Success in life requires maintaining balance. It’s as essential in our personal lives as it is in business. Like most small business owners, I frequently find myself wearing many different hats and constantly readjusting the various components to maximize success.

Recently, I’ve been evaluating how the story content of this magazine could be improved to be of even more value to the reader. Waterproof! Magazine reaches virtu ally every segment of the waterproofing industry, and because of that, our editorial coverage is equally broad. (Just in the past two or three issues, we’ve covered topics from residential sump pumps to commercial green roofs.) In general, my goal is that the major stories of every issue should revolve around the three key sectors of waterproofing: residential basements, commercial waterproofing, and roofing membranes.

Of course, trying to maintain a good balance with sufficient coverage for each of these areas is easier said than done, and readers and advertisers have recently been asking for more attention to basement waterproofing. The magazine is shifting to accommodate.

Last issue I announced our partnership with the Basement Health Association (BHA). The BHA board of directors now contributes a column to each edition geared to the basement waterproofing contractor. (This issue’s column is on p.15). We’ve also bulked up the editorial coverage of below-grade residential topics with additional full-length features.

We’re not scaling back our commercial coverage, though. We’ll continue to print at least two stories on commercial waterproofing and roofing in each issue.

I recognize that in an industry as broad as waterproofing, it’s difficult for every story in every issue to be applicable to every reader. But I’m confident that most readers will find most of the content useful. I welcome your comments on what you’d like to see in the magazine. My phone and email are printed in the masthead on p.4.

MFM Window Flashings Meet High Standards

In March, MFM Building Products announced three of their window flashing tapes met new stringent qualifications. MFM is a manufacturer of waterproofing and weather barrier products for the building industry.

The flashing tapes comply with AAMA 711-07, a voluntary specification

outlined by the American Architectural Manufacturers Association. This compliance is important because it signifies that the tapes meet the performance requirements for self-adhering flashing products in the International Commercial Code (ICC-ES AC38 02-11).

The certification was done by an independent, third-party testing, and the products include WindowWrap PSX-20, WindowWrap PowerBond and WindowWrap White.

Liberty Pumps Announces Major Expansion for 2015

In April, Liberty Pumps announced a major expansion of their headquarters and manufacturing facilities in Bergen, New York. The company, which celebrates its fiftieth anniversary this year, manufactures sump, sewage and wastewater pumps.

The construction project will add over 123,000 sq. ft., effectively doubling the size of the current facility in three phases over the coming months. Phase one, already nearing completion, is 81,600 sq. ft. of additional manufacturing area. Phase two includes a 14,200 sq.

ft. research and engineering lab and a 20,000 gallon test pit to support Liberty’s expanding product line. The last phase involves a 23,000 sq. ft. sales/marketing wing and product training center for hands-on product training and demonstrations, as well as offices, a historical product display and visitors lounge.

Work on all phases is expected to be completed by mid August 2015.

Massive Tire Plant Sealed with Crystalline Admixture

Bridgestone is building a new factory in South Carolina to produce the huge off-road tires used by large exploration and transport vehicles. Not surprisingly, the facility and its waterproofing requirements are also oversized. The facility is about a half-mile long and provides one million square feet of production space.

For waterproofing, designers chose a crystalline admixture from Penetron. Their Admix SB was used to treat the 35,000 cubic yards of concrete used below-grade, including the 6-foot thick base slab and 4-foot thick foundation walls. The admixture includes a unique tracer, which leaves a green tint in the concrete bleed-water, providing proof that the mixture has been added to the

concrete. The project was so large that it required the full production capacity of two ready mix plants.

“We provided the client with a remarkably cost-effective solution for the project,” explains Christopher Chen, director of the Penetron Group.

The project was certified LEED-Silver.

Raven Industries Adds Green Roof

In April, Raven Industries completed the renovation of their Sioux Falls headquarters with a living, planted roof.  “The facility has been operational over fifty years, and we want to honor the building’s legacy by making sustainable design and product choices which reduce operating costs and stand the test of time,” said Brian Meyer, Raven’s Chief Information Officer.

“The green roof system provides a beautiful environment for our team members where they can enjoy the outdoors, and it enables overall building efficiency in dissipating heat and conserving rainfall,” he continues.

The LiveRoof modular green roof system was delivered fully grown by Bachman’s, Inc., the regional grower for the LiveRoof system.

Parex Opens San Diego Distribution Facility

In December, Parex USA announced the opening of a new distribution facility in San Diego, California.

The 8,400 sq. ft. warehouse will primarily be utilized to distribute

LaHabra products through will-call orders for customers based in the San Diego area. The new facility also houses a color sample lab for quick and accurate stucco color sample matches.

