Glengoulandie Caravan Park is a well-established holiday caravan park set in peaceful and picturesque glen location with lovely views across the surrounding countryside, close to “Glen Lyon” often described as the longest and loveliest glen in Scotland. The park is situated only around 8 miles north west of Aberfeldy and 17 miles west of the highly popular tourist town of Pitlochry, surrounded by areas of the Tay Forest Park; situated almost equidistant in between the Cairngorms and the Loch Lomond and the Trossachs National Parks. THE PARK

The park extends in total to approximately 4.35 acres with a site licence for a total of 40 units. The park is well-developed with a central gravel roadway, mature shrubs and trees and benefits from a burn running straight down the park providing an excellent visual amenity and play area.

The park is developed with 40 static caravan pitches of which 28 are occupied with privately owned static caravans and 12 are vacant, presenting excellent sales opportunities. The pitches are laid out in a spacious fashion around the park; all with excellent views over the surrounding countryside.

OWNER’S ACCOMMODATION

The park benefits from well-appointed owner’s accommodation in the form of a spacious 3-bedroom bungalow known as “Dun Beag”. TARIFFS 2017

Annual static Caravan Pitch Fee - £1,300 p/a (electricity metered in addition) plus £100 p/a maintenance fee.

THE BUSINESS

The business is family owned and operated but in recent years has not been operated to its full potential due to family circumstances. The park presents immediate opportunities for either static caravan sales or the creation of a holiday hire fleet.
