It’s that time of year – things are heating up (and I’m not talking about the weather!). The construction and service industry is growing in SE Minnesota which means we have more competition than ever before. Competition exists in every field and, believe it or not, can actually be good for your business. Competition leads to innovation, improved customer service, increased motivation, and a better understanding of your target market. Feeling the heat from your competitors is a great way to force ourselves to take an honest look in the mirror and decide how we can overcome obstacles. Rochester Area Builders is dedicated to providing members the resources needed to grow your business, continue your education, get more involved in our communities, and network with other builders, potential clients, and yep, even your competitors.

A great way to find out what your competitors and colleagues are up to is to attend our monthly Networking Night. These events are focused on building long-term relationships and establishing a good reputation within the local building industry and our overall community. They involve meeting and getting to know people who you can assist and those who can potentially help you in return. Thank you to Knutson Construction for hosting our May 28th networking event and we look forward to our next event on June 25th hosted by The Pinske Edge.

Staying in front of your competition is important, however giving back to our community is something all of us have an obligation to do. I recently had the pleasure of attending the Kasson-Mantorville Skills Competition on May 15th. This event was part of our year-long job shadow program with the KM High School Industrial Technology program. The program received a brand-new ladder courtesy of RAB and the students learned invaluable insights about the skilled trades industry. Thank you to DeWalt and Pace International for their partnership. Job shadowing isn’t just about teaching local youth about the trades, but also equipping them with experiences they will remember as they are thinking about what they would like to pursue after high school.

Now, for a little friendly competition – the 2019 RAB Golf Outing is Thursday, June 6th at Willow Creek Golf Course and is presented by Altra Federal Credit Union with lunch provided by Think Mutual Bank. Our format is a four-person scramble and will be a day filled with fun and prizes, including a new car from Clements Chevrolet Cadillac for the first person to get a hole in one!Thank you to all our members for signing up – this event is completely sold out! In closing, thank you all for your hard work and dedication. The Spring Showcase of Homes was a prime example of the talent, diversity, and professionalism among the members of our association. Hundreds of people across SE Minnesota showed up to support our builders, which is a true testament to everyone who participated. Continue utilizing the resources RAB provides to its members to grow your business and network this year.

Briefly state why RAB is important to you or your story of how you became a board member: It started by joining the Builder’s Exchange and becoming chair which allowed me to attend the RAB board meetings and when asked to do a term on the board I accepted because I continue to enjoy meeting new people in the Rochester community and receiving updates how the industry is constantly changing in our market.

When you’re not working, what is your favorite thing to do? Golfing or playing any sport with my two kids.

What is the best type of insulation to use in new construction?

“Any insulation product can perform well when you install it right, whether it’s fiberglass or mineral wool. It’s all about the installation, and if that’s done properly, you can get a highly energy-efficient home using these products.” (Insulation Institute)

Some types of insulation also serve other functions, such as air and/or vapor barriers. These added functions make some insulation types a more sensible choice when design or wall types make it difficult for standard installations to be done correctly. It is critical to know all the properties of your insulation before selecting.

Regarding health and the environment, not all insulation is the same. Foam insulations commonly contain highly toxic flame retardants and asthma-causing chemicals. Other products may contain formaldehyde, a carcinogen and respiratory hazard. For more information on this, see “Guidance for Specifying Healthier Insulation and Air-Sealing Materials” by the NRDC.

Are triple pane windows worth the additional cost?

Then deciding on the most energy efficient window, there are several factors to consider. Thermal resistance, light transmittance, air tightness, solar heat gain and even type of window; all of which are important. Doing your research on these properties will prove beneficial and will also allow you to decide on whether you need to incur the additional cost for triple pane windows, which is a direct factor to some of these properties.

