I recommend you set up a website where you can send
potential leads to leave name, email address, and phone
number, and
Set it up so that you can put a Seller Questionnaire for the
seller lead to complete.

• Seller listens to a short pre-recorded message from
you first
• The CM or PL representative picks up and says
“Thank you for calling Mr. Kellams’ office…”
• Answering service uses exact script you give them
• Answering service collects all info then emails info to
you

• If you don’t want to use an answering service you can

As calls come in from your postcard leads, you or your
answering service will pre-qualify your seller leads
over the phone.
Some of the seller leads you find will be highly
motivated, have equity and are willing to sell below
market value in order to get a quick sale and don’t
want to worry about or spend money on necessary
repairs.
These leads are your most qualified and most
valuable.
These should definitely go to your investor lead buyers
as soon as possible.

Other seller leads will come in and may be motivated
to sell but just can’t let go of a fixed number in their
head, which may not be a good investor deal.
That doesn’t mean they are not a good lead though.
There are many great real estate agents out there that
are more than willing to pay for good seller leads that
they can get a listing on.
So some of your leads will go on a Realtor Buyer List
instead of your Investor Buyer List.

As you pre-qualify your seller leads, you will be able to
divide them into Investor Buyer Leads and Realtor Buyer
Leads, and
You will learn what type of lead it is: an “A”, “B”, “C”, or “D”
“D” leads are “Duds” and are generally filtered out when you
are creating your initial list of leads.
Then there are the A+++ leads that have the most value
and should be passed to the Lead Buyer as soon as
possible. We’ll go over this more in the rest of the training.

• Paper & Folders – very low tech and old school, but it
works
• Online Virtual Office - upload documents to a service

• Can also use a system built for real estate investors,
REI Matcher, that allows you to share information
with other investors when and if you want to and keep
track of all your leads and deals you are working on.
