than 1,000 miles of Delta water-ways serves as the trainingground for success.

The Discovery BayYacht Club is considered to beone of the most desirable pri-vate yacht clubs in NorthernCalifornia.

Our golf course andCountry Club is widely consid-ered to be one of the best inNorthern California. Manyyoung men and women golfersthat are competing on the highschool, college, and professionallevel call Discovery Bay home.

Discovery Bay is, with-out question, a place for activepeople, and attracts quiteextraordinary people to live in itscommunity. Accomplished resi-dents include an olympic cham-pion ice skater, an olympicwoman bobsledder, professionalfootball players, mountainclimbers, champion barefootand high speed water-skiers,sailors, skydivers, tri-athletes,

    professional fishermen,m o t o c r o s s

Discovery Bay. The Lakes(Hoffman Co.) and Ravenswood(DR Horton) home develop-ments are near 100% sold andoccupied. The greatest signifi-cance of these developments toDiscovery Bay community, is thechange in demographics. Justten years ago, families repre-sented an almost insignificantfraction of the population, nowit is the dominant part of thepopulation, with an astounding20-percent under the age of 15.These new home developmentsare also responsible for an over-all population swell, growing bymore than 5,000 residents inthe last five years.

With the addition ofDiscovery Bay West home devel-opments, and a median house-hold size of 2.8, Discovery Bayis now at a population just shyof 17,000. Almost double thepopulation just five years ago.

New in 2007-2008Two new home devel-

opments are currently plannedor proposed. The Pantages

waterfront home commu-nity calls for about 200custom homes, and is verynear the selling stage of

their project. A much larger pro-posal, and subject to some con-troversy, is the proposed PrivateIsland Homes community, whichis proposed at the Eastern partof Discovery Bay. This projectcalls for mixed land uses, fromwaterfront, single family resi-dences, condominiums, andcommercial properties. Thisproject, though, is still far fromthe approval process.

The California DeltaThe California Delta consists of

more than 1,100 miles of waterways thatare a part of the Sacramento and SanJoaquin River systems. The meanderingrivers, sloughs and levees run fromSacramento to Suisun and are dotted bymany manmade islands that were formedto create rich farmlands that remain an inte-gral part of the Delta landscape. With thearrival of the Gold Rush, small towns grewout of paddlewheel steamer stops and beganto provide goods and services for those travel-ers.

During the 1830's, a system of chartswas developed. It was not uncommon for shipsduring this time to run aground or sink due tothe lack of navigational charting. Also duringthis time, an Act of Congress allowed the sale ofmany Delta islands, and a profitable agriculturalindustry was born.

Much of the Delta has remained the sameover the decades. The popularity of recreationalboating and fishing spawned another new industry, and many resorts, marinas andwaterfront restaurants were built to accommodate these vacationers.

Today the Delta remains the perfect family getaway. Water-skiers, house-boaters, gunkholers and fishermen all enjoy access to the 1,100 miles of playground.

The people of the Delta remain its most valuable asset. They all share onething in common, a love for a very special place in their hearts: The California Delta.

In Discovery Bay you will find an incredibly diverse and interesting selection of housing opportunities. Live onthe water, on the golf course, or inland. Buy an existing custom or semi-custom home, a condominium, or an empty lotfor the home of your dreams.

Originally intended as a rural getaway spot for weekenders and retirees, as late as 1981 the population ofDiscovery Bay included only a small percent of year-round residents. With the growth and development of business in thesurrounding areas, more and more commuters are calling Discovery Bay home. Now, the vast majority of the populationare year-round residents.

Although new custom and semi-custom homes are selling for $600,000 and up, buyerscan often get more home for their dollar than in the communities of Pleasanton,San Ramon or San Jose. A very important plus, of course, is thelifestyle enjoyed in waterfront and golf course living.

With 1,100 miles of water-ways to explore and a

championship 18-hole golf course to play, the

Discovery Bay resident will never run out ofadventures. Is it any wonder that more and more people are

willingly trading an hours commute to come home to a life that’s really worthliving?

Most visitors are familiar with the slogan “Live Where You Play in Discovery Bay.” An equally descriptiveone is “Live Where There’s Life After Work.”

    Discovery Bay West

"Discovery Bay West" is the temporary nameattached to the newer, western home developmentsin Discovery Bay, off of Bixler Road. Once the areabecomes fully developed, the name will likely fade, and the entire community will again be simply:"Discovery Bay." In the meantime, "The Lakes" and"Ravenswood" land-based home developments arealmost complete, and a new "Pantages" waterfronthome development is in it's final planning stages.

The rise of these beautiful home communitieshas significantly changed the demographics of thearea. Once an older community, Discovery Bay isnow alive with family activity, with almost one-quar-ter of the population of school age. Also, this devel-opment has more than doubled the Discovery Baypopulation in just a few short years!

Residents in most of these communities canexpect their children to attend Timber PointElementary School and Excelsior Middle School. Those who reside in the gated "Lakes" communitywill have children attending school in the KnightsenSchool District, which plans to build a K-8 schoolnext to The Lakes development in 2008.

Discovery Bay West has excellent access tobeautiful parks, shopping, boat launching, schools, and have some of the most beautiful home designsin the area.
