The North Houston submarket, which includes the area designated as Greenspoint, centers around the intersection of Interstate 45 North and North Sam Houston Parkway, 15 miles north of downtown Houston and minutes from Bush Intercontinental Airport. Formerly named the Greenspoint District, the North Houston District is a management group that works with The Greater Greenspoint Tax Increment Reinvestment Zone (TIRZ) to improve the area’s infrastructure and mobility. The North Houston Regional Economic Development Center, a division of Lone Star College, also works with area groups and companies to ensure the region provides value and profitability to businesses seeking to relocate or to expand to the region.
The North Houston submarket took some hits from the energy industry downturn, and large office vacancies occurred because of tenant moves including ExxonMobil and the American Bureau of Shipping, who both relocated to build-to-suit projects further north. Office leasing has picked up in the area, with tenants focused on the 2.1-msf, six-building CityNorth project, which completed a major renovation after ExxonMobil’s move. Hines developed and previously owned the office park formerly known as Greenspoint Place.
North Houston’s industrial market is at the forefront of the metro’s industrial boom, with major retailers building large distribution warehouses, delivering 31 buildings with 4.8 msf in 2019 with another 4.4 msf in 28 properties. This total also includes Coca-Cola Southwest’s new 1-msf manufacturing facility in Pinto Business Park. Major retailers who recently moved into new projects include Conn’s Home Plus, Grocer’s Supply, Emser Tile and Amazon. Five Below and American Furniture Warehouse each have projects with more than 800,000 sf underway.
The area boasts large green spaces and several specialty, designated parks. The Rockstar Energy Bike Park, a world-class BMX/bike track and park opened in 2019, hosting a national BMX competition. Nearby is the North Houston Skatepark, a competition skate park featuring 10 acres of bowls, pipes, ramps and street-skating obstacles and recognized as the largest skate park in North America and second largest in the world. The submarket also has Dylan’s Park, a park designed specifically to meet the needs of children who are sight and hearing impaired, autistic or wheelchair bound.
