Important Note: We focused on ‘best online guitar lessons for beginners’ (for which it is #1) but it also ranks highly for several other keywords. Let’s look at the Google SERPs and all of the other keywords that we currently rank for at Rank Recon

Conclusion

As I just proved, even though we focused on a keyword that is pretty easy to rank for, we also dominated the SERPs for more difficult keywords. It’s those more difficult keywords that actually pull in the majority of the traffic but we didn’t have spend every waking moment to get the site ranked. So, here’s how we did it…

The Overall Process

1. Choose the right keywords to build your site around. Like Goldilocks, you want to focus on the keyword that is ‘Just right’.

a. A keyword that is too competitive like ‘homes for sale’ will cost too much and simply isn’t targeted for indidivual realtors because people searching for this may be looking for homes anywhere in the world.

b. However, a keyword that is too narrowly targeted like ‘great deals on foreclosed homes in downtown San Diego’ might not have enough traffic to be worth spending time on.

c. Plus, the people searching for this might not be the best client. They could be one of those ‘Commission Impossible’ clients as Phil Dunphy would say and they might never make a deal

d. So, you want to find the keyword that is just right. One the that really describes your specialty. Let’s look at a couple of examples, one that I’ve already researched and then I’ll walk through the process with one of your companies…

2. Once you find the right keyword to build or rebuild your site around, you’ll want to dig deeper and uncover dozens or hundreds of keywords to use on your site’s pages so that you can rank each page high for multiple searches.

3. Then we’ll build high PR backlinks toward your site using my method so that it ranks super high.

Example #1

• One client of mine in Jacksonville, FL loves to hunt and fish so he decided that he was going to focus on selling ‘log cabin’ homes.

• His site has ranked on page 1 of Google for over ten years straight for ‘log cabin homes in Florida’ and is usually ranked #1-3

• Since he chose his niche, he’s become the #1 realtor for ‘log cabin homes in Florida’. Plus he sells hundreds of other homes when his clients decide that a log cabin home isn’t for them.

Example #2

• Another client, who retired a few years ago, built a site all about a little town in northwestern Arkansas.

• He was so detailed about everything in this little town that when a new development area started selling properties, he was the #1 seller doing about three times in sales as the #2 guy.

• And even more impressively, a lot of his sales were to out-of-state buyers that bought the homes without even stepping foot in them.

How Do You Use This To Beat Your Competition?

• First, you could pick a specific town or part of your city using either your knowledge of the area or Google Maps.

For example, if I were a realtor I’d focus on La Jolla, CA because I went to school there, worked there and surf there. So I know the area really well and I could talk about it for days on end. Plus, if I were the #1 realtor in La Jolla, I’d be stinking rich.

• Second, you could choose a particular type of home to focus on. For example, a lot of buyers want ‘green homes’ so you could focus on only selling LEED certified homes. Other examples:

• Beach or lake front homes

• Historic homes • Luxury homes

• Third, you can even merge them together such as: • ‘Beach front houses in Bird Rock La Jolla’ • ‘Luxurious green homes in Chicago’

• After you narrow down your niche, then it’s time to

expand your keyword list to build your site around. When we start building the site, we want to build it like a silo with all of the pages being highly related to keep the ‘link juice’ on your site.

Important Marketing Point: Just because you are focusing on these homes doesn’t mean you can’t make sales in other areas. For example, if I focused on La Jolla, I’d bet that half of my clients would say, ‘Oh my! That’s much more than we want to spend.’ In which case, I could take them across the freeway to University City (where I live) for half the price. Yet, they’re mine because they found me first.

Now there are two tools I use to dig up the right keyword for success and, really, the process is part science (knowing SEO) and part art (knowing your subject and clientele): • The Google Adwords Keyword Planner (free) • Market Samurai (inexpensive one-time fee) Both have their advantages and disadvantages which is why I use them together. Let’s start with the Google Adwords Keyword Planner!

You don’t have to have a Google Adwords Account to use the Keyword Planner. All you have to do is link your Google Account and you’ll have access to the tool. Go to http://adwords.google.com for free.

