We would perform a light refurb, and take care of any repairs or upgrades required to bring your property up to meet current safety standards and legislation, before letting it out to our clients; working young professional sharers from companies and organisations such as BP, Heathrow Airport and Ashford Hospital. We fully vet and reference all applicants, secure their deposits in government backed schemes, and let rooms out to them on individual six month assured shorthold tenancies (ASTs).

WE MANAGE EVERYTHING from there, and you will only ever have to deal directly with us, as we are your tenant. No more time taken up with admin and viewings, nor the stress of voids and maintenance issues, just sit back, relax and enjoy your guaranteed, PASSIVE INCOME.

We will consider, either furnished or un-furnished properties, currently let or vacant; as long as it can be made into a suitable home for our young professional sharers, we can usually give you an offer within 24 hours. When we consider a potential new tenant, we always check they have a steady job, can afford the room they wish to rent and that they would be a good fit for the household. MAINTENANCE

CLEANER AND GARDENERTo ensure your property is kept clean and tidy, we supply a regular cleaner and gardener, completely FREE of charge.

Our cleaners and gardeners go about their jobs with the utmost professionalism, and are our ‘eyes and ears’ in the house; reporting back to us the minute they notice any issues, before they can escalate.

When it comes to maintaining your property, we leave nothing to chance. We only use TRUSTED and capable tradespeople, for all jobs, large or small, on your behalf. We will be sure to gain your permission before any maintenance is carried out, and keep you appraised of progress, should you desire.

We ensure that all the tradespeople that we use are fully qualified and INSURED, in order to maintain the highest possible standards.

If you have other tradespeople you think can do the job better, we will be happy to work with them instead. We always aim to keep your property in good condition, but some accommodation must be made for fair wear and tear, especially over a longer term lease.

LEGISLATION

OUR GUARANTEE TO YOU

Before signing your property management over to us, you are welcome to have an inventory carried out by an independent company of your choosing, or we can arrange this for you if you’d prefer. We perform regular inspections of the property to keep on top of any issues before they escalate, and you’re always welcome to inspect the property yourself, whenever you want, as long as you give us 48 hours prior notice.

Being a landlord brings with it a whole raft of constantly moving legal regulations and obligations - fire safety regulations, smoke and carbon monoxide detectors, gas and electrical certification, licensing conditions and more. You can RELY ON US to keep on top of all this for you. Your property will always be legal and in full compliance with all relevant regulations.

DEPOSITS

INSURANCE

Because we are a hybrid tenant / letting agent, we don’t pay deposits to landlords. We do however take deposits from all our clients and put them safely in a government backed DEPOSIT PROTECTION scheme. These funds are then used to repair any damage caused by the tenant upon leaving, should that be necessary. However, we have hardly ever had to do this.

As you’re the owner of the property, the building insurance remains your responsibility. Residential insurance will probably not be adequate; you’ll need a buy-to-let or specialist HMO policy. We have our own public liability insurance in place, and advise our clients to obtain their own contents insurance.

GAS SAFEBlackberry lettings organizes inspections on your behalf and will be at your property to meet with the engineer. After this is completed, we send you a copy of the certificate and keep one for ourselves. This test is carried out to determine that all gas appliances in your property are safe and in good condition. We will organize this for you every year, as failure to do this comes with heavy penalties.