“LaHabra Products have always been present in the San Diego market and we are thankful for our loyal distribution

partners who have supported the LaHabra Stucco Brand in this area over the years,” says Rich Stamsek, Western Regional Sales Manager.  “We believe that opening a new distribution center will make it easier for both residential and commercial contractors to have quicker and easier access to our products.”

New Marketing Director and Product Manager at Parex

In March, Parex USA, Inc added to their marketing department. Kevin Rantin was brought on as marketing director, and Tiffany Awischus was promoted to product manager for the Merkrete product line.

Rantin has more than 25 years of sales and marketing experience in the building and irrigation industries. He

Even though the beachfront hotel in Connecticut was only three years old, it was already seeing

water in the basement. The owners tried several different techniques to keep the water out, but nothing seemed to work. Even curtain grouting, a system that injects grout to the blindside of the foundation to stop leaks, didn’t work for this particular project.

In the end, they hired a crew to install an interior remedial waterproofing system that collected the water as soon as it entered the building and diverted it out of the structure immediately.

“If you can’t stop the water from coming in, the next best thing is to control where the water goes when it does come in,” says Jason Weinstein of Budget Dry Waterproofing, Inc., based in nearby Guilford, Conn.

This particular project had water issues for a few reasons. The unique location and its proximity to the ocean were definitely contributing factors.

However, water comes into

buildings and homes many different ways. “Understanding where and how the water can enter a basement makes it easier to address the issue,” Weinstein says.

The first part of the solution was for Weinstein and his crew to build a holding tank to create a place for the water to go. They used a bio diffuser system that collects the water into a series of perforated polypropylene chambers buried in gravel like an enormous French drain. The drain trench was 6 feet wide, 4 feet deep and 60 feet long. The only location on the property for such a large structure was underneath the hotel deck. Because the location, the Budget Dry crew couldn’t use any heavy equipment for excavating. “It had to be done all by hand,” says Marc Weinstein who was also on the project. “It was a complicated and involved project on an open and running hotel.”

Weinstein’s crew worked during the off hours of the hotel restaurant. They could only work between breakfast and

lunch then stop for the lunch hours and start back up again for a few hours before the dinner rush. They also had to work as quietly and quickly as possible.

“Working on water issues in an existing building will disrupt the normal routine, whether it is a business or a house,” Weinstein says. “It is hard for homeowners but much harder for a place of business. If we were too loud, the busy hotel had to comp rooms to combat complaints.”

Once the trench was excavated, the chambers in place, and buried in gravel fill, a 155-foot-long, above-grade discharge line was installed, connecting the waterproofing system in the hotel basement with the new holding chamber.

While this hotel’s problems may sound extreme, wet basements are actually quite common in both commercial and residential structures.

floor). • Through a basement window.• Through cracks in the foundation wall.• At the form seams (poor concrete

workmanship).• Through pipe penetration. (Where

the water line, sewer line, and/or sump pump lines enter the basement. )

• Up through the floor or through the wall due to hydrostatic pressure building up in the soil.

Knowing the location of the water intrusion will help determine the most appropriate solution.

The next step is to determine the source of the water. An exterior inspection will frequently reveal the source. Grade issues, yard drainage problems, saturated soils, and faulty gutters and downspouts are common culprits. Frequently, by eliminating exterior drainage issues, the cause of water building up next to the foundation is resolved and the basement issues are resolved. But not always.

Chris Mancuso of Accurate Basement Repair in Milwaukee, Wisc., is a Certified Structural Repair Specialist (CSRS)  and Certified Waterproofing Specialist (CWS) through the Basement Health Association. He says water problems can also arise from weather and soil conditions such as shrinkage, frost, soil expansion, or frozen downspouts. “Sometimes it is from poor workmanship during the construction,” he says. “If the builder applied the membrane too thin or missed a spot on the exterior wall, it can cause water leaks.”

Foundation cracks are another extremely common place for water to come into a basement. And sadly, all concrete foundation walls and floors will crack over time. Luckily, the foundation repair industry has developed techniques to fix concrete cracks. Crack injection systems use either polyurethane (water only) or epoxy (for structural issues). It is important that these cracks are completely filled and bonded to solve the

problem. If there are no cracks, gaps or holes

in the wall and water is still coming into the house, it may be hydrostatic pressure. When water seeps up through the concrete floor or through the walls without any visible cracks, it is a sign that water is saturating the outside soil beneath the foundation and pushing the water through the concrete. To relieve hydrostatic pressure, drainage must be

installed. This is the solution Weinstein and his crew installed at the Connecticut hotel. For residential homes, this means removing the water source as well as installing interior drains and pumps to divert the water that is getting inside.

