ULI North Texas Goal: to implement the ULI mission and create a positive impact on North Texas through informative and timely programs, effective community involvement and sharing of best practices in commercial real estate. (Adopted by ULI North Texas in January, 2014.)

Priorities for ULI North Texas 2017-2019:

Continue to strengthen role as “thought leader” for North Texas land use and development issues.

Offer industry-leading educational programs and impactful service programs.

Grow membership, especially in public sector and in areas outside Dallas and its immediate suburbs.

Expand opportunities to engage all members in District Council activities.

Serve as a convener of public and private sectors, providing opportunities for mutual education and meaningful dialogue.

Seek opportunities to coordinate and cooperate with other commercial real estate organizations in the region to maximize impact.

Strategically use funds from 2016 Fall Meeting in support of the ULI Mission and the Goals and Priorities stated above, while maintaining a fiscally strong District Council organization.

GOALS

To plan and conduct educational events in keeping with the ULI Mission.

Programs should solidify ULI’s reputation of superior quality and content and facilitate sharing of research and best practices to maximize impact on North Texas.

STRATEGIES:

Increase the visibility of ULI North Texas and regional understanding of mission and the capabilities of our organization; improve “brand recognition”

GOALS:

To develop tomorrow’s community leaders who will implement ULI’s mission of leadership in the responsible use of land and building and developing sustainable thriving communities

To educate ULI members regarding issues and resources of regional impact, preparing members for leadership in ULI North Texas and the DFW area

To provide a forum for public and private discourse on leading issues affecting North Texas

STRATEGIES:

1. Regional Leadership Program

Develop and update as needed the curriculum for a one-year leadership program focused on key regional issues and opportunities to meet with and learn from regional leaders

Create application forms, criteria for acceptance and other materials as necessary for class formation; review and adjust as needed annually

Work with Sponsorship and Executive Director to establish budget, fees, etc. for a sustainable program, including scholarship opportunities with appropriate criteria

Develop and regularly update marketing materials, press releases, blog posts, etc. to advertise the program in order to create a diverse and well-qualified CFL class

Impact Award Event Committee GOALS:

Build on the success of the initial Impact Award events to hold an Award Event of outstanding quality to raise awareness of ULI NT and highlight best development practices

Encourage long-term vision and community engagement by honoring outstanding leaders in the commercial real estate sector who exemplify these qualities

Serve as significant fundraiser for ULI NT (budget anticipates at least $50,000 yr)

STRATEGIES:

1. Vision Award In conjunction with Governance Committee, identify

Community Outreach/Volunteer Committees

GOAL: To coordinate and increase ULI NT’s connection to the region through public service and educational programs

1. UrbanPlan Committee. Utilize the UrbanPlan project-based curriculum in area schools and universities and also in local municipalities to increase understanding of the complexity of the urban development process and the impacts of stakeholder decisionsAction items: Continue to expand network of high schools and universities using Urban Plan Hold two or more training sessions annually for new volunteers and at least one refresher course per

year Work with Communications Committee to publicize this program within the District Council and the

North Texas region Continually seek ways to improve the Urban Plan experience for students, teachers and volunteers,

including working with national staff to make available on-line educational tools to serve as a reference

Work with ULI national team to implement new Urban Plan for Public Officials program

Develop marketing plan for outreach to municipal officials Train volunteers to participate in condensed format program Establish budget to cover materials, travel costs, training and other expenses; set municipal participation

2. Technical Advisory Panel Committee. Develop regional TAP program to increase impact of ULI NT on local land use, to publicize mission of ULI and to forge closer ties with area municipalities.

Women’s Leadership Initiative

GOALS:

Increase visibility of women members in ULI NT and ultimately in the local commercial real estate community

Increase the number of women actively participating in leadership roles on ULI NT committees, local product councils, and panels or other speaking opportunities

STRATEGIES:

Coordinate with Membership Committee on outreach programs to increase female membership, targeting both member and non-member companies

Maintain a database of women with speaking ability and subject matter expertise; work with the Programs Committee to fill speaker slots with qualified women

Co-host events with other organizations to facilitate peer to peer networking

Hold educational, mentoring, and networking programs as appropriate in furtherance of goals, including events hosted by WLI but open to all members.