Advantages: • It’s free • It’s fast • The data is provided by Google itself Disadvantages: • It can be overwhelming

• The search numbers on smaller keywords aren’t usually right for some reason that no SEO expert has ever figured out

• Your competition is using the same data

1. Go to http://adwords.google.com 2. Click on the ‘Tools’ tab and then ‘Keyword Planner’ 3. Click ‘Search for new keyword and ad group ideas’ 4. Paste your keyword and click ‘Get Ideas’. You can also paste in the URL of your main competition and see what keywords that they are successfully ranking for (covered later)

Now, regarding the last point, there is a great FREE way around this problem… Google Maps! A little later, I’ll walk you through an example of how we can take the keyword data from Google Adwords and do a little zig against everyone else’s zag by using Google Maps. But first, let’s begin by generating a list of keywords for your site

Zeroing In On The Right Keyword

Choosing the right keyword is kind of like choosing the right home. If you know what you want, it’s

possible to get it as long as you’re patient.

Generating a List of Keyword Ideas

1. Create a list of about 10 keywords that describe your business. Include broad, general keywords and specific, focused ones. Include local regions that you want to target too (i.e. LA, Nevada, etc.) For example:

La Jolla homes for sale luxury homes in La Jolla homes for sale in La Jolla condos for sale in downtown La Jolla green houses for sale in San Diego

luxury beach houses houses for sale in La Jolla Farms La Jolla mansions for sale Mt Soledad houses for sale homes near La Jolla Shores for sale oceanview homes in La Jolla for sale

2. Add to your list keywords suggested to you by suppliers/partners/customers/friends, as they may associate different keywords with your business than you do.

3. Enter each keyword individually into the ‘Your product or service’ field.

4. Click on ‘Keyword Ideas’ and then filter out keywords that have ‘High’ competition or less than 30 searches per month.

5. Download (into the same folder) the results for each keyword as a CSV file.

6. Open each file and add a column to each such as ‘KW Relevance’

7. Number all of the keywords so that you can sort by Keyword Relevance later.

7. Merge all of the CSV files into one file. 9. Open the merged file with Excel and then remove

all of the duplicates and any unnecessary columns 10. Then you can sort by KW Relevance and filter

keywords that have over 100 searches per month

11.Go down the list until you find the keyword that best matches your business

12.Take that keyword and run it through Keyword Planner

13.However, now we want to download two files • First, we want all of the keyword results (no

filters) which we will be using to uncover LSI keywords that show up the most. We will be using these keywords on your site’s pages.

• Second we want to download a filtered list (more than 30 searches per month; no High competition) to build the site around. These keywords will be the topics of specific pages.

The Quick Professional Way to Uncover Keywords: Market Samurai

Market Samurai is the absolute best way to uncover your site’s main keyword and keywords about which to create pages because… • It’s affordable • It’s super fast • It’s really accurate The only downside is that you’d be paying for a tool that you will only use a few times.

1. Start a “New Project” and then choose a keyword that you would like to research. At this point it’s better to keep it broad but not too broad. “La Jolla Homes for sale” or “Luxury Homes for sale” would be a good place to start.

2. Save the new project and then click on “New Keyword”

3. Click on “Generate Keywords” and MS will search Google Adwords for related keywords

4. On the left hand side you’ll see three sections • Add KW – allows you to manually add keywords. • Positive KW – if you enter a word or phrase here,

like “La Jolla”, only keywords with those words will show. For this example, we want to only focus on keywords that include “La Jolla”

• Negative KW – entering a keyword here will filter out keyword results that include that keyword. For instance, if you entered “rent”, all keywords with “rent” in them would be filtered out.

5. When you click on “Keyword Analysis”, it will open the Keyword Research screen.

6. There you will find some pre-set filters but, because these are not for “local sites” we need to create two new filters. So we want to change the “SEO Traffic” option of the “Golden Rules” filter to 1 and save it as “Golden Rules Local”

7. Then click “Analyze Keywords” 8. Two keywords here look good and require further

research: “La Jolla Homes for sale” and “seaside home La Jolla”

9. However, before we finally choose a keyword, we want to research our competition by checking both keywords and then selecting “Open In New Tabs” in the drop down menu below.

