Forward Message from our Management We had the vision of a very traditional and very efficient interior renovation contractor. A very stylish and solid choice for designers and architects perhaps. We had worked very hard over the years to achieve where we are today. Over the past 12 years we have had good memories when we completed a project and being praised by the client and consultants on a job well done. We have never felt disappointed on the missed opportunities labeling us being not qualified enough especially in the early years. The required qualification and size of our organization would be difficult to achieve without the support of everyone at the management down to the general workers. Without that we have no chance at all. What has changed then? We have always tried to respect the values of the work we do and appreciate the trust people placed on us. It was like that when we first arrived in this industry in the late 90’s but afterwards we have tried to adapt to the new requirement in today’s expectant of a professional interior contractor. That means there is more of a need for professional management and we have been opened to these influences from the industry. We have become more comprehensive and more detail in our approach to the project. But we try to keep that way of believing in our strength to integrate the professional approach that is needed for the trade of today." Over the years we have had many surprises but perhaps the biggest one is we did not know how big the potential is for our office and the management team. That was shown when we were tested to our limits in completing a corporate office including demolition of a 10,000sqft space in 3 weeks. The next big challenge is the completion of a 15 floors office space in 10 weeks time frame. That was when you realized how big the potential was at this office and our people. That was our

biggest satisfaction。

Has it changed us? Certainly. How? First of all we have worked very hard in the last 10 years. I must say we feel much more mature than when we just started. Our clients have helped us mature faster because of the huge responsibility that we have. It also strengthened our belief in what is important and expected on the delivery of the project to the client. We could check our beliefs because the client gave us that kind of trust. That is important in the reputation of an established interior contractor.

Professional Management Skill Modern and pro-active project management practices are the key to our success in achieving customer satisfaction. All the directors and project managers are professionally qualified in this field and through years of experience both in interior renovation and builders work. We also provide value-added services by freeing the clients from the hassles of nitty-gritty’s. Yongway is willing to take over the functions of shop drawings, purchasing & procurement, project coordination and day-to-day site supervision. Yongway also have its experienced purchasing staff to work hand in hand with client in sourcing for specific/alternative products when required. This has been made possible with the good rapport built up with the suppliers enabling Yongway to secure competitive prices. With the various functional departments of project manager, senior site foremen, factory production, procurement & purchaser and the draftsmen working as an integrated team, Yongway can assure its client will have no less than full support in delivering a prompt and successful project.

The Main Contractor Skill Being a main contractor for any contract job, the success hinge mainly on the Management Control and Execution Knowledge. This is where Yongway’s see itself having an advantage comparing to other competitors. We believe and are committed to partnership for success. We emphasize on both the end user and the consultant/project manager as being our client. In this arrangement, we seek in the very early stages of the project to identify the needs of the clients. This has helped us in doing the right thing first time and minimizes corrective work. This will eventually contributed to the delivery of the project on time, within budget and attain standard of finishes required. Also, Yongway organization involves different departments and able managers to support the execution of the project. We have achieved good communication within our different department resulting in good working cohesion. Weekly, we have our own project update meeting for all parties to meet and for the management to help contribute to the smooth operations of the project. With this system Yongway’s client can be assured not only the end result is achieved but also smooth progress during the course of the renovation period. Yongway’s ability to act, as a main contractor is further reinforced in our close relationship with many suppliers and other sub-trades within this industry (such as glass, metal works, signage etc). Project Approach

Upon awarding the contract to Yongway, a Project Control Group comprises of key representatives from Client’s representative, consultants, building main contractor and vendors will be established.

The Project Control Group will meet daily at site to update and coordinate project related issues mainly on schedule, design, and cost. Yongway’s project director will chair this meeting.

A separate Weekly Project Meeting venue and time will be established. Yongway’s project team will respond to the client needs by:

Establishing the project team and the project director (project leader).

Allocate manpower resources and materials ordering for the project.

Establishing clearly defined methodology to carry out the project within the required time, cost and quality guidelines.

