Shopping secrets from the stars

Shopping for home items is often a favourite chore that goes right to the top of many people’s to-do lists before they even consider any other remodelling or renovation needs.

In this issue of HD&R, several of our contributors take on the task of discussing shopping for your home including when and where to go, and even why – it’s the shop-talk issue if you will.

I love Hellen Buttigeig – miss her show; follow Yanic Simard on CityLine; Glen Peloso recently decorated the Principle Bedroom in a gorgeous century home here in Galt which was opened to the public as a fundraiser for the Historical Society (it was fabulous – congratulations Glen!), so I have enjoyed your magazine from front to back and will make a point of looking for it when in Toronto! Great designers + interesting subjects + great photography = One Great Read!

I picked up your magazine on my way to the dentist last week and am delighted that I did. I was drawn to the attractive kitchen reno on the cover and was impressed with the number of design articles and product ads ranging from window coverings to bar stools. The article about ‘taking back time’ was brilliant and I have already tried some of the ideas there. I also learned where to find out about Toronto’s fence bylaws, which will come in handy as we have new neighbours and want to discuss fencing. The décor and market trends sections were very practical and gave sources for products. I saw a funky tie-dyed towel that would go perfectly with my new bathing suit.

I will certainly look for this magazine again and recommend it to others.

The closeTs are full. There isn’T an unused

surface. The junk drawer is overflowing. The piles have piles and the storage space is full too. You need it all, you just don’t have enough space to put it. Or do you need it all? Do you need to create more storage space or do you need to pare down your stuff? Take a closer look and decide what you’re holding onto, and why. Separate ‘need’ from ‘obligation’, ‘sentimentality’ and ‘just in case’. You may find you have the space to store what you need. You’ll just need to dig deep to find the strength to free yourself of the rest. After all, do you own all that stuff – or does it own you?

Let go of ‘obligation clutter’ ‘Obligation clutter’ refers to the stuff we are holding on to because we feel a sense of duty. It can be gifts we’ve received, heirlooms we’ve inherited, or things we are saving for our kids. If you are holding on to any of these types of things, I’m giving you permission to let them go, and here’s why:

You have no duty to keep gifts forever. The last thing the gift-giver would want is for their gift to be a burden. If a gift you gave were unused, wouldn’t you be happier if it were donated, so someone else could enjoy it?

It can be emotionally taxing to part with inherited items, but there are more meaningful ways to honour a person’s memory than keeping all their things. Releasing a loved one’s belongings doesn’t betray the memory of the person. It’s a bit easier with time, so take the time you need. But please do not hold on to inherited items because of guilt.

If you’re keeping things for your children, please consider asking them if they are even remotely interested in having them. Remember, they will have their own taste. Do you really want to burden them with things that don’t suit their style or their life?

Offload off-site storage If you are paying a hefty monthly bill to store your belongings off-site in a rented storage container, it’s time to reconsider its value. Out of sight is usually out of mind. If you are not using the items, it may be beneficial to sell them or give them away. The money spent storing the stuff over a long period of time often exceeds the value of those items.

Liberate your linen closet Let go of all the sheets and towels that are torn, stained, or that you’re keeping ‘just in case’ (consider donating them to your local humane society). You really only need one extra set of sheets for each bed. Fold pillowcases and fitted sheets into their

matching flat sheets so that the set stays together neatly. Arrange sheets according to their room, and place the corresponding labels on the front of the shelves. If closet space is limited, keep an extra sheet set between the mattress and box spring of each bed.

Don’t let excuses keep you stuck When editing your closet, you’ll make all kinds of excuses to keep things. I’ve compiled a list of the most popular excuses I’ve heard – and my response to them. Reconsider keeping clothes that no longer serve you.

1 It will come back in style. Yes, it will. But the fabric and cut will be slightly different and everyone will be able to tell you have been holding on to it since 1978!

2 It will fit once I lose weight. You may lose weight in different places and it may still not fit. It may go out of style by the time you lose the weight. Reward yourself by buying new clothes instead of wearing your old things.

