This 2-unit model townhome was built by Miller Homes in September 2011. The house was part
of the 2011 Syracuse Parade of Homes. This model has 2-story units with a loft option. The left
side is the finished model unit while the right side was left unfinished to highlight the
construction and insulation details. The unfinished side was also open during Parade of Homes
to educate the public about the energy efficiency improvements available in these units. As part
of the re-design process we worked with the builder’s architect to revise the plans for the 2-story
unit with loft (1984 sq ft) that was built at this site. In addition, the efficiency improvements
were also included into the plans for the 1-story (1582 sq ft) unit and the 2-story without loft
(1841 sq ft).
The major energy efficiency improvements incorporated into these homes included the Superior
Walls precast foundation system with 2.5” of insulation in the basement as well as the exterior
walls with 2” of exterior foam and 2x6” with 24” OC framing. The wall cavities were filled with
BIBS blown fiberglass. The cathedral ceiling used blown fiberglass, closed cell spray foam, and
2” exterior rigid foam under the roof deck. Blown fiberglass was used in the attic.
The key construction details are summarized in the following section. Table 2 compares the
originally proposed improvements to the actual implemented features. Table 3 summarizes the
costs of the implemented improvements. During construction we worked with the contractor and
recommended additional measures that could be implemented to better adjust to constructability.
In many respects the final design was better than we originally proposed.

The cathedral ceiling with 2x12” with 24” OC framing has 2” exterior rigid foam beneath the
roof deck. In addition, 3” of closed cell spray foam and BIBS blown fiberglass were installed
from below as shown in Figure 2. The design called for the end walls at the gable ends to be
offset by 2” so the exterior foam was not required on the walls for the attic and garage. The
approach eliminated the expense of unnecessary foam board and still allowed the garage and
attic exterior sheathing to be flush with the exterior foam.

A Superior Wall® pre-cast, insulated, and modular foundation system was chosen over the CMU
foundation (Figure 3) in order meet the tight time-schedule for the Parade of Homes. 2” rigid
foam was installed under the entire basement floor.

The top two photos in Figure 4 show that the roof trusses were designed to leave space to install
2” rigid foam on the second floor to attic walls. Then the rigid foam was sealed with closed cell
foam shown in the bottom two photos. This completely sealed the second floor from the
unconditioned attic space.

Figure 5 shows the details of the tray ceiling in the master bedroom. Closed cell foam seals and
insulates the unconditioned side of the tray ceiling and all of the second floor rim joists to
maintain the conditioned envelope.

The photo in Figure 6 shows a common occurrence in stick framed, residential construction
inaccessible corners are created by the end studs on every corner wall. In this case a jack and
king stud on the left meets a stud on right to form a void that is difficult to insulate. The 2” of
exterior foam and sealing techniques used in the construction of this home reduced the impact of
these empty corners. However, the plans had called for a different stud corner arrangement, as
shown by the drawing on the right side of the Figure that was intended to eliminate this issue.

Mechanical Systems
The mechanical system is a Combi unit that uses a tankless water heater to provide both water
heating and space heating. Potable (domestic) hot water is piped to a hot water coil in the air
handler that also provides cooling to the house. In addition, the system also included a solar
water heating system with a 120 gallon tank. The 94% efficient Rheem RTGH-95DVN
condensing, direct vent, tankless unit is shown in Figure 7. The 2.5 ton Rheem air handler has a
cooling coil installed in the cabinet and a heating coil installed immediately downstream. The
system is shown schematically in Figure 8.

Ventilation is provided by a fresh air intake on the return side of the air handler. A damper is
installed on the intake duct which is controlled by the Honeywell controller. The controller
operates the AHU fan and damper fan to supply the desired amount of ventilation. The
controller was set to operate the fan and damper for 36 minutes out of every hour (60% of the
time) to provide ventilation to the home. When the AHU operated with damper open, the
measured ventilation flow was 86 cfm; therefore, the average ventilation across each hour was
52 cfm. The controller also closes the damper when heating and cooling operation are required
for more than 36 minutes of each hour to limit over ventilation. Figure 9 shows where damper
control is located in the fresh air intake duct in the basement. The bottom-left photo in Figure 9
also shows the electric ionizing air cleaner that was installed in the air handler return duct.
In this house the builder also provided ventilation in the garage. The continuous duty exhaust
fan operates at low speed but jumps to high speed when the garage door opens. This system was
intended to provide the ventilation of vehicle exhaust and maintains the garage under negative
pressure. In the winter of 2011, the negative pressure (-10 Pa) caused some moisture from under
the slab to condense on the lower portions of the garage wall and discolor the paint. The garage-
slab-to-foundation interface was sealed to eliminate this problem.

An indirect, flat plate collector solar hot water system was installed with a 120 gallon storage
tank to boost the inlet water temperatures to the DHW system. As shown by Figure 8, the solar
tank can only provide heating when there is a water draw (and not in the space heating mode).

Design Summary

Energy Performance
The energy use and savings predicted by REM/Rate for this house is shown in Table 4. The
heating load for the house with the proposed improvements is 37% of the baseline design and the
final, as-built design is 50% that of the baseline design.

The house was rated according to the Energy Star requirements. The HERS Index for the house
was 52 and the NY HERS Score was 89.6. Savings are primarily due to air tightness and added
insulation.
Thermal images, using a Fluke TiR3FT, were taken of the duplex on December 2, 2011, in the
morning before sunrise. The stud bays built into the Superior Wall panels are clearly visible
through the variation of heat transfer. Slightly more heat loss is evident at the inside corner of
the foundation wall (surface 14-15°F warmer).