Detail study of both the construction documents and the site condition. Meeting with the consultants to go through the furniture construction details and process. This will minimize mistakes and abortive work and thus ensuring on time delivery for every phase and achieve required finishing standard.

Liaising with the building management for all submission documents required and purchasing of insurance.

Preparation of a master schedule including all trades and identify critical dates for monitoring the projects.

Preparation of site including protection work and setting up of site meeting area/office.

Preparation of samples and materials for client’s approval.

Coordinating all audio and visual cabling, furniture installation, fixing and assembly specifications with consultants and building main contractor.

Identifying and understanding client’s businesses so as to understand their specific needs and requirements.

Risk Management and Implementation Plan In project term, Risk Management primary concern is for the anticipation and prevention of mistake, corrective work and abortive work. The secondary concern is then the means of lessening the impact and putting corrective measures into perspectives. Other than the method stated below, Yongway would request the client to assign a permanent place for the whole duration of this project to house all meetings and records of documentations; in which we call it The Ops Room. This will be the central meeting place for control of security in worker access to the site and recording of daily progress at site. This will be one of the prerequisite we believe is necessary for the success implementation of the project. Yongway’s approach to this matter is as follows: A. Prior Site Work Preparation

Process needed in the preparation prior to the actual construction work at site. This process is most important, as it will qualify all the information necessary for the execution of site work. 1. Project Team Structure Establish a clear command path and working relations on all parties. This chart can be expanded when the other parties are appointed or added into the project. Purpose: To establish proper workflow and chain of command. Essential for all parties to understand and follow. 2. Work Flow Chart In relation to the above project team chart. The workflow chart will clearly indicate the working procedure and include all trades. Purpose: Same as above. 3. The Project Team Establish the project team and submit to the client. This list will complete with the contact numbers and job scope. All other trades will be included with their respective full time site personnel contacts. Purpose: Most useful for the end user or the department involving at that stage of work. Client will know who is involved and who to contact should the needs arise.

4. Furniture Inspection Test Plan All trades involved are required to submit the inspection test plan and method statement to the client/designer for approval. All submissions will be in a standard form. This process also involves the end user indicating all other request. Purpose: A detail form establishes the scope of work involved. Likely potential problems and bottleneck area can be established here. Also a good means to check all trades involved have pre-check all coordination work involved. B. Site Work Procedure and Method Statement

These are the process needed in the actual execution of the site work. 1. Proper taking and handling over of site. Establish the perimeters of working area and other services source. All trades are also required to check on existing and counter check with the construction/existing drawings is in order. Prepare site protection works and prepare actual site marking on the floor/wall/ceiling for the designer inspection and approval. These also include all trades. Also provide adequate signage and safety sign indicating exit passage and fire fighting equipment area. 2. All workers will also be checked on putting proper working attire and safety gear (such as goggles and gloves). 4. All working equipment will be vet through to ensure it is in proper working order and comply with PSB and other safety regulations. All workers must be trained or qualified to operate on the intended equipment with proof (e.g. all wielding work person must have a proper wielding certificate). 5. Regular interval cleaning of site and clearing of debris. A clean site is a safe working place. Allocate proper place for storage of working materials and actual working area for preparation of materials. These can be allocated accordingly to the different trade. Proper protection to the protruding surfaces of unfinished work and discard unused materials off site.

