// FLAKFORTET // ISLAND LOCATED IN ØRESUND 6 KM FROM COPENHAGEN CITY Flakfortet is an artificially built island in Øresund, some 3 nautical miles from Copenhagen harbour. The fortress was built in the years 1910-1915 on a sea depth of 5 meters. The island is surrounded of an 800 meter long peer. Originally the fortress was hosting 550 soldiers in the barracks in the bottom floor towards the big harbour. The fortress also contains about 1 km of underground tunnels, which during the military time were combining the ammunition magazine, the barrack rooms and the generator hall. Furthermore there were also canon towers and rocket battery placed around the island. In 1915 the Danish coast artillery corps armed Flakfortet, but so in the year of 1932 it became the Danish navy that were in charge. During the 2.nd. world war the fortress was occupied by the Germans. In 1957 the fortress was rebuilt in to a smaller rocket battery and remained so until it was closed for good in 1968. Flakfortet was protected until 1969, but from 1969 to 1975 the fortress was left without any protection at all. During these unprotected years almost everything inside the fortress was broken or stolen. In 1975 the ministry of defense rented out Flakfortet to the Danish Yacht union. This rental deal was later renewed a couple of times. It was also the Danish Yacht union that started to repair the quay and the pier so that it was possible to use the island as a yacht harbour and also make possibility for tourists to come visiting the island. Still during the Danish Yachts year the facilities were very temporarily maintained. In 1999 the decision was made to sell Flakfortet and so in 2001 it was finally sold. Buyer in 2001 and still owner of the real-estate Flakfortet today is the Swedish company Malmökranen AB.

From 2001 until today there has been a total makeover of the fortress, both inside and outside facilities. Among others the quay and the pier has recently been renovated and is today totally secured towards the forces of the sea. During the last ten years also the building were undergo-ing big renovation. From the west end to the east end the building has been totally renovated in the bottom floor. Today the building contains modern apartments with kitchen and bathroom. Here is also a modern restaurant kitchen combined with big halls for party and gatherings. Besides the apartments there is also extra possibility to stay the night for 50 overnighting guests.

The business today contains of the bellow activities:Restaurant with conference and party halls.Activity center with everything from treasure hunt to teambuilding. Yacht harbour with place for more than 200 yachts, with total marine area 45.000 m2. Shop with sale of beer, soft drinks, ice-cream, souvenirs and so on. The shop is serving the many tourists that are visiting Flakfortet every year. Ferry from Copenhagen. Every year some 20.000 passengers are visiting the fortress.Overnight rooms with place for 50 overnighting guests in 6 newly renovated barrack rooms.

In total every year the island calculates to be visited by approx. 60.000 persons incl. the ones coming with private yachts. The total business on the island including the ferry is estimated to have revenues of 15 million Danish kronor (about 2 million Euros). The revenue comes mainly from summer season May-September but also includes Christmas event in November/December.

The current business on Flakfortet for the owner company Malmökranen AB is yacht harbour, shop and maintenance of the estate + rental fees from restaurant and the activity company. The total revenue of Malmökranen AB is approximately 3 million Danish kronor (about 400.000 Euros) with a 20 % profit margin.

The drinking water is produced through a reversed osmosis machine (water maker), which produces 1.000 liters per hour through desalination of the seawater. The water accumulates in a water tank which can contain up to 50.000 liter. The power today is produced on the island made with power generators. Today there is 3 diesel generators, of them are 2 Scania 220kVA (they are to be ran one at a time when high season). Except the Scania generators there is one minor Perkins generator 100kVA to be used when it is low activity on Flakfortet. The waste water is collected from a number of drain pipes gathered together and then the main pipe is going through a waste water facility in the eastern end of the island.

Listed building:The Flakfortet real-estate is a listed building. Therefore the buyer is obligated to maintain the property and those on the property raised buildings, quay, pier, harbour and grass areas and so on so that the property always is in good maintained shape. A listed building in DK also means that it’s not allowed making any permanent new buildings on the estate. It’s allowed making some kind of temporary building but it shall be removable without damaging any origin part of the building.

Rental deals:The buyer is taking over Flakfortet without any rental deals.
