    Youve just purchased a new

    property. You decide to build

your dream home. Often this isa daunting task to the average prop-

erty owner. There are big challenges

ahead and hiring the proper team

to start your project is probably the

largest hurdle. The two most popu-

lar routes home owners take when

building their dream home is to hire

their own subcontractors or hire a

    general contractor. Now the main

differences between the two is that

by hiring your own subcontractor, or

trades people, you will be liable for

any of the deciencies that may oc-

cur during and after the construction

process. With a licensed general con-

tractor such as Bright Coast Homes,

you will be protected with a 2-5-10 Year

home warranty. This is usually provided by

National Home Warranty, one of Canadas

largest insurance company. If you have

chosen Bright Coast homes, all aspects for

the build of the custom home will be han-

dled seamlessly. As the home owner, youwill be able to review conceptual plans to

the architectural plans , ensur ing that the

results is to what you want it to look and

    feel.

Project Director, Ken Gee, of Bright Coast

Homes prides the success of the company

    bystriving to provide excellence

    in workmanship with every project

we encounter. Bright Coast Homesrecently completed a 3800 sq ft home in

    the Killarney neighbourhood in

Vancouver. It has all the high end

    nishings that an executive home

    requires. Granite counter tops

    with custom maple cabinets add

to its luxurious appeal. The foy-

er oor is covered in importedItalian marble. Master bedroom

boasts a generous sized walk in closet, with

a jazzucci and steam shower. By building your

custom home you can design your own oor

plan and choose all the interior nishings to

your own tastes. This way you can be surethe home is unique to you and is built to suite

    your style and family.

With the hot real estate market in Vancou-

ver a lot of home owners are also converting

their garages into Laneway houses. This is a

new concept by the City of Vancouver to pro-

mote urban density and also to create new

    rental opportunities for Vancouver residents.

According to the City of Vancouver Laneway

houses are an excellent way to increase the

diversity of rental units in single family neigh-

    bourhoods. This offers another investment

opportunity for home owners to increase the

equity of their home and also create cash ow

by having an extra rental income source. Mike

Chan ( home owner ) is quite satised with his

new investment in a Laneway house, I was

able to get a loan with monthly payments of

$780 , and rent my two bedroom laneway

house for $1350 month. A home owner can

also share in the expense of building a lane-

way house. William Henders of RBC nancial

services says that friends, family and partners

can apply for co-borrower mortgages which

allows co-ownership of shared equity in the

property. With a general contracting compa-

ny such as Bright Coast Homes, a newly built

laneway house can be nished for about $150

    000. Laneway house samples can be viewed

    at www.brightcoasthomes.com

    New Home in Killarney

It is always very satisfying to see your nished project. Whether you are planning to build your

new custom home or add to your exisiting home, home owners should do their due diligence before

starting. Talk to a few general contractors and make sure they t in with your needs and envision the

    same goals as yours!

    R o d R o z e n D e s i g n s ,the place where your ever yday life becomesbeautiful, your household dreams come true,

and your own design journey can begin. We spe-

cialize in interior design, renovations, and project

management. This means we are capable of han-

dling any project big or small from beginning to end.

With a unique design philosophy that focus-

es on our clients, who they are, how they live,

and what they love. Each project we take, from

beginning to end, becomes a creative journeywhose only purpose is to produce something

exclusively catered to the individual. We do

this by drawing upon a myriad of inuences and

not limiting our vision to a specic style or pe-

riod. It is by blending these inuences and our

clients personalities that we construct rooms

that are as unique and diverse as our clients.

This distinctive approach doesnt stop at ourclients it also includes those who we

employ. We have spent years sourcing the most

qualied and exacting artisans, craftsmen, and

tradesmen in the Lower Mainland. We feel that

they are the best at what they do and how they

carry themselves. We stand behind them with

condence, knowing that our standards are theirs.

Our showroom is nestled in amongst the Coal

Harbour Community at 1463 W. Pender. It isalong this block that you can see many of our

projects showcased like the KanaVero Real Estate

Ofce, The Art of Smile Dental Clinic, and

vDr.Monams Medical Clinic. These are all projects

that we are incredibly proud of and we feel really

reect the beauty of the community share. If ever

you are walking by please come in and take a look

around the showroom or even take a look in the

other ofces and see for yourself what our workcan be like.

