Farnsworth Group, Inc., is a century-old architecture and engineering firm that has grown to more than 400 employees located throughout a nationwide network of offices.
Our history dates back to 1891, when a local land surveyor traveled from community to community providing land surveying services for local municipalities. Farnsworth Group’s earliest employees operated under the premise that “the client is always our first priority.” Now, more than 100 years later, that same dedication to clients continues to be our hallmark.
Today, Farnsworth Group offers a full-service suite of architecture, engineering, land surveying, building commissioning and sustainable consulting services.

Principal in Charge
As Principal and Studio Leader, Todd is responsible for assuring that the best resources, practices and experience are available to enhance a client’s opportunities. Since 1991, Todd has been progressively building a knowledge of commercial design founded on solid business practices and understanding of the Client’s perspective. His studio’s projects range from large, campus, and mixed-use development to small single user facilities and neighborhood retail environments across the Western United States. Each project receives careful attention to the program, opportunities and budget resulting in long-term client relationships.
Todd is an qualified, licensed architect with over 20-years of experience. He is skilled at project delivery and program
implementation, starting at project kick-off and continuing through close-out. Todd’s career includes project types in;
aviation, banking, distribution and warehousing, light manufacturing, medical, municipal, professional office, parking
structures, restaurants, retail, theater and performing arts, and technology. Project experiences include; full services from
land planning through design and construction phase services, design of core-and-shell through interiors, and includes
project budgets from $50,000 to $75,000,000.

Montecito Point is a six story, 185,000 sf, high rise, office building located in Las Vegas Nevada. The $24,000,000 project includes structured / covered parking for 25 percent of the parking needs. The L-shaped footprint and core layout were designed to accommodate half-floor users as well as smaller tenant arrangements. The project is designed to achieve LEED Silver certification, using a sustainability strategy that is balanced across all categories. SEM Architects was the architect of record on the project and was responsible for the overall site planning, as well as the architectural design of the core and shell.
The overall design reflects upon traditional design principals using a base, middle and top. These traditional principles are contrasted by a modern more contemporary aesthetic. The base is accented with large two story windows, and stone pilasters, while the middle portions of the building uses an EIFS wall system with a variety of horizontal window patterns. The upper portion of the building incorporates intricately detailed metal panels along with integral sun shade devices at the entry feature to create an iconic image on the skyline.

While the overall mass of the building uses a contextually neutral color palette, it is contrasted by the dark window patterns, and heavily articulated curtain walls.

This 45,885 SF building houses the U.S. Citizenship and Immigration Services Denver office. The interior selections reflect creative programming for ease of change, and a simple professional environment which does not jeopardize a calming and stimulating overall culture.
Many of the finishes and products stress pops of elegant colors, intricate patterns and deep textures. A palette of warm grays and neutral beiges cover the space, with intricate detailing based off key design criteria. Accent walls and areas of interest are coated with color to reflect an engaging environment with sophistication. To achieve these sentiments, contemporary colors which echo nature were chosen to highlight such areas. Deep woods in the casework and furniture give the space a professional and refined quality. These darker woods further reflect the subtle aspects of nature embedded into this project.
To articulate the simplistic styling’s, carpet was chosen of neutral colors. This neutral palette was offset by texture, pattern and depth. These features assist in reassuring the professional atmosphere of the client’s desire. Carpeting in the same style and different color was added to help these issues, while maintaining the design intent. In addition to the logistics, the alternated color patterns help create unique and appealing design elements.
Clever use of color and textures helped steer the facility away from a featureless environment. Overall the space reflects a unique combination of simple styling’s and distinguished design elements.