3 I paid a lot of money for it. And it makes you feel guilty every time you look into your closet and see it hanging there, so let go of the reminder, and the shame.

4 I wore it on my first date, the day I got promoted, etc. Don’t let sentimental items take up valuable space in your closet. That’s like allowing the past to take up space and crowd out the present. Take a picture and let it go or keep it and store it elsewhere.

5 Someone bought it for me. They’ll never know, and even if they find out, they’ll understand. They would not be happy knowing their gift has become a burden to you.

6 It needs repairs. Put a deadline on it and let it go if you miss it.

7 I need it just in case. This is probably the top excuse I hear, and it is based on fear. Be brave – unless you can find a specific reason to hold on to something, find the courage to let it go.

Living in a smaLL space comes with practicaL

challenges – a lack of storage being the main complaint from my clients. This lack of storage often means that everything is on display – and thus has to count. When I am shopping for my small space dwellers (and by the way, I am one too), I keep a few principles in mind to set them up for success.

01 QUaLitY over QUantitYIn a small space, you don’t have the luxury to amass a great deal of stuff. Thus, I am pretty rigorous regarding what comes in, and what exits a home. When selecting pieces I always ask – will this improve my client’s quality of life? Will they be more organized because of it? Will it enhance their enjoyment of the space? And once pieces come in, I try my best to ensure other unused things go out. My favourite places to find quality accessories include 1212 and Jamie Alexander.

02 Be organiZedProfessional organizers have taught me that a small space can be maximized with the right organizational tools. In a recent client’s project, we outfitted kitchen shelves with clear, stackable storage bins, which increased the usable space by 40 per cent. To do this, group like items together and then assess the size of bin that you need. Retailers like Solutions and Neat offer diverse products to help increase shelf storage space.

03 FUnction can aLso LooK goodIf you need to purchase a product for purely a utilitarian usage, make sure it looks good. I’ve recently been introduced to the Dyson Air Multiplier. Not only a powerful fan, its slim and sleek design doesn’t take up visual weight – a huge plus when square footage is at a premium. I’m also a big fan of Scandinavian and Japanese designed dishware. Mjölk is a great resource for kitchen accessories that look beautiful as they serve their function.

large chair will look cluttered and feel cumbersome. The same principle applies to using several dark, bulky, wooden pieces in close proximity. To lighten a space, pair a large sofa with two smaller chairs and swap out the wooden coffee table for a glass surface. Glass or acrylic pieces can be found in many of my small space projects as they balance out some of the larger pieces in a room. For these more delicate pieces, I love retailers like CB2 and Urban Barn.

SHOPPING CAN BE A REAL

pleasure or it can be a source of complete irritation. Knowing specifically what you want and recognizing what elements can make your space take off can be tricky. Some designers advocate the do-it-yourself approach while others believe that method is a complete travesty to the idea of design. Knowing what work you are actually capable of doing and what tasks might be fun for you is really the key to getting the look that you want

– and being proud of what you’ve accomplished.

There are many things you can do that will help you to define your space as your own. Taking an existing space and rethinking it can result in something that is completely bespoke. It seems we have been trying to define our differences since high school, likely abandoning the “Goth” look in favour of the working world. Nonetheless, we still want to be individuals. As a result, the idea of

“shopping” is a much broader idea. Shopping can occur anywhere and doesn’t have to come with a price tag. Years ago, I walked by a movie theatre that was being demolished. The metal sign letters from various movies were on the ground, so I asked for my initials and I still have them. One caveat is to know what you are looking for and not to take on more than you can handle, otherwise your home becomes a field of half-finished projects.

Let’s have a look at the kind of things that may be appropriate for a DIY project that might also be something you would enjoy doing.

Painting – you may have found an old window frame and want to use it as the centrepiece of a collection of images. You can also repaint a piece of retro furniture turquoise and give it new-found life. Don’t expect that you will end up with “paint booth” quality – and I wouldn’t suggest you use the piece all the time – but as an accent, you are likely good to go.

