Merikortteli is a grand industrial building that is now mainly used as office space, located in the vibrant Punavuori area of Helsinki. This rugged 28,000m² building occupies an entire city block. High ceilings and a robust industrial structure give the building an incredible character, something that is enjoyed by the dozens of organisations that occupy the building’s six office floors. Merikortteli is surrounded by a lively urban environment, including cafes, bars, restaurants and small independent retailers, as well as historic residential buildings. The building is also served well by public transport, parks and coastal paths. Merikortteli is occupied by designers, creatives, consulting firms and media companies, many of whom enjoy networking and collaborating with the rest of the community. Events and a sense of belonging unite the tenants; no wonder many of them are passionate about their home!

A unique work community

In the heart ofPunavuori The area is home to a vibrant social scene with a dynamic cafe-bar culture and a vast selection of restaurants and small independent retailers. It is further served well by grocery shops and other amenities. The building itself is even home to an Alepa grocery shop as well as two bustling coffee shops. Helsinki’s beautiful southern coastline, with it’s cafes, harbours and views to the open ocean, is within easy reach too; Eiranranta beach is only a five minute walk away.

Merikortteli is easily accessible on foot or by bike, and is well connected to the greater area by tram and bus routes. Trams stop right next to Merikortteli, with the central market square ‘kauppatori’ just 8 minutes away. The building also has a large basement car park with 180 spaces, making it surprisingly convenient for car users. Helsinki-Vantaa airport is only 30 minutes away by car.

The dockland area next to Merikortteli is undergoing major redevelopment; the next few years will see industrial activities replaced with a new community of apartment buildings, hotels, and urban parks.

Merikortteli was completed during the 1920s when it was designed specifically for producing telephone cables for the Finnish telephone network. The ring-shaped plan allowed long cables to be worked on in a continuous loop around the building.

Merikortteli became the first multi-tenant building in Finland, and by the 1950s was the home to Finnish light-bulb manufacturer Airam. During this period Airam developed lighting for the 1952 Olympic Stadium, including that used for the score board.

Later, Merikortteli was home to many legendary Finnish organisations, including ABB, Kone and Nokia. Rumour has it that Nokia’s decision to pursue electronics was taken here. Today an eclectic mix of dozens of organisations thrive in Merikortteli, and together form a unique working community.

Those who lease office space in Merikortteli get more than just the physical space they rent; they become part of an entire working community. Many of the existing tenant organisations enjoy symbiotic relationships with their neighbours, being able to both network and collaborate with each other. The BuildingThe building consists of six floors, each of which includes flexible office premises in various sizes, up to 4660m2. Each storey has excellent access, with six stair and lift cores allowing easy access from the surrounding streets. There is also a goods elevator. The central courtyard is a functional and well-used area, with loading bays and car parking spaces that tenants can lease, as well as bike storage. The courtyard is also used for events. Car parking is also accommodated in the basement level, with 180 spaces in total.

The repetitive and robust structure of the building allows for many possible layout solutions to be created easily. The large spaces and heavy industrial frame allow free-planning. It is possible to accommodate discussion spaces, work rooms and other ancillary spaces in the core of the building, leaving the edges free for open-plan work spaces - a solution often used. The enormous windows and grand ceiling height allow natural light right to the centre of the space, and provide exceptional views of the beautiful historic neighbouring buildings and city roof-scapes, the street life of Punavuori, and its changing docks.

Leasing possibilitiesThere are currently many leasing space options available in Merikortteli. In all cases the spaces are light and bright, enjoying high ceilings and a solid industrial aesthetic. The uniform floor plan and repetitive structure allow for almost infinite possibilities when it comes to the size of the leasing area (the four examples above show spaces from 163m2 to 2182m2). In addition, a whole floor could be leased, providing more than 4000m2 on a single level of the building.