Riverview Point is a master-planned office park, designed for six buildings in a campus setting in Mesa, Arizona. Phase 1 of the project is a $15,000,000 project with the first two buildings as two story, 84,000 SF each. The project is designed to achieve LEED Silver certification, using a sustainability strategy that is balanced across all categories. SEM Architects was the Architect of Record on the project and was responsible for the overall site planning, as well as the architectural design of the core and shells.
The Riverview Office Buildings use heavily articulated concrete tilt wall panels that incorporate a rich desert color scheme. The varied patterns and color, along with the changing building mass work to break the large floor plates into a compartmentalized building aesthetic. The projecting steel canopies add life to the facade by creating dynamic shadows that change dramatically throughout the day. The buildings relationship to the ground plane, landscape, and the sidewalks provide the pedestrian with a strong sense of connectivity.

With simplicity being the overall driving factor on these understated buildings, the color and patterns, create a strong contextual response to the sparse environment, while the interior spaces focus on a simple contemporary aesthetic.

This was a design/build project with Tarter Construction of Bloomington to renovate an existing 225,000 SF former IRS warehouse structure to accommodate a high-tech manufacturing occupancy. Farnsworth Group assisted in a variety of areas that included energy grant assistance, energy efficiency design, interior design, code compliance and selected building and site improvements.
Exterior improvements included removal of an existing entry vestibule and replacement with a new steel and glass vestibule – designed to reflect the high-tech nature of computer circuit board manufacturing process. The design was extended across the front façade of the building via provision of angular steel sun shade features. The project scope included 40,000 SF of roof replacement, plus an additional 60,000 SF of roof repair.
Interior improvements included updating of former 1970s vintage open office areas into modern, efficient work spaces. The program included landscape partition work stations, management offices, conference facilities and support spaces. The project also included renovations to the high-tech production area, including clean room finishes, static control systems and upgraded lighting.

The Westmoor 10 phase of the Westmoor Technology Park in Westminster, Colorado is a 200,000 sq. ft. office building. The overall project budget was approximately $17,000,000. SEM Architects was the Architect of Record for the project and was responsible for the site planning, design of the buildings, contract administration, as well as any tenant coordination that occurred as part of the leasing efforts.
The design concept for Westmoor 10 incorporates traditional forms, and a variety of balanced materials and fenestration patterns. The focal point of the building is the main entry feature, which reveals itself as a sliver of glass, that is compressed between two stone masses. The relationship of the glass and stone create a unique tension that commands attention, and draws the pedestrian to the entry. The buildings simplicity plays out as the base of the building is articulated with a course stone pattern, while the upper levels are composed of horizontally articulated pre-cast panels.

The Heartland Bank building is a key component of an overall revitalization of uptown Normal, Illinois. The Bank occupies the 1st and 2nd floors of the 52,616 SF facility, with Farnsworth Group offices on the 3rd floor, and Burwood Group and the Economic Development Council offices and a community room
on the 4th floor. The basement houses shared building functions and storage for all tenants. Farnsworth Group provided full service design - architectural design; civil, structural & MEP engineering; commissioning and LEED consulting; and landscape architecture.
The building design is based on occupant comfort, energy efficiency, functionality, LEED performance and aesthetics. The goal of the design was to achieve maximum flexibility, superior individual comfort control, and a high level of energy efficiency. Unique design features include, among others, raised access flooring with under-floor air distribution for maximum flexibility; sun shades for heat control, daylighting, and emphasis on views to the outside from almost any area of facility; finish selections based on sustainability and aesthetics; centralized mechanical controls; and a landscaping plan using native vegetation requiring no irrigation.
This building earned LEED Silver desigation making it the first bank in downstate Illinois to do so, as well as the first privately owned LEED certified project in the community.

POLYTRAUMA & LOW-VISION CLINIC - PROSTHESIS LABORATORY - CALL CENTER - CLIENT SUPPORTAURORA, COLORADO
This ambitious project was based on combining three separate programs for the Veteran’s Administration into a single location. SEM Architects worked with the various stakeholders to space plan and design a multi-faceted facility with mixed uses, occupancies and complex access and security issues. This 24,000 square-foot complex includes; diagnostics, treatment, physical rehabilitation, occupational and life skills training, and lab space for the design and creation of custom prosthesis. The design takes advantage of natural light to create an uplifting atmosphere, ideal for long sessions of training and therapy.
SEM was responsible for the projects interior design, construction documents and contract administration. The overall project budget totaled just over $3,000,000.