10. Then for each keyword tab, we want to click on “SEO Competition”

11. Click “Generate Results” and after they come back what we want to see is more green and yellow than red. Basically, Green = Great, Yellow = OK, and Red =Bad

When choosing the main keyword for your site, don’t try to “force it”. Taking on a little more competition is better than saddling your site with the wrong keyword because it’s better to take a little longer to rank your site rather than attracting the wrong visitors… the wrong people will just waste your time. Using this example, I’d probably stick with the original keyword “La Jolla homes for sale”

12. Once you’ve chosen the main keyword, we want to create a new search for that keyword. However, in this example, our original keyword ended up being the best so we just need to take the next step and choose our site’s top keywords

13. All we do is go down the list and check the keywords that related to our site.

14. Then click on “Open in new tabs” at the bottom 15. For each keyword, we will do keyword research to

find “Long Tail Keywords”

16. This time, we don’t want to exclude any keywords. We’re going to analyze them all.

17. To get your site noticed, you’ll want to create at least 30 pages and, long term, you’ll want to create one helpful page per week. Google loves freshness so this is critical to your success. Plus it builds trust.

18. So, we will now export all of the long tail keywords even though you won’t create pages about them all. Instead, you’d create pages about all of the keywords with “La Jolla” in them and then simply include the other keywords on those pages.

Being Extra Thorough With Keyword Lizard

I like to uncover extra keywords using this method:

Main Keyword + Google Maps + Keyword Lizard = Extraordinary Results

Why? Because none of your competition is likely doing this Keyword Lizard: http://www.keywordlizard.com

1. Find your area on Google Maps uncover the nooks 2. Take your main keyword, ‘La Jolla homes for sale’,

and break it down into components such as: La Jolla; homes; for sale

3. Use Google Maps to uncover related areas for ‘La Jolla’ like: la jolla cove, bird rock la jolla, la jolla farms, la jolla shores, mt soledad, etc

4. Find synonyms for ‘home’ like: house, apartment, condo, mansion, villa, etc

5. Find synonyms for ‘sale’ like: auction, buying, deal, purchase, selling, purchasing

6. You won’t build pages about these areas and synonyms you are uncovering but you will use them on your pages in case somebody searches for them.

Now we have a huge list of keywords to build your site around.

It’s your road map to success and

now it’s time to start driving.

No one is doing this and, if they are, it’s not like I

do it…

Site Ranking Depends On Three Things:

• Competition (dealt with)

• On-Page SEO • Off-Page SEO

What worked before is not working now because of Google’s Penguin Update… which targeted over optimization For example, a lot of SEOs still preach creating pages about one keyword.

However, before you start ranking your site, you have to understand that Google is looking for sites that tell a story… Not individual pages of that story like many SEOs still focus on. Let’s look once again at our previous example, ShredSource.net and how each page ranks for multiple kewords.

Now For The Process Of Creating The Topic

On-Page SEO Is Still Important!

Without optimizing your page’s content, you’re just making it harder to rank high in the search engines. However, a lot of website owners go so overboard with optimizing their site that their what I like to call ROT (Return On Time) takes a huge hit and their business suffers.

Include your keyword one time in each of the following areas of the page: • Title • URL • H1 Heading – A lot of Wordpress themes automatically add the Title as a H1 Headline to the page so you might not need to add an H1 heading

That’s it! Everything else

is overkill!

A lot of SEOs will tell you to add the target keyword to these areas as well: • The Description • Opening Paragraph • Closing Paragraph And frankly, that does help boost the page for that particular keyword but it also causes a significant drop in traffic. This is because potential clients searching for slightly different but related keywords won’t find you.

But I Do Have Two Special Twists

Earlier, we created your Master Keyword List. Now, take a little time (you’ll only have to do this once) to break the keywords down into components. For example, ‘La Jolla homes for sale’ is broken down to: La Jolla Homes For sale

Once you break the list down into components you’ll have a list like this one which show you all of the LSI keywords and the number of times they showed up in the keyword list… 377 sale 295 homes 215 san diego 128 la jolla 110 real estate

You’ll naturally sprinkle some of these LSI words into every page of your site… • The content of the pages • The Page Descriptions • The image captions • The Page Titles (Do not include it if it doesn’t sound

natural) Basically, you just want to keep these keywords at the top of your mind as you write and work them in naturally. This shouldn’t be hard to do… you’re probably doing it already.

