As an association, 2018 marks our 45th anni-versary of being “Greater Moncton’s voice of the residential construction industry.” As my 2nd term as president of the Greater Moncton Home Builders Association (GMHBA). I am very enthusiastic about what is to come in 2018 for the residential construction industry and for the Greater Moncton Home Builders Associa-tion. Throughout 45 years the Greater Moncton Home Builders Association has been representing

Greater Moncton and South Eastern New Brunswick in residential construc-tion, all while reuniting some of the best professional in the industry.

GMHBA is a membership based association composed of dedicated and top award winning home builders, renovators, suppliers, sub-contractors, residential services companies and individuals. Superior workmanship and professionalism as well as exceptional customer service, top quality products and the most recent cutting-edge technologies are our top priorities. The GMHBA and our members are also proud affiliates of the Canadian (CHBA) and New Brunswick Home Builders’ Associations (CHBA-NB). We are part of the largest and most influential industry as-sociations in the country. Members represent all parts of the residential construction industry from coast to coast.

Builders - Member builders construct over 80% of all housing in Canada. Membership includes hundreds of small building companies, as well as many of Canada’s largest home builders.

renovators - As the renovation industry grows, so does renovator membership. Currently, more than 1,600 members are engaged in renovation activities, and we expect this number to increase in the years ahead.

trade ContraCtors - From plumbers to electricians to drywallers, trade contractors are integral members of the “team” and play a critical role in the Canadian Home Builders’ Association.

ManufaCturers - The overall quality of a new home and renova-tion projects in large part depends on the quality of the products used. Many of Canada’s major manufacturers of building prod-ucts and services are strongly represented in our Association.

suppliers - From national and regional building supply chains to individual local companies, suppliers of quality building products and services are strongly represented on our Association.

finanCial institutions - Canada’s major financial institutions are strong partners in the Association, with many holding member-ships across the country.

GovernMents - Representatives of governments and housing agencies at the local, provincial and national levels play an active role as members of the Association.

Architects, lawyers, engineers, accountants, utilities, warranty programs, real estate and marketing companies, media people and many others are valued members.

is to be the voice of the residential construction industry in Canada; to achieve an environment in which our membership can operate profitably; and to promote affordability and choice in housing for all Canadians.

coDE of EtHIcSMembers shall comply with applicable building codes of Canada as a minimum standard for construction and shall work toward its improve-ment in the interests of structural sufficiency, safety and health.

Members shall plan their sites and homes to conform to the principles of good community planning and support for the environment.

Members shall deal justly with their employees, subcontractors, and suppliers of all goods and service commitments.

Members shall exchange information and experience, and encourage research on materials, technical advancements and building techniques in order to provide the best value for their customers.

Members shall avoid all conduct or practice detrimental to the house building industry, to the Association, to the good name or reputation of any of its members, or its customers.

FAMILY FOCUSED LANDSCAPE DESIGN

Landscape Designers have a great opportunity to work with clients to bring their landscape dreams to reality.

The designer will spend time with the clients discovering their lifestyle through asking a series of questions and observing their home.

A site analysis will be completed of their property including measuring the site, looking at the views from the house, sun and wind directions, existing terrain and features. The designer will look for natural elements that will be kept to enhance the natural beauty of the property.

With all of this information in hand, the designer will put their creativity to work to design an outdoor space that the family will want to go outside and enjoy together.

About 50% of the electricity used in the average New Brunswick home is for heating. A combination of fixes and changes can help reduce your home heat-ing bill. Some of the quickest ways to reduce heating costs is to make smart decisions when using energy.

Drafts can add to the heating cost when cold air leaks through tiny spaces around windows. Sealing the spaces around the leaky windows can help keep a home warm, as well as keep the home cool in the summer. Insulation is another way to keep heat inside your home. Problems with the insulation, or missing insulation, can add to heating bills.

You may or may not have it in your home. You may have an acceptable amount of it, or too much. If the latter, you should get rid of it, and there is no better time to do so than when you are renovating your home.

The “it” is radon, an invisible, odourless soil gas that occurs naturally in areas across Canada. Radon is not a health concern outside in the open air because it exists in very low concentrations. But when it finds its way into your home, it can build up to a level where it may have a detrimental effect on your health, if you are exposed for a prolonged period. Radon has been linked to lung cancer, and smokers in particular are vulnerable to its effects.

Essentially, the soil around your home exerts pressure on the foundation and under the slab. Where present in the soil, radon can seep into your home through dirt floors, cracks and fissure in the basement floor and walls, sump pumps, and other openings. While the highest concentrations are usually found on the lowest level, radon can disperse throughout the whole house, including your living and sleeping areas.

You can’t smell or see radon, so the only way to know if you have it is to test for it. Some areas in Canada are more prone to radon than others, but radon can occur anywhere. And just because your neighbour doesn’t have it, or only at a low acceptable level, it doesn’t mean that you don’t need to bother about testing. Your home could have an entirely different reading.

Testing is easy. There are a number of do-it-yourself radon test kits on the market, or you can hire someone to do it. Be aware that the best and most reliable tests take time—several months or longer. It is a good idea to start testing well in advance of doing any renovation work so you can incorporate any radon-related work into the project.

Testing need not delay your plans—usually there is a considerable lagtime between when people first start thinking about renovating and when the work gets underway. And of course, you don’t have to wait until you decide to renovate—it is a good idea to test your home for radon anytime, just to be certain.

In 2007 Health Canada lowered the acceptable level for radon in homes to bring it into line with international guidelines. It also made recommendations for new home construction and measures to deal with radon problems in existing homes.

If your home shows that radon is present above acceptable levels, there is a whole range of things that can be done to bring it down. Possible measures to prevent radon from entering the house include sealing cracks and other open-ings or depressurizing the basement (essentially sucking the air out from below theslab).Installingaheatrecoveryventilator(HRV)toincreaseventilationinthe whole house can also reduce the amount of radon in the air. This is where a professional renovator can be very helpful, and can discuss with you how to integrate these measures with the rest of the renovation work, and how they may affect the work and your budget.

There is a wealth of great information and advice available from a number of sources, including Health Canada at www.hc-sc.gc.ca and the Canadian Lung Association or New Brunswick Lung Association at www.nb.lung.ca to help you learn more about radon and its effects, myths and facts, how to test for it in your own home and approaches to deal with it, should this prove necessary.
