SIGNIFICANT DEVELOPMENT SITE FOR A RESIDENTIAL LED SCHEME
1.38 ACRE (0.56 HA) SITE APPROX
Warrington Borough Council is the freehold owner of the site which comprises approximately 1.38 acres (0.56 ha) and which, following the redevelopment of the Legh Street Baths site into the Bath Street Health & Wellbeing Centre, is now available for redevelopment and forms part of our plans to continue the renaissance of the town centre. Suitable for a quality, mixed use or residential scheme appropriate to the setting of the Town Hall and adjacent grounds the council is seeking expressions of interest for the site on a conditional or unconditional basis.
The Bank Park area covers not only the open space itself, but also the built up areas immediately adjoining the Park. The Council has over the last two years been remodelling and updating Bank Park – making it into one of Warrington’s premier outdoor event venues, as part of this continues renaissance the site will be redeveloped and the axial route from the Legh Street entrance of Golden Square to the Town Hall / Bank Park will also be retained and enhanced. An illustrative Masterplan shows our vision and demonstrates the sites potential and is available to potential developers as part of the sale process.

The Town Hall ‘Bank Hall’ was built in 1750 as a home for wealthy local businessman Thomas Patten Esq. It was designed by famous architect James Gibbs.
In 1873 the owner, Colonel Wilson Patten, later Lord Winmarleigh, sold the building to the Council and it became Warrington Town Hall. Today, the building is Grade I Listed and still retains many historical features.
The grounds, known as Bank Park, opened as Warrington’s first public park in 1873 and today includes bowling greens, a play area and a cafe. Standing proudly at the front of the town hall lawn are the iconic, Grade II Listed, Golden Gates. Cast in 1862, they were gifted to the Council in 1893.
