Please accept this request for a setback variance to allow for the construction of astorage shed at 420 Cedar Grove Road.

The property is of an irregular shape, approximately 1/3 of an acre in size. Theproposed 124 square foot lean to shed will be constructed on a pre existing 11. 3 x11 foot concrete pad with a maximum high of approximately 9. 5 ft in front and backheight of 8 feet. The location of the shed will in no way interfere with traffic sightlines or block any water views.

The existing slab is:. 10 feet from the rear fence

. 70 feet from the front property line

. 160 feet from corner section of the lot

. 45 feet from side

The house has:

. Setback of 5 ft. from front,

. 50 ft. side,

. 30 ft. back

. 120 ft. from the corner

The cost would be prohibitive to remove the existing concrete slab and re-pourelsewhere on the lot. The shed will be used to store personal items as the underhouse crawl space is susceptible to flooding.