Action Plan for 2017-18:

Offer quarterly “Leadership and Learning” programs featuring women speakers when possible, and open to men and women attendees

Develop “Spotlight” programs, open to women members only, to highlight leading women in ULI NT, increase professional knowledge, and/or build the presentation and business development skills of younger women members

In partnership with the Young Leader group, develop a program to place women and YL members on Local Product Councils and to track participation

ULI North Texas Next

GOALS:Create a strong network of ULI members who are mid-career professionals, ages 35-45 Provide a “pipeline” for the next generation of ULI leaders and regional business leaders

STRATEGIES:

Provide innovative programming aimed at rising leaders, including both substantive real estate information and programs aimed at leadership skills, work/life balance, etc.

Vary the time of day of meetings so that those with child care responsibilities can attend

Coordinate with Young Leaders and Membership Committee to contact members leaving the YL age group and encourage them to stay involved in ULI

Young Leaders Group (YLG)

Mission: to provide an introduction to ULI with special emphasis on networking, mentoring and leadership opportunities for young professionals.

Young Leaders Group Overall Strategic Objectives:

Clear Communication Member Engagement and Retention Purposeful Programming Community Impact Member Education

The Young Leader Goup works to carry out its mission and objectives through the work of its Executive Committee and the other committees identified below. Each YL Committee should have a representative who serves on the larger full organization committee of the same or similar name/function.

YL Executive Committee

Goals: Oversee a strong program of events and activities to encourage maximal involvement of YL members in ULI NT Serve as effective leadership training forum with clearly defined expectations and work programs Maintain leadership succession program to continually provide opportunities for new leaders to emerge

YL Membership Committee

Goals: Focus on member retention with target of retaining 85% of members annually. As of January 2017, we have 311 Young Leader

members, up from 156 January 2016. Membership will also work to engage and increase members from local universities. Objectives and Strategies: Engage YL members by providing increased opportunities to participate on YL committees, join in volunteer activities, assist at

events, etc. Increase outreach to universities and seek opportunities to acquaint students with ULI value

Action Plan: Create a “buddy system” by holding networking coffees. Randomly pair members together each month. Appoint a university liaison (YL subcommittee) at the following universities: SMU, UTA, TCU, and UNT. Work with university liaison to increase student membership and host events close to campuses. Regularly review list of YL members to monitor membership status and track engagement. Keep list of YL members who can assist with ULI events in exchange for free admission to breakfast forums. Reach out to new members via phone or email to make them feel welcome and see what their interests are.

YL Communications Committee

Goals: Further establish website presence (blog, calendar, etc.) and strengthen social media integrations to ensure outreach to YL

members and increased exposure at District Council level Effectively publicize YLG events, mentorship programs and volunteer opportunities to maximize attendance/participation.

Objectives and Strategies: Better integrate sponsors into media (e-mail, social, print, event) to reduce improve value Work with DC staff to prepare and circulate effective event publicity (email blasts, printed flyers, etc.) in a timely manner Continually work to improve design elements and find creative ways to communicate YL message

Action Plan: Work with ULI North Texas staff to strengthen communications dialogue between YLG and District Council in effort to realize

these objectives Increase membership on the Communications Committee in 2017; mentor new members Increase social media posts with articles and pictures to drive traffic Contribute at least monthly to ULI NT blog, the YLG posts on the webpage, ULI Newsletter, etc.

YL Programs Committee

Goal: Provide purposeful programming targeted to appeal and connect YL membership, general membership, and local universities.

Programs should generate “buzz” and excitement, increase outreach and networking with educational institutions. Provide mentoring opportunities and professional development

Objectives and Strategies: Annual increase in attendance and participation at programs, including increase in attendance by students at local universities

and potential ULI members. Provide career insight from successful real estate professionals for Young Leader professional development Increase annual attendance and participation from YL members and general membership at DFW Showcase

Action Plans: Evaluate other educational programs such as informal sack lunch meetings with full members focusing on specific industry skills

seminars on development issues, finance, construction, design, etc. Host an annual appreciation event for YL committee and YL members. Host 4 quarterly Leading the Way events per year, each with a successful real estate individual who can impart career insight

and knowledge different from previous speakers (i.e. do not have 4 commercial real estate appraisers, but rather one appraiser, one broker, one developer, etc.)

