WHO IS GAVIN BLAKE “Enthusiasm, Commitment, Professionalism, Informed and Hassle Free” are the words of one client to recently describe Gavin‟s ability to sell their childhood family home. Born and raised in Melbourne, before moving to Queensland in the late 1980‟s, Gavin‟s desire to travel lured him to the UK, where his skills were put to good use as a Sales Manager for the largest Home Improvement Company in Europe. PREPARING YOUR HOME FOR SALE

INSIDE PRESENTATION Ensure your house is clean and tidy Think about hiring furniture or employing the talents of an

interior designer. Your agent should be able to help you here. Make sure all doors work well (handles turn and lock smoothly, and

doors don‟t jam) Open curtains to allow as much light in as possible Rub lavender oil into door-jambs to provide a soothing clean smell. OUTSIDE PRESENTATION Replace all cracked and broken glass Make sure all gates work well (handles turn and lock smoothly, and

doors don‟t jam) Remove leaves and sticks from gutter Replace broken fences or missing palings Mow the lawns and mulch where necessary If you are unable to do these things yourself, Gavin is more than happy to provide a handyman at a discounted rate. INSPECTIONS / OPEN HOMES Try to be out of the house when buyers inspect as they will feel more

comfortable Make sure the house is a comfortable temperature Brew some coffee before each inspection (freshly ground is best). The

aroma creates pleasant associations for buyers Ensure your agent knows what makes you house a home - explain why

it has that special „feel‟ for you, point out its highlights. This will help the photographer create advertising materials that really capture the feeling of the home.

WHAT IS RECOVERY RATE? Recovery rate is a term used in showing the difference between an initial offer and the final selling price. This recovery rate relies entirely on the salespersons ability to negotiate towards achieving the highest possible sale price for the vendor.

REAL ESTATE JARGON EXPLAINED

Contract This is the document that contains the details of your house and the conditions of the sale. You can have your solicitor draw up a contract with all the terms and conditions that are favourable for you, or Gavin will provide you with a standard REIQ contract. Cooling-Off Period Once you’ve accepted an offer, a five (5) day cooling-off period begins. This allows the buyer to seek legal independent advice in regards to your property. However, if you sell by auction the cooling-off period does not apply. Initial deposit Buyers will usually put down an initial deposit of a figure most likely between $1,000 and $5,000. A further deposit is then usually paid on the date of finance approval. This deposit is usually more substantial and is usually a figure between 5% and 10% of the total purchase price. Exchange of Contracts Once the initial deposit is taken the contract will be stake held and then forwarded to solicitors. You will also receive a copy of the contract within a few days of the initial signing period. Settlement Day The buyer pays the balance of the purchase price and picks up the keys. Normally your bank and solicitor will take their fees out of the settlement proceeds and send you a cheque for the remaining monies. Your estate agent will probably take their commission from the deposit monies and send you the balance via cheque or bank transfer.