Bellco Credit UnionEAGLES NEST VILLAGEAURORA, COLORADO
Bellco Credit Union at Eagles Nest Village in Aurora, Colorado represents the architectural distinction of utilizing design features from the surrounding master development to transform a prototypical branch banking facility into a dynamic contemporary esthetic. The utilization of the dramatic canted roof element and bold stucco color commands immediate attention to the credit unions main entrance. A similar effect is utilized over the drive-thru lanes creating additional interest and appeal to what typically becomes a secondary design component of a drive-thru banking facility. The mix of bold colors and materials with more traditional weathered stone and masonry provides a complimentary context of contemporary
architecture yet provides a softer, inviting experience as one approaches and enters the building.
The contemporary esthetic of the exterior continues to the interior of the facility, yet by utilizing a softer pallet of colors the member is made to feel welcome and comfortable. Member Services is placed prominently near the center of the main lobby featured by a large circular counter with a bold corresponding soffit element above. This prominence promotes immediate assistance to all who enter.

SEM Architects has assisted Bellco for many years as their preferred Architect of Record for their branch facility expansion program. SEM has maintained the same architectural team for all of Bellco’s projects in order to provide consistent direction and oversight for each and every project, thereby lightening the load for Bellco and eliminating the potential overlap of resources between the two companies.

Timeless Permanence
The exterior design of the building uses timeless masonry details in direct contrast with the contemporary storefronts system to create a unique and permanent facility that will stand the test of time.
The new corporate headquaters for Brannan Sand and Gravel incorporates more than 16,000 square feet of office space into a project budget of aproximately $3,000,000. SEM Architects was the Architect of Record on the project and were responsible for the overall site planning, as well as the architectectural design of the project.
The design of this single user office building is centered aroundthe idea of creating a contemporary building that has the presence and permanence of a classically designed building that is representative of the company and the core values that make up the Brannan Sand and Gravel Company. The forms of the building are clean and sharp and as two opposing grids come together they reveal the entry feature. The materials differentiate the internal uses as the conference rooms and common spaces are articulated with horizontally patterned stone and curtain wall system, while the open office plan follows a more traditional stone pattern with punched openings. The executive offices line the western elevation, maximizing the day lighting opportunities with floor to ceiling glass and a curved metal panel facade.

First impressions are transformed by this major expansion project from the street side appearance, to the portico at the new family entrance, to the lobby and out patient therapy room.
The prime focus was to improve the residents quality of life. This is evident from the elegant new dining and activity rooms along with the new lounges and hospice room. Auxiliary kitchens will not only help transform the resident’s dining experience, but will also streamline dietary operations for employees.
Peoria North Branch Library
This is an all-new branch library, to comprehensively serve the northern and western portions of the City of Peoria, Illinois, where most growth and development is currently occurring.
Farnsworth Group teamed with BCA on this new state-of-the-art facility to include extensive areas for both youth and adults; in both the fiction and non-fiction categories. A unique storytime rotunda provides a very special environment for youth learning and activities, while at the same time giving the library a memorable exterior element. A 1,600 square foot public meeting room serves the inside of the building; while a vibrant garden seating area (with water feature) serves the exterior.
A bookmobile garage and outreach collection room, combined with ancillary support spaces to provide off-site library services, serves the entire northern and western reaches of the Peoria Community.

Farnsworth Group completed a comprehensive renovation and expansion of the entire Peoria Public Library network of facilities citywide (5 facilities total).
The Main Library project was a major renovation of this headquarters library for the Peoria Public Library system located in the heart of downtown Peoria. Our firm is proud to have served as the Architect of Record for this project, as well as providing all the detailed engineering and site design (with Burnidge Cassell Associates serving as Design Architect). Renovations took place on all 4 floors and the total square footage is approximately 95,000 SF. All public levels were thoroughly updated with a significant new entry tower placed on the northeast corner of the existing building (with the old entry converted into a reading cafe for patrons).