Stencilling – I have seen old buckets as well as clay pots stencilled with words that make great elements at parties or on the patio. Decoupage can also be fun, though I admit it’s not my favourite thing to look at. But if you enjoy the process – go for it.FOUND OBJECT It’s great to find a vintage sign or poster to frame. The same is true of turning an old door into a headboard. You don’t have to get a headboard at a fancy furniture shop, you can clean something up to suit your needs. Changing the shade on an old lamp can also be a fun and impactful change.

The object of the do-it-yourself project is to enjoy the process and feel pleased with the results. Understand you may not get factory quality but rather a hand finish, which may be exactly what you want to achieve. There are some great DIY projects and ideas where I really appreciate the creativity and result.

When considering DIY crafts and décor, it is important to know what you are not capable of and when to hire a professional. You would be surprised at the number of times people have proudly shown me some workmanship, along with “We did it ourselves,” to which I often reply, “Oh, I know!” There are some tasks, such as tiling and flooring, that I don’t think are wise to

“do it yourself.” There is a real skill to cutting tile and making these jobs fit properly, ensuring they will endure wear and tear. If you want to do something interesting with the leftover tiles, that’s fine – but don’t lay, make or decorate your own tile unless you are skilled at such tasks.

Plumbing is another project I would never attempt. It’s just not wise to alter existing plumbing that you may find or buy unless you know what you’re doing. The money you might save with the “do-it-yourself” approach will be spent many times over when you have to deal with a flood in the house. These are the kinds of “DIY” projects that are designed to save money, but are never fun and can end up costing more than you saved.

“Internet” approach to learning potentially dangerous jobs isn’t a great idea. Wallpaper is one of those things that seems to fall in the middle. It isn’t

really that difficult to do, but if you do it poorly you have just wasted the money you spent on the paper. The name of the game is to know what you are able to do.

Ultimately, your focus should be to retain the fun elements of shopping you enjoy, and to eliminate the ones you find irritating.

And when it comes to DIY projects – stick to the ones you know you can pull off.

how to get started on a design or decorating project? Have you thought to yourself you wish you could too? Well, you can – and I’ll show you how to get the most out of your decorating project by shopping like a pro.

1 START WITH A PLAN A plan is the most important element of your shopping excursion. Before you step foot outside your door, know where you are going and what you are looking for. We always begin with a consultation to determine what our clients already have, what pieces we can repurpose and what new items we need to be looking for. We like to call that home inventory; make a list and stick to it. Also, in your planning stages include a measured floorplan which clearly indicates windows, doors and any other obstructions to your space. Although the planning stages take up a lot of time, it will save you from costly mistakes like purchasing an oversized sofa, for example, which will not fit through your door.

2 GET INSPIRED Inspiration comes in different forms for every individual. It can be through art, fashion, nature or even a colour scheme that evokes your inspiration. Whatever it is that excites you and gets you inspired, try to develop a design direction from that before you head out shopping. We like to start with fabrics as a starting point as we execute a storyboard of textiles. Some of my favourite fabric retailers are: Kravet, Crown Wallpaper & Fabrics, and Designer Fabrics on Queen Street. You can ask for lender samples, which are perfect to take along with you everywhere you go. Look for complementary or coordinates to your selected fabrics and layer your scheme.

3 BRING YOUR SAMPLES WITH YOU Don’t leave home without your samples. Once we have the fabrics and developed a colour scheme – we always take the swatches along with us. It is so important to get the right shade or perfect tone when comparing different retail objects. Many times you can’t remember the exact colour of your chair fabric, so having the swatches with you will aid in making the right decision. Also, when we pull out paint samples, it may not be the colour that we are necessarily applying to the walls but rather the ones we are building the plan through. 4 TAKE YOUR TIME Shopping is exhilarating, it is fun but it can also be overwhelming. I’m a firm believer that it does not have to be done in one day. On the contrary, if you speed up your shopping you’ll end up making decisions based on time and not on what actually works. I suggest bringing your camera with you and taking as many pictures as possible. You may find that once you’re in the comfort of your own home, you no longer have the same admiration towards that chandelier as you once did in the bright & sparkly showroom. If you’re shopping vintage or purchasing through a consignment store, ask if you can bring the items home and see if they work in your space, this is typically for smaller items like lamps, vases or decorative objects.