Many times hydrostatic pressure builds up outside the foundation wall because of grading issues and outside drainage neglect. Water runoff should not be able to collect near the foundation.

If the soil near the home is sloping toward the house, it can sometimes be built up by adding fill. However, Mancuso warns that the fill can be too high on the foundation wall and also cause issues. “If the grade goes above the foundation wall,” he says, “then the water comes into the basement because the fascia is not protected by the waterproofing membrane.”

The location of the lot also impacts water intrusion. This was the case with the beachfront hotel. If there is a high water table, as often happens near a wetland, lake, river or pond, the water can infiltrate the soil and enter the basement. In these cases, the water can be managed, Mancuso says. “You dewater the foundation with pumps,” he says. “The pumps run constantly but the basement is dry. Just think of places like Venice. You can build next to water, but it just takes work to keep them dry.”

While outside water sources are

common, there are times when the water problem comes from an internal source. It may be a leaky faucet, plumbing problems, or moisture issues from how the space is used. This interior water needs to be addressed and needs a way to escape.

“Whether it is an internal or external water source, the same properties of water still apply,” Weinstein says. “Remedial waterproofing is about controlling and managing the water.”

In the world of residential waterproofing, there are many products available. The Basement Health Association doesn’t endorse one product over another

simply because there are different application for different products. We are a national association so we have contractors dealing with many varying climates, soil types, and average annual rainfall. Plus, every waterproofing job is different and requires its own unique solution. Where one product or system may work better on one job, a different product or system may be best for another. A lot of factors come into play when a waterproofing contractor diagnoses a waterproofing job.

With that said, we have also found that, since we’ve broadened our education with the name change from the National Association of Waterproofing and Structural Repair Contractors (NAWSRC) to the Basement Health Association (BHA) in 2010, we are more aware of the impact waterproofing systems have on the whole environment of the basement or crawlspace and the entire house.

For instance, there is the typical debate of exterior versus interior remedial waterproofing on existing homes. The Basement Health Association sees a place for both types of systems. Within the interior waterproofing category, it breaks down even further. Most interior waterproofing systems fall under two categories: closed or open drain systems.

For decades, it was common practice to install an open drainage system. We have learned that open drainage systems create a pathway for radon and soil gases, bugs, and more moisture. Homes with open drainage systems also tend to have more problems with mold, high humidity, iron bacteria, and higher heating and cooling costs. Stack effect pulls ground moisture and soil gases up into the living space through an open drainage system.

In this column, some of our members share their experiences:

Steve Andras, BHA contractor and supplier member, from Westport Mass., says that after 22 years of installing open channel basement drainage systems, he decided to

only offer closed systems. “This decision was not an easy one because that was

the way I always did it,” he says. Andras says he came to the decision because of all the benefits the homeowner sees with a closed drainage system. “What else can I say,” he says. “My vote is that all basement drainage systems be closed if we really care about our customers. Some contractors will leave the decision to the homeowner, but I feel that my job after 30 years is to protect my customers from themselves. Why would I let them decide what is best for them if I am a true professional? After all, my customers look to me as the expert.”

Nick LaBansky, a BHA contractor member from McFarland, Wisc., says, once he learned that an open drainage system could lead to potential radon problems, he decided to always do what was right for the customer even if

it costs him the job. “Last summer I met a

family who had basement water problems along with radon,” LaBansky says.  “I quoted a closed drainage system and had a radon company quote the radon system.  Well, we lost the job to a company who offers

an open drainage system and radon mitigation.  The family chose them because of price and because it would be a one stop shop. I received a call last week from the radon company I had quote the job and the family called him because the radon level was still just as high and they wished they had gone with our system.”

Overall, BHA is an advocate for comprehensive solutions to waterproofing that take into account radon and harmful soil gases, beyond fixing leaks and cracks. As waterproofing contractors, we never want our solutions to cause more problems for the homeowner. It is essential that we all stay aware of the trends and discoveries to better serve our customers and improve basement health in our markets.

On a sunny Friday last Sept-ember, the  Chicago Bulls officially opened their new

practice facility. The building, named the Advocate Center, is located in downtown Chicago, directly across the street from the United Center, the Bull’s home court on game days. The move is part of a broader trend for professional sports teams to establish arena districts for fans, complete with restaurants and bars for an enhanced entertainment experience. The state-of-the-art training facility includes an 14,700 sq. ft. vegetated roof visible from the surrounding buildings and light rail track.