You also want to make sure that you brand your site properly. So make sure that you include the following information on every page: • Your business name (i.e. Coca-Cola) • Your brand (i.e. Coke) if it’s different from you true

business name • Address and contact info You can add all of this by simply including it in the footer of your site.

Include Your Address And Contact Info

I’m always surprised by how many local businesses don’t include their location. This is a big mistake because Google wants to give searchers the most relevant results. Yet, the problem is that Google users often don’t state what physical area they would like to search. Let’s do a search for ‘homes for sale’

Also if your physical address is not located in the area that you are focusing on, include something like “Servicing La Jolla, CA 92037 and San Diego, CA 92122” Again, this is really easy to do. Simply place this info in the footer of your site and you’ll never have to worry about it again.

Special Twist #2

Take the keyword that you are writing the page about and run it through the Google Keyword Planner. Then choose several of those relevant keywords and work them into every aspect of the page as well. Let’s go through an example… ‘Realtor San Diego’

That’s all that’s required for the On-Page SEO

Now we head on to the most important key to

ranking high in the SERPs… Off-Page SEO

Off-Page SEO is gauged by the links to your site

Authority + Relevance = Powerful Backlink

Think of it like hearing about a stock tip from Warren Buffett or the old commercial… ‘When

EF Hutton speaks… people listen!’

For example, if you wrote an article that was featured on the Realtors Association site, Google would deem that a very powerful backlink because the site has a lot of authority in the real estate field and it’s very relevant as well. On the other hand, a hundred links from clients’ personal blogs do not carry the same authority or relevance. Therefore, while they are still beneficial, they don’t boost your rankings that much.

Natural Backlinks vs

Engineered Backlinks

Natural Backlinks are beyond the scope of this webinar but they would include… • Writing articles for trade associations • Being a guest on a TV or radio program • Participating on related forums Honestly, they are the best form of backlinking because, in addition to boosting your site’s rankings, they can actually drive traffic as well.

The problem with natural backlinks is that they require a great deal of time and effort because you have to actually do the work yourself. After all, if you’re the expert, a TV show wouldn’t want to interview one of your employees. Therefore, they can’t boost your rankings quickly. Engineered backlinks, on the other hand, have many of the benefits of natural backlinks and they can boost your rankings very quickly. So we will be focusing on how to build engineered backlinks.

Anchor Text Theory

When choosing the anchor text for your backlinks, it’s important to think about what people naturally do. For example, does this seem natural?

4 out of 10 links (40%) are ‘La Jolla Homes for Sale’

Yes, it could be natural because somebody could have found your content so great that they decided to tell their friends on forums and social media while using the same anchor text. However, does it still seem natural if even only 10% of 10,000 links had the same anchor text?

Hardly!

What Does The #1 Site Do?

MajesticSEO and RankRecon can give you the formula that the #1 site is using and then you just need to do a little better.

#1 Site for ‘La Jolla Home for Sale’:

However…

• None of the backlinks have “La Jolla Home for Sale” in them!

• 7 out of 12 links (58%) have included the brand “Zillow”!

What this tells us is that: • Exact Match Anchor Text is much less important that it used to be • You need to brand your links • You need to include generic terms like “check this out” or simply the URL

But most importantly, it tells us…

You have to act natural by thinking, “How do people normally link to sites?” For example, Coca-Cola makes a cola flavored carbonated beverage, right? But have you ever see a link to Coca-Cola’s site like this? Hell no! Most people simply use “Coke” as the anchor text. Or they might even use “Coke” to link to a competitor such as “this drink it much better than Coke!”

Step #1: Build List

Build a list of 100 related keywords by using the Google Keyword Planner. Simply go to GKP, enter the keyword you want to rank for, and then copy the first 100 keywords.

Step #2: Run Keyword Lizard

Paste the 100 keywords into Column A of Keyword Lizard and then add the following to Column B: • Your complete and shortened brand names • Both your whole and shortened domain name • The exact page URL

Step #3: Copy The New List

At this point, your list of 100 keywords should have grown to about 1200-1300 with about 80% of those being branded! Done! Pretty simple, right?

Building A Web of Links

Caution!

• Keep your money site completely separate from the others with a different hosting company. It should be the only site with that company.