Q The first impression of your home is defined in large part from your front door. Chances are you will live with it for many years so it makes sense to invest in this project wisely. Choosing a new front door comes with a myriad of choices and styles. To help us navigate through the various options, could you review the pros and cons of steel, fibreglass and wood doors? A Fibreglass is the most popular choice for residential construction due to its superior thermal insulating qualities, strength, and ease of maintenance. Steel is typically the slightly less expensive alternative, boasting no great advantage over fibreglass and notorious for rusting at the bottom. Wood is by far the most expensive, elegant, maintenance-demanding option offering the least thermal insulating protection.

Q The front door seems like an ideal starting point to update and express the style of your home and who lives there. From hardware, handles, locks and sidelights, every detail contributes to the overall look. What would you recommend as far as quality, longevity (sustainability) and an on-trend portal and is there a way to achieve this custom look without it becoming a budget buster? THE WORDS “A FRESH START” CAN BE INTERPRETED

differently by different people. Some consider it an opportunity to close the door on an existing routine and develop a more productive one. Others may view it as an end to a pleasant, comfortable setting and a challenge to create one that is equally secure.

When it comes to renovation, I like to think that the interpretation of this phrase is a mix of both. It’s a lot like writing your first renovation column – something I can relate to as I pen my first piece for Home Décor & Renovations.

At first, there is the excitement of creating something new, which is immediately followed by careful consideration as I test the quality of every sentence. Then comes the moment where I just put my mind at ease and lay my thoughts out on paper, with satisfying results.

Renovating your home for the first time is a lot like that. The excitement of seeing your home get an upgrade and increase your quality of life, not to mention property value, is often balanced with the realities of budgeting, timing and quality of work.

With a home renovation, you don’t have the option of letting things naturally fall into place. You are putting your home into the hands of a contractor and, unlike a magazine column, fixing a mistake takes more than asking a colleague for a quick edit.

This is why it’s important to hire a professional contractor for your renovation needs, which requires more effort than some may suggest.

My recommendation is to consider members of the national RenoMark program. All RenoMark contractors have agreed to abide by an industry Code of Ethics as well as a renovation-specific Code of Conduct. RenoMark has been so well received by the public that it is now offered by more than 32 markets across seven provinces, with an eighth coming soon.

Your search starts at renomark.ca to see if the program is available in your area by using the ‘Find a Renovator’ tool. It doesn’t stop there, however. Your next step is to narrow down a list of contractors and meet with them to determine which is best for you.

As you collect names of suitable renovators, you need to

think about how you will judge the renovators you choose

to interview. Start by looking at:

PRESENTATION Professional renovators operate in a business-like manner. They respect your schedule and show up for appointments on time. They present themselves well, are organized and deal with your questions and concerns directly. How a renovator deals with you before a contract is signed tells you a lot about how you can expect to be treated once the job begins.COMMUNICATION Renovation is a “people business” and good renovators are good listeners and communicators. Professional renovators must “translate” your ideas and goals into a workable plan and a pleasant experience. If you don’t feel you can communicate with them effectively, you should keep looking.SKILLS AND EXPERIENCE Renovating a home can be a far more complex task than building it in the first place. It takes years of experience in the business before most renovators are ready to manage a major project on their own. It also involves a lot of different types of work, some of which require specialized expertise. Whatever the scope and nature of your project, your renovator needs to have solid experience with that type of work.PROFESSIONAL REPUTATION Established renovators will provide you with references from previous customers, and in fact, you shouldn’t even have to ask for them. They also work with a network of other businesses within your community-banks, material suppliers and trades. It’s a good idea to ask a renovator for references to any of these people to find out about their reputation within the industry itself.

Renovating your home should be a positive experience — free from worry and stress. You should have full confidence in your renovator and know that you are getting the best, from start to finish.