For the previous 22 years, the Chicago Bulls have practiced about 25 miles north of the city center in Deerfield. Team owner Jerry Reinsdorf says that when a new training facility was first discussed, he thought the team would stay in the North Shore area, but

Chicago mayor Rahm Emanuel thought otherwise.

“We had a new mayor at that time, and he suggested rather strongly that the Chicago Bulls ought to be in Chicago, so it seemed to make sense,” Reinsdorf said. Emanuel, who formerly served as chief of staff for Obama’s White House, attended the ribbon cutting ceremony.

League officials have described the $25 million Advocate Center as a “basketball palace.” The 16,000 sq. ft. practice facility and front-office headquarters features the latest weight training equipment, a gourmet commercial-grade kitchen, leather theater seats in the film room, and other amenities for athletes, arranged around the heart of the building: two NBA-regulation-sized courts.

“When I’m standing on the basketball court in that big space, it’s really exciting,” said Reinsdorf. “But then

you walk around through the weight room, locker room and offices… every area in the new facility has been well thought out. It’s literally across the street from the United Center, which will allow greater interaction between our business side and our basketball side. I couldn’t be more excited.” 

The eye-catching design was created by Chicago-based architectural firm 360 Architecture, which also specified the vegetated roof. The west side of the facility has a saw-toothed façade while the north side features glass walls to allow Bulls fans outside the building to view the six NBA championship banners that hang from the rafters.

The second floor of the Advocate Center features an 14,700-sq.-ft. vegetated roof. It’s easily accessible, and includes walkways, benches, and picnic areas with tables and chairs nestled among the greenery.

In total, 11,300 sq. ft. of roof was constructed using Hydrotech’s Garden Roof assembly. An additional 1,800

sq. ft. of Hydrotech Ultimate Assembly was used that incorporated Hanover Architectural pavers in a design that created walkways, picnic areas and well as access paths to the mechanical equipment on the roof.

Naming rights for the facility were purchased by Advocate hospital system, the largest health care provider in Illinois. It’s part of a long-term partnership between the two organizations. Interestingly, the Boston Celtics and Cleveland Cavaliers also play or practice in facilities named for local health care providers.

Most of the roof has fairly shallow soil depths, but a few areas are built up enough to allows for ornamental grasses and shrubs.

At the ribbon-cutting both Mayor Emanuel and Reinsdorf saluted McHugh Construction, the general contractor, for bringing the project in on time and budget.

John Paxson, executive VP of basketball operations for the Bulls says, “This is going to allow our players to live in the city and be part of the community.” He also noted that the cutting-edge facility—including the green roof—may help recruiting.

“They all know the organization’s great reputation,” says Paxson, “but now you can sit down and say, ‘Look, here’s what you have access to: the city, the practice facility, everything is here and it is close.’ I think it is going to help,”. 

Bulls Head Coach Tom Thibodeau was equally pleased. “We’re thrilled and we couldn’t ask for anything more,” he said. “I know our players are very excited to get down here.” 

The garden roof is easily accessible to building occupants, with 1,800 sq. ft. of walkways and meeting areas for relaxing and conversation.

Like most municipalities, Olathe, Kansas, faces the challenge of water infiltrating its sewer

system through cracked pipes and leaking manholes. Treating storm water is an expense no system wants to incur.

Crews from Olathe Public Works keep leaks in check through an innovative chemical grout program that stands as a model for other municipalities.

For the last several years, Olathe has set up a system to repair these leaks with the use of polyurethane injection resins. These chemical grouts provide a permanent solution to stop both seeping and gushing leaks as well as to fill voids caused by water erosion or settlement.

The repair team seals leaks around manhole covers, laterals, pipe joints and service connections. They mainly use a combination of three products developed and manufactured by Prime Resins at its facilities in metro Atlanta for most of this work. All three of the products are independently tested and verified to meet NSF/ANSI Standard 61 for contact with drinking water, making them a good choice for a municipal water

authority. Supervisor Ira Speer says, “As a

utilities group, we are constantly looking to identify our I&I (infiltration and inflow) problems by CCTV crews, manhole crews, construction crews, anybody involved in our sanitary sewer operation. As we come across leaks, we rate them based on severity, create work orders and prioritize them in our asset management system. A follow-up visit is made to determine the method we are going to use, whether it’s entering the manhole or probe grouting.”

With probe grouting, the work is done from street level, with the grout injected around the exterior of the structure via long slender wands. The alternative is to place a worker inside the tunnel or manhole at the leak site, and have them make the repair from the inside.

Making data-based decisions is a priority for Olathe. “Our data collection and condition assessment is a major effort right now. With accurate data we can consider, all things being equal, what our priority should be versus just

Olathe, Kansas keeps its municipal water system in excellent shape using

high-tech materials to seal leaks quickly and permanently.