In the end, it’s more about maximizing the R-Value and being strategic with the SHGC (solar heat gain coefficient). An efficient home will have windows that have a whole window U-Value of 0.25 or less, solar heat gain coefficient (SHGC) between 0.30 and 0.60, and a visible light transmittance (VT) of 0.50 or more. In Minnesota, south-facing windows should have the highest SHGC to maximize passive solar heat gain in colder months (a passive solar strategy that also requires the strategic placement of overhangs for shading during warmer months), while north-facing windows should have a higher R-Value (lower U-Value) and a lower SHGC in order to maximize insulation

What are the benefits of having a home “certified” under a green building program?

We are often asked this question, typically due to the perceived added cost for many programs or certifications. For the typical home owner, having a home “certified” provides a clear expectation and goal for the project team. It holds them accountable to do what they have committed to do and most programs and certifications use independent third parties to ensure things are done correctly and according to the guidelines of that program or certification. Most programs also require that considerations and planning be made at the design stages. This will also ensure things are done more cost effectively and brings project teams together ahead of time to work out all foreseeable challenges, which ultimately leads to a successful project for all.

An additional benefit is the marketing and education opportunities having a certified home may provide. Advocating for sustainable building practices can sometimes be best achieved through

“doing” and “sharing” so that others can see and learn from the process.

A certification can also lead to increased value of the home and marketability if it is ever put on the real estate market. Appraisers and real estate professionals are beginning to recognize certifications in listings and are becoming more and more educated on how these can be leveraged to maximize a home’s value.

Eckerman will uncover growth opportunities in the booming Rochester region

MINNEAPOLIS (8 May 2019) – John Eckerman, a business developer with a background in local politics, has joined RSP. Eckerman brings with him an impressive rolodex and a goal of expanding the firm into the retail and corporate market sectors.

Builder Confidence Posts Solid Gain in May BY ROBERT DIETZ on MAY 15, 2019

Builder confidence in the market for newly-built single-family homes rose three points to 66 in May, according to the latest National Association of Home Builders/Wells Fargo Housing Market Index (HMI). Builder sentiment is at its highest level since October 2018 after declines in late 2018 due to higher interest rates and concerns over slower growth. Builders are catching up after a wet winter and many characterize sales as solid, driven by improved demand and ongoing low overall supply. However, affordability challenges persist.

Mortgage rates are hovering just above 4 percent following a challenging fourth quarter of 2018 when they peaked near 5 percent. This lower-inter-est rate environment, along with ongoing job growth and rising wages, is contributing to a gradual improvement in the marketplace. At the same time, builders continue to deal with ongoing labor and lot shortages and rising material costs that are holding back supply and harming affordability.

Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/Wells

Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor.

All the HMI indices posted gains in May. The index measuring current sales conditions rose three points to 72, the component gauging expectations in the next six months edged one point higher to 72 and the metric charting buyer traffic moved up two points to 49.

Looking at the three-month moving averages for regional HMI scores, the Northeast posted a six-point gain to 57, the West increased two points to 71, the Midwest gained one point to 54, and the South rose a single point to 68.

The City of Rochester’s Municipal Separate Storm Sewer Systems (MS4) annual report for 2018 is due to the Minnesota Pollution Control Agency (MPCA) on June 30th. The City is required by law to manage the stormwater runoff generated within the city in order to restore and protect area surface waters. This is a big task and is possible through the combined efforts of the City of Rochester and our construction and development community.

World Growth Is Increasingly China Dependent

The global economy got off to a weak start in 2019.

Equities went into a tailspin, the US government was closed for over a month, the weather was terrible and trade disputes seemed intractable. But of late, things have turned around. The government is open, the US and China seem on the brink of a trade deal, domestic stock markets are at an all-time high, and Q1 GDP came in at a surprisingly strong 3.2%. That said, the global economy really is cooling. At the start of 2018, there was broad-based synchronized global expansion, the broadest since at least 2010. Recently, forecasters have yet again reduced their growth estimates for 2019 and 2020.

It’s tempting to blame President Trump for the reversal. After all, the global deceleration began around the time President Trump raised tariffs on washing machines and solar panels and then worsened as America slapped tariffs on steel and aluminum, and then on an increasing range of Chinese goods. But there is more to the global swoon than Trump’s trade war.