Continue to make the DFW Development Showcase event a focal point for the committee, involving several YL volunteers. Increase vendor participation, exhibitors, and sponsorship income at each subsequent event

Provide more events that partner with local universities to bring in guest speakers. Hold at least 2 events per year, one event in Dallas and one in Fort Worth

Provide program information to Communications Committee in a timely manner to permit maximum pre-event publicity

Strategies and Objectives: Increase awareness of Partnership Forum’s purpose and key deadlines Establish strong line-up of prospective presenters Provide a clear schedule of dates, events, and requirements for participants Communicate frequently YL members to encourage them to apply

Action Plan: Follow up with presenters immediately after presenting to gauge interest in future presentations Reach out to prospective presenters and moderators by early July each year Plan to have schedule lined up and application posted by early August each year Send regular emails reminding people of the program and application process Target third week of August as the application due date, with notifications occurring early September Beginning in September, hold 1 session every 1-2 months occurring the 3rd Wednesday of the month Leverage social media outlets to summarize past events, but with mindfulness to confidential nature of information exchanged

YL Volunteer Committee - Building Industry Leaders

Goals: Continue to refine program to be beneficial to the students, Boys and

Girls Clubs, and YL volunteers. Expand Building Industry Leaders to other ULI District Council locations.

Strategies and Objectives: Identify strong pool of quality volunteers to “carry the torch.” Continue to document Building Industry Leader’s successes Continue to encourage and support other regions who are interested in

BIL with curriculum materials, ideas, and lessons learned. Develop a relationship with the ULI Foundation or other potential grant/funding sources in an effort to tap into funds for

interested ULI DC’s. Action Plan: Increase awareness to new members and current members at YL social events. Meet with prospective volunteers to gauge interest and see if they are a good fit for the program. Assign new volunteers to a team with an experienced volunteer for training and continuity. Be proactive about taking attendance, tracking expenses, and documentation of group projects, and student testimonials. Continue to support other regions with supporting information, data, and ideas for BIL. Leverage social media outlets to summarize past events.YL Social Events Committee

YL Product Council Committee

Goals: Encourage YL participation in local product councils (LPCs) to enable YL members to experience these important educational and

Objectives and Strategies: Select a YL chair and co-chair for this role by spring 2017 YL Chair to identify two members to participate in each PC by summer 2017

Action Plan: Reach out to each PC leader to determine schedule of events for the year Document meeting frequency and purpose for each PC to communicate to prospective members Review applications and interview candidates to find strong participants; create and apply fair and objective selection criteria Create a tracking list and monitor participation of each admitted member; Membership to last one year

of hospitality development to broader ULI audience in terms of the uniqueness of this product. (I.e. architectural designs, operations, lifecycle of a project)

3rd quarter: City of Grapevine - Meeting and tour with City Manager and economic development executives to learn about new downtown mixed-use development at the train station and other planned hospitality venues.

4th quarter: Deep Ellum development trends, including a hotel near Baylor Hospital. KDC could be a speaker option.

2018 Work Program 1st quarter: Legacy – Star development. Presentation and tour of the new developments such as the soon-to–

open Omni, Star facilities, etc. 2nd quarter: Fort Worth activity in downtown, including new hotel development trends 3rd quarter: DART transportation plans and the potential railroad system between DFW and Houston 4th quarter: Downtown Dallas development presentation and perhaps a tour of the redevelopment of the

former Stadler Hilton.Future programs

Technology and the hospitality industry Presentation on the Marriott-Starwood merger and impact to the industry Post mortem on the Omni Dallas Hotel. 4. At each council meeting strive to invite guests who are leaders in our industry to attend and participate with the intention to further the reputation of our IOPC and to recruit new ULI membership and serve as a recruiting tool for our council.

5. Become a resource and a thought leader within our industry, providing assistance to local municipalities.

6. Expose ULI Young Leaders to product council events. The intention is to provide at least two guest invitations for young leaders at each event.
