STEP 1: MAKE THE DECISION

• This step might seem easy, but for many it is one of the most challenging.

• Before starting the process, think about your reasons for wanting to own a home.• What are your needs?

• What location is suitable for you?

• Once you decide that buying a home is right for you, its time to take action!

STEP II: CHOOSE PROFESSIONAL GUIDANCE

• When purchasing a home, there are two key agents or advisors that we recommend turning to:• Real Estate Agent

• Loan Officer

STEP III: SECURE FINANCING

• Speak with your loan officer about obtaining a loan• Before writing a prequalification, the loan officer will need to perform the following:

• Help you find the loan program that is right for you

• Pull a Credit Report

• Verify Monthly Income

• Before approving a loan, the loan officer will need to review documents including the following:• Past 2 years tax returns and W-2 forms

• Past 3 months of pay stubs

• Past 2 months of bank statements

STEP IV: BUILD MARKET KNOWLEDGE

• Consult with your real estate agent to determine the condition of the housing market in your area

• Location

• Construction Types

• Decide on an acceptable offering price

• Consider the following:• Property Status

• Appraisal

• Once your offer has been accepted and your loan has been approved, its time to close the deal. Schedule a closing date and time with your title company and finalize the deal!