C. PREVENTIVE AND MITIGATE PROCEDURE With the proper work process and method in-place above, and by properly and promptly executing the said systems, the risk involved will be kept to a minimum. However we have also put in a contingency plan for any unforeseen circumstances should it arises. 1. Team Systems and Role of Duty All the key designated position of staff assigned to this project will have a person standby (such as project manager, senior site foreman etc.). This is ideal if the key person falls sick or on leave with urgent matters. These also apply to all trades and their site workers. In the set up of Yongway, we have two project teams in which the project director monitors it. Each is headed by a senior project manager and with him is 3 assistant project manager or project executive. Therefore each team has 4 persons each, which is also supported by different site foreman and driver. Say team A and team B is running its own project and if a particular team faces a problem, the other team can be activated to help on the other team, both on site work and on logistics support. Also, in contrast to way other contractor company work, Yongway do not overload the project director/manager. The project director is the most important person in the success running of the project. Therefore his main duty is to forecast and plan for the work, and then disseminate the task out to the project executive and site foreman to carry out the plan/idea. In Yongway, the project director is supported by: Project secretary to assist in administrative support and paper work. Ensuring information is pass on to the project manager soonest possible. Purchaser to assist in ordering of materials and preparation of sample for submission. Also ensure that the driver deliver the materials to site on time. Factory Mgr to assist in the production of furniture and materials required at the site. Production Mgr to assist in the site installation work and liaise with the production manager in the preparation of materials. With all these support by Yongway’s management provided for the project manager, he will then able to concentrate what he does best, planning and forecasting the whole work.

2. Regular Weekly and Contractors Meeting Only on regular meeting will problems be able to be identified and resolved. Yongway have a proper means to conduct the meeting and iron out all issue and establish the critical path. It is also important for the designer, client and end user to attend this meeting. 3. Full Time and Committed Personnel This applies to all trade. There must be a proper person assigned to the job and will see to it from head to tail throughout the project. Yongway is committed in putting the necessary personnel required in the smooth running of the project. And also by assigning the same person for the same job, there will also be continuality especially to the client and the working relationship can only get better with better understanding in the client’s process. 4. Strong Support from Sub-trade and Suppliers This is one area Yongway’s management acknowledge in their contributing to the success our company. Maintaining a good relationship with the various suppliers and sub-laborers is of utmost important. In every trade Yongway have a list of suppliers to choose from (5 and above). We are not limited to just one or two who are willing to work with us. This is especially crucial in economy difficult times. This has also enabled us to have the confidence to take on jobs without the fear of not being able to complete in time. Yongway has also put in place a stringent procedure in evaluating our sub-contractors. These include their setup, financial situation, numbers of worker and their commitment on other jobs at the moment. On special jobs, we also check whether they are debarred from participating in the work (such as government job). Therefore when client engaged Yongway in executing their job, they can be assured of a good team working for the success of the project.

Being in-house, we are able to execute in the shortest time and have better control in the production workmanship. We also stressed the importance of site control. Our pools of skilled workers are deployed at site to monitor and execute the site installation. Our site foremen will be the connection between site condition/measurement and actual factory production. The site foremen will also be responsible for the site organization, mainly on the protection of site, storage of materials and site cleanliness for the completion of the project.

Production Capabilities Furniture production work has always been the cornerstone of Yongway’s success. From a humble beginning in 1998 occupying a 2,000sqft factory in Eunos, it has grown into a respectable factory production area of 15,000sqft. Mainly working as a sub-contractor for established Renovation Companies and Builders, we have delivered many satisfied customers in servicing interior contracts and custom made furniture for banks and institutions, F & B outlets, corporate offices, hospital and health care centers, hotel/service apartments and residential projects. Through the years, Yongway have also developed into a competent furniture main contractor for interior renovation work. This is evident in us achieving good working relationship and completed projects with building main contractors and clients alike. Our Services With support from our client, and in respect to the present market driving force and business trend, Yongway has extended the services to include specialize custom made furniture for: 1. Overview of Electrical Engineering Department Our Electrical Engineering Department was preliminary set up 2 years ago as the in-house arm of Yongway to support the minor work on M & E side of the project work. This was achieved by buying up the management and team of a small M & E contractor that have been practicing for the past 25 years. Through the many projects that it had undertaken with Yongway, our EE had grown in strength and now able to handle small to medium size M & E project independently. EE have also grown to successfully working with other contractors and consultants alike engaged directly. Principal Activities We provide solutions, installation, maintenance and support services to the many diverse trade in our industry. These include electrical, ACMV, plumbing & sanitary, structure and phone cabling works. As our EE setup main strength is in electrical works, we have team up with other vendors as our associates for the other services. Our key role is in the management and control of the execution for the required work to be carried out smoothly and efficiently. The services activities include