Clean, contemporary, worldly, and unique;what do these words hold in common? They all can be

used to describe the KanaVero Real Estate Ofce. The

rst direction from what Milad wanted at KanaVero was

it to be clean. The essence behind an organization, composure , and condence was a clean look. We chose

to use white to convey that concept. White gives off a

sense of immaculateness that cannot be duplicated by

any other colour and/or shade. With all this white open

space we had a chance to work on what people will rst

focus on when they walk in. That is where the custom

made Cambria Quartz reception desk and custom map

of the world came into play. The beautiful blue against awhite backdrop naturally draws the eyes. The soft cur ves

of the desk make all the difference in comparison to a

normally jagged corner. It is a

    soft beauty that makes every-

    one feel welcome right away.

    The secondary focal point is

the world map, situated rightbeside the meeting room and

work spaces. It really gives us the

    impression of worldly

    aspirations and connections.

    With the contemporary

    design, combination of white

    environment and glass,

    everyone that comes

in is left with a unique,

    sense of clarity and open

impression. A welcomingfeeling that reects the

    Coal Harbour Community

    that KanaVero represents.

    Interviewing John Lichtenwald &

Milad Khavari was denitely aninspiration of great inuences andideologies.John is a long time owner/operator

    11JUNE 2013 | HARBOUR WEST MAGAZINE

How do you feel about the new business decision

inviting Kanavero to join the RE/MAX family?

J: Its all about nding the right people to join

RE/MAX and thats what we are all about; a bigfamily /group of independent owners that are all

just really great people in general that way we, asa group, will continue to improve. Milad is a greatexample of bringing in and creating a new identity.Hes young and energetic. He reminds me of theyounger me! Why do you feel that the Kanavero ofce would be

    a good t?

J: First Class. There is quality here. Denitelystrong belief and commitment for Milad to have

invested in an ofce here in this neighbourhood. Ican see that he is hardworking. And judging by allthe details ; artfully designed ofce. Its the smallthings you know. Those small things reect thepersons character.

Why do you think the RE/MAX collection mar-

keting system is a good t for Coal Harbour?

J: The value of the property ts into the system es-

pecially with the RE/MAX Global system where

it can be networked worlwide, including Asia. TheRE/MAX Collection is exposed world wide in 30

    different languages. ( global.remax.com )

What do you think the real estate trends will be for

Coal harbour in the upcoming years?

J: Denitely better than anticipated. There are many

sophisticated buyers in this area. When you have

reasonable buyers and sellers it makes it a muchbetter market for everyone.

Lies an apple, you can takea big bite or a little bite.

    Breakfast at Soirettes!

On Sunday May 26th, 2013 a high tea event themed to

call for every female to dress up inspired by the 1961

lm Breakfast at Tiffanys , starring the elegant Holly-

wood actress Audrey Hepburn, was held at Soirette Mac-

aron & Tea on West Pender block.

Tickets were sold out for that afternoon at $30 each and

the event was a full house. A professional photo booth

was set up inside for all guests to have a little fun with

props embracing the Audrey Hepburn theme. Peo-

ple spilled out onto the West Pender block hosted by

a white canopy set up with tables surrounded with gor-

geous ower statements as they tasted through the list of

decadent goodies such as the new Mint macaron that

    Soirette has come out with.

With a passionfruit mimosa in hand, Ms.Shobna Nadkarni

( Soirettes owner ) had everyone buzzing of old holly-

wood glamour, placing the high tea experience at its

nest. The experience didnt stop there! A special gift

from Tiffany & Co. was given out to a guest, Megan Mc-

Can, winning the Audrey Hepburn, best dressed award

while our neighbourhood doctor, Dr. Monam Ravaghi,

won the rafe Gift Basket! The event ended with loud

cheers of excitement from both guests.

The event, as Breakfast at Tiffanys says, Is Delicious!.

Aside from all the fun that everyone had we would also

like to mention that partial proceeds were donated to

    The Cinderella Project Society.

For all that attended and had their pictures taken, nd