The current global downturn bears a striking resemblance to the economic troubles of 2015. Then too manufacturing faltered and markets and also swooned. While it was partly due to the collapse in oil prices, China also

played a big part. After massively stimulating its economy during the global financial crisis of 2007-08, by 2015 China’s leaders sought to wean their economy off easy credit, which had grown at mind boggling rates from 2009-14. At the same time, China also liberalized its financial markets, which led to massive capital flight and a stock market collapse. Financial turmoil radiated outwards, threatening to tip large swaths of the world economy into recession. China quickly reversed itself and re-imposed capital controls and their stimulus taps were turned back on; monetary policy was eased, and their deficit skyrocketed to well over 10% of GDP. Having survived that close call, China once again began to focus on stemming the ever-growing pool of fiscal red ink. To that end, lending to highly-indebted firms was restricted, and the government embarked on a bout of fiscal tightening on a scale rarely seen. Like clockwork, the deficit fell, but domestic demand weakened along with imports. In short, the world economy’s recent ups and downs are most closely related to China’s on-again off-again struggles to reform its economy and curb unruly borrowing.

China should not matter as much as it does. Its tight capital controls keep its financial links with the

rest of the world modest and it’s not yet the engine of global demand the way that the United States is. The problem is that the rest of the world is simply unprepared to lean against any Chinese headwinds. Interest rates remain at extraordinarily low levels, and as a result the United States has little room to cut rates while Japan and Europe have none. While fiscal policy could pick up the slack, Europe is unable to coordinate their policies and thus nothing gets done, while the US is already running unconscionably high deficits.

Fortunately, China is once again turning on the stimulus taps, and in the process boosting growth and business and consumer sentiment. As a result, the current slowdown may well be as fleeting as that of 2015, if you even remember it. Curb-lessShowersNowAmongtheMostCommonAging-In-PlaceProjectsBY PAUL EMRATH on MAY 17, 2019

Last week’s post covered general issues related to Aging-In-Place (such as how many professional remodelers do it, and how many of their customers are receptive to it), using data from NAHB’s Remodeling Market Index (RMI) survey for the 4th quarter of 2018. This post covers some of the more detailed questions from the same survey, including specific types of Aging-in-Place projects undertaken by remodelers during the previous year.

It probably comes as little surprise to most readers that bathroom projects dominated the top spots. Over 80 percent of remodelers who answered the question reported installing grab bars, higher toilets and curb-less showers. The next-most-common project on the list, widening doorways, followed at a considerable distance (59 percent).

Even though the underlying motivation seems similar in both cases, walk-in bathtubs have not become nearly as common as curb-less showers. Only 12 percent of remodelers reported installing walk-in tubs in 2018, and only two of the 14 projects on the Aging-in-Place list were cited less often: lowering kitchen cabinets and countertops.

When NAHB began asking Aging-in-Place remodeling questions in 2004, curb-less showers were about as common as wider doorways. But over the years the share of NAHB remodelers installing curb-less showers has grown, from 54 to 82 percent. Curb-less showers are now nearly as common as higher toilets—even though installing higher toilets also reached an all-time high of 85 percent in 2018, up from 68 percent in 2004.

Two other projects on the list also reached all-time peaks at the end of 2018: non-slip floors and easy-to-read thermostats. For easy-to-read thermostats, however, this still took the share up only to 15 percent.

When the RMI questionnaire expanded in 2006, it started asking remodelers about reasons their customers undertake Aging-in-Place projects. Since that time “planning ahead for future needs” has consistently ranked as the most common motivation, cited by 75 percent of remodelers in 2006, and up to a record 86 percent in 2018.

“Acute age related disabilities” and “non-age disabilities” were also higher than ever in 2018, at 51 and 27 percent, respectively. This is only a 1 to 2 percentage point gain over their previous peaks, however. Meanwhile, the share of remodelers citing “living with older parents” as a motivation has tended to drift downward over time, from over 50 percent in 2006 and 2007, to under 45 percent in 2016 and 2018.
