trajectory of sales depicted in theaph above for 2012 follows into 2013, there is concern over

the very low levels of inventory in the market. The market had 7.08 months of inventory in February (calcu-

lated by the number of active listings divided by the averagemonthly sales over the previous 12 months), which is well belowthe 11.63 months in February 2012. Only 1,952 homes were list-

ed in February 2013, down 18.3% from a year earlier.REALTORS are listing homes to be sure, just not at the rate

the market indicates it needs to satisfy current demand. Confusionand skepticism among potential sellers over what price their homemight sell for seems to be the main culprit in their hesitation to list.

Sellers will undoubtedly not fetch prices from the peak of themarket, however, prices have stabilized in most communities. And, due to the low levels of inventory the length of time a houseis on the market has shrunk significantly.

The law of supply and demand would seem to dictate prices

should increase soon. With a low supply of increasing demand, historically low interest raexternal factors such as consumer confidence aprices should be pushed upward as buyers outfor a listing.

However, the overall economy is not blazincreation is tepid, mortgage applications are dconsuming, and multiple offers are bidding up toing price and often including seller concessions. ket is still working through a few challenges thatoverall growth back. While the market is strengtoo early in the year to say with any conMilwaukee market will see universal price increis still a buyers market, but just slightly.

When we came home from the hospitalthere were thousands of dollars of medical billsalready waiting for us, the Hermeses wrote.Insurance companies dont cover any alterna-tive treatments and they are very expensive.
