Cut the chicken into cubesMix the seasoned flour, cumin and cayenne togetherToss the chicken in the flour and then fry in the oil until browned on all sides – remove from the pan and keep warmPut the chilli and nectarines into the same pan, add the sherry and water and reduce to a syrupReturn the chicken to the pan, add the sun-dried tomatoes and balsamic vinegarServe with couscous and green salad, prepare your garden table and enjoy!

MARKET TRENDSEvery season is different, since the New Year we have seen strong demand outstripping supply again, whilst the second half of last year we saw a more even market with supply of new instructions keeping pace with sales. This mismatch has for many years fuelled the general rise in house prices, living as we do in this high demand locality means unless considerable development is carried out there is little likelihood of any real changes to the present cycle. New homes are urgently required across the price ranges in order to go some way towards the re-dressing of the market. The difficult question is how to achieve enough new homes, without spoiling the reasons people want to live here and most importantly not destroying the locality for those fortunate enough to be here already.

It always surprises me that more emphasis is not put on the redevelopment of brownfield sites in the area which in some cases are completely derelict and others greatly under-utilised often commercial buildings and land which are now no longer fit for purpose.

All this means if you are thinking of selling now is a good time while this mismatch of availability works in favour of the existing home owner, for buyers, particularly first time buyers, there is an urgency to get into home ownership as it doesn’t appear in the short to medium term to be going to get any easier or more affordable.

HELP WITH YOUR PLANNING POLICY By Roger Balmer Design

Planning permission can be a mystery to many, but it can allow you to create a beautiful home giving you the additional living space that you require and or give you a new dwelling designed to meet your own needs and specification. Don’t be daunted by the need for planning permission, with careful consideration and guidance you can take forward a project with the aim of securing a planning permission.

When submitting a planning application, drawings and application forms will need to be submitted. In some cases a Design and Access statement will be required, but in any event a planning supporting statement setting out the planning considerations is valuable to aid the consideration of the application. It is the opportunity to justify the merits of your application.

The planning application process generally takes about 8 weeks, where during that period the application will be the subject of consultation with the neighbours, the parish and or town council and other interested consultees (for example the Environment Agency, the Highway Authority). Officers will then consider the consultation responses in light of the material planning considerations, including planning policy.

The officer will then make a recommendation, either under the Council’s delegated authority, as a delegated decision, or via the Planning Committee. In the case of the latter the elected District Councillors will consider the officer’s recommendation contained within the report and following consideration will make a decision on the application.

There is currently a noticeable desire by the government to provide new housing in sustainable locations. This must be of a nature that clearly meets the local need, is relevant to the setting and, critically, is well related to the amenities of the village and public transport etc.