• Don’t build all of your PR sites on the same hosting accounts or even with the same companies.

• Buy separate Class C IP addresses for each site. • Make sure that you have your domain registrar turn

on the “WhoIs Privacy Blocker” or “Private Registarion” for all sites you are linking to your money site. However, turn off the privacy blocker for your money site. We don’t want competitors to see what we’re doing.

We built this site to boost our “Online Guitar Lessons” site We bought this PR4 domain, which used to be about lyrics, and built a site on it to link to our sites. Cost: $100

By doing this, we have created highly relevant backlinks to our money site from an authority site. And remember, The SEO Holy Grail is…

Relevance X Authority

However What Most SEOs Do… They create thousands of low quality, PR0 or PR1 backlinks on sites like Squidoo, Hubpages or Tumblr using software like SENuke ($147 per month.) The problem is that none of the sites on which the links are built are relevant and the pages have very low PR.

As is usually the case, the problem is not the tool used (because we actually use SENuke) but how it’s used. So, I use SENuke to boost the relevance of the high PR site that I just built by creating hundreds of relevant links. I do this by adding more links about ‘guitar lessons’ to this site than links about ‘lyrics’ that are already pointing to it.

In Google’s eyes, the site which used to be about song lyrics is now about “online guitar lessons”. Now, my money site has a highly relevant and authoritative link coming into it! That one link is worth more than 10,000 PR0 links.

What this does is push all of the link juice to the page we want to “power up”. That page, in turn, boosts the ranking of your site once we link from it. Important: We use Wordpress to build all of our sites and, therefore, we always set the “home page” of our silo sites to show the post for the keyword we ultimately want to rank for.

How Do We Find Domains To Build High PR Sites?

But first a joke

Second, let me ask you a question… Which do you think is better to have linked directly to

your site? • One PR 6 link • Four PR 1 links

Well, the answer is a little counter-intuitive based on how we valued links before so it’s a little tricky. Use see, you’d have to fork out about $300-500 to buy a domain with a PR 6 and you can only link it to your money site once.

No matter how many times you link from one site to another, you only get credit for one link.

A PR6 (like Squidoo) can link to thousands of individual sites and it can boost a PR1 to a PR2 or a PR2 to a PR3

So Rules to Live By When Purchasing Domains

1. The domain name does not matter 2. If you are not fully educated about PR and buying

domains, stick to • Buying only PR 2-3 domains on PRPowerShot • Do not spend more that $30 on each domain. Be patient and you will

grab deals all of the time.

3. If you are a veteran then you may want to buy PR 4-6 domains but…

• Do not pay more than $300 for a PR6 domain • Do not pay more than $200 for a PR5 domain • Do not pay more than $150 for a PR4 domain

4. Always check the ‘Backlink Profile’ of each site thoroughly before purchasing because a bad link from a high PR site can damage your site’s rankings. So always make sure that each site meets these criteria:

• PR5 with 10,000+ links • PR4 with 1,000+ links • PR3 with 300+ links • PR2 with 100+ links • You can break these rules but be sure to have a very good

reason

4. Always check the ‘Backlink Profile’ of each site thoroughly before purchasing because a bad link from a high PR site can damage your site’s rankings. So always make sure that each site meets these criteria:

• PR5 with 10,000+ links • PR4 with 1,000+ links • PR3 with 300+ links • PR2 with 100+ links • You can break these rules but be sure to have a very good

reason

5. Make sure the PR is real because a lot of times people will do a 301 redirect from a high PR domain. This “pushes” the PR to the site its redirecting to. Then the people sell the “fake” PR domain to someone. After the sale they turn off the redirect and domains PR goes back to what it was before (usually zero). We don't want this to happen!

6. To make sure that the PR is real, head over to Fake PR Checker

7. Research is still not complete once you find a site with a real PR.

8. Next we want to make sure that the site is indexed with Google and to do this, we want to search for ‘site:domain.com’. If there are no results, then move on to the next domain. If there are results, then move on to the next step.

9. Take the domain and run it through MajesticSEO to make sure that…

• The ‘Trust Flow’ and ‘Citation Flow’ are both greater than or equal to 10

• The Backlinks don’t have any suspicious stuff like porn links, Chinese characters (especially important), gibberish, etc