To stop water leaks and fill voids, the Olathe crews use a range of products depending on the application. They primarily use three products from Prime Resins, including:

•Prime Flex 900XLV, a super thin, hydrophilic resin that reacts with water and expands to form a closed-cell, watertight foam. Its low viscosity makes it suitable for hairline cracks.

•Prime Flex 920, a single-component, water-activated polyurethane resin used to seal gushing leaks and fill voids.

•Prime Flex Hydro Gel SX, a single-component, hydrophilic polyurethane resin that reacts with water. This product can form either a closed-cell, watertight foam or impermeable gel depending on the water-to-resin mix ratio (range = 1:1 to 15:1 water:resin).

fixing everything,” notes Speer. The City of Olathe believes that chemical grout is a good business decision.  “Using grout isn’t a hard decision. It is very cost effective. It is an easy tool to use and it works.”

To keep the operation organized, the I&I group outfitted a cargo trailer with all the tools, supplies and grout equipment they might need. This has also enhanced efficiency.

“Everything’s in one location. If a crew calls and they find a leak, it’s just a matter of hitching up that trailer, and we take off and have everything we need,” says Speer. “The equipment isn’t overly specialized; it’s user-friendly and is really reliable.” They use the M2 pump for dispensing the resin. The M2 consists of two Graco Monark air motors and pumps that operate independently, mounted on a portable wheeled cart.

Safety was a chief consideration when Olathe set up its program, so the safe nature of the products was a factor in their selection. The products are inert once reacted, providing an eco-friendly choice, and the single-component nature was a plus.

“The safety of the products was one of our biggest things looking at this program from the get go,” says Speer. “We can run one product right after another, there is little risk when you’re transporting it, all those things. The safety risk with that

is at a low level.”Also, since workers are often

working in a wet environment, the team opted for a pneumatic rather than electric drill to drill the holes through which they inject the grout. The air-driven drill was a bigger initial investment than other options, and it has paid off in the long run from a safety standpoint.  “We

haven’t had any injuries. It’s a good, safe practice the way we do it. The safety side of it was a big deal for us, and I’m pretty proud of that,” says Speer.

The portability of the equipment has added to their success as well. Some manholes are difficult to access, but all they need is an air hose, the drill, their pump, grout and confined space

equipment.“We haven’t found a spot we couldn’t

grout yet,” says Speer.Another bonus is the low impact of

the work. Repairs can be made quickly, leaks are sealed in minutes rather than hours, and where traffic is involved, with much less public inconvenience. Typically, repairs can be made without a full street closure. This means less public inconvenience to commuters and to business owners.

The grout crew stands ready to help other city departments as well. They helped seal leaks in a concrete dam spillway, prolonging the life of the structure until replacement is scheduled.

In addition, they used another Prime Resins chemical grout in late summer 2014 to fill voids under 12 sections of sidewalk that settled after a big project. To avoid complete replacement, including the new grass, they injected Prime Flex 985, a two-component polyurethane structural foam, under the sidewalk to stabilize the soil and prevent runoff from undermining the sidewalks.

The product came in cartridges, so crews didn’t have to worry about getting a plural-component pump to use it, making it a simple solution for a crew already seasoned at injecting grout.

Other municipalities could save a lot of money, efficiently and safely, in the long run if they adopted a chemical grout program similar to Olathe’s approach. Their ability to permanently stop manhole leaks quickly, safely, efficiently and cost-effectively saves the city from unnecessarily treating stormwater and potentially avoiding more disruptive repairs down the road.

of environmentally friendly solutions used throughout the building envelope that meet specific roofing, waterproofing and air/vapor barrier requirements. All are fluid-applied, seamless, water-based, and can be applied cold. They have no VOC’s and are Class A self-extinguishing fire-rated.

WetSuit 2-Part is a cold, spray-applied instant set membrane which is catalyzed to form a seamless waterproofing membrane. WetSuit 1-Part is similar, but is not catalyzed, so it has a slower cure time, and can be sprayed or applied with brush and roller. WetSuit Trowel has characteristics of the one -and two-part products, but is thicker for patching cracks, voids, and penetrations. An alternate version of the trowel product has chopped fiberglass strands pre-mixed into the material for additional strength.

The challenge with adhesive products is finding the right balance between adhesive strength and permeability. Delta-Vent SA achieves that sweet spot, adhering tenaciously to concrete, masonry, OSB, plywood and exterior grade drywall while maintaining a vapor permeability of 50 perms. It also includes a self-adhering lap strip to secure seams quickly and effectively.
